      Brun took over the management early this year of the apartment building I have lived at for a couple of years now. They are night and day compared to the prior management. They actually do what they say they will do, what a change. I would recommend them wholeheartedly.

      The WORST people to rent from in the area. The establishment is ran by what seems to be children with the way they handle things (as you can tell by their fabulous replies on here, that's what you get in real life too; when they actually decide to answer the phone that is, usually they don't even if it's cops calling them about squatters in their apartments with guns threatening paying tenants L O L) My neighbor recently had his leg amputated and they decided to evict him instead of making it handicap accessible. Caring and fair and LEGAL right? You will get an "eviction warning notice" usually once every 3 months even if you've already paid your pet deposit and monthly pet rent (paid the deposit twice because they "lost" it the first time) they have also "lost" my rent checks before. LOL AGAIN. maintenance seems to be family friends they wanted to give jobs because they have no idea what they're doing and nothing is ever properly nor timely done, it will usually take a few months. maintenance will also talk to you the entire time but all they do is spew racist and bigoted stuff and make you uncomfortable especially if you're a female. It's been absolute hell living here and i recommend everyone stay away from Brun. Pay the extra $100 somewhere that's actually decent to live at.

Here's additional info related to both Brian H's and Max G's reviews: My response to Brian H on the BBB website was in November 2021, however in April 2022, Brian vacated the unit because he was issued another 14 day notice and chose to break his rental agreement and vacate the unit as opposed to comply with the terms of his rental agreement. He was assessed quite a bit of damages for the condition he left the unit in after move out. It was incredibly dirty and in poor condition. These are demonstrable facts.       I have rented from Brun properties for five years now, only because it's what I can afford, and they have been nothing but trouble the entire time. Harassing me as a tenant, allowing squatters to remain in a vacant apartment for over 2 months (still ongoing), sold me a moldy and busted up apartment before renovating it, and lost my rent checks multiple times forcing me to pay them over AGAIN. Do not trust these crooks. All they do is lie to their residents and rob them of their money.

      I will address each one of your allegations:

      Brian, you have rented from us for almost 5 years. It surprising how one situation can ruin a relationship. We have accommodated you over the years and have treated you fairly and honestly. It is disappointing that you have chosen to handle the unfortunate situation in unit #12 in the method you have chosen. You have left two very unsatisfactory and derogatory reviews with unfounded allegations, outright lies and defamatory statements. The following are facts:

      During your tenancy we have only raised your rent twice. At the request of the owner you rent was raised because your rent was significantly below market and your new rent is still significantly below market. The current market rent for your unit is $695 and that is what we will be asking when the next vacancy comes up. The owner could have raised your rent to the market rent of $695, he did not, he graciously raised it a nominal amount.

      Regarding the squatters you mention, we have advised all of the tenants at the property, including you, that unfortunately that unit, #12 is under eviction and the only method of getting these tenants out is through the court system. We have advised you multiple times beginning in November that the tenant is being evicted. The police will not remove the tenants, we must go through the courts to remove them. We want them gone as much as you do. They are bothering all of the tenant, not just you, they are not paying the rent and are probably destroying the unit. We also just advised all of the tenants on 11/16/21 that we went to court and got the right of possession against the tenant, however the court gives them 10 days to appeal. If they do not appeal, we will then request the sheriff to come out and give us possession and we will set them out. The soonest we can request the sheriff is 11/29/21, then we have to wait for the sheriff to schedule the lock out. This is as fast as the process works. There is nothing more we can do about it. It's unfair to blame us for something we have no control over.

      Condition of unit - during your tenancy you have requested 15 maintenance work orders, all of which have been completed. They range from issues with your HVAC, toilet, water heater, ceiling leaks. I have reviewed your move in inspection report signed by you in 2017 and there you did not note any defects in the apartment when you rented it. The unit had new paint throughout and everything else was in satisfactory, operable condition.

      Tenancy - on 4 separate occasions during your tenancy your have been notified for the following lease violations; unauthorized occupants, unauthorized pets, noise, disturbing other tenants.

      Lost Rent Checks - I have reviewed over 5 pages of notes that we take when you contact us or we contact you, your full tenant ledger, over 37 pages of emails from us and only 1 from you, 17 pages of text messages from us and only a couple from you. Not one mention in all of those notes, ledgers, emails, and text messages of us losing your rent once, nor multiple times. I do see notes where you failed to pay your pet deposit after you got your dog and us having to work with you to get it paid. I see where you have had multiple interactions with other tenants where they have complained about you and you have complained about them.

      You have had multiple opportunities to not renew your tenancy, yet you have chosen to remain a tenant. In fact, you were notified of a rent increase (your first) to take effect on July 1st, 2021. You had the option to not renew at that time. You had been a month to month tenant for over a year, and yet you still chose to remain as a tenant. In September 2021, you contacted us wanting to add another occupant to your lease. Why add someone to your lease if you don't like the apartment and you don't like us.

      Regarding the your statement; do not trust these crooks, all they do is lie to their tenants and rob them. Please, please provide ANY proof you have of these allegations. All I see while you have been a tenant is that we have been very reasonable in the rent we charge you, worked with you multiple times regarding multiple lease violations, repaired and maintained your unit and treated you fairly.
