    When I first moved in Feb 2022 the property was in disrepair. The upstairs bathtub was leaking into the family room, MOLD in both bathrooms which was never remediated just covered up, Dirty, Dog Feces that were never cleaned up in the backyard by the former tenant and a slew of deferred maintenance which led me to an understanding since there was a rental boom up until this year this ********* property management co. just flat out doesn't care. It took 4 different 'plumbers' before they finally fixed a simple leak 2 months later that I could've fixed myself. They send the cheapest 'maintenance' guys who don't even know how to paint. On June 14th I requested for them to simply fix some AC vents (which their maintenance guy broke in the first place) which wouldn't close. They give you 3 times to choose for them to come which was on the 15th-17th. No one showed up until 1 week later on June 20th without calling first while I was out of town. They then proceeded to charge me an illegal $** no show fee when in fact it was THEM who no showed in the first place. This so called no show fee is not even in the lease! Then a Derecho hit the next week and power to all their units sent them scrambling and shut their internet down.. ************** Just recently They demanded I be available for a sprinkler blowout and they have to enter the property without me being present. That same week their owner from ** decided he wants to come inspect the property on Thur of which I had an appointment at that exact time, so we called them and POLITELY requested to change the time a few hours/day or so of which Amy flat-out responded no. I told them if that's the case then go ahead and show up, I'll call the Police for trespassing. They then proceed to send me an infraction that I won't let people in the house, refused to blow out the sprinklers even though I said they **N come and do that but I already turned off the water 2 them, so no need to come inside. Shame on this co

    Business Response /* (1000, 5, 2022/10/17) */ Due to the continued harassment, abusive and threatening behavior and defamation of character from this resident, he is no longer allowed to have contact with our office. We have multiple emails and a recorded call that have been turned over to legal counsel. What he states in his complaint is not what he put in his emails nor what what was spoken in the phone conversation with his wife and him in the background. 1. The tenant received written notice on 10/5/22 @ 9:36 am that the sprinkler crew would be there on 10/6/22 between 10:00 am to 12:00 pm. The crew got to the house and the tenant had placed a lock on the door to get the sprinkler system. The sprinkler guy couldn't blow out the sprinkler system. 2. The tenant received notice, again, on 10/10/22 that the sprinkler crew would be coming back to blow out the sprinkler system on 10/10/22, again, between 10 am to 12 pm. 3. The tenant started sending emails stating our times didn't work for him. He had received an infraction because he had been informed the sprinkler crew was coming and he had a lock to access the box that was unauthorized so the crew had to leave without blowing the sprinkler out. 4. I, the President, was not aware there was an issue going on with the sprinkler system and the Owner of the property informed me that he was coming to town for the first time in 3 years. The Owner was from ********** and asked me to notify the tenants from all his units that he wanted to enter them to see them. 5. I notified Mr. ******* on Monday, October 10, that we would be entering the house on Thursday, October 13 at 1:00 p.m. That is when things got out of hand. 6. Mr. ********* wife contacted out office and told me that was not going to work for them and it fell apartment from there. I will include some of the email correspondence from Mr. ******* that has led to his not having contact with our office any more. It needs to be through our attorney. Even with this complaint, he is not being forth coming in what has transpired. EMAIL #1 This Thursday @ 1PM is a bad time. Why are you guys being so unreasonable??? I also feel that I am being harassed and you are in violation to my rights of queit enjoyment with these two inspections within 1 week. It is Well within my rights to request a different time. If someone enters the premises without my permission I will be contacting my attorney and the Local Police Department. I know the law. I want you guys to be aware that you guys tried to charge me a $** no show fee when it was YOU GUYS who no showed in the first place back in JUNE. If I am charged another one of those nonsense fees that are not in the lease I will be sending you a no show fee this time FOR YOUR INCOMPETENCE OF NOT SHOWING UP AT THE TIMES REQUESTED AND THEN SHOWING UP UNNANNOUNCED A WEEK LATER AND THEN TRYING TO CHARGE THIS NONSENSE FEE, and if it is not paid I will send it to collections. I ALSO STATED SEVERAL TIMES PLEASE CALL FIRST BEFORE COMING TO WHICH WAS NEVER ADHERED to. DO I NEED TO TEACH YOU GUYS HOW TO USE A PHONE??? Please learn how to conduct business in a professional manner. On top of that you telling my wife you cannot reschedule the time THAT DOES NOT WORK FOR US, has pushed me over the edge as that is WELL WITHIN OUR TENANT RIGHTS... By the way that is the word around town about your unprofessionalism perhaps you should reevaluate how you operate your 'property MISmanagement. You may be able to push over your other tenants that don't know the law but SORRY, NOT THIS ONE. I am well within my rights to request a different time and Thursday @ 1P DOES NOT WORK. In fact the maintenance coming tomorrow, they can come but they ARE NOT ALLOWED TO ENTER THE PREMISES AND THE WATER HAS BEEN SHUT OFF TO THE SPRINKLERS.. I have told Jen this numerous times but she has ignored my emails. AGAIN FOR THE UMPTEENTH TIME MAKE SURE THE MAINTENANCE GUY CALLS FIRST. I DO NOT WANT ANYONE AT MY PREMISES WITHOUT ME THERE, PERIOD. We still have maintenance items that have not been repaired even after 5-10 requests. Why is everything like pulling teeth with you guys?? Please take a business class or something, oh wait you don't need a professional license to conduct 'property management' in ************, that explains your unprofessionalism. I expect a prompt response to this email by the end of the BUSINESS DAY TODAY. EMAIL #2 Amy, I know I'm not the owner. I know how real estate and tenancy laws work, I have taken several courses and tests regarding these matters as I'm licensed in 4 states.. I have the legal right according to tenancy laws to request a different time for inspection. Just because you say you're coming at a certain time doesn't mean I HAVE to accomodate you every time. The world doesn't revolve around your guys schedule. I was never offered to get out of my lease several times only once and tried to get a pluthera items fixed which several still have not been, such as MOLD (safety hazard), the microwave, corroded sink and bathroom faucets, and the upstairs shower was leaking and pluthera of OTHER deferred maintenance. Well guess what the rental market is not in your guys favor anymore so you'll have to start making units more livable and updated before you tenants move in cupcake. I asked several times for someone to come out and you guys sent incompetent 'plumbers' out over 4x and finally OVER a month later the issue was finally fixed with wood underneath that is still bowing in due to the water damage that needs replaced as that is also a safety hazard but doesn't really matter because you've made it obvious that you and your company just plain and simply doesn't care. How am I being abusive? Please read your guys numerous 1 star reviews. You should be ashamed as a 'president' of a 'company' to have that many. Guess how many I have? 0. That's because I run my business professionally, legally, and take care of my clients unlike your so called company. Obviously You guys have no respect for your tenants. You think I don't know I'm not the owner? I am a tenant and I have legal rights, Understood?? I told you I have a legal right to request a different time like 4:00P? This is not rocket science. If he's coming from ** to view several different properties he can change his schedule a few hours/day I'm sure he is not in town for just 1 day. Do you want me to do your job for you and call him myself?? OR Is it just you guys are too lazy to simply call and ask him to change the time a few hours??? I'm not being unreasonable here, it is you that is being completely unreasonable, and I don't appreciate how you spoke with my wife as If you guys can just do whatever you want. Maybe with your other tenants but not with this one lady, and you can try to tell my wife the time can't be changed but yes it can and it will..That is the law so obviously YOU DON'T KNOW THE LAW. I happen to have a broker license and just because you give notice doesn't mean I have to let you in if that time does not work unless it's an emergency. Please read up on the tenancy laws because obviously you don't know them very well for being a 'president' of a property mgmt co.. Every time dealing with your 'company' has been nothing short of complete and utter nonsense. And no again you are completely WRONG, As I put in a request for June 15-17 for someone to come your maintenance NEVER showed up so no that is not my fee.. Then after that they decided to show up June 23rd when I was NOT HOME and then you guys tried to charge me a nonsense $** no show fee when again it was on you who NO SHOWED. By the way, where is that in the lease that you can do that?? Please state the clause. I'm not harassing anyone. Again I told you guys several times to call first simple as that. I did put that in the maintenance requests it was that simple so why can't you guys follow simple instructions? That is also a lie you did tell my wife that you would not reschedule I was sitting right next to her when you said that. Again, make sure the Maintenance guy CALLS FIRST before he comes out, I do not want anyone in my leased premises without me being there PERIOD. I am being accomodating but as I told you please read the last email THAT TIME DOESN'T WORK. If you guys want to be treated with respect then try treating your tenants with some. I was referred to as a "cupcake", in a sexist and very offensive way. I do not have enough characters left to include all the emails. He refers to me as "lady" and as a woman business owner that I operate a property "MISmanagement" company. He has continued to insult my property management expertise and education, asking if I got my license from "*****" and stating he has deep pockets and lots of attorneys to take me on. We are here to serve people, but not to take the abuse and harassment we are receiving from Mr. *******.
