    DO NOT BOOK WITH THEM ESPECIALLY THROUGH VRBO!!! ****** ****** and the supposedly supervisor that doesnt actually supervise anything ******* are so deceptive in their business practice. I was literally told it was best to not come because of Tropical ***** ****** after being so nervous about traveling and then they charged me even more to cancel and didnt refund me what they agreed upon. Kept insisting I send over the cancellation agreement while traveling with two kids.. long story ***** ***** was so happy she helped me that she will be able to sleep better tonight knowing that you and your kids will be safe was her exact words while knowing they were charging me even more to cancel. Absolutely disgusting. Dumb me should have read the fine print and never trust what someone is verbally saying. I know better but when you are in distress traveling with two small children you act out of emotion and I was in the wrong for trusting someone who clearly is very good at being deceptive. Well done *****! Asked multiple times if our calls were recorded since we talked and emailed about ***** times in just a 48 hr period. And they couldnt even answer me. Said I would have to ask ******* and then proceeded to send me straight to her voicemail 4 times. What ******* are you scared to actually help your customers after your office ladies lied?!? Not sure what laws are in ************** but I know in **** we have to notify people if the calls are recorded but they couldnt and still cant provide a simple yes or no if they are indeed recorded.Dont sign anything with them PERIOD.Disputed charges on my card so luckily I was able to get atleast over half my money back. Had the ***** to tell *********** that I was rude. You are darn right I was rude after being lied to by YOUR COMPANY! If your company is so poor that you need my little $200 ***** and **** please keep it.Full review on ****** since they wont let me put it all on here. I will update.

    *****,On August 5th you did speak with our representatives numerous times. Our staff patiently answered all of your questions and was compassionate about your situation. They went to great lengths to assist you and even went against our company policy. You thanked our staff multiple times for their assistance. Thus, leading us to believe you were appreciative of their customer service. You were very indecisive if you were going to keep your reservation. You said the deciding factor would be dependent on whether we would waive the damage and cleaning fees with their associated taxes. It was not particularly focused on the tropical storm. We honored your request and additionally, refunded your Security Deposit. Your decision in fact was already made prior to us honoring your request since you had already turned back to **** from spending the night in *********We do encourage all of our guests to thoroughly read our Rental Agreement. As you discovered, it does contain useful information regarding our policies. We trusted that you had read and understood the agreement by acknowledging each page and then with a final signature.As per your signed Rental Agreement:Cancellations made 30 days or more prior to arrival, will be refunded 50% of the down payment. Cancellations or changes that result in a shortened stay that are made within 30 days of arrival, forfeit all monies paid, unless the property can be rebooked at the same rental dates and rate. If the property is rebooked for the reservation dates (partially or fully), a refund will be issued for the rental rate that we were able to rebook the property for at the last minute, minus $100 cancel fee. Early departure does not warrant any refund of rent or deposit. In the event of a Hurricane, refunds will only be given if there is a MANDATORY evacuation order given for the area that the rental property is located in. At that time, refunds will be given on any unused portion of rent from the date the evacuation order starts to the date the evacuation order is lifted. No refunds will be given outside of the evacuation order dates. Travel insurance is offered by several online companies, if you think that you might have to cancel for various reasons.

    ******************************* had rented Forest Dunes Resort 1010. Ms. ***** and her son **** checked into the one bedroom on 1/1/2022 and checked out on 3/1/2022. They had called in a maintenance issue which we dispatched our maintenance out to the unit, they did not like what our maintenance tech said so the owner was notified and the owner herself called out another maintenance tech. The maintenance tech that the owner called out said there was no issue, as did our maintenance. They came into the office to discuss the issue and they were offered 2 other units to stay in, however they did not want to move and said they didnt like the other units. He then complained about everything in the unit because they were not happy with the outcome of the situation. Ms. ***** complained about how uncomfortable the couch was, as her son made her sleep on the couch, and he slept in the bed. Maintenance had to go in and do repairs after Ms. ***** and her son departed. They damaged the wall and ceiling when they taped over the vent with duct tape, and it pulled paint off of the wall and ceiling when they removed it before departing. They also ripped the towel bar out of the wall which maintenance also repaired . The son **** has gone around calling employees of the company names like b*tch and c*nt and leaving bad reviews everywhere he can even though they were offered 2 units to move to and they choose not to. They then tried to book another unit on 5/17/2022 for the next year from 1/1/23-2/28/23, however we cancelled their reservation as we have the right to refuse to rent to a guest who damages a unit.

    Renters beware of this company. I recently stayed at ****************** in ****************** Unit H3. I had read poor reviews on Vrbo but I simply wanted a place on the beach at an affordable price during spring break. I did not however read reviews on Ocean Breeze rentals until after my trip has ended and I came to find out that I am dealing with a very shady property management company. I did a walk through and there appeared to be no damage or major issues that would cause me to reach out to Ocean Breeze or document my findings. Everything I noticed such as the carpet or cleanliness should already be a known fact as many previous reviews notated it. We rented the condo starting 3/30 through 4/6. I followed the check out instructions precisely and made sure the entire condo was cleaned and tidy. I heard nothing until 4/10 and the first email I receive was to notify me that my deposit of $200 was being initiated. The next email hours later was an unexplained charge of $500. I called Ocean Breeze to get an explanation. I called within business hours and every time I called no one could give me an explanation on why I was being charged. I only then receive an email hours later stating that the cleaning crew found a hole in the cushion and that is why I am being charged $500 as the couch may need to be replaced if it cannot be fixed. The damage shown was on the backside of the cushion as I would of seen and reported a hole in the front had I seen it. Why did they initiate the security deposit if I had caused damage? They also charge you a $59 damage waiver fee for damages up to $1000, but I am still charged an additional $500 for a cushion. What does the damage waiver fee cover? It is designed to cover accidental and unintentional damages. I know I nor my kids intentionally cut the couch open. Only upon being accused of damage do I ****** Ocean Breeze and see all of the poor reviews from their rentals. I will be fighting the charge.

    Upon the departure inspection of Chateau by The Sea,housekeeping had reported the back of the couch cushion ripped in the middle of the cushion, his card on file was charged for the damage. An email was sent to *********************** which contained pictures of the damage that was found. He was also informed in the email that the balance of the repair will be refunded to the card on file once the vendor bill is received.

    All renters are sent a rental agreement that they must sign to agree to the terms and conditions of renting a property. *********************** did sign the rental agreement and accepted the terms of the rental agreement. He booked the unit online through VRBO, he entered that there were 2 adults and 0 children. He did not call the office to change the number of guests in the unit before check in.


    The damage waiver is only valid if the renter turns in the damage before they depart from the unit which is stated in the rental agreement. This, however, was not turned in before *********************** checked out. There is also a laminated poster on the refrigerator stating that if the guest sees any damage upon check in to please call our office to note your reservation, it also states to turn in any damage before departure in the check in instructions. *********************** did not call in any damage upon check-in or before departing from the unit.

    DO NOT make reservations/pay deposit to this company. If you don't send their reservation agreement back signed within 48 hours they keep your deposit. We are elderly, do not have access to computer to sign/return. We could easily return by mail if they would work with us or give us until Monday. So disappointed/upset with this treatment. I will fight to get our money back. We are on social security and cannot afford to to lose this money. ***************************

    Unfortunately company policy is that all reservations need to have a signed rental agreement and we cannot hold a unit without all proper documentation which is why we could not confirm your reservation. We do thank you for being repeat renters since 2019.

    I dont recommended this place . They took 50% of my security deposit because I didnt sign their rental forms within 48 hours. I tested positive for COVID and was very ill. I didnt have the energy or the mind focus to even sign my name on a receipt let alone do it on an electronic documet. You should be ashamed of yourselves for your lack of empathy and compassion.

    Hello Patricia,

    I am so sorry to hear that you had covid and hope you are doing much better now.  

    I see that you booked your condo on 2/21 and it was not canceled until 3 days later on 2/24.  We do have a policy that documents have to be back to us within 48 hours to confirm your reservation, if not, the reservation is subject to our cancelation policy.  If you do decide that you still want the reservation, you are more than welcome to call the office and they can reinstate the reservation when they receive your signed rental agreement.  The cancelation fee will be removed when the reservation is reinstated. All you need to do is call our office directly and the reservationist can get that taken care of for your.

    I checked in The Caravelle Resort car 509 on July 18-23. Our room was not ready when we l arrived at 4:45 pm. I called Ocean breeze and spoke to a representative who advised me that someone is still cleaning the room and would let me know when it was available. We didn't check in until after 5:30 or so. We immediately noticed that the television was not working and the sliding door on the balcony wasn't sliding properly. I was advised that someone would be out to fix it the next day because it was an HOA problem. Monday night we noticed roaches crawling in the kitchen. I called and reported it and was advised that an exterminator would be coming. Nobody ever showed up. I sent several emails and nobody responded. I checked out on July 23. I will never stay at this resort or book with them again.

    Ms. ****** ***** states that she checked into the Caravelle Resort on July 18-23, however we are still in the month of June. She has her reservation dates wrong. Her reservation was from June 18th to the 23rd.
    When ****** ***** called in to the after-hours emergency line on 6/18 at 6:35pm to report that the cable was fuzzy and pixelated, we did notify the HOA of Caravelle Resort. The contact person for the HOA let me know that they are aware of the issue, and they are working on fixing it, Ms. ***** did not mention anything about the sliding door at that time.
    The next day when she called about the cable again, she was informed the HOA knew about the issue and they were working on it, she inquired about a refund, However we do not have control over the cable issues as we are not the HOA for the property and as its states in the rental agreement that "Rates will not be adjusted, nor refunds issued for failure of appliance or equipment breakdowns, resort amenity issues, construction, road repairs, unit cleanliness, maintenance, internet service connection problems or if you find the decor or furnishings unacceptable to your preferences."
    On 6/20, She called to report the sliding glass door was hard to open and close and a work order was put in. On 6/21 at 1:08am she called the after-hours emergency line again stating the cable was still not working properly and that there were bugs in the kitchen. She was told that the HOA would be notified in the morning when the HOA opens. Ocean Breeze maintenance was dispatched to the unit to look at the sliding door, He put lubricant on the door rollers to make it slide easier until the door company can get out and replace the rollers on the sliding door, which will be on 6/29. He then asked Ms. ***** if he could look around to see if he seen any bugs. He looked around the kitchen and the rest of the unit and no bugs were found. The HOA was still contacted and informed that our guest seen bugs in the unit since they also handle the pest control for this property. The HOA had the issues handled at the earliest possible convenience.

    I would never recommend the use of this company. After booking a vacation for June of 2022 back in November of 2021, we discovered they overbooked us. We discovered this with only a week until our expected arrival. After days of playing phone tag and being told by Heather, that they were investigating the situation due to an issue with their computer system, I finally got to speak to Melissa, the manager. She assured me they would resolve the situation. Later that day Melissa had another women named Jilly call me. Jilly informed me that the would not be able to accommodate us. She questioned the fact that I had a confirmation email even though I offered to email this back to her. She refused to acknowledge this and promptly sent me on my way. This was done with only a few days left until arrival. I have since called multiple times trying to get in contact with a manager or owner of the company and each time they disconnect me.

    On November 18th, 2021 at 2:01pm ******* *********** booked a unit that we manage on VRBO. On November 21, 2021 ******* *********** requested to change her reservation dates through VRBO. On November 22, 2021 at 10:37am, an Ocean Breeze Beach Vacations employee sent a reservation change form to the guest to change the guests reservation dates. The reservation change for is company policy and is to be filled out by the guest with the new reservation dates. However when she sent it back it was not fully completed by the guest, it was only signed at the bottom. The guest did not follow up with her dates being changed. On June 5th, 2022, eleven days before her reservation she was questioning the changing of her dates, which should have been taken care of when she sent in the signed reservation change form. At that time her dates were already booked by another guest, All of our units were fully booked for the dates she needed, If we had a unit available we would have been happy to move her to another unit. She was offered to stay her original dates and if that was not an option she was referred back to contact VRBO as she has originally booked through them and was told that they could help her find another place to stay. She was refunded in full.

    I did fill out the change of date form given to me by an agent at Ocean Breeze Realty, not Vbro. I was sent a confirmation of this date change form with the a conformation that the dates were changed. It would not be my responsibility to follow up on this since the company supplied me with a digital copy of the the date change . This was all done through the business in question and not Vbro. When I offered to forward this confirmation to Jilly, an Ocean Breeze representative, she would not supply me with an email to do so. I was never offered the original dates, which we could not attend anyway, hence a date change being made back in November.

    We were overbooked and informed about this mistake a week before expected arrival. We were also told by an agent at Ocean Breeze that they were having computer issues which is why they could not find out change of date form.

    On November 22, 2021 at 10:37am, an Ocean Breeze Beach Vacations employee sent a reservation change form to you to change your reservation dates. The reservation change form is company policy and is to be filled out by the guest with the previous reservation information as well as the new reservation dates requested. We do not sent out digital copies of the date change, you would have received an updated booking confirmation which you did not. However, on November 22nd, 2021 11:01am, when she sent it back to the reservations email and it was not fully completed by the guest, it was only signed at the bottom. The guest did not fill out the change form properly and did not follow up with her dates being changed. The only option that was offered to you was to check in or out on your original dates or refund, which you stated you could not come your original dates so you were refunded in full and referred back to VRBO since that is how you originally booked.

    Ocean Breeze's statement is false, as I have the confirmation sent to me by them in the form of a hard copy. I would be more than happy to supply a copy of this to the BBB.

    The customer service provided by this company was minimal, they were not honest with me when trying to correct the situation, refused to allow me to speak to a manager, and now they are accusing me of not being honest even though I have solid and tangible proof of their mistake.

    All that needed to be done to rectify this situation was to provide lodging accommodations seeing as we made our reservation over 8 months in advance, we're traveling over 10 hours from the city of Philadelphia, and we're only made aware of their mistake a week in advance of our arrival date.

    This company is unethical, not honest, and could use a crash course in Human Resources for their employees.

    Ocean Breeze has the email that was sent back of the blank but only signed changed form. Melissa did not follow up with her change of dates until about a week and a half before her trip. We assumed that she had changed her mind and wanted to keep her original dates as that does happen often. If we had another unit to move her to, we would have but all units were booked for her dates. She was offered to stay her original dates or refunded in full. She was in fact refunded in full and referred back to VRBO as that is the way she booked. All guests that book through VRBO pay a service fee to them incase any issues like this or worse occur which VRBO would have helped her find another property to stay at for her dates.
