      I rent a property from Lubin property management group. The property has had a leak in the roof and bathroom for over 6 months. Ive reported it multiple times. They never fix the leaks. Now my home has black mold and its causing me to be sick a lot.

      I paid a security deposit in the amount of $700.00 to Lubin property located at ******************************* to hold the property at ******************************************* for possible leasing when the property became available. The property is listed as having a fireplace and central heating system. Upon inspection of the property I discovered that there is not a fireplace nor a central heating system, there is only one small wall space heater in the entire property. Also the property was not available and suitable to live in. The property is in need of repairs and has health issues with animal urine soaked in the floors. Ms. *********************** who is the property manager assured me that the property would be repaired and up to the listing as listed on their website. upon inspecting the property again on May 10, 2024, the property was still not repaired or up to the listing. I have requested a full refund of the security deposit of $700.00 that I paid to Lubin properties but Ms. *********************** stated that she will not refund my deposit. I did not sign a lease after inspecting the property and reading over the lease due to false advertisement and the property being in bad shape and in need of repairs and the requirements of the lease.

      The potential resident was made aware that once she put down her reservation fee if she did not move in it would be forfeited.  We took the property off the market for her.  The potential resident also viewed the property prior to putting down the reservation fee.  We did re do the property after the resident did the first walk through.  The potential resident then viewed the property again and was not happy with the floors.  So we then re did the floors for the resident.  The resident then decided she did not want to move in .  We are not aware where she saw that the unit was central heat.  We have looked through all of our marketing material and do not see that.  Can you please provide us a screen shot of that.  If the resident would like to move into the unit now we can still use her same reservation fee.

      I sent screenshot and video of property listing feom a different phone. I was never told the deposit is non refundable and it does not state that on their website.

      I am rejecting this response because:
      I have proof that the listing stated the property had central heat and a fireplace which is does not have. Also the photos on the site is not accurate and doesnt show the current state of the home. ********************* did not state by mouth verbally, or by phone, text or email that the deposit was non refundable when I was told to go ahead and pay the deposit with a money and drop it off to the drop box at *************************. And Again the property reeked of urine, even ***** agreed that it was unacceptable along with other issues. The problem was not fixed and the property was falsely advertised. Also ***** is not being honest about the listing. Due to their lack of integrity I would not rent with this company and aould like my deposit whicb I am owed.

      Can you please provide the documents you are referring to. This is not what we see on our side.  The reservation fee is spelled in your rental application it is very clear as to what happens if you do not move in. The floors were also complexly done and the smell was removed.  If you would like to tour it again we are glad to show it to you.

      The listing for the house is false, the pictures of the property are not current and it is listed as having a fireplace and central heating, which it does not have either. I would like my security drposit returned due to fslse and mislesding information. The company is at fault for not providing what they listed snd advertised.

      I am rejecting this response because: Lubin property lied not only to me but the bbb about the information listed on the property. How can you not access or know what is on a property listing on your site. Alot of dishonesty from this company. I have shown proof of false advertisment. Covering the floor in clear paint is not fixing the urine issue and other problems ***** agreed to fix were not fixed. I want my deposit back for false advertisment, unsanitary and unsafe condition of the home.

      Also they stated I did three walk through which is false. I put down the deposit as told by ***** before even being allowed to view the property. It took several weeks of trying to contact them to view the property. ***** kept trying to get me to sign the lease when I didnt even view the inside of property yet. Even when ****** was supposed to meet for the first viewing she was a no show and ***** agreed to meet us after I asked for the deposit back since I couldnt view it. So when ***** came to show us the property last minute it reeked urine, paint was splattered everywhere there were holes in based boards, the back door wouldnt open and shut properly the windows had openings between the panes, you can visibly see where they were constantly trying to caulk it close which I have pictures. ***** agreed to have the floor fixed along with other issues which I have the text to prove it. Upon second viewing which was done by ******, they had Put clear paint over the flooring which is not fixing the issue. You could smell strong chemicals trying to mask the urine which smelled from an animal. The put a blue towel in the hole in the bathroom, the counters was nasty, coffee beverages left behind like some was just lounging in there. And it still is not central heat like they advertised, fireplace was not there either

      Was denied my deposits back after I was told I could move out if I email a 30 day notice, emediately then told me I violated my lease when they wouldnt let me sign a new lease because they said that the owner was selling the house. And today on 5/ 9 24 she said she forgot to tell me that she's not selling it anymore...

      *********************.            I was told by a nice older white woman ,that Ms ************************** said if I email a 30 day notice seeing I wasn't under a new lease for several months , that I could move go ahead and move out since they were selling the house, and yesterday 05/09/2024, they tell me after I moved out I forgot to tell you they decided not to sell the house..I told to nice older white lady whose name I don't know that the mold in the house was causing me a d my daughter breathing and health issues. that house is not safe to move in because of the mold that's in it and the heat from the central heat makes it worse and they refuse to repair the hole in the kitchen floor after several people came out to check on it ..nor did they replace the fuse box after it got hot and shut down the power to the house, its a death trap that needs to be inspected throughly...I'll been to the hospital 2 or 3 times for breathing complications and also my daughter has had 4 asthma attacks because of the mold in this home at *************************************************.

      *********************, she knows that there is no documentation of our conversation, the what I thought was a nice older white lady ,stood in the door way and told me she said to email her a 30 day notice and I did ,and I came back with the key and gave it to her and she said as if she wasn't in charge they will get back with u in 30 days so I came back on 05/09/24 and asked why it take 30 days and she denied ever saying I could move and the older white lady didn't want to talk to me anymore as if she never talked to me at all, I feel so humiliated and disrespected and made a fool. any person who moves in that home will suffer health issues because of the mold..I just want my deposit , which I deserve...

      I am rejecting this response because:they are not telling the truth, she told me to send her a 30 day notice via email, and that I couldn't vacate the residence asap,because I never signed a lease with lubin property management and my lease been up with ***** and *** 4 months , they just don't want to return my deposit which I worked hard for , she even told me they will get back with me in 30 days with my deposit, then switched everything around, please help me, what is my next step I'm homeless and living out my car...

      I moved out of ******************** in ************, ** February 1, 2024. Lubin Management requested that I show them my lease from the previous owners in order to receive my security deposit. Ive waited very patiently and no one reached out. At some point I began to reach out to upper management whom promised my deposit was on the way. After waiting additional months no deposit was received so I were sent to the corp office ********************************. After arriving to the corp office April 7, 2024 I spoke with ***** whom promised she would expedite my security deposit. After leaving weeks went by and no response was received from ***** or anyone for that matter. This business is unprofessional and no one is NEVER available to assist with concerns. I have waited respectfully and patiently and this is unacceptable how I have been treated!

      I have been a tenant in good standing for 5 years with at least 4 different management companies at the same house. We got stuck with Lubin late last year and it has been horrible. For the last 5.5 weeks, our plumbing has been backing up into the house and Lubin has known about it. They took 3 weeks to send a plumber and haven't approved the work he recommended to fix it in the last 2 weeks. We have sewage coming into our house from the showers and under the toilet. We cannot take showers, wash our dishes, or do laundry. We can't even flush the toilets without water flooding out from under them. This is disgusting and unacceptable. I have been excessively patient and understanding. But I am nearing the end of my patience. I just want the basics that should come with a home, and I don't think its too much to ask that they do their jobs. The complete lack of care, empathy, and basic communication is mind blowing from a company with an A+ rating and I hope the rating changes to display the lack of basic care from this "business". For settlement, I am asking that Lubin:1. Contact me to actually communicate about the problem and provide me with specific and tangible updates. 2. Finish the job that the plumber said he could do to resolve our issues. And fix it completely, no temporary fixes or pushing it off for a month. 3. Discuss the repayment of our rent for the month of February. I paid it to avoid the late fees, but truthfully believe that we should've been put up in a hotel during the repairs, and certainly shouldn't have had to pay rent when we can't use any showers, applicances, or even exist in our home that smells entirely of f**** I included a photo of the shower with f**** in it and a screenshot of the 3 separate service requests, with dates, that haven't been resolved. I look forward to resolving this issue, thanks.

      I have spoken with this tenant and since have resolved her issues.  There was some confusion on our end about the work having been completed.  After speaking with the tenant, I acted immediately to get the situation resolved.  I continue to check in on the tenant to confirm things are still working ok.  If the tenant feels they should be compensated, they are welcome to reach out to our collections department.  I appreciate the tenants patience while we worked to resolve the issue.

      I entered into a lease in June of2022. It required a $1000 refundable deposit, within 30 days of move out. I accepted the keys, and went to the home. I immediately brought the keys back due to the condition of the home, and was told to report any concerns with the property and they would be taken care of. Calls were made and emails were sent with pictures. No repairs were made and I got tired of calling everyday with no help. I decided to uphold my end of the lease and just wait the lease out and move; I did on June 30. 2023. I asked to be present for the walkthrough so I could provide the proof of the condition and to make sure that they did not charge me for things that were already wrong, and was denied the option. I have been calling and emailing them with no luck. I received an email today8/17/2023 (over 30 days) with an address request to send a check for only $505. The email included pictures of issues that were brought to their attention before I moved into the home. I have emails and pics sent to the head maintenance supervisor to prove this. I have requested my entire deposit back, and no-one will respond. This company is a slumlord, and did not fix anything while I was there. I even had a water leak for an entire month, which resulted in a $2200 light bill that I still haven't gotten all the way paid off. I do not advise anyone to do business with them. Once you give them your deposit, you can't even reach them directly. They have even tried to charge me for missing fixtures and a broken front porch that was that way when I moved in(I have the emails to show this). I have been going back and forth with them for months now, with no agreement being reached. I sent them my forwarding address on 8/18/23 so I could at least receive the money that we have agreed on thus far, and have yet to receive anything(today is 9/8/23). This is an absolute disgrace. I fulfilled my lease obligations, but they are not holding up their obligations.

      I have mold growing all through my bathroom and I have submitted several work requests that have not been resolved. When I try to reach the office no one is ever available to address my concerns. I'm always directed to a voicemail that you get redirected to the automated system and if I am able to leave a voicemail I never receive a return call. The work orders I submitted have been closed but no one has been out to correct this problem.Can you please help because I believe the mold is starting to affect my breathing.

      I 1st reported this issue back in June on the 21st and after putting in 2 more work orders in July it was then closed out but I had not been contacted nor had the issue been addressed. I'm not trying to create any problems, I just would like for the issue to be repaired due to concerns of my health. Please and thank you in advance.

      Long time owner using Lubin Property Management. Have lost trust in **** Lubin after using him as a property Manager for 8 years. Lack of transparency for maintenance issues has resulted in several incredibly high bills. We recently did a self audit, and out of the several properties he's managing for us, he'd collected $26,932 in rents for the calendar year, and deducted $24,298 of that for maintenance or other fees. Over $24,000 for Lubin since January and it was only May! His own team does the work, so it's impossible to independently verify if it's being overpriced, but it sure seems so.**** was always about increasing his own profits, with little concern for the tenants. In the summer months when a tenant asked for a window unit air conditioner, **** recommended we don't get the tenant one because we'd be responsible for the maintenance (we still got them the unit). When a woman called over Christmas break because her heat was out, it took Lubins team three weeks to go help her light the pilot light. All of this encouraged tenants to move elsewhere, which benefits Lubin since they get the first months rent. At the end of May, they deducted $3500 from our account for a utility bill with no receipt. We asked for the receipt and got one for $1,500. We asked why the discrepancy and they sent one with the $3,500 amount charged, but the receipt was in a completely different format and looked doctored.The final egregious act was when we'd finally had enough and decided to leave. There's an annual contract, but each time you add a property, those get added on automatically and then automatically renewed, so it becomes impossible to tell when the "contract" is up. It's not signed annually. The contract says that the owner must give 60 days notice to leave Lubin, or suffer a $500 penalty per property. We gave Lubin that 60 day notice, per the contract. He still charged us $500 per door ($2000) total for leaving his company.

I can not think of a time over the last 8 years that if you had a problem or a question I did not take the time to walk you threw it.  If you were unhappy about our service you never mentioned it. When ever you have asked for a bill we have provided it they are also online **** with pictures. If you believe there is a mistake just like over the past 8 years I am glad to review it with you.  I understand you are upset that there is a breakage fee for the contract but even when you mentioned your changing management I pointed this out to you and suggested waiting until your contract was up.   We have no reason to over bill you we do not control work orders.  I realize it can be frustrating when rents go towards repairs. We even make sure that you see every work order the minute it comes in to be transparent with you.  I personally have the same problem in more properties but unfortunately that happens some year. Just please email me where you think a mistake was made and we can review it.

      I leased under Lubin between June 2021 and October 2022. In October 2022, my lease was taken over by another company. I was told that the deposit I paid Lubin in 2021 would be refunded through Lubin. I've tried reaching this company since October 2022. I've called and as usual I never get a live person. I've emailed and no respones. I would just like my deposit back. It is the total of $400.

      I am rejecting this response because: I began renting an apartment from this company in June of 2021. I've submitted complaints about them before. In October of 2022, I was made aware that my lease had been taken over by another company. In the transferring of all of my information between companies, my deposit never made it to the new company. Since then until now, Lubin has yet to send the deposit over and I am now under a third company. **** Lubin emailed me and stated that they in fact sent the $400 deposit over. I contacted ************************ several times. They see in their system that the funds were to be sent over on October 31, 2022. The actual fees have yet to reflect. **** Lubin has given me two check numbers. Why would there be two checks for my one account I am not sure. ***** cannot pull any info on their side as far as the actual checks. They have let me know numerous times that the funds never made it to them. **** Lubin has stopped responding to my emails once I stated that ***** cannot see check info on their side. I've been made aware by several people via social media that Lubin has also kept their deposits in the past. I am just wanting to make sure that my deposit of $400 makes it to the new company that I am now under as of September. I am using those monies towards a new residence when this current lease ends. It would be a headache to have to go to court for $400. I have emails between **** Lubin and myself since July 2023.
