Keep looking, this property is lipstick on a pig.The buildings are built rather cheap, resulting in high electric bills both in the summer and winter.When it snowed, they never cleared the sidewalks. Although they sent an email out to the residents saying they were going to work diligently to get the snow removed. I didn't see a single person taking action on ******* was the same story this past summer when we couldn't use the pool until late August. The pool had been under repair and we were told they were working diligently to get it fixed. Mind you we pay an additional fee for the "amenities". Not much of an amenity when you can't use it. But don't worry...they still had us all pay in full even though we couldn't use what we were paying for.There have been break-ins to the leasing office and residents vehicles have been stolen. The area seems unsafe.There is a light pole on Venue ** that has been down since September and not replaced...just to add to the lack of security with dark sidewalks.The property manager has been very nice and good to work with thus far. The only thing is, she manages a handful of locations and isn't on-site at all times.They have office hours posted online and on the front door. However, these hours aren't accurate and when the office is closed or there isn't someone on-site...you can't access the clubhouse.I'm trying to think of one positive thing to say about this property but I can't. Advertising it as "luxury living" is inaccurate. Just drive through the community and decide for yourself if it gives you "luxury living" vibes.Willow Bridge Property Company is the property managing company for The Venue...they have a handful of properties in the area. With my experience at this property, I would strongly suggest to avoid any of their properties.Review from M. H.

WillowBridge advertises their properties as "Luxury Apartment Complexes" which is a joke. They are old, not maintained , and outdated. They spend money on the EXTERIOR areas and amenities to draw people in while the actual apartments are falling apart. You don't realize it until you're in and locked into a least. I have lived in two different Willowbridge properties and both had issues with leaks, MOLD, old appliances, etc, and always a very slow resolution of issues and zero concern for the disruption caused. They care only about filling apartments at maximum rents. They had the audacity to ask me to renew my lease with a rent increase while I had two gaping holes in my ceiling due to leaks. The holes had been there for nearly a month while they "tried to figure out the problem". Not one dime of compensation was offered. They could have offered SOMETHING - it didn't have to be a lot. Just a gesture to show that they recognize the less than ideal situation for the HIGH amount of rent being paid. When I asked if I could expect anything they just bluntly said "no we don't offer compensation for maintenance issues". Horrible way to do business. Some of the building managers and maintenance people try hard and do what they can but upper management lends little support and does not allow them to do what it takes to have happy tenants. The turnover rate is ridiculous. I would never live in another WillowBridge property again. Renters beware!,Willow Bridge Property Company National LLC Response

I certainly HAVE been cooperative but I don't think you really DO understand my frustration and have no concept of customer service or value for price paid - pretty basic business concepts. And to be clear these comments pertain to Willowbridge Upper Management , and not the staff on property who actually do seem to care and are doing their best. Willowbridge just puts them out front to deliver their corporate responses which is unfair.Willowbridge takes the stance of "we're sorry, we'll fix it, you just deal with it". This can not be passed off as a "routine maintenance issue that happens in an older building". This is a STRUCTURAL problem of some sort that is causing reoccurring leaks and a lot of inconvenience and stress. I pay $90/day to live here and 49 of those to date, have been spent worrying about water intrusion, being exposed to mold, looking at unsightly holes in my ceiling and interruptions to my work day. Do you really think that's fair when all the while I'm paying rent in full and on time? Compensation for even ONE day would have shown at least a goodwill gesture. There are things you could offer that wouldn't cost a dime , but just the flat "no we don't offer compensation of any kind", is insulting and off putting. Yes there was an immediate response to the water intrusion and a hole immediately cut in my ceiling as an attempt to identify the cause each time. The first leak took over 3 weeks to repair , and the second 4 weeks to repair. So not exactly an immediate RESOLUTION.Then the repairs were finally scheduled..... . Without the use of a bathroom, or a quiet work environment, it would have been impossible to remain in my apartment during the construction - therefore I requested it be done on a day when I would be away all day 8am-5pm. After being away for NINE hours, I returned at 5pm to a full construction project still in progress - dust, sanding, paint, drop cloths, etc. I also returned to find that the painter had turned my thermostat up to 80 DEGREES saying "it helps things dry faster". He was not authorized to touch anything in my apartment and was completely unsupervised. Again, another instance of paying for an apartment that was not habitable, private, or safe. And to set the record straight, The ONLY offer made to me (AFTER I requested that some type of compensation be made) was via email ..... and it read.... "there is the option to transfer if that is something you would like to explore. I cannot promise that there will not be issues in a new apartment but that option is available. "Is that really a good option? I didn't think so. My rent has now been INCREASED with no promise whatsoever that this will not happen again. But I will tell you if it does, I will take further actions and compensation will be required.Review from M. L.

Honestly, I've never lived in a more unaccommodating place ever.I had a very bad MOLD ISSUE. MOLD was EVERYWHERE. It started off with what I thought was dust covering my wooden table, but I quickly realized it was mold due to the way it looked like colonies and growing rapidly. Then, I started to notice the mold growth EVERYWHERE. They claimed they've never seen anything like it, but there are other complaints in their reviews. I sent them emails with photos of the mold on my brand new couch, dining table, shoes, bookshelves and on one side of my island. After I bought a dehumidifier and nothing really changed, I went to the office to see if I could transfer apartments, but was told since I was late on rent in the last 12 months, I wasn't able to move units; and even if I could, I'd have to move into a bigger or smaller unit than what I have now. I've NEVER heard of a place not allowing you to move to the same floor plan. That was when I realized they have a lot of nonsensical rules that you wouldn't think matter or have never heard of, but they strive to make things difficult here, almost on purpose.For example, Today I attempted to use 'Rent App' a popular split rent service that sends the funds directly to the landlord, via Electronic Payment (A valid, approved form of payment), but they rejected it, since it wasn't an 'approved' payment method.... EVEN THOUGH IT'S SENT VIA ACH... DIRECTLY TO THEM. All they needed to do was click a link, enter their routing and account number ONCE and the ELECTRONIC PAYMENT would be sent directly to their bank account automatically each month, and they refused. It makes ZERO sense, especially since 'Rent App' has Willow Bridge as a trusted property manager that accepts them. They accept Flex, but I wasn't able to use Flex so, that's when I found Rent App, virtually the same thing..It's just little things like that that makes living here insufferable and why I'm debating terminating my lease early.Willow Bridge Property Company National LLC Response

Rent payment complaints has been addressed and Mold has been settled, as well as my other maintenance requests. Though, we will see if mold reappears this summer once it gets hot and humid again. Thank you.Review from Dre T

Property management recently took over my apartment complex. Since doing so all security doors have been unlocked making the apartment accessible to anyone on the street. Management is also not responsive to emails or calls. Valet trash is included in fees but trash is not regularly picked up according to schedule leaving trash in the hallways for days. When attempting to call the corporate office, the person that answers the line also hung up the phone on me when attempting to place a complaint.Review from Zarria D

we have currently switched to the new property which is Willowbridge their new regional manager, Juney *** very rude and disrespectful. She tried to antagonize me and also racial profiling me while I am still a resident on the property. Ive been without heat for weeks and they keep saying that Im lying and theyre fixing it, but I have several proof also have a video of her verbally attacking me. Insulting me telling me Im reeking of alcohol. When that was not true, she put her finger in my face that lady needs to be fired and I will do something about it. They dont even have a Corporate number because they keep going through the regional manager for stuff. She abuses her power. Shes very disrespectful to the residence. This property management company has come in and taken over my current residence. The communication is trash! We have no portal! No one is answering the phone. No one is in the office. I finally took a picture of the sign thats will return at! Because it was well after that time and no one was there. We dont have any trash dumpsters! We pay for valet trash but no one has told us what to do with our trash! People have just thrown their trash where the dumpster are! How ridiculous is this!Review from Laurie B

I was not approved and have been waiting for my refund of the administrative fees. I have called, send emails and have been getting the run around when I do speak to someone. Excuses upon Excuses. Corporate office in *****, Regional Manager in *******, local manage, no refund, only Excuses. If this is how they treat potential residents I am actually happy I did not get the place. No sense of caring at all, no structure, no order in this business. I have never experienced what I am facing with this company.Review from Madison T

Their property (The Villas at Nexton) has violated numerous laws regarding returning a deposit (taking well over the legal amount of time required) and have not been responsive to correcting the situation. We have had to file in our local court with them because the office staff is so incredibly useless and aggressive about situations which do not pertain to them. I have called the office, emailed, and even called Willow Bridge. Shame because I live in another Willow Bridge community that I love, and this small issue has blown up into something much worse due to their incompetent AM at The Villas at ******.Willow Bridge Property Company National LLC Response

If you are looking for career advancement and trying to interview with a new company because your current company doesnt have openings to advance. I highly encourage you not to apply with Willow Bridge, formerly known as Lincoln properties. The hiring manager reached out to my current manager without my consent. The recruiter is at no fault for this, however, as I mentioned in the email to the recruiter, that is extremely unprofessional and very telling of a leader.Review from Stephanie B

I applied to the Buckhead 960 apartments, and got denied. I was moving up from **, and did not know it was NOT a common practice for companies to take the deposit at the time of the application. After denial they said I would receive a check in the mail in 2 weeks. Well, that gets a little complicated if you are moving. They gave me the run around for over a month. Then when I threatened to call the better business bureau they miraculously had a check ready for pickup. I confirmed the hours of operation, told them I would be by that day before closing, and they decided to close early and go home. This place does very shady business without integrity. It's ironic that they denied our application even though I own property with a lot of equity in it and my husband has a good credit score but because they are in fear of me paying they also take forever to process a refund which comes to find out is not necessary. Seems that are making money just on applications coming through. Someone may want to take a look at that.
