      *** tried contacting multiple times over the last year. I was told Id be compensated for a loss of items, (including my entire closet,) to do previous maintenance guys taking apart my ac unit and not putting it back together. I then had to live in the same apartment for 5 months with black mold thriving in my closet. I had to wait out my lease. Then finally got transferred to a new apartment and never got compensated for no ac or the damages in the previous apartment. Ive been told by 3 different property managers Id be compensated for damages. All of them lied. I was told to reach out to Vesta and they either tell me to call back or dont answer. Now our pool still isnt open and we arent compensated on rent for that amenity either. The new property manager I feel like everyone but the maintenance crew are just liars at this property. Including the company that owns them, Vesta.

      Do not rent from this complex! I rented from this company for 2 years and I have never been handled more poorly than with these people. A Property Manager was fired due to how my account was handled. You would think that if a mistake had been made that these people would try to fix it. They did everything short of helping me. My account was sent to collections when I was never notified that I even had a balance until it was already sent. This complex and upper management REFUSED to dispute any charges or give me any sort of relief after trying to destroy my credit. I wouldn't try to reach out via email or phone to receive a response from anyone since it seems that nobody can ever answer within a reasonable time frame. Coming from someone that scrubbed their baseboards with a toothbrush and spent three days cleaning carpets, I wouldn't expect their "Bond" in lieu of deposit to cover you. They will most likely just charge you unreasonably and refuse to do anything about it when you don't think the charges are fairly charged to you. Good luck!

      I had moved into the Ridge apartments in Midwest city, and the management is terrible. Absolutely the worst. This Complex will be on the news no doubt. First off we moved in about 5 months ago at the end of January. Since December we have been going to them trying to move in (me and my girlfriend) they finally gave us a date to move in but would never show us the unit. The day before before move in day I go up there and she tells me that they are working on that unit so move in day might have to change. The day before?!? When me and my girlfriend started complaining, they switched us to a different unit that day. So about 12 hrs later, waking up that morning… headed straight to uhaul in Midwest city (coming from Edmond) and soon as I hit the high way I get a call from the office saying “hey y’all can’t move in today”. I showed up the the office first to figure out this nonsense, and they tell me “ oh well the plumbers have to go in there, there is a back up. You can move in, just not until 5 pm. I left got the uhaul and gave them until about 7pm for me to turn in the truck. 5pm rolls around and I go to the unit and there is debris, and everything inside the apartment with the worker laying on his back in the middle of the floor, talking on the phone and smoking a cigarette in my apartment. Nothing was done at all, and we had to empty the uhaul with all our stuff to just set it out by the door so I can turn the truck in. We didn’t get our stuff in until 9:30pm! Not to mention, we had no heat, they didn’t even fix the heater until it wasn’t cold out anymore. Now it’s almost July and we still don’t have A/C. I don’t know how many times we have been up there, but they just blow it off like the other “60 residents that has no A/C”. That’s not the only issue. There is black mold growing behind cabinets, under baseboards and flooring due to flooding not being dealt with properly. It’s a major health hazard. I’m to the point where I’m going to call the health department.

      I have been a resident at ******** Farms for about 3 years. I pay rent and haven't experienced any major issues with staff until recently, AFTER Vesta took over.
      My roommate and I noticed an increase in our electric bill in March 2022. We thought the cost of electricity had gone up and didn't think much about it. In early May we realized our air conditioning wasn't working. We called the office and were told someone would come by. When that didn't happen we put in a maintenance request. Someone came by but the issue was not corrected. It became so hot my roommate and I stayed elsewhere for the last week of May and all of June. During this time we were constantly calling and sending messages to the office. Despite this nothing happened until July when a window unit was put in my bedroom. It was a small unit that cooled my room only so my roommate still could not stay in the apartment. In addition the broken unit was still running and the bill was astronomical! I called OG&E and the KW used were three times that of the three previous years. The representative stated this was likely caused by the faulty unit. A maintenance worker from our complex confirmed this. Despite numerous emails, calls and even visits to the main office our AC unit was not fixed until September AFTER we obtained an attorney and had them send a letter.
      My roommate and I both work full time and go to school. We don't have extra money for insane AC bills, attorneys and expenses associated with living elsewhere yet still paying rent. We provided all related documentation to Vesta staff who implied we would be reimbursed in a timely manner yet we still have not received anything.
      The issues I'm seeing related to Vesta properties are appalling. There was recently a KFOR segment about them. I have supporting documents for every claim made as do many others. I will be creating a FB page for those who've had issues with Vesta properties so please be on the lookout this week.

      Do yourself a favor and DO NOT MOVE HERE!

      *Side note: one of the maintenance workers came by in early July to get a copy of my roommates key to fix the unit. He said it would be checked into the office and checked out only to work on the unit. When we obtained an attorney the property manager stated that they hadn't come sooner because they couldn't get into the apartment (keep in mind, we were living with friends and family because of the heat yet no one called us to meet at the apartment.) I went into the office and told Austin a key had been made. The worker who copied the key happened to walk by and said that he had made a key but it "got lost." I was very upset and said the locks needed to be changed immediately. It still took yet another letter to make this happen. Obviously safety is not a priority for Vesta.
