    In October 2020, we closed on our home built by SK Builders. In October 2021, we submitted all the items needing attention via our home warranty. One item was fixed, but all others have been given no attention. In particular, we reported loose siding on the back of our house. In January 2022, the snow storm in the area ripped the loose siding from our house, leaving exposed wood. My husband has reported, called, and contacted through every method available, but nothing has been done. We will be coming up on two years living in this house with the issues still remaining. We need the problems in our house to be fixed as was stated in our home warranty.

    In August I filed a complaint about SK Builders not fixing issues covered under our home warranty at the one-year check. These issues have gotten worse, and the complaint was sent to the business with the response that they would contact me on 3-5 business days. This was sent to me the first week of September, and I have still not heard from SK about this issue. They clearly have no desire to fix the problem. Please advise on what steps should be taken to solve this problem.

    As has been the case with the customer.  The customer did not respond to the paint and drywall vendor.  He sent texts with no reply.  We finally have the siding scheduled for today and paint and drywall for 2/20/2023.

    We have heard back from SK; they had someone call us and leave a message at the end of January. However, our calls back had not been answered or returned until this past Friday, weeks later. They contacted my husband last Friday to say that the dry wall company should be coming on 2/10 (that day), but they never came. Painters were supposed to come today (2/13) and also have not shown.

    I have several unresolved issues with my house. I have made several calls to Eddin in Warrant; my calls have not been returned. I also left my contact information with the office for Brian to contact me to no avail. These issues have been provided in the online warranty service request portal, verbally, Robert who recently left the Warranty Department took pictures of the roof framing and in a minor repair and adjustments report. Additionally, I met with Henry and Eddie about six weeks ago about the roof framing. At that time, Henry said it would take about a month to get the repairs done. Eddie told me initially after he looked at pictures of the framing, he did not see any problem. When Jerome (site supervisor) came to look at the laundry room door, I asked him to look at the roof. Basically, he said it was a framing issue and he could not approve the way it was done. Later Eddie came to my house with Henry who agreed with Jerome. Unresolved issues: 1) bent window screen - I have been waiting for over a year. I have been told over and over again that they are on backorder which is very hard to believe at this point. 2) crack in the master bedroom ceiling was missed in a repair appointment on 5/2/2022. 3) laundry room door replaced - A door was delivered to my house which I gave to Eddie in Warranty about six weeks ago with the understanding it would be painted and installed within approximately two weeks. 4) There are smudges on the master bathroom walls where the cracked tile was replaced. It had to be scheduled for a later date. 5) roof framing as I described in detail in the first paragraph. 6) split casing around the attic door - the painter said it should be replaced. 7) replace rusty hardware on the doors. With exception of the roof framing, these repairs were originally scheduled for 4/21/2022 (no-show). The work was rescheduled for 5/2/2022. I am very disappointed.

    We closed on a new construction home on March 29 2022. We were told we a pull down stairs for the attic would be installed after closing. We have tried to call about this and no one will respond. Requested on their website 5/7/22. Everyone in the complex has one but us.

    Homeowner has been informed numerous times due to ceiling height pull-down stairs cannot be installed. Due to this being a basement foundation in lieu of slab that was more common in this community, this effected garage ceiling height.

    Requested warranty service, floor is bowed in laundry room into kitchen. I requested service under warranty. Service Manger Kyle came and inspected home and said yes this would be covered under warranty. Kyle said he would send framers to address. Two weeks went by and no call from Kyle. Called warranty line and Kyle is no longer service Manger. SK Builders connected me with Robert new service Manger will not return call and VM full. Can not get anyone to honor the warranty and take care of twisted floor joist (inspected by Kyle). Twisted floor joist is starting to effect the hardwood floors, half inch drop in 2 feet. Can not move forward with Kitchen renovation until this issue is addressed. Please assist in getting warranty service completed

    The manager said he would have team come back to put plastic down under porch that was missed. We have another hump in floor master bath that needs addressed. The hump in laundry/kitchen was fixed but the whole floor shakes the kitchen when walking now. May need another support. Some hardwood flooring is separate where hump was in the floor that needs addressed.

    I started the process of building my home with SK Builders located at 955 W. Wade Hamilton Blvd. Greer SC. In June 2020. After delay after delay (14 months) I closed on August 2021. Pretty soon after my closing I noticed a huge issue with poor lot grading/lot drainage. I observed after every heavy rain that my backyard would flood and the water would create swamp like conditions in my yard lastingfor days on end. This poor lot grading/lot drainage would also cause a rushing river of water to rush along the right side of my house through the front yard that on more than one occasion entire rolls of my sod have been washed into the street. This rushing storm water has eroded a 12+ ft deep 20+ft long crevice to erode in my front yard. I attempted to contact SB Builders (Shawn) without any success. In 11/21 I sent SK Builders my problems I was having with this poor lot grading/lot drainage via certified mail and did not receive any response. On 1/21/22 I sent ******* ******** Warranty (**W) my problems I was having with this poor lot grading/lot drainage and with SK Builders failing to respond via certified mail . After *** received my complaint Shawn from SK Builders called me on 1/26/22 stating that "i,m just now received your complaint in regards to poor lot grading/lot drainage, I don't know how I missed your certified letter you sent earlier." ( letter was signed for/delivered.) Shawn instructed me to send him pictures of the poor lot grading/ lot grading issues which I did and received a conformation from Shawn that he did in fact receive them. On 2/3/22 I received a letter from *** stating "we understand that your builder has communicated that they are intending to make repairs to your home." 3 months went by without anything being done about my problems during this time I continued to file complaints via *** warranty complaint website. As of 5/30/22 nothing has been done to fix my problems with poor lot grading/lot drainage.

    ****** ****.     I reject the offer made by SK Builders because my issue is warrantable and I have in writing (which I sent you) a letter from the warranty company **W in which SK Builder stated that they would be making the repairs. I also have proof that SK Builder replaced/repaired the entire front yard with new sod located just two houses down from me that closed only a few weeks after I did. It clearly states in the closing paperwork that the sod is not covered in the warranty. Then why did SK Builders remove the existing sod from this front yard and replace with new sod, the only reason I can think of is that the owners of this home are white and work in law enforcement and I am black and do not work in law enforcement. I issue is clearly covered by my **W warranty with SK Builder under the provision of lot grading/ poor drainage. I demand to be respected and treated just as fairly as the home owners two doors down from me regardless of the difference of our race or occupation, t demand to be treated just as equal.

    ****** **** I dispute the statement as presented by SK Builder as facts remain that there was never an issue with maintaining vegetation because there was not any vegetation to maintain as it had all washed away due to poor drainage poor lot grading by SK Builders. The failure by SK Builders to correctly grade my lot and adequately design the swells directly resulted to the damage I’ve sustained because of their negligence.

    I purchased a home with SK Builders back on March 31, 2021, the pre-closing walk through was done and the issues to be fixed were identified, but only a few were taken care of. The two weeks post-closing walk through was not done until after two and half months (June 2021) and after many phone calls were made, again, issues mainly cosmetics, were identified and was told that the contractors were going to get in touch with me to fix the issues, it never happened. I contacted the project manager about the situation on July 28th and I was told he was going to figure out what the problem was, never heard anything back. Texted him again on September 3rd, 2021, never answered my text. After many phone calls to the office the project manager showed up to do another walk through, now this is March 25, 2022, one year after closing walk through, he took notes again, gave me a copy of the notes (attached) and scheduled the repairs for May 6, 2022, again, no one showed up. I called the warranty dept a few days later and the project manager happened to answer the call, his excuse was that apparently the repairs did not get scheduled, he told me he was going to look for the paperwork and return my call, he has not returned my call. I called the office again left a voice message and no one has returned my call, I have even sent him text messages and no answer. This is very frustrating, the number of calls, messages, taking time off from work. It seems to me that SK Builders don't really care about their customers, especially after they get their money after closing, their customer service is awful. I would like this matter to be taken care of asap. I would never recommend this builder to anybody.

    Builder failed to show for the appointment on 4/29/22 to address the 12 month punch list after making that appointment with homeowner during the post-close construction walk thru. When I followed up with the Warranty Dept, the appt was re-scheduled and the builder AGAIN failed to show up. Not only have they not showed up to correct the issues they agreed to correct as part of the 12 month walk, they also have not attempted to call to reschedule or call to indicate they would be unable to make the appointment. In fact, I haven't heard from the builder at all regarding this issue in spite of me attempting to follow up via protocol with their warranty dept website. This walk is part of their contract with the homeowner and multiple no shows is also extremely unprofessional.

    Director of construction is trying to call ******* today to follow up on landscaping and repairs completed.  Just re-sodded the swell in backyard on Tuesday 6/21 resolving the landscaping and swell issue.  (She did not mention the BBB complaint to him at all.  He met with her Tuesday 6/14 and nothing else was mentioned by customer.) We have a copy of her 1 year walkthrough and the only thing not completed was Pressure washing driveway, we believe.  The area manager has tried to reach out without response from customer.

    Follow up from complaint filed 6/21/21. SK attempted to fix some issues with the lawn/berm and in the process left part of my irrigation system useless and dug up parts of the sod that were actually good in 9/2021. I Follow up 10/2021, 11/2021 and 12/2021. Every time I was told someone was coming, nobody showed. I was then told it was too cold and I’d have to wait until spring and to file it under a warranty claim. Meanwhile the garbage sod they left me with (and told me would grow back next season by “management”) wasn’t getting watered before it went dormant. I was told that on top of the money I already paid for the lawn when I built the house (and was given trash product) that I would needed to pay MORE to have it professionally treated to bring it back from what my neighbor described as the “point of no return.” And any professional yard help I’d consider paying for can’t be maintained because I can’t water it! Cut to 3/25/2022 when I file the sprinkler/lawn, nail pops and settlement issues under a warranty claim and have a visit with an SK rep, a date is finally set to address them on 5/13/2022. He takes pictures of the yard and says he’ll “get with his boss about it.” I take time off work to be there 9-1 for the work to be completed and, for the EIGHTH time in the 12mo I have lived here, not a single person of the four or five various contractors shows up. I reach out to the SK rep who did the walkthrough at 3:30 that afternoon and have not heard a word back since. While their workers have all been friendly, there seems to be a severe top-down issue. These people have no respect for anyone’s time/money but their own. I will ensure any and every realtor and person I know will be warned about SK and their business practices and join the numerous complaints on ***** ****** and the BBB. I wish I had done the research sooner. I could’ve saved myself a lot of time and frustration and spent my hundreds of thousands of dollars with a REPUTABLE company.

    My official response is this:

    SK has addressed the irrigation system issue outlined in my complaint. However, they are once again trying to pass the issue of the bad/dead sod in my back yard for the second time, telling me it will “come back.” It’s been over a year since I was first told that… it’s showing no signs of “coming back.” And I do not accept SK’s response to be even remotely adequate.

    I spoke to Will even yesterday.  They stopped watering the lawn – it is dead.  They had sprinkler head they thought was broken – it was not, but we made sure fixed and told them to keep watering yard.  We are hoping it’s not all lost.

    Their response is a flat out lie to absolve themselves of any responsibility. I haven’t spoken to anyone by email or otherwise in almost a week. I’ve spoken to their office manager by email (the last one sent five days ago has gone un-replied,) and their warranty person was supposed to get back to me in a few days. That was June 24th, and i have yet to hear from him. So I’m not sure who they think they spoke to “yesterday,” but it certainly wasn’t me.


    ?This sod has been this way for over a year, BEFORE SK damaged the sprinklerhead. And I have text and email records of the concerns I’ve raised to both their Office Manager and to their warranty managers (All four of them, because all but one has quit or left the company while trying to resolve this) dating back to June of 2021, which PRE-DATE the incident where they damaged the irrigation system. And I told the gentleman that came out two weeks ago that I watered it through last season. And if SK believes that that truly is the reason, why are my front and side yards green and healthy? They’ve received the exact treatment as the back, yet it’s dead and patchy?

    If SK doesn’t want to admit their shortcomings as a business, that’s fine. But I will not allow them to lie. ??

    Dear Better Business Bureau, I closed on my home 10/2021. First all of the issues marked with blue tape, as well as a window that will not open, have not been addressed by the new site supervisor. I have recently reached out to the warranty department to resolve some of these issues and have only received one response from the cabinet makers. The bigger issue I am currently having is the incomplete grading, landscaping, and excessive garbage that has been left in the area behind my burm. It was never cleaned out flattened or had grass planted. The hill is a deep slope and is eroding my property. I am unable to build a fence due to the exposed and eroded dirt. No response for three weeks from the current or past site supervisors even after approaching in the neighborhood regarding the issues. I was told that this is not SK responsibility but now the HOA. HOA says the exact opposite. I cut some of the tall weeds myself. The areas to both the left and right of my property have been completed, maintained and look tidy.

    Our superintendent has reached out to ******* to take care of her warranty issues.  There are 8 items in total on ****** – there are 3 left: Sprinkler to be moved-scheduled, Electrician to lower ground rods, Siding issue – have reached out to subcontractor. Driveway not warrantable.
