Just bought a house on 12/27. We have had several issues since then and have yet to be able to move in. All concerns have been addressed with the site superintendent (Parker) who has ignored us and avoided us ever since. He has even been contacted in person when we see him in the neighborhood. He then either just said he "will be by tomorrow" which has happened several times and we have yet to see him. Or another person offers to help, and he tells them no that they need to do something else. For a first-time home purchase this is making me realize why a lot of people are renting.Business Response

The attached letter does not mention what the complaint was originally about, nowhere on that list was a roof leak stated…on another note the leak is claimed to be fixed and only time will tell if that is really the case. I hate that it had to come to this for us to even get a response and stop being avoided.

My wife and I closed on our home in January of 2024 with SK Builders in ********* ******* in Moore, SC. I have been having an issue with water drainage on the left side of my home. We reached out to SK in late April about this issue and representatives came out (Parker and Amber) in May of 2024, promising they will replace with new sod. I spoke with Parker on 8/23/2024 and he thought the work had been done. Parker was to reach out to Amber and get back with me to confirm what is going on. No return call was made to me and I am very frustrated and have been very patient and just wish for SK to honor their resolution to my sod issue. I, as a homeowner should not have to reach out the SK over TEN TIMES about this issue, which is unacceptable.Customer Answer

In January 2023 we moved into our SK Builders home in Moore, SC. In January 2024 SK Builders completed the required and contractual 12-month inspection in which is was recorded that our front porch has a depression that allows rain water to puddle at our front door and other areas. The inspection also noted that there is cracked pavement in the garage and a damaged pillar on the back porch (see all photos). It now has been 8 months since the inspection and SK Builders has not responded to repeated contacts with them nor have they repaired the damages.Customer Answer

We bought a house with SK and moved in in April of 2023. As it was promised, we were supposed to have a 1-year walkthrough and warranty work done after the house was built to fix minor things like pop nails and such. We put all of our blue tape up and had our walkthrough done at the year mark. We had the work scheduled to be done on June 14th. We were then told right before we were supposed to have the work done that the contractors could no longer come out that day to do the work (which was a lie because they still showed up that day when we weren't home to do the work because we were told they couldn't come). So, the work was supposedly rescheduled by Eddie, who is the "warranty manager", to be done on June 21st. However, after reaching out to him and getting no response, we reached out to others in the warranty department and were finally able to get a response. We were told that the work was not scheduled for June 21st and that we would need to reschedule yet again (after my wife took off work to be at the house on the 21st)... So the work was rescheduled for today, July 31st. But, yet again, we had contractors show up to the house on the June 21st to do the work while we were not at home because we were told the new warranty date was July 31st. So, July 31st comes around, and guess what... NO CONTRACTORS. My wife missed work and I had to take a day off to be here for this. At this point, we have had our blue tape up for almost 3 months as we had our walkthrough in May. Now, the work has been "Rescheduled" once again for August 12th, but I don't believe the work will be done and am tired of going through this mess. This company has been the most unprofessional group of people I have ever worked with and no one has any idea what is going on. And not only did we experience this, but 2 of our other next door neighbors also have had the same experience. This company doesn't care about the customer and only cares about collecting your checks. Awful customer service.Customer Answer

Two sections of the sidewalk in the front of the home are cracked and SK has indicated on multiple occasions that they will repair the sidewalk. They just don't know when. They were first notified prior to closing. They were again notified after closing and we were told we would have to wait until the 1 yr walk through. We reported it again for the 1 yr walk through and were told again that they would fix it. They just didn't know when. We are now beyond 1 yr from our 1 yr walk through and the sidewalk itself has still not been repaired. And SK has not contacted us to give us any indication that the sidewalk is scheduled to be repaired. We are now over 2 years post closing on the home. I'm not sure how long they think it's appropriate that we wait for the repair. But we find that beyond 2 years is excessive. While they did recently initiate a repair on our driveway (which isn't finished), and we feel this shows good faith, they have failed to respond to our attempts to understand when the sidewalk is to be repaired. This is a shame because we love our home and our neighborhood and are trying to ensure the neighborhood is kept up as it should be.Business Response

SK Did not fix issues at the walk through of my home. When I moved In there was a bullet hole in my wall and tub during the 1 year walk through things we're not fixed. I still have a loose fan in the living room, a window that will not go up, leaking porch, cracked bedroom door frame, floor not nailed down, front door will not close without slamming it. A mud puddle that sits for more than 48 hours, and terrible sheet rock work and there is more that is logged on my request log. I have contacted the warranty department by email, text and phone calls and no response. The builder did reach out to my husband even though I called and asked was everything fixed. My husband told him no and still no response. I never received a pressure wash or cleaning of my house before the move in date, so there is still Mudd outside of the house. I do not feel it's my responsibility to pay for any of the unfinished work that was left to do on my home. This is an HOA subdivision and with the landscaping that was provided is making it very hard to keep up with the requirements. They even left trash that is currently stuck in the ground 1 year later.I just need the issues fixed and fixed correctly.Business Response

I purchased a home from SK builders on 12/7/2023. In the sales process I asked several times where the septic tank and drain field was. This request was due to plans for hardscaping and pool placement in the backyard. I was quicky shown a drawing of the placement ( on the agent's phone) which showed it on the left side of my house. I was told I needed to review the DHEC installation drawing and that SK would not provide those details with the sale. I reviewed the actual installation diagram from DHEC which shows the septic tank on the left rear side of my house and shows the first drain line starting 45ft from the back of my house. I made my purchase decision based on this. I am now finding out that that the DHEC diagram was incorrect. My septic tank is actually behind my house exactly centered, 6 feet from the back of the house and the drainfield starts roughly 15 feet from the back of my house on center. This is a huge departure from the drawing on file and thus was misrepresented in the sale. I am now being quoted 8k - 12k to move my tank so that I can use my backyard as intended. ******** *********** *** installed the tank, and provided an incorrect drawing. SK will not return my calls ( 4-5 of them). My request is that they move the septic tank and lines to match the DHEC drawings which I was lead to believe where accurate. I want this free of charge because I was given incorrect information during the purchase of my home.Business Response

When Brian met with Customer he had with him one of our Superintendents (used to be our site coordinator and worked a lot with DHEC and Septic Systems) and the area manager over *********.
I believe the septic contractor was on phone. They explained changes had to be made per deck already built on back of home. In addition the lines are the most important aspect of drawing. I believe homeowner wants to put patio where septic is located and that is the problem. They further told him that we follow DHEC and changes are frequently done on site with communication between DHEC and installer.

Since our house has been built, our 2nd floor subfloor has squeaked. I have called and filed warranty claims on the website. Our 2nd full bathroom leak where the water was coming out of the lights in the kitchen. It took them 3 times to come out and fix it. We also complained about the floor again but was told it would be looked at at our one year walkthrough. One year passed and no one called to do a one year walkthrough and I left messages about it. No one ever called. Now once they came out, we pointed out everything that needed to be done. We scheduled a day and had to take it off. That day has come and they paint and vinyl guys came out but no hvac or framers. I have called the SK office and left messages with warranty people. Called the number I have been texting to schedule the walkthrough and no response. I have called and texted the supervisor with no response or returned call. We have had called about our irrigation system and ended up having it fixed ourselves because the landscapers never showed up after repeated attempts. We paid a lot of money for this house and we get nothing in return. What’s good with having a warrenty if you can’t use them.Business Response

Our washer has been backing up into our laundry room and flooding. We have only lived here a month and a half, and have been without the washer for a month. We have called, texted, email for a month to get *** ******** to fix it. The plumbers have shown up twice no with no call, email or text to our house. I have had to leave work two times now to meet them because we have had no idea they were coming. I have to rush home because it has been impossible to get any answers. Every time they come, nothing gets fixed. Our warranty ticket has sat opened on the warranty portal for a month and we are still getting the runaround. This is unacceptable.Business Response

Built a home with SK Builders in 2022, closed December 30th in 2022. I have a temporary drain ditch running through the entirety of my backyard. was told before closing that once 80% of the homes being built on my side of the road are complete they would come back and fill in the ditch. Over 80% of the road is complete and months back they came and filled in almost every one else's but mine. Have been calling multiple times a week and get no call back. when someone does answer she says she will have someone call back. no one ever calls back. Finally about 2 weeks ago they called my wife and sent someone out to look at it. But ever since then we haven't been contacted back with a resolution nor will they answer the phone. Also have a list of items that needed replaced/fixed that the project manager made me sign and also signed, said they would be back within two weeks of closing to fix/replace said items, and almost a year later and none of those items have been addressed. have a picture of the signed document with both our signatures on it. We have started on our fence to fence in our yard but can't complete it until the temporary drainage ditch is filled in. When we started on the sides of our fence Brandon the now project manager of the neighborhood said the ditch would be getting filled soon. which was almost 5 months ago so we were just going to finish the back when it was completed. now we have both sides of the fence up and are having to wait to finish the back till SK completes the job they said they were going to do. so now the wood isn't going to match colors because we put the sides up in June thinking it wouldn't be long till we were able to do the back since the project manager said it was going to be completed soon. we are also getting hoa complaints because our fence isn't complete.Business Response
