I am writing this statement to file my complaint with Acasa Tropical Ridge because of the neglect of the proper treatment for pests that roam throughout units. I moved into my unit November 6th, 2023 and I have mentioned the need to spr** for pests multiple times. My unit has been assigned to get spr**ed every two weeks since we moved in and has even received it's first roach treatment on March 19th, 2024. Since then, the pests are still roaming and are very noticeable. I spoke with the manager of R**'s Pest Extermination, Mr. R**, on March 26th, 2024 at about 7:30am to discuss the post treatment process. He stated that roaches are very much in the walls of the building and that the pests are roaming from one unit to the next based on who is getting spr** treatment. He also stated to avoid using other store brought spr**s such as Raid throughout the home because this defeats the purpose of R**'s Extermination spr**ing once every two weeks. Although, in an email from Ms. LaKeisha M***, Assistant Property Manager, stated to use Raid and roach k***** to help keep the pests aw** because this is what was helpful for other tenants with the same issue. This response was sent on April 24th, 2024 at 9:02am. She also mentioned management would speak with R**'s Pest Control regarding another fogger treatment that following Tuesd**, April 30th, 2024. This is very unacceptable in my opinion because the pests are just roaming back and forth and there is no telling if the other units are keeping properly clean or getting spr** treatment to prevent the spread of more pests. The only explanation that the management has mentioned to myself and the other tenant is that by law, the unit can get spr**ed once every two weeks. I first received this notice by email from Ms. M*** on January 31st at 9:03am. But there was no other effort on management's hands to fix the issue of the pests roaming in my unit. A newborn will be present in the unit June 16th, 2024.Business response

I am rejecting this response because: via phone call with Ms. Danielle G****** on Monday, May 20th at 3:30pm, she stated that R**'s Sprays Extermination explained to the property management that building one which my unit is in was not infested. Although, they just sprayed the entire building on Tuesday, May 14th and not all the units were getting sprayed every two weeks before then. When my unit was fogged on Tuesday, March 19th and R**'s Sprays Extermination explained then that there were pests all through the walls via phone call for a follow up. Therefore as of today, the pests are still roaming in my home such as in the shower, kitchen, in my bed, and multiple roaches everyday. As I stated in my initial complaint, I will be expecting my newborn daughter come this June 16th and this unit is not safe or acceptable for myself let alone a newborn child. I would like to request a different pest company and stronger pest spray because seeing pests roam everyday in my unit is just unacceptable and unbearable.
Sincerely,

Sally T******* spoke with Ray directly. He said the building nor this unit is infested and he put out glue boards a couple weeks ago and did not “catch” anything. We will continue to have them monitor and Ray is going to do another inspection next week and he will provide us with a statement on the condition and that the unit. We are committed to addressing this issue and will follow the direction of the pest control professionals on whatever treatment is needed to remedy.Customer response

I am rejecting this response because: yet again I am still seeing pests roam around in all the rooms everyday since I have moved into this unit. I am so uncomfortable sleeping in my own bed from coming home and seeing roaches there. My bed has only about 4 pillows, the fitted sheet, and two throw blankets. I can feel roaches crawling on me throughout the night. I wake up in panic and disgust. Just yesterday last night, May 21st, 2024 at about 11:00pm, a total of 3 roaches were crawling on my bed before I was about to get into it to rest for the night. Upset, pregnant, alone, and uncomfortable, I decided to sleep in my car because of family being about an hour away to travel to late at night. I came back into my unit at about 4:00am, now May 22nd, 2024, and I noticed a roach crawling on the door seal above my head, a roach on the living room wall above my couches, a roach on the gray stand by the bed, and a very small tiny one on my pregnancy pillow in the bed. Now I did turn the air off before leaving to sleep in the car. Coming back in the unit, I then began to spray Raid pesticide everywhere, from the living room, to the kitchen, to the bathroom, to the bedroom. I eventually, was able to wrap myself up tight in my blankets to avoid any roaches crawling on me throughout the night. I also have to drop the temperature extremely low to about 60 degrees to avoid warm temperatures for roaches to crawl around.
I understand the temperatures outside are changing, very hot and uncomfortable, and perhaps may be the reason why these pests are still getting inside my home. This week, Tropical Ridge Apartments are supposed to be doing inspections. When I first moved in, my unit still has the same various cracks and openings in the walls, floors, and even the ceiling above the refrigerator. These cracks were never treated. The chandelier in the living room has an opening in the ceiling as well which may be where the pest are also coming from.
This unit and building are indeed infested if I am still seeing pests roam everyday at all times of the day. I need my unit to be treated with a different company and stronger pest spray because I am still seeing an issue since moving in, November 2023. Once again, I will be expecting my newborn child in less than 4 weeks, June 16th, 2024. And I cannot bare to think about roaches crawling on her throughout the night and day. Let alone the roaches that are already crawling around her baby items that are stored in the living room. This is unacceptable and my unit needs serious help and assistance immediately. Or another desired solution includes being released from my lease without penalty or fees to leave from this unit and property and reside into a more safer environment for myself and my unborn child.
Sincerely,
Dasha M*****Initial Complaint

Filled out an application mid December of 2022, and it is impossible to get anyone on the phone. Decided to go up there in person and would you behold, there’s people in the office as the phone is ringing with no one answering. I was told when I initially submitted I would be able to move in by mid January due to renovations. Here we are February 6th, and when asking about the status of my application only to be told that they have 50+ applications not being processed yet only have 2-3 units available. Things that make you go hmmm… so instead of being honest and updating the website you all continue to collect application/admin fees And refuse to answer that phone. The application fees are only non refundable if the application is processed. I would like the return of all fees paid
