Had Gober Construction build me a 30x70 building a year and a half ago. We have been very pleased with the building itself but have some minor issues that need to be addressed. I have reached out to Gober and been told there is only one person who can make the decission to fix my build, his name is *****. I have attempted for 9 months to get ***** and or his team out to fix my issues, ***** has even come out once to see the issues himself and agreed to get it fixed. Since this time he will not return any of my phone calls, wont set up anyone to come fix building, when I call the office he is always out or sometimes even at his desk according to his employees but will not answer his phone. You cant even leave a message because his inbox is full, I call once a week for around 9 months with zero response. ***** has picked up one time a few months ago and told me he would get someone out to my shop to fix it. My list of concerns with the building are the bottom of the shop walls are pulling away from the building, the metal on east and north side are warping, large overhead door will hardly roll up, door seals installed and my concrete is cracking all over the place. ***** has been out here to look and see first hand but I cant get ahold of him to get someone out here. This is such a bad way to do business, they were sure able to take my money but when it comes to fixing issues with the shop no one will own it. I feel like I have been very patient during this time but its been long enough to get a resolution to my repairs. I dont know any other way to get a call back.

I have visited the site and made **************** aware that the building had settled a small amount due to the water that comes off of the roof and the hill on the south side of the building making the ground soft.  I took several pictures of the settling issues and stated to **************** that we would take the sheet metal loose in the portions that had settled and reposition to relieve the stress on the sheets.  **************** asked about some cracking issues in the concrete as well.  I made it clear that I nor anyone could control concrete in regards to cracking.  I have sent a construction crew to location and have remedied the issues in regards to the settling.  This issue was not brought to light until after the warranty period was expired.  We at Gober Post Frame have repaired the issues that could be repaired.  We can not however do anything about settling cracks in concrete due to our Oklahoma soils.

    Complaint: ********

I am rejecting this response because: my issue was brought to the attention of Gober Post Frames within my warranty time period. I was told numerous times that I would have someone come out for almost a year. I could never get a call back to schedule a repair for the issues stated above. Only when I wrote the BBB I got someone out the next day, why should it have taken this to fix the issues that were brought to Gobers attention. Although he didnt send someone out I was never notified that they were coming, luckily I was home and could show the repair guys what to do because they had no clue what they were to fix. They also brought no parts to fix the issue so they had to go buy them at the local store. This is a lack of communication and follow up and just want it noted how hard it was to get my repair done. A customer should not have to hassle a company to take care and back up their work like we have had to do. The repairs have been made and fix which I appreciate but this was not over my warranty time it was a lack of follow up for 9 plus months of me calling to get it fixed. The concrete is a whole different issue, very poor job and inconsistent methods were used to do it.

I wanted to leave comments because I want people to see how hard this was to get resolved with Gober. Great building with a few minor issues but it shouldnt have taken so long to get fixed. Very poor communication.

    Sincerely,

    ***********************

Rejection noted.  I stopped by this site to take a photo or two on March 5, 2023 as we were building a building just down the road from this.  I have attached 2 pics that show there are no issues with any wrinkles in the metal sheeting on the building and the other of the concrete work between the building and home.  Both building and flat work were in good condition at this date.  I personally was contacted by **************** in October and was informed of the issues and I stated to him that I was going to be in the area on the 28th to pic up some livestock and could swing by.  At this time I made it clear that the issues at hand were from settling.  This is a result of the water off the roof softening the dirt pad on which the building was built.  This particular dirt building pad (Not Constructed by Gober) was cut on the west end and filled on the east.  This is due to the nature of the lay of the land.  Could not be helped.  We at Gober build on the dirt pad provided.  Thus, we can not control settling issues.  Although unsightly, these issues created by the settling did not affect the functionality of the building.  We did come back at out convenience and take care of the wrinkling issues created by the settling and even installed some weather stripping around the overhead doors at our expense.  We do our very best to please all or our customers but we can not control some things.  We can not control a settling issue if we did not build the dirt pad.  No one can, Our ground moves daily.  I hope that **************** can understand what I'm trying to explain.  I can be contacted at any time.

    Thank you,

I emailed ***** on 1/23/24 and 3/15/24 informing him of poor workmanship on one of the two buildings built by Gober contractors. I included photos of the work to help him understand the problems. Both times, he replied and told me that "anything incorrect will be removed and replaced" and "the building will be made right". Twice, Gober dispatched someone to come to my property (6 hours away) without calling or contacting me to see if I would be home. Both times, I was out of town receiving treatment for cancer.I emailed again to report additional issues on 3/29/24 and 4/18/24. I have not received any response from either email. I have called and left a message with the salesman to ask for a return phone call and again, nothing.I'm not asking for the impossible; I just want to be kept informed regarding the timeframe of the repairs that are required and to be informed BEFORE someone is sent to my property.

I was contacted by ********************** via email in regards to some workmanship issues at which time he had sent some pictures of some valleys that had not been cut in correctly along with some pictures of some other issues.  I stated to ********************** that I would order the material to remove and replace all issues.  We had another project in the same town as ********************** so we hauled his replacement material down with the material for the other project.  I was not aware that he had a locked gate at this property as no one that we had dispatched to the site had ever said anything about a locked gate or any gate for that matter.   ********************** has some health issues at this time that he has made me aware of and I was told that I would be notified as to a time when we could deliver the replacement materials.  I have all materials packaged and ready for delivery as soon as I am told that we can access the property.

Gober built me a 40x60 barn with 1 year warranty and completed it December of 2022 in September of 2023 I noticed that the upright post on the ***** end walls were twisted and had pulled away from the truss . I contacted Gober and they said that it was still under warranty and that next time they had a crew nearby they would come fix it it after approx 1 month of no communication I called and got no callback and then emailed and got no response called main office and talked to my original salesman he said he would get it taken care of still hasnt been fixed and no communication . It has now been 7 months since Gober was contacted about this warranty issue which I believe has been more than fair waiting on them to fix . All I am after is what they guaranteed and said they would fix or refund me reasonable amount to cover the fixing of the posts .

I was contacted by ********************** via text message concerning a post that had come loose from the wall girts.  I stated that it looked as if the building had loaded with wind and the wall separated from the post at this time.  I stated to ********************** that I would have a crew stop by when in the area and take a look at it.  We are not in ******** everyday but are in the area pretty often.  I added this stop to the schedule of one of the crews on February 2nd.  I have contacted the crew that was to make this stop and the crew leader stated that he had tried to make contact with ********************** after he had completed the project to the west of him.  He said there was no answer so he drove to the site and the gate was closed.  He proceeded on with the rest of his scheduled builds.  I did not know that he had not made contact and I assumed that the issue had been addressed.  I will have another crew in the area within the week and can send them by.

Signed contract July 2022. Finally showed up over 2 months late to put up our building in January 2023. Most of our windows leaked, so the crew came back to fix them and they did an AWFUL job. Just did some temporary caulking the windows and a few screws on the roof (very sloppily) so they could move on. My husband called to have them come back cause the windows still leaked. The guy we needed to talk to, *****, ignored our phone calls and text. Finally got ahold of him and he cussed at my husband on the phone and told him we should have used bubble wrap and we wouldnt be having this issue. He came up and looked over our house. Was here for a solid 2 hours taking pictures of the awful work that was done by his crew. He then reordered mostly all new siding. The crew came back down to redo all the j trim on the windows and put up new metal siding. Windows still leaked, they damaged windows, they damaged a lot of spray foam and the metal looked worst than before. So ***** ordered all new metal again and they came back to fix it for the third time. Once they were done, we had our sprayfoam guy come spray again too because ***** said hed make it right with us. Said we would come to an agreement on the windows they damaged and the sprayfoam. Thankfully our sprayfoam company sent the bill straight to Gober. But Gober has still yet to reimburse us for the bubble wrap that they charged us for in the first initial order and no making it right on the windows. I have called, texted, emailed and even waited on hold for 30+ minutes to talk to ***** but they end up hanging up on me or he screens my call and sends me to voicemail. Even worst, our windows STILL leak. Contract signed 7/14/22 Material dropped 12/15/22 Crews showed up 1/4/23 (finished 1/8/23)Crew came back to fix windows 2/21/23 ***** came up 3/1/23 Crews came back to fix siding and j trim 3/13/23 (damaged windows and spray foam)Crews came back for third time (3/29/23)

I was contacted when the building crew was dispatched and informed that the ******* wanted to take the insulation that was on the contract off of the build because the company installing the spray foam stated that it would void the warranty. They also requested that I send a reimbursement check for this insulation.  I made it ******* clear that there needed to be some type of barrier around the windows and doors because the foam could cause gaps in the metal work and result in leaks.  They were adamant that we were to cancel our roll insulation barrier.  Building was built.  I was contacted a few weeks about a few windows leaking.  I sent crew back to address the issues.  Building was spray foamed.  I was notified that there were more leaks.  I visited the site.  **************** and I looked the building over and I found some mis-cuts on some of the metal work and also some gapped metal due to the foam.  **************** and I agreed that some of these leaks were due to Gober and some to the foam work.  Crew was sent back to repair and in doing so had to remove some of the foam that was attached to the metal for lack of the barrier that I had stated was needed.  The foam company replaced foam and sent bill directly to me.  I visited with them about the voided warranty if a barrier was installed.  He stated multiple times that it could void the foam warranty not that it would void the foam warranty. Since **************** and I agreed that we were both at fault in this process, I put the cost of the cancelled insulation toward their half of the foam repair.  I received an email wanting payment for some small scratches on a few windows. I have reviewed the scratches and it appears that the crew may have done some and some been damaged in freight.  Some of these windows are above/below each other and offset which makes it very difficult to install a rigid metal panel into J trim without something standing the chance of getting a scuff.

    Complaint: ********

I am rejecting this response because:

We had 16 rolls of bubble wrap dropped off on 12/15/22, that we paid for. Those rolls never were used on our building. I have a screenshot of the messages between Heath ***** I, on March 7th. Check never showed. Spray foam company billed Gober $2,500 in April. ***** ignored their phone calls ***** finally just paid $1,500 of the bill last week. We had roughly 25 windows leaking. The crews never "fixed" all the leaking windows. The 1st time they siliconed everything, they had silicone everywhere. The 2nd time they came back ***** "fixed" everything, replaced about 50% of the metal on the building. Windows still leaked ***** the craftsmanship was plain awful. They literally just put another piece on top of another ***** screwed it on. The 3rd time, they came back ***** replaced about 80% of the metal siding or more. We still have at least 5 leaking windows. There are more than just some miscuts. **************** only agreed that one spot may be caused by the foam but the craftsmanship from Gober was horrible in that spot as well as the rest of the building. **************** didn't agree that the leaks are from the spray foam. Even ***** said that he thought it was the spray foam but once he got here, he realized it was not the spray foam. Attached is a picture of just one window that was installed. Almost every window was installed like this. **************** never agreed that we were both at fault. **************** ***** I paid 90k for a building ***** expect professionalism from the company that we hired to build. The windows were damaged by the saw that the crew was using to cut off the j trim. The crew tried coloring the damaged areas in with sharpie.  **************** heard them ***** watched them damage our windows. ***** told us when he came up to look over our building that he would make it right on the windows. These windows were not damaged in freight. For us to replace these damaged windows, it would cost us $1,870.32.

    Sincerely,

    Business Response

    Date: 07/19/2023

Gober Post Frame entered a contract with *************************** to build a 40x90 building. The contract was sent to ***************** on June 1, 2022 at which time ***** in sales stated that the lead time for construction was ***** weeks. The contract was signed and returned to us on July 14, 2022, nearly six weeks after it was issued. During this time we had an influx of contracts which extended our lead time. We delivered the building materials for the project on December 15, 2022. After the materials were delivered to the build site **************** contacted the office and wanted to remove the wrap insulation from the project. He stated that the contractor that was going to spray foam the structure told him that if the foam was not applied directly to the steel that the foam warranty WOULD be voided. During this half hour conversation I explained to **************** quite clearly that there needed to be a barrier between the foam and the windows and doors. I told him that I believe it to be a good idea that there be a barrier between the foam and all of the metal. We have built buildings in the past that have been foamed straight to the steel and then damaged by a tractor, one a car, a few by hail. To replace the damaged sheets in this scenario the foam is almost always damaged in the process. If there is a barrier between the metal sheets/trim and the frame of the building and the foam these sheets can be pulled off with the removal of a few screws and replaced with ease. I know that this works because it is a personal experience. I made this clear to **************** that there needed to be a barrier used whether it be our wrap insulation or even some Tyvek house wrap. I stated then that if the foam pushed or distorted the metal in any way and resulted in damage or leaks that Gober Post Frame would not be responsible. He said he needed the foam to be applied directly to the metal for the warranty reason. The building was erected and shortly thereafter the ******* notified me that there were a few leaks and some miscues on the metal work. I dispatched the crew to address the situation. They had no metal to replace the sheets with so they sealed around the windows with silicone sealer. **************** sent some pics of this in which I stated that these particular sheets would be replaced. The area where most of the miscues were was covered in double stacked windows in a portion of the building that is 18 in height for living area. There are some of these windows that are not only stacked on top of each other but offset slightly as the bottom windows were for the downstairs area and the top for some upstairs rooms. Metal is very unforgiving when trying to get it placed in a spot where the sheet is cut in the shape of an S. Sometimes it doesnt come out perfect and needs to be replaced. Thats what we did. The foam was applied and then the rains came. I was notified that there were more leaks now than the first time. I made a trip to the site to look at the issues. **************** and myself did a very meticulous walk around inspection of the structure. We found several spots where the foam had pushed the metal out and had even come out between the j trim and sheet around several windows. I told him then that this is why I wanted the barrier between foam and steel. We found some more sheets that were cut a little wide inside some j trim around some windows as well. We agreed while standing on top of the back porch roof that some of these leaks were due to the foam and some were due to some wide cuts on some sheets. I made a list of needed materials needed to make the repairs which included an entire end that was damaged by a forklift and sent the material to the site. Even with this entire end there was nowhere near 80 or even 50 percent of the metal replaced as ***************** is claiming. I dispatched the same building crew to remove and replace the areas with issues. The guys removed and replaced the sheets and again had some issues cutting around these stacked, offset windows. I reordered the sheets needed and delivered yet again. The building crew was dispatched and the sheets that were cut wide were replaced. During these repairs some sections of the foam that had caused some of these issues was pulled loose and there were holes left. The ******* stated that the same foam company would be coming out to reapply to the areas where the original had been damaged during repair. After the new foam was sprayed I received an invoice directly from Central Spray Foam and Cement Lifting. I contacted the company to get the details of the invoice at which time I asked the owner why the use of a barrier WOULD void the foam warranty. He stated that he never said that it WOULD void the warranty only that it COULD void the warranty if the foam reacted wrong with the wrap insulation. He also stated that it was usually easier to apply directly to a solid surface such as the steel and wood versus a not so solid surface such as the wrap insulation or house wrap but it could be done. We also discussed the chance of the heat of the foam distorting the metal sheeting which he said he had seen happen before. I stated to him that we make it common practice to install a barrier between the frame of the building and the metal sheeting to avoid any issues with the foam distorting the metal, pushing the metal out, ease of replacement in the event of an accident or weather damage, etc., etc. He agreed that this was not a bad idea. I paid the entire $2,500.00 bill at this time. Upon reading this rejection letter from ***************** I contacted ***** with Central **********, stated to him that ***************** is claiming that I have paid a $1,500.00 partial amount in which he replied that all foam invoices were paid in full and have been for several months. ***************** stated that there were 16 rolls of the wrap insulation delivered. These rolls are at a cost of around $150.00 per roll with installation which is a value of $2400.00. This amount was applied to the metal costs and delivery fees due to this issue that was agreed to be half our fault and half the fault of the foam pushing on the metal. Gober Post Frame has covered the rest which was over $5,000.00 our part with delivery costs. After everything is said and done ***************** contacted me in regards to some windows with some small scratches and rub marks on them. She was asking that I pay the entire cost of some new windows due to these small scratches and rub marks. There are certain parts of this story line that are left out. On my trip to the site I pulled ** in the drive and noticed that there was a load bearing post missing from the front porch. **************** pointed out that there was a sag in the porch beam. I told him that the design required the middle post to be there for structural integrity. He stated that it fell in the front of the door and that they wanted it open. Him being a power line construction worker he has access to some large cross arms. He had the building crew omit the center porch post and build a beam out of two of these cross arms. It had an almost instant sag in it. I was asked why these guys would leave a sag in the porch and how were we going to fix it. I never received a call on this issue during construction. I could have told everyone on site that an engineered beam would be needed to prevent such a sag but all I received was a finger pointed at Gober Post Frame. I cannot solve everyones problems if they do not ask questions or go against what I recommend. I have been in this industry for nearly 30 years. I will not ever lead anyone astray but I need them to listen to my advice based on experience. I made it very clear about the risks of not installing a barrier. I also cannot twist someones arm to make them do something that they do not want to do. Therefore, Gober Post Frame should not suffer due to someones decision based on ease of application of a product that has nothing to do with our construction. We have now made it clear in our contracts that if you wish to have your building spray foamed we will not be responsible for leaking windows or doors if we are not allowed to install a barrier around said windows and doors. It is common practice in the industry. I have attached all of the information that was passed onto the ******* as well as some photos of the windows and building. If you have any questions please feel free to contact me at any time. ************************* Gober Post Frame Construction

Started making the building the middle of October the boss I talked to name is heath all he does is tell me what I want to hear but no action PLEASE HELP ME. It's not fair these big companies don't do what they were paid to do. Please call if you have any questions.

    Business Response

    Date: 02/15/2023

I have visited with ********************** and have explained to him that the reason his building took longer than usual is that the design, having no overhead door to place the concrete through, left us with no choice but to leave an end off in order to pour the concrete.  The concrete crew poured the concrete and put a broom finish on the concrete under each shed.  This is standard practice for us as it leaves some texture to help with footing when the concrete gets wet.  ********************** called in and stated that he had worked in the concrete industry at one time and that the concrete was no good due to excessive water and the rough texture.  I was told 100 gallons was added to a load but the ****** rep. said he could not verify this as the trucks only carry 90 gallons in the spare tank.  I visited the site and made the deal with ********************** to have the crew come by and sand the texture down in which they did.  He still thinks it is too rough as it is a dog kennel and the texture will be hard on the paw pads.  I can re-sand and see if this will suffice.  I only stated that we could replace if the concrete was in fact bad.

Dolease concrete company told me the driver put 100 gallons added on the concrete receipt. The concrete truck only holds 90 gallons of water but the driver asked me to fill his truck back up because gobers concrete guy had added all 90 gallons to the concrete plus 10 more gallons after i had fill him back up ***** knows they added all that water. I knew when they put the wall on i would never heard from GOBER again. I am a repeat customer ******************** buildings has no plan if something goes wrong. This all started in November.

As I told ***********************  I have been in this industry for over 25 years.  I have seen a lot of concrete poured out.  If there was 100 of water added to 7 1/2 yards of concrete by the time the crew pulled it the 20' from the end of the chute to the end of the shed all of the rock would have been settled out and it would have been nearly pure cream and liquid at the end which it was not.   I did state that I would remove the concrete if it showed signs of failure.  It has not.  It looks good with no surface cracks or flaking.  I stated that I would also sign an agreement stating that if it did fail due to an act of my crew in the next 3 years that I would replace.  This would exclude the introduction of salt in the winter or any other thing that *** be done in an everyday act of ********************** that could damage the concrete.  I visited with the rep from ****** and he was of the same opinion as far as the fact that the mud would have been pure soup if there were 100 gallons added to 7 1/2 yards.  He told me that he would be lying if he told me how much water was on the truck to begin with because no one actually knew as we were not the first load delivered by that truck that day.  I will be there the weekend of Feb. ***** to sand down the broom finish that ********************** is not happy with.  This would be upon his approval as there is a locked gate at the property.
