My plumbing has been backed up since 2/11/2025, I put in a maintenance request and reached out to the maintenance manager (*******) on that day. Someone was sent to our house to fix it on 2/16/25, but it was NOT fixed. The plumber stated that he didn't have the right equipment and someone else would have to come. The maintenance coordinator (*******) reached out on 2/17/25 to ask if it was fixed, and I told her it was not. She did not respond to this message, or any others since then. I have sent text messages, called, left voice mails and sent emails with no response. No one at the office answers the phone. My plumbing is backed up and sewage is coming into our home. We can no longer flush the toilets without our bathroom flooding with sewage. This is unsafe and unlivable and no one will give us an update, or even respond.Business Response

I was notified back in December of 2024 that Lubin was the new property company for the apartment building I live in at ***********, which was effective immediately. This was approximately December 23rd, 2024.All of my information was transferred over to them from ********. I contacted Marathon via email and confirmed that my $745.00 deposit was also transferred to Lubin. I contacted Lubin to inquire about why the 'Deposit Held' section in my online portal is still showing $0.00. I let them know that I have written confirmation from an employee at ******** stating that my deposit was already transferred to them (Lubin).*****, at Lubin, stated that they didn't receive my deposit. I asked her how that was possible if Marathon already transferred the deposit over to them. She responded stating that she will ask a manager. That was the last response I received. Now I am being ignored.There is something seriously wrong here. Ive been with this company for 6 years , they never answer the phone ,never have the office opened , very hard to contact. But will take you to court. I just moved in my new home with a lot of issues and they still haven l been to fix them I been here since Nov ******* till now December ******* and I think I got a electrical and plumbing problem.Business Response

We rented from Lubin Property management for 1 year. Upon moving in, we had immediate issues with the cleanliness of the home. There was mold in the refrigerator, the oven did not work, every surface in the home was covered in dirty and dust. Also, the scent of urine coming from the carpets was nauseating and the paint in the residence had so many layers it was chipping away. While living there, we had a pipe burst where it was not properly insulated and a roof leak turned into a interior ceiling leak in multiple rooms. We did what we could over a year to make this house livable but it was horrible. Every time we reached out for maintenance we either reached the never ending loop of foreign representatives with no power to help or a shotty repair was made that never really held up. This home has black mold and holes in the ceiling where water has been dripping. Upon moving out, Lubin Property management did not contact us for a mutual inspection as the law requires and they did not give us written noticed that they would be holding our entire deposit and charging us $145 more until my husband contacted them over a month later. Lubin did not live up to their responsibility as a property manager and now wants us to pay for their neglect.Business Response

I am rejecting this response because:This property was left in far better condition than it was received. The holes in the ceiling and paint was a result of a roof leak. We brought this leak to their attention via the portal several times and they said it was fixed. Our ceiling leaked every time it rained till the day we moved out. They do not take care of their property and the disrepair is a result of poor property management.

Hello, my name is ***************. I live in ******************** located in **********************. I just recently moved here the end of March on the 29 year 2024. I paid the leasing woman, *******************************, on March 21st a deposit of $745 , on March 29th I paid another $745 because she stated the apartment was ready and that I could move in instead of moving in on the 1st of April. She gave my grandmother the key I was moving my kids and I things from ************, **. As I got to the apartment, went inside, it was dirty, toilets full of mold, sick filled with some type of substance or food, appliances not hooked up, ceiling filled with ***** spots, and a huge pudge in the ceiling. I reached out, contacted ****************** the entire weekend and got no response. On Monday, April 1st I went into the office and showed her the apartment and the conditions and how it was not how she said it was. And she did not do a walk through of the apartment like she said she was. I was given another apartment to see , and she threatened to change my locks if I didnt pay another 745 on April first. Remind you, I paid her $745 March 1st , $745 March 29 and now April first 745. The special was to also get a month free. I paid the money, moved into the apartment. The apartment Im living In now is infested with maggots, I have plenty of videos, flooding has happened numerous times , I have videos of that too, my kids had been getting sick so theres mold, dry rotten floors, wood. Floor boards coming up and mold under them. Im consistently seeing maggots coming from under the walls. I have reported All of these things. And the $2235 I paid , is now owed on my balance and the lady ******* has been walked out the office in June. And Im now under eviction . I have 2 children and numerous of videos of the conditions of the units they have had us live in. And no one is doing anything now and maggots are coming in every direction throughout the unit. I paid a security deposit in the amount of $700.00 to Lubin property located at ******************************* to hold the property at ******************************************* for possible leasing when the property became available. The property is listed as having a fireplace and central heating system. Upon inspection of the property I discovered that there is not a fireplace nor a central heating system, there is only one small wall space heater in the entire property. Also the property was not available and suitable to live in. The property is in need of repairs and has health issues with animal urine soaked in the floors. Ms. *********************** who is the property manager assured me that the property would be repaired and up to the listing as listed on their website. upon inspecting the property again on May 10, 2024, the property was still not repaired or up to the listing. I have requested a full refund of the security deposit of $700.00 that I paid to Lubin properties but Ms. *********************** stated that she will not refund my deposit. I did not sign a lease after inspecting the property and reading over the lease due to false advertisement and the property being in bad shape and in need of repairs and the requirements of the lease.Business Response

The potential resident was made aware that once she put down her reservation fee if she did not move in it would be forfeited. We took the property off the market for her. The potential resident also viewed the property prior to putting down the reservation fee. We did re do the property after the resident did the first walk through. The potential resident then viewed the property again and was not happy with the floors. So we then re did the floors for the resident. The resident then decided she did not want to move in . We are not aware where she saw that the unit was central heat. We have looked through all of our marketing material and do not see that. Can you please provide us a screen shot of that. Also the photos on the site is not accurate and doesnt show the current state of the home. ********************* did not state by mouth verbally, or by phone, text or email that the deposit was non refundable when I was told to go ahead and pay the deposit with a money and drop it off to the drop box at *************************. And Again the property reeked of urine, even ***** agreed that it was unacceptable along with other issues. The problem was not fixed and the property was falsely advertised. The reservation fee is spelled in your rental application it is very clear as to what happens if you do not move in. The floors were also complexly done and the smell was removed. I am rejecting this response because: Lubin property lied not only to me but the bbb about the information listed on the property. How can you not access or know what is on a property listing on your site. Alot of dishonesty from this company. I have shown proof of false advertisment. Covering the floor in clear paint is not fixing the urine issue and other problems ***** agreed to fix were not fixed. I want my deposit back for false advertisment, unsanitary and unsafe condition of the home.

Also they stated I did three walk through which is false. I put down the deposit as told by ***** before even being allowed to view the property. It took several weeks of trying to contact them to view the property. ***** kept trying to get me to sign the lease when I didnt even view the inside of property yet. Even when ****** was supposed to meet for the first viewing she was a no show and ***** agreed to meet us after I asked for the deposit back since I couldnt view it. So when ***** came to show us the property last minute it reeked urine, paint was splattered everywhere there were holes in based boards, the back door wouldnt open and shut properly the windows had openings between the panes, you can visibly see where they were constantly trying to caulk it close which I have pictures. ***** agreed to have the floor fixed along with other issues which I have the text to prove it. Upon second viewing which was done by ******, they had Put clear paint over the flooring which is not fixing the issue. You could smell strong chemicals trying to mask the urine which smelled from an animal. The put a blue towel in the hole in the bathroom, the counters was nasty, coffee beverages left behind like some was just lounging in there. And it still is not central heat like they advertised, fireplace was not there either

Was denied my deposits back after I was told I could move out if I email a 30 day notice, emediately then told me I violated my lease when they wouldnt let me sign a new lease because they said that the owner was selling the house. I was told by a nice older white woman ,that Ms ************************** said if I email a 30 day notice seeing I wasn't under a new lease for several months , that I could move go ahead and move out since they were selling the house, and yesterday 05/09/2024, they tell me after I moved out I forgot to tell you they decided not to sell the house..I told to nice older white lady whose name I don't know that the mold in the house was causing me a d my daughter breathing and health issues. that house is not safe to move in because of the mold that's in it and the heat from the central heat makes it worse and they refuse to repair the hole in the kitchen floor after several people came out to check on it ..nor did they replace the fuse box after it got hot and shut down the power to the house, its a death trap that needs to be inspected throughly...I'll been to the hospital 2 or 3 times for breathing complications and also my daughter has had 4 asthma attacks because of the mold in this home at *************************************************.Business Response

I moved out of ******************** in ************, ** February 1, 2024. Lubin Management requested that I show them my lease from the previous owners in order to receive my security deposit. Ive waited very patiently and no one reached out. At some point I began to reach out to upper management whom promised my deposit was on the way. After waiting additional months no deposit was received so I were sent to the corp office ********************************. After arriving to the corp office April 7, 2024 I spoke with ***** whom promised she would expedite my security deposit. After leaving weeks went by and no response was received from ***** or anyone for that matter. This business is unprofessional and no one is NEVER available to assist with concerns. I have waited respectfully and patiently and this is unacceptable how I have been treated!Business Response
