58 Foundation refuses to come out and PROPERLY fill in the sinkholes that have appeared after they installed helical piers under the concrete slab of my house. I paid ($32K) them for a professional job to be done and I expect 58 Foundation to provide a complete job satisfaction professional service. The concrete slab foundation on my house was sinking. I hired 58 Foundation to repair it by installing helical piers to stabilize the slab and keep it from further sinking in May 2024, ($32K). 58 Foundation came out and conducted the work but shortly after, I noticed sinkholes developing in the areas where they installed the helical piers. On 03 September 2024, I contacted the sales representative (****) via text message (with photos) and I informed him of the issue and asked for someone to come out and properly fill the holes. He responded by stating it is "soil that has compacted due to rain & dry conditions and that it is normal, but he would pass it on to the manager (*****). A week went by and no one contacted me so I called *****, the manager, and left a voice message regarding the issue. Still no response. On 11 September 2024, I sent ***** a text message, and to date (09-13-2024) I have not heard from anyone. The photos I sent to 58 Foundation do not reflect the depth of the holes. And the holes should be filled by professionals and not some novice person. I feel they want me to fill them in. But as a U.S. Military combat service-related disabled veteran, it would be extremely difficult for me to do it. And I shouldn't have to pay someone else to do a job that 58 Foundation should do.Business Response

Our General Manager ****** ***** has been in direct contact with Mr. ********* regarding his complaint and we take his concerns very seriously. After an extensive piering project such as Mr. ***********, settlement of soil is normal and expected. As per our contract, we are not responsible for settlement after job completion but we want to ensure he is fully satisfied so we will be returning to his home to fill and tamp down any holes to resolve his concerns and we encourage Mr. ********* to please reach out to ***** **** directly should he have any further questions regarding the project. July of 2022 I contracted for foundation repairs and crawlspace waterproofing/encapsulation for my home. Work was completed with a lifetime warranty and with a 100% money back guarantee for $44,860. They inspected in 2023 and explained away my concerns about encapsulation intall. I contacted them in April 2024 when I found the Carpenter ant problem directly related to ope. Crack in foundation wall below and above grade and cost of treatment and prevention was just over $5100. To have them come back and inspect/repair along with issues for the encapsulation which was not staying sealed, showed evidence of standing water, and prevented ability to inspect for termite/carpenter ant damage. Many calls and emails later an inspection was done 5/21/2024 and **** told me they would probably have to dig 1-2 feet on that wall to reseal with hydraulic cement, a water test would be needed and possibly redo the encapsulation, and finally he would ask about reimbursement for pest costs. More email and phone calls with no resolution 6/3/24 finally spoke to the GM and after a bit of "discussion " was left with a promise to get back to me in a couple days after he spoke with the inspector with an answer on reimbursement for half of the Carpenter ant expense and repairs to encapsulation. 6/14/24 I called since no reply. More tape/cement- not resolved. More emails/calls to service dept. Finally spoke to coowner **** ******. He was dismissive and insulting. Stated no way they would reimburse for ant dmge but I could send the info to his email with pics. I sent the email noting the issues related to waterproofing and encapsulation of the crawlspace incl. link to pics taken during excavation shows a crack behind the ac where the ants were coming in, the encapsulation that has not been installed per the contract on 8/9/24. No reply. 8/15 called and was transfered to his secretary ***** ******* She would ask him to verify email receipt and contact me. No reply. 8/26/24 I left VM no reply.Business Response

When Ms. ***** contacted us about her additional foundation concerns, we returned to her home to inspect and to uphold our warranty/guarantee to seal the additional cracks in her foundation that were not found during our original visit. These additional repairs was made in July 2024 and all foundation cracks are sealed, as per her contract.
Ms. ******* remaining concern is regarding a carpenter ant issue at her home where she believes they are entering through cracks in her foundation. Our General Manager took the time to personally speak with her pest control company who confirmed that the ants are not entering through foundation cracks, but rather coming in through her dirt crawl space. Every time we have spoken to Ms. *****, we have let her know that her warranty with us does not cover ants, and we have confirmed that her foundation is sealed, which is what she contracted us to do.
We encourage Ms. ***** to reach back out to our General Manager whom she has been working with ****** ******** if we can be of further assistance in explaining our services and warranties.Business Response

Crawlspace encapsulation was corrected on 9/19. I still believe the company is partially liable for the pest damages, especially since an inspection would've been impossible the way previously installed so 100% satisfaction is impossible for me with the company's refusal to compensate even partially for the expense I incurred to initially treat and repair. I would not expect reimbursement for ongoing preventative treatment which is now required to prevent their return. They may have corrected the issue with the encapsulation but it shouldn't have come down to filing a formal complaint to resolve anything.Initial Complaint

10,201.05 PD 5/31/24 952.00 PD 5/4/24 Paid for insulation and waterproofing in crawlspace, including sump pump none of which were installed correctly. The wrong size insulation was used in flooring with gaps on each side and several places had no insulation at all. Called them to come back out and issue was still not corrected. Asked for my money back for all of it and was told that only the insulation cost would be replaced (which has not been). There is a money back guarantee in my paperwork. I asked for a technician and spoke to the general manager for someone to come back out and have heard nothing back. This was on 7/24.Business Response

My husband and I had a new sump pump (3/4 HP which handles up to 6,300 gallons of water per hour) and battery backup system installed by BDry. BDry provided us with paperwork of a lifetime warranty on “the system and service work.” During a recent storm, we had water leak into the basement from this sump pump. When we called BDry, we learned that BDry for Maryland has been taken over by 58 Foundations. When I called 58 Foundations, I was told that BDry customers making a claim needed to complete a form online with BDry for review. I completed the form (also provided copies of the work order and lifetime warranty) and when we did not get a response, I called 58 Foundations and was told there “was a service ticket created” and someone would be contacting me. I was contacted a few days later and was advised that the “lifetime warranty from BDry would not be honored since it (meaning the sump pump) is a BDry product.” When I questioned this, the lady stated that she checked with her Manager who confirmed that the BDry lifetime warranty would not be honored. She then advised me that it would be a $200 service charge just for a tech to come to our home. Since we need to have the sump pump checked to determine why we had the intrusion of water, an appointment was scheduled for the earliest opening of 2/5/2024. We have a lifetime warranty on a sump pump system which is why we went with BDry in the first place. 58 Foundations should have been aware of this when they acquired the company and they should honor that warranty.Business Response

Upon receiving this complaint, we immediately contacted the consumer and sent our general manager to her home for inspection (ahead of the date the consumer originally scheduled with our service department). Upon inspection, we determined that the pumps the consumer was originally concerned about needing replacing under warranty were working just fine and do not need replacement. Instead, we found that the pumps were overwhelmed with the amount of water and that the pumps need to have separate lines based on the amount of water around the home. This service has been scheduled to be completed on 2/7/24. We explained this to the consumer and we are under the impression that she understands the issue and why the pumps would not need to be replaced under the warranty in question. We believe this matter has been addressed and both parties are in agreement with the resolution.Customer Answer

The tech came out to install an additional line for the backup pump to disperse water. We had a rain storm shortly afterwards and all the water from the sump pump went out the backup line and not the main line. I called 58 Foundations and made an appointment for 3/5 at 3pm with the same tech that was originally here. When the tech didn’t show, I called the company and was advised that the tech was having complications at his current job and would not be able to get here until 5:30-6pm. We then received a call that he would not be able to come and the appointment was rescheduled for today at 9am-10am and that the tech would call when he was en route. At approximately 9:35, I happened to notice the 58 Foundations truck parked at my neighbor’s house and called the tech to come to our home. The tech stated that he did not know why he was here. He further stated that he thought he had to do a complete install. I explained the situation and he stated “I never touched the main pump.” I told him that I did not know what happened but all the water is now coming out the backup line not the main line which is causing ponding on the side of our house. The tech did not appear to believe what I was saying. My husband came home from work and explained the same thing. The tech was abrasive and rude and unfortunately, it became a screaming match. We eventually tested the system and the water did disperse from the main line. I attempted to contact the Regional Manager but did not receive an answer or response so far.
We have never received such terrible customer service….someone who is argumentative and treats you like you are lying. We would have never called for someone to come back if there was not a problem.
We only contacted this company since BDry went out of service. The BDry lifetime warranty was NOT honored so beware if you are a previous BDry customer. This was a terrible experience and we will never use this company again.

Since we received an additional response from the ********** regarding our recent visit to check on their pump lines we wanted to provide an update to ensure everything was resolved with the BBB. The ********** originally contacted us to honor their previous warranty under BDry because they were under the impression that their pump system was no longer working. Although the BDry warranty had expired in 2022, we honored the warranty under our standard customer protocol as a courtesy. During our initial visit, we found that the pump was operating as it should; however, their back-up pump could use an additional line to accommodate the amount of water they were getting, so we installed the additional line.
The ********** then called us back out to their home, stating that their main line was no longer working. We sent our tech back out to their home where he ran a test and found that both pumps were working properly. When the ********** were not satisfied with this diagnosis, he ran an additional test to demonstrate the pumps were working properly. We explained that when their property gets a lot of water all at once, both pumps will be pumping at same time, which is what the system is designed to do. As evidence, the ********** have confirmed they have no water in their basement. We consider this matter resolved and encourage the ********** to reach back out should they discover water in their basement.Initial Complaint

I hired 58 foundations to Waterproof my basement and correct a foundational issue within my crawl space in March of 2022, since then the system has malfunctioned, PCV from The system broke causing water to run down the shared driveway of my home. I contacted the company. They sent someone out twice to fix the issue. The first guy said the pvc under ground needs to be replaced. They sent someone out and authorized them against my wishes to discharge the line onto my front lawn which is illegal for the city I live in. I then called the city to find out they NEVER PULLED PERMITS for the work they performed initially installing the system and doing the foundational work. The city of Wilmington came out to my house and cited me for 58 foundations work not being up to code. No plumber was used, no electrician was involved and the city never inspected any of the work performed until it malfunctioned and was not illegally discharging on my front lawn. The general Manager ***** **** authorized the discharge knowing it was illegal and Todd (the owner) claims The system works fine I’m just being unreasonable. He pulled permits from the city against my wishes on 8/14 of THIS YEAR to cover their Butts but won’t sever the ties so I can get another company to install a proper system. I financed the 12k repair that isn’t up to code and needs to be redone by someone who will follow city guidelines from start to finish. I want nothing more than the finance charges erased that I owe and money to assist with hiring a new company to fix their illegally discharged line and poorly executed foundational work. My kitchen is sagging and my home is suffering from their negligence that I am contractually bind to pay to Foundation funding. I need help getting these finances charges dropped and getting my home properly waterproofed and my crawl space properly fixed below my kitchen. In December 2022, a sales rep named **** came out to my house to show me my options. He suggested that we have a perimeter trench dug around the basement with a well and sump pump. He went over the options with me and told me about the amazing sump pumps that 58 Foundations has...they are battery back-up in case of a power outage. I was excited about that because it gave me peace of mind. Let me be clear when I say that there was only a SINGLE option presented when it came to the type of sump pump they provided. **** gave me the option of a battery back-up and no other options. 5 months passes after install and we have some bad storms. I want to be sure that the sump pump battery was still good, so I open the lid of the well to check on the battery, only to find out that we have a pump without a battery back-up, like I was told by my sales rep we would have. I reach out to the company. After 24 hours, I still haven't heard back from the company, so I reach out to the sales rep directly. He tells me that I didn't purchase the battery back-up pump and that he would be happy to sell me one for an additional $1,500. I contacted the company to see what resolution we could arrive at. I have been told at this point that I did not purchase one even though the sales rep told me I was getting a battery back-up pump. A battery back-up was VERY important to me. The SC manager for 58 Foundations called me today & offered to sell me one. But I cannot bring myself to pay for something I was told would be included. She told me that the invoice does not show a line item for the battery back-up. The invoice only lists "sump pump". How was I supposed to know that "sump pump" didn't mean the battery back-up pump that the sales rep told me would be included? At the end of the day, the company has blamed me for the miscommunication. The SC manager told me that there was a miscommunication and she was sorry I did not understand what I was buying. I entered into a contract with 58 Foundations (because they were less expensive then another estimate) to install 4 Helical Piers to the exterior of the foundation of my home on 06/06/23 and to replace the wooden crawl space door. The contract clearly states on Page 1, item #7 - Clean work area and remove all work-related equipment, materials, and debris. I called 58 Foundations after they completed the job as they left behind a debris field of clay at least 6 feet long and 3-feet wide along the side of my home. I contacted their Salesman-**** ******* and he and his Manager-**** ******* came to look at the clay and I was advised by that manager that they were not lawn people and therefore they are not responsible for cleaning up the clay even though they removed it from the ground in order to install their product consisting of 4 Helical Piers. My complaint is that if their contract clearly states the removal of debris, then why would they not honor their own contract? I had to hire my lawn company to come out and remove the clay they left behind which costs me $225. I caution anyone who is deciding whether to hire this company, to reconsider. I think in all fairness that 58 Foundations should reimburse me the $225. I had to pay out in order to clean up the clay they left behind. They clearly broke the terms of their contract by refusing to clean up the debris field that their workers made. The clay they left behind is not considered consequential damages. It is debris which they left behind. In addition, the crawl space door they replaced is not closing tightly and I showed them this too but as of this date (06/13/23) they have made no effort to correct this problem and I have had no further response from 58 Foundations. Please be advised that this matter involving 58 Foundations and myself has now been resolved. The company agreed to reimburse me the $225. I paid out of my pocket to remove and level the clay debris field left on the side of my home. I agreed to sign off on a general release specifically related to the clay clean up. The company assurred me that my warranty is still valid for the other work performed by 58 Foundations.
I must say that this company has great work ethics and even though we agreed to disagree regarding the basis of my complaint, they stepped forward and did the right thing. I would recommend this company for any foundation work as they stand behind their products and their work.

I signed a contract with '58 Foundations to install a drainage system. They accepted a payment of more than $1200 dollars and left me an envelope asking for the remained of the payment. This was scheduled as a two day job. 58' foundations was install a basement waterproofing and drainage system but would leave the basement unfinished so I needed to finish the job (reinstall floor and walls) to return to livable condition. I lined up a contracted to arrive the day after they were scheduled to be finished as we are living in this house. I was scheduled for work to begin on Monday August 8 for a two day project. They said they would be there at 8am. At 2:30pm I called and they said, oh sorry we moved your appointment to Wednesday at 8am. On Wednesday at 2:30 PM I called and they said, oh sorry we moved your appointment to Thursday at 8am. Thursday they came and started the project, leaving a pile of debris in the basement and yard when they left. On Friday they returned for 2-3 hours, removed the demolition debris and said they would be back...crickets... So far they have never come back. They have never called. I called Friday night they said, no one is available it is after hours. I called Saturday during published business hours (9am-1pm) and was told there was no one available. I called Monday at 8:30 am, again during business hours, and was told there was no one available to provide "any" information on my project. I was then told they would send an email and get back to me by "Wednesday"!!! This was to be a 2 day job and now, more than a week after I was scheduled to start there is gravel, buckets of more gravel, holes in my basement floor and wall, and no information on when the job will be finished! This is horrible and unacceptable! I have been lied to. I have been misled. And now I am left with a house that is unlivable and no resolution in sight. I need the job completed. I should get a price adjustment for the headache and loss of a livable home.Business Response

'58 Foundations was formerly BDry. We contracted to have a gravity system installed in our finished basement. The contract included a lifetime warranty. The guarantee is why we chose the company. After approximately 18 months we had a heavy rain in our area and water entered the basement where the system was installed. When contacted the Manager informed me that our area was under a flood watch that day and therefore the warranty didn't apply. The house did not flood. The heavy rain was too just too much for the system to handle. When a tech did come out he told us the system wasn't designed correctly. I then had phone calls with the Manager who said he had to contact his VP and would see what could be done to resolve the problem. That email was on 4/15/22. Since then I have not had any returned emails or phone calls. I will have to find another contractor to fix their system.Business Response

The company did work on my house parked it's truck in my driveway and spilled cement in it. It looked like they just tried to wash it on w a bucket of water and that make it much worse spreading it all over the driveway. I called the company and after several contacts finally receive a call back they requested pictures which I sent. They said a power wash would take of it and sent a guy out. The power wash did not just spread it out more I spoke with the guy and said the driveway would need to be sealed, he agreed. I called the company back and they said they want to take pictures so I made a appointment the guy spoke at the time range stated I waited an hour more then call the company back to advise them. I then called the corp hot line number for the company and told them the above. They requested. Pictures which I sent. Ten minutes late I received a call from the guy that he was on his way I told I had to go back to work. He called left me a message that he stopped and took the pics. Also a Vp from the corp office called I explained the story above about no followup on my calls or complaint to The local office and was told to deal with him and he had received my pics and to send him the invoice for the sealing. I did once I had it sealed. And called to confirm which he stated he did. He promised me the local office would drop me off a check right away. It is now a week later and no word or no check in person or by mail. I called yesterday morning the vp direct number and his voice mail was full so I call back the corp hot line number left a message. As of end of busiiness today I have received no call back.Business Response

Although we made a mistake with the concrete on the driveway, it's the response to this mistake that is frustrating to me as well. I take full responsibility. I have corrected a few steps in how we respond from here forward in that the first person to receive a concern from a customer will be responsible and empowered to correct it. I understand that this doesn't take away your frustration with our company. Lastly, I'm glad that you are in receipt of the reimbursement check for the resealing of your driveway.
