1 starOffice staff is rude maintenance doesn't do their jobs in a timely manner or they just straight up lie saying something was completed online even though it wasnt. Property manager doesn't follow up on anything to ensure things are taken care of. They really don't care about their residents they just want your money. It really ***** cause this used to be such a great place to live now they raised my rent to over 400 dollars. If they are gonna raise our rent to such ridiculously crazy prices the least they can do is their jobs and treat their residents the way they would want to be treated. They get away with way too much I dont understand how they all still have jobs???Review fromMichael M

1 starI've lived at ******** on ******* ***** apts for a little over a year. Before moving in there were roaches within view. Since living there a year. It has grown to be more and more roaches and also now rodents. I have written letters to ******** on ******* ***** office and the issue still is there. I've tried reaching out to the ************************* her supervisor *************** and his supervisor ***** and no one has returned a phone call. It's though the problem with the infestation is none of there concern. They want to keep charging me full rent when I'm trying to move out and need that money to move out. I've tried speaking with them in regards to a fair rent price until I move out but they have yet to call and see what I'm talking about in that matter.Review fromLaurie W

1 starI have been a tenant of Canyon Springs for the last 3 years and requested pest control or repair related to the cockroach problem 9 times. I have never been late or missed a rent payment. At this point it has become a ***** infestation. If I turn away from cooking, I have found them on top of my food. I've found dead roaches in my refrigerator and under my sheets when I stripped my bed. I requested to change apartments and the one they showed me for $100 more than I'm currently paying had 2 dead roaches. The office told me it was a good thing because they were dead. After waking up to one on my hand I can no longer feel safe or clean in my "luxury" apartment. The property manager said he lives in my building, doesn't have roaches and would be available to speak to me in 5 days. At this point it is no longer hygienic to live in a ***** infested apartment where I wake up to them...and now sleep with them...on a daily basis.Review fromFrank R

Horribly unclean living spaces and management who don't care about cleaning them or the health of the people living there. No replacement of equipment that doesn't work and nothing regarding the health concerns raised. Should be barred from oversight and ownership of property in any fashion moving forward. Mr. ******'s concerns were all inspected numerous times and multiple offers were extended to have an unbiased, third party vendor inspect out of an abundance of caution - which Mr. ****** denied access to. Absolutely no evidence of Mr. ******'s claims were found after multiple detailed inspections performed by our qualified on-site maintenance and office teams. The management team has made every effort possible to discuss Mr. ******'s concerns and explain what he is seeing in his unit, however, the resident has refused to accept the information provided and is now making false claims towards the property and team.RJ C

The only false claim is that this apartment was ever ready for anyone to move in, when in reality the last occupants still haven't moved out due to the lack of cleaning. Allergic materials that stained clothing and ruined furniture were all previously provided to staff. Pictures and inspection were completed of an entirely unsealed interior (no caulking anywhere including bathroom) which hadn't been cleaned from the previous occupants. All of which were confirmed by staff and onsite management previously. Now there are mosquitos inside the house along with the toxic materials from walls & floors because the unit was never properly sealed and to this day continues to pose an ongoing health risk. All of which are documented, and all of which were already provided to management and staff. There isn't any need for yet another inspection or any other stall tactic; we are well past that point already.
The regional staff who have never set foot on site came in with a heavy handed "deny everything" and stalled any and all attempts to vacate amicably. After two E.R. visits, a mold/mildew outbreak in the vents, and ruined clothing & furniture all I'm trying to do is leave without losing everything I own in the processafter barely six months living here. But someone from corporate wants to try to make it sound like the fault lies somewhere else, when the only lies are corporate denial and scrambling after they already admitted that they handed over a dirty, unlivable space. And all of this because corporate doesn't want to even refund my money so that I can simply move on and try to begin replacing some of what they've already ruined.
Shameful. Utterly shameful corporate greed and denial. None of which is up for debate, as was reported and which management already recognized before their regional team became involved. Open and shut case of corporate lies and greed, denying what is undeniable. But I'm still hopeful that someone higher up at Lincoln Property steps in to do what is right, so that a single parent can just move on and begin to replace some of what their mistakes have tarnished during this fiasco of mismanagement.Review fromJoel R

I have left multiple voicemails and made numerous calls since February 2022 regarding issues I have been experiencing at the preserve at Mobbly Bay Apartments in Tampa, Florida. I have yet to receive any form of correspondence from the district manager and VP of Operations. I terribly regret signing a lease with this company. The staff looks pretty miserable, and they seem genuinely bothered when you voice any concerns with them. The lack of empathy is very transparent, and you are seriously a number with this company. I highly recommend reading all the reviews from various sites before moving to this place. The more I started reading Customers Reviews the more I become more skeptical that my complain/issue will be resolved in timely matter if at ALL!!!. After almost 7 years of residency at Canopy Apartments Villas in Orlando and never facing a major issues at this time I'm out of luck.. With the new management/property agents at this office and new faces on the maintenance crew-(one of the best maintenance person I've know for 6 years(Ivan) resign from this property) prior to getting new maintenance crew,left me with with questions on my mind if any issues/maintenace related will be addressed and fixed in timely matters. Well, didn't have to wait long for that to show. I'm beyond being frustrated for management response or luck of it to address/fix/replace washing machine unit that stopped working over a week ago. After placing an work order follow by internal email via dash board and two visit to the office,I was told someone will response from the maintenance crew to have a look at it and at least drain the water from washing cylinder and go from there -NO SUCH A LUCK!!!. Between my 3 year old child, my wife and my self, laundry are starting to piling up and now I'm looking at extra cost of doing our laundry somewhere at local Laundromat !!!!. Few years back I wrote excellent review for this residential location and management, not so for the current, sadly this review will probably end up with deaf ear and my frustration will cont.... We do apologize for not being able to resolve the washing machine in a timely matter. We have been short staffed and it has been difficult to do every work order accordingly. I have informed my maintenance team of your request and they will be addressing it. We have also managed to have a new maintenance technician starting next week that will be able to reinforce our team to provide better service to all of our residents.

1 starIf I could give zero stars and break our lease we would! These apartments I'm currently living in are called marabella apartment homes in Tyler Tx *****, we've contacted the office/management multiple times and they don't care! We have an infant that's 3months now and our AC wasn't working with it being 85 degrees in the apartment, a child or anyone in that matter can get over heated which they did NOT care about. We spent $400 out of our pocket on top of rent to buy a portable AC unit due to maintenance saying "I won't waste my time when one vent is blowing cool air." Which they won't refund us back or give us a discount then the same day the bathroom tile started leaking we called the office and said they needed to take the tile out due to it also falling in and we didn't want it to cause mold that will make the baby sick and if she were to get sick they would pay for the hospital not us but took them almost a week to take it out of the ceiling, ceiling tile has now been missing for two months. When the apartment was 85 they told us to get blackout curtains and that there's multiple past residents that said it also gets hot in this apartment knowing we had a baby on the way they still put us in this apartment on top of pushing our move in date back after I gave them an extra two weeks which still wasn't ready! These apartments are a joke which management takes residence as a joke as well by not responding to anything that needs to be taken care of especially when a baby is present! Sent my complaint email 6x and no one has gotten back to them not caring or for a refund for doing their job that took them almost 2months to fix! Help me understand why our money is more important than our well being and us using more pocket money to do someone else's job; however, they can't repeatedly say sorry if nothing is ever resolved.
