I am a Mungo owner in Lyman, South Carolina reaching out to those who feel they have been wronged or even bullied by Mungo home experience and/or employees. Unfortunately I was both during mine. From the initial sales meeting with Pam J******* to conversations with the sales manager Chris Piazza were nothing but half promises that never came to be to get a signature on a piece of paper. Our builder, David L********* was not only less than skilled in building experience he actually flooded our house 10 days from closing and that’s just a small portion of the frustrations we had to deal with him. Rutledge V*****, the production manager seemed to not engage with our needs and concerns nor his builders shortcomings. I believe we should come together and make Mungo, who is now under the parent company of Clayton homes, make sure that any future homebuyers get a better experience than we did! When we purchased our lot from Mungo we asked for the house to be built in a certain location to allow us enough room to add a third car garage. They agreed and we signed off on a new plot plan. Now we are in our home and planning to build a 12.5’ wide garage only to find out the home was NOT placed according to the plot plan. Now we do not have enough room to build the 12.5’ wide garage. We had to go back to our contractor to redo the garage plans to build a skinner longer garage. Now we have to incur additional expenses to move and revent items. Plus we aren’t getting the wider garage we wanted. We informed Mungo of their mistake and we are incurring additional expenses and asked they reimburse us for those expenses as this was a breach on contract. They flat out told us no. A reputable company would try to make things right for their customer when they make a mistake.Mungo Homes Response

We bought a Mungo home in November 2020, and it’s a beautiful house. However, I rate this builder only a 2 because the companies they chose for plumbing and HVAC in our neighborhood are garbage. They cut corners and have caused us a long list of issues which recently cost us $1100 in plumbing fixes alone. We had to have both toilets re-installed to the proper height and to make them level to stop leaks and broken parts. Of course these issues would have been remedied at no cost during the warranty period, but Piedmont Plumbing swore FOUR different times there was nothing wrong with either toilet. They just wanted to get the work done, get paid for it, and then take their hands off the wheel. I did speak with the Mungo warranty managers and they said “oh that wouldn’t cause this or that…” Well it did cause leaking and broken parts, so they’re not any more honest or reliable than the contracted companies. Seriously look into the contractors before you consider buying a Mungo home!!!Mungo Homes Response

This company is absolute trash! You call and try to get warranty info, and they get an attitude because you have been trying to fight it for 2 years with them. No brand-new house should have this leak in the roof. They tell you they will get the contractor information and call you back, and they don't even document anything to call you back. DO NOT DO BUSINESS WITH THESE PEOPLE. A one-star isn't even low enough. I will be getting a lawyer to go against this company and get this fixed. Broken rafter, water leaks in the ceiling with water rings and black mold. STAY AWAY FROM ANYTHING MUNGO HOMES BUILDS.Mungo Homes Response

Scott M Our 30 day list turned into a 66 day show up. We had three issues after taking care of a few my self. Our family room light did not work. The inspector told us to call the number on the electrical panel. Great customer service when he could have made the call right then and there. Same company working next door so asked if they could help out. They found one leg of the three leg switch was not connected. Our condensate line drains in to a low area that was poorly graded and now is a 4x3 mud pit. Told us this is how it is and if I wanted to extend the line, I could do it at my own cost. Also was told to get a downspout extension. 1” pipe into a four inch pipe-eyesore. Our house elevation is the only style house in the neighborhood that doesn’t have shutters. Mungo representative informed us of this. All of this work would probably be less then $400. You would think they would take care of their customer. Going through the process at the beginning was great. After closing and 1st walkthrough look out. Nothing will be done except the apologies they have made with other posts. I’m sure they have a word dock with different apologies pre made. Mungo, please don’t send me an apology that is not sincere! Don’t send one at all. No referrals to this company.Mungo Homes Response

If I could give less than a one star, I would!! Do not recommend! Our home is only three years old! They only offer a one year warranty! So when our roof started leaking we had to have a roofing company come out and they(mungo) advised us to contact our insurance company. Once the roofing company did their inspection they showed me that all of the boots were installed wrong by the builder, so insurance does not cover builder install errors! We had to pay out of pocket, $1,000.00 to fix their wrong doing. Then I noticed water and condensation in our dryer! Other neighbors had the same issue, so we knew what to check! Sure enough, the builder used a 3” vent on a 4” hole! It was not sealed properly which has lead to lint getting trapped and water getting in! Again, I contacted Mungo, with no resolve! The main contact, Dale, has not contacted me or offered any assistance…. He has to “investigate “ the issue! He’s had over three weeks to do his “investigation “ with pictures, videos and invoice sent! I’ve done the work for him! Very disappointed!Mungo Homes Response

We are in process of buying a new home with Mungo in Myrtle Beach. We already put money down and am in process of closing next week on 8/14/24... not sure if we are now. The garage has many settlement cracks, some bigger than others and are told that's normal and they will take care of it when it's over 1/4 inch. That crack went under the foyer opposite the garage and into bathroom. Builder had floor put down on top go it and in bathroom the sink over the crack. We were told it was covered, however no pictures we don't know. We were told cracks were common. There are about 15 cracks problably more in garage. One also in the foundation wall next to the larger crack that we are told is 1/8 inch. Then there is another one on the porch concrete in the back. We haven't even moved in yet or put a car in the garage and a lot of cracks so far. Our driveway is also a mess because the builders people were working in garage aside from having their supplies on the driveway. They had multiple items including a big board, some long white sticks or whatever on driveway. Well this all was dragged down the driveway and is a big mess. The driveway wasn't cured as well as garage or something to have all this work done in it or on it. However we are told nothing they can do now. We now have to close on a house that we have to look at this mess on driveway daily. We are so so upset and Mungo not backing it up. We wanted it ripped up and have it redone. Curb appeal is the first thing we see everyday walking on the driveway to the walkway. This is so ridiculous and now not sure we will close because not happy with the garage and driveway which is part of buying a house. They are not budging at all. If I could give a zero I would! DO NOT BUY MUNGO HOMES! We bought in November 2023, at that time ******* *********** Management Company was managing property until all homes were sold. We went to ******* *********** Management Company and requested a Landscape form and met with Theresa K*******, she helped us fill out request to put Sea Glass down for landscape, we informed her a resident in phase 1 had it, she replied your all set. Well after all homes were sold we were to vote in our own HOA. Meanwhile we had recieved no denial or any notice that we could not do this. So on February 16, 2024 we all voted and goy our board. On 6/21_24 we received a letter saying 2nd notice, this landscape is not allowed!! I am 67 and my husband is 71. He happened to be out of town. So I started shoveling up the sea glass. We'll my awesome neighbors took over and helped me clear seaglass. I was told by my neighbor that the man across the street Dan K***, VP on HOA Board, had talked about our landscape in front of other residents and also other board members that we were going to recive a letter in a couple of weeks! Our neighbor didn't say anything hoping that it wouldn't be sent! A VP on HOA cannot discuss another resident in front of any other resident. Now Theresa K******* is denying she told us we were all set, she said it was Mungo Homes that needed to approve at that time! Well why pay a Management Company to be your HOA if they are not doing thier job. I have been talking to my Lawyer and have all my documents as well as other residence. ONCE AGAIN DO NOT BUY MUNGO, we had broken windows, broken Granite, Oil stains in Drive Way, Floors were scratched, stains on rugs, stains of paint of walkway, broken bathroom mirror, and many other issues, Theresa K******* says maybe the board is keeping community standards up! Well it says in bylaws, no boats, which there are two blocking roads, campers like over 35' blocking roads, so we were selectively targeted!Mungo Homes Response
