    I engaged Texas Tax Protest in 2024 to protest a sharp increase in my property value & hence tax at fixed cost of $300 for two years. I proactively provided all evidences from my end to reduce the value but did not get any feedback whatsoever on thoes. I had to remind them literally of a protest hearing date and I only heard back from them on the date of hearing that "it has been taken care of". Result of hearing was no change to the increased appraised value, which created an impression that no efforts was put in from there side. I requested what all documents/market valuations were presented in the hearing? but they never shared. Contrary to that they tried to tell me that they "successfully" reduced the home value, a number that was already offered by *** before the hearing. As a result of their in action I had to pay property tax on higer amount and they did not respond me back for a $300 fee refund request till date. I am taking off this company as my Agent this year and hope they will refund the amount to me.

    When signing up for tax protest services, you are signing up for a yearly, recurring subscription. Apparently, it is a common issue with this company that they do nothing and in return only correspond when your yearly fee comes around to let you know your payment is overdue. No one i spoke with on the community page had their taxes lowered, but all had the same issue with being blindsided by the "fine print". Why would anyone need ongoing tax protest services, especially when they did nothing? Just seems like the perfect scam, and reading online reviews, the feeling is widespread. Other companies offer this service and refund your money if they can't get your taxes lowered....yet this one takes your money and continues to do so until you cancel.

    I am rejecting this response because:   I have the emails we have sent back and forth in correspondence. I will attach those above.  I paid the $50 fee and wanted to ensure my account was canceled. The response was that it was canceled. You explained how the company works.  I disagree on the receiving end with your statements, just as you disagree with mine; However, I also made it clear that my opinions had not changed and there was no need for further correspondence.  

    The emails to paint the picture that you are trying to reach me and "I am not responding" is untrue, unless you are pertaining to the emails you have sent offering me $300 compensation to remove my negative reviews on social media.  I do not feel these warrant a response and I am not interested in being "bought".  Honestly, this just seems even more questionable to me. If you feel you did nothing wrong, my opinion should just be a blip in the reviews and shouldn't be so concerning. I would hope the company would work to be more clear on their terms and ensure their customers know what they are signing up for. Our problem was concluded and I have not changed my opinions.  Leaving my comments were meant for other potential customers to understand how the company works, that their protest is a recurring annual charge (in a situation most assume is a one-time need), and my feeling that the entire process is set up to mislead customers into paying the annual, recurring fee. There are similar comments from other people that feel they have been blindsided by this as well, and once they realize the charge, they cannot cancel service until it is paid. Many, like me, also saw no reduction in taxes or have any proof that anything was even done.

    My suggestion would be that you respond the public comments and explain how it works and where you feel there is a misunderstanding, and let them make their own informed decisions. My complaint was never about getting money, it is to educate others looking for feedback on your company.  Seeing there are many similar companies out there that seem to successfully lower taxes, and at the same time only charge (and only ONCE) IF they get them lowered, the information I shared could benefit others. If you disagree with my statements, please feel free to respond to my comments online so that people can make their own decision whether you are the right company for them or if they would fare better elsewhere. If you feel my comments are unwarranted then there is nothing to be concerned with. It's your chance to set the record straight for others.

    I don't know if I even filed this correctly. I just want consumers to know about how this company runs and I'm shocked by their A rating with all the bad reviews I've read. They did offer me money, but that's not what I'm asking for. I'm actually not asking for anything, I just want them to be more forthright with how they run.  Yes, they can say it's in the fine print, but it's all online and no one reads the fine print on something like this.  There are a lot of complaints online, similar to mine. No one knew they were signing for a recurring charge. This is typically a one and done deal. Most companies that to the tax protests don't even charge at all if they can't reduce your taxes, but this one seems to not be doing that for many people, charging the up front fee, and then setting you in a 5-year contract of recurring fees. They did tell me they don't use autopay, so that is one good thing, if it is true. Once you get the threats about the fee (the fee most don't even know about) you get emails stating if you do not pay, they will take you to court, put a lien on your home, or send it to collections. You can't cancel until you've paid that first fee, so if you were caught off guard like we were, you still have to pay it for the upcoming year and THEN you cancel. The company's response to my BBB complaint was to try and say they have contacted me and I have not responded, which is false. I have posted our email correspondence above. We have been communicating, though I have not responded to their recent emails offering me $300 to remove my comments online.  I do not feel it is necessary as I am not interested in removing my comments.  I made it clear what I wanted from them and they assured me it was done....I paid the fee and my contract was canceled. No further need for "fixing" anything in that aspect. My comments and reviews are meant to help other consumers, not bash the company, per se. I also don't feel it's right to give me a good-faith, "sorry for the trouble" payment, when it comes with a BUT. BUT, remove all your comments and reviews. It just feels wrong. So, I don't know if I need to report this elsewhere or in a different way, or if this is where it belongs. I don't WANT anything, I'm not in it for a payout or even to hurt the company, I just want more transparency for innocent people looking for monetary relief from their taxes in the future. It's an obvious assumption that most people seeking this service are already needing a break with finances and hoping this will help...not add to it.

    I filled out a complaint against a company. Since then, the company has sent me emails offering me $300 to remove my reviews. I declined because I feel my reviews are necessary for future potential consumers to be aware of. They have continued to harrass and threaten me, to the point they are now threatening to sue me for defamation and I will be responsible for their court and attorney fees. Nothing I have said is a lie. Nothing I have said was an intentional attack on the company, rather, it is to make other people aware. My comment is one of many that go back to 2017 that I've seen, all saying the same thing with the issue I had and the way they run their company, don't seem to do anything, cannot be contacted, and get people to sign up for a recurring yearly charge in the fine print that most don't read or may not understand. I'm not sure what action I can take, but I am more convinced this company is running a sketchy service with the way they have attacked me. I refuse to delete my reviews or comments because I feel even more so now that people need to know what they are dealing with. I am unable to log in to my BBB account with email, so I am assuming I filed under my name alone? The business did reply and I rejected their response, but now I can't find it at all. Can they legally keep threatening me to remove the review on BBB and online? Can they bribe me and threaten me with a lawsuit over my opinions? I'm not sure which way to go with this or if I need to file my BBB review differently to reflect this and how. Thank you.

    I must be speaking with different people from the company.  Trying to act like the company is so concerned with their customers, when this was the email I received earlier in the week, threatening me with a lawsuit.

    Thank you for getting back to me. I had a chance to review your response to the BBB complaint. You state in your email below that you view this issue as resolved, but you continue to defame my client by publicizing false statements on the internet. These false statements include that Texas Tax Protest is a scam and that they intend to trick their customers by hiding provisions in the fine print, which is totally inaccurate.

    We have attempted to communicate with you on how we can better serve clients in the future to avoid any confusion and you provided zero insight on how to make the contract clearer. Instead, you are on a conquest to damage Texas Tax Protests reputation with no evidence to back up your false claims.  The facts of this matter are as follows:

    Pursuant to the single page Property Protest Representation Agreement, there is a section entitled Term, which requires the client to initial next to this provision. We require the client to initial next to this provision to acknowledge the cancellation procedure. As stated previously, this acknowledgment is designed to ensure that the renewing nature of the Agreement is not hidden in the fine print. I have attached a copy of the Property Protest Representation Agreement for your review and, as you can see, **** ****** *** initialed next to this provision. By initialing next to this provision, it is presumed that Mr. ****** read this provision and understood it. If he did not understand the provision, he should not have initialed next to it and should have inquired with the Texas Tax Protest team. Therefore, to state that Texas Tax Protest is deceiving its customers by hiding provisions in the fine print is simply an exaggeration and does not accurately reflect the nature of the Agreement.
    Similarly, there is a provision in the Property Protest Representation Agreement entitled Service Fee, which also requires the client to initial next to the provision. This provision conspicuously states that the $50.00 is due annually and will be credited toward any tax savings. This $50.00 fee helps pay for the administrative costs associated with filing the appeal. Again, Mr. ****** initialed next to this provision, which means he understood the provision.
    Texas Tax Protest is often times successful is obtaining a reduction in property taxes but cannot guarantee that property taxes will be reduced because the decision is with the county appraisal district. The Property Protest Representation Agreement expressly states that a reduction is not guaranteed. There are too many factors outside of Texas Tax Protests control to guarantee a reduction even though Texas Tax Protest is confident in their procedures. While it is unfortunate your property taxes did not get reduced, it was not for a lack of effort and the results may differ from year to year.
    On December 30, 2024, Mr. ****** contacted the Texas Tax Protest team and requested a cancellation of the Agreement. Within 30 minutes, the Texas Tax Protest team responded to the cancellation request and explained the cancellation procedure. They were ready and willing to cancel the Agreement upon Mr. ******* request.  Therefore, to claim that Texas Tax Protest is unresponsive and unwilling to cancel the Agreement is another false statement.
    Prior to our correspondence, the Texas Tax Protest customer service team attempted to contact you and you failed to respond to any of their attempts to reach out.  In these emails, the customer service team was intent on assisting you with any grievances and listening to your feedback but you decided to make false claims on the internet instead. Since then,  you and I have been communicating regarding your perceived issues with the Texas Tax Protest contract. While we view your claims as false, Texas Tax Protest was willing to waive the $50.00 fee as a motion of good faith to prove that Texas Tax Protest is not trying to scam people out of their money, but you insist that their goal is to essentially run a fraudulent company that is based on collecting the $50.00 fee from unsuspecting customers.  We have made it abundantly clear that it is Texas Tax Protests goal to provide a great service to their clients and we want each client to have a great experience. If a company was truly a scam or deceptive they would not have made such an effort to listen to feedback from their customers and incorporate this feedback into their processes.

    If you are unable to provide a basis for your false statements that Texas Tax Protest (i) is a scam, (ii) hides provisions in the fine print of the Property Protest Representation Agreement, and (iii) did not attempt to lower your taxes by Thursday, January 30, 2025, my client will commence litigation against you for defamation and reserves all other rights and remedies available to it at law or in equity (including the recovery of attorneys fees).

    I am rejecting this response because:   

    The responses are all over the place.  First they were nice in trying to get me to remove negative reviews, then offered to waive my $50 fee, then it went to offering me $300 to remove my negative reviews, and when that didn't work, they threatened me with a lawsuit, adding that I could have to pay their attorney fees.  After my reply to that email, refusing to backtrack because I have done nothing wrong, the tone of their BBB reply went from trying to put the blame on me and saying they could not contact me (which is untrue and I have the correspondence) to threatening me with a defamation lawsuit if I could not provide proof of my OPINIONS, giving me a 3-day deadline to do so before the suit was filed (ironically that deadline was 2 days before this latest response posted).  Now this final response is trying to act like everything is great and they appreciate my opinions and customer feedback... the same thing they were just threatening to sue me for?  It all feels very disingenuous and goes against everything that was said to me previously.

    I'm sorry. At this point, there is nothing that can be done to change my opinion and I feel this information needs to remain public for others to see, along with the new developments.  I feel like every reply to me is about trying to manipulate me, scare me, and now is backtracking as if I'm an asset rather than a nuisance. My initial opinions/reviews have not changed, rather, it has added to my impression of the company in a negative way.  

    I left reviews so others would understand what we did not when we signed their contracts for service.  To let people know it was a recurring annual charge, not simple to cancel, and now to add that they would pursue you aggressively if you did not like it or if you missed that payment that you most likely were not aware of (per other reviews over the years). My complaints were never about the money.  My intentions were never about "destroying the company", rather being more transparent and honest upfront with consumers and making sure people read the fine print.  At this point, I would feel wrong to not inform others of the tactics being used if you have a grievance, the intimidation and trying to undermine my credibility and, most recently, trying to scare me with the threats of a lawsuit.  Negative reviews serve a purpose. Just a few days ago TPP was threatening to sue me and cause me a lot of stress and money, now they are thanking me for the same thing they were going to sue me over?  Which is it? 

    Not many people are going to stand firm with their honest, negative reviews, with the stress of being threatened and aggressively pursued as I have been.  It is obvious that is the intention and i would very money in not the first on the receiving end.  I appreciate what was said in this latest response and I do hope TTP has changed their tactics and will be more transparent with their business practices...and less menacing with their private responses.  That does not change my (now) ongoing negative reviews.  I have seen no mention of the lawsuit in the latest response.  I have seen no apology for the threats or any acknowledgement of how you have pursued me or offered me money to remove my opinions.  I'm assuming this gracious response means there's no more threat of a lawsuit?  It sounds great, but it also seems you are omitting a lot of important details and trying to focus on how grateful and accommodating you are now, after being the complete opposite a few short days ago.  There's either intentional deceiptfulness, or those responding to customer complaints should be on the same page because it's completely different from one response to the next.  I can't keep up.  It's been a lot of stress having to deal with this mess all because I shared my honest reviews.  I stand behind everything I've said and my opinions and responses have remained consistent throughout.  TPP cannot say the same.  This final response should have been the initial response to my reviews, or I should not have been pursued in the first place.  Had this been the response to my negative reviews, it would have looked more genuine and all this stress could have been avoided.  This is how you show you are truly an honorable company that cares about it's customers, stands behind their service, and values honest feedback.  You attempt to sway people's opinions and respond to the complaints, rather than trying everything you can to make them go away.  The words sound great, but this has not been my experience thus far and it's too late for the niceties now after I've had to consult attorneys, spend hours and days researching and stressing about a potential lawsuit, which I know now was most likely a SLAPP suit and is very shady in and of itself. 

    As a busy mother and grandmother, this has been a burden for my entire family and it never should've turned into this constant back and forth. Initially, I suggested you should respond to reviews outright and tell your side.  Let people decide.  Hopefully in the future that is how you will address customer complaints.

    I don't want anything from this company, but I do want it to remain for others to see the tactics they use.  I am more than happy to close the case, but will the details still be available for others? I'm glad they seem to be backtracking and do hope they are sincere, but that doesn't change the fact that they offered me $300 to remove my reviews and when I would not, they were very persistent and threatening to the point of telling me they would be suing me and I could be responsible for their court costs on top of it.  I'm done.  I've said what I need to say.  There is nothing they can say or do to change my opinion that I have voice thus far.  I just feel people need to be aware, which was my initial intention with my reviews that they didn't like.  If I accept, does it all disappear, or is there something I need to do to close the case and be sure all the cosine remains on record?

    I signed on with Texas Tax Protest in April 2024 to protest my 2023 and 2024 residential appraisal. I waited and waited to hear the results. I emailed and kept getting auto responses and finally was able to reach a real person today only to find out the protest resulted in ZERO reduction in my appraisal value. I asked to a copy of the protest appeal and want to request a refund. Now that I've asked for a refund I am getting emails with one excuse or another. I sent an email with a comparison in my neighborhood showing a couple of homes larger than mine that were over $10000 less and I'm getting all these excuses why mine would still not change.

    This a big scam, everything from the contract they have you sign, the service provided, the difficulty to cancel, fees and the threats. Example one **** says they saved $67.00 . charges 40% which is $27.00 billed. No evidence of work provided and this was actually a reduction by county they are ************ for it on all 3 properties. This is what we got when trying to cancel. Please pay your invoice immediately. Invoice is Past Due.Failure to Remit Payment may result in the following:-Small Claims court ************************* -A lien on your property -Filing a delinquency with credit agencies, affecting your credit score Tax Protest Results and Invoice Tax Year: 2022 We had three properties all they same most Most ridiculous scam Ive seen.

    When I signed up for ** tax protest (questionnaire filed May 5th, 2023) I was assured that Texastaxprotest could represent tax protest appeals in time and that I was going to be able to reduce the assessed tax further (I had an appeal in place already).Instead I received a letter June 7th outlining that the original appeal (without Texas tax protest involved) to the Montgomery County appraisal office has set my revised home value and that the ************ for appeal were now binding arbitration or filing in district court. Texastaxprotest has refused to honor the ask (by not responding to multiple emails) for a refund given their misrepresentation that they could help in my situation.

    Texas Tax Protest has represented my primary residence in 2020 and 2021 and I was satisfied with the results. In 2022, they represented me without any updates or communications as to the status of the protest or results. In 2023, I received my $50 annual invoice. I have tried numerous times to contact the business by email and phone to express my concerns and questions about my 2022 protest; for example, my neighbor's house next to mine which is bigger and built at the same time by the same builder is appraised less than mine. As of 5/9/23, I have not received any return communications. I would like to speak to the business before I renew since it is past the cancelation date for 2023.

    I am using Texas Tax Protest's services for two properties, one in Taylor and one in Leander. Supposedly, the hearings were all done by September. I have send numerous emails, left VMs for them and even filled out their online contact form pleading for a response on several occasions. I have reached out numerous times to the person that originally helped us file our protests, ***** ******** all I get in return is an automated message. I just received one of my tax statements from Williamson County and still no response or news from this company which I hired and paid to handle both my protests.     I hired Texas Tax Protest (TTP) to protest my taxes in Austin/Travis County on my rental condo (so there are no exemptions) that was significantly overvalued by the county. I provided photos and copious notes explaining why the property value was too high especially compared to other units in my same complex. TTP filed the protest and the new assessed value only came down by $304 which was absurd - I did not accept because a unit with the exact same floor plan on a higher floor above me with a better view was lowered to $65k less than the value I was given (they used 5 Stone Protest). This means to further contest we have to go to arbitration which costs ME an additional $500 that goes to the county. Other owners in my complex that hired 5 Stone property tax protest had much better results with much lower values than mine for the same exact floor plan. I called the county (TCAD) to ask why my value is higher than someone with exact same unit on a higher floor and they told me it all depends on the evidence submitted with the initial protest THEN the person at TCAD told me TTP submitted NO evidence with my protest. Even worse I just found out the deadline for arbitration is tomorrow and only because I said it's what I wanted - TTP sat on my Final Notice for over a month without notifying me and you only get 60 days to continue your protest! They have been unbelievably unprofessional and frankly they should have to pay the $500 arbitration fee since they have basically done nothing at all other than waste my time and rob me of the opportunity to hire someone more effective or just do it myself. If they had done their job properly in the first place I should not need arbitration that comes with the additional expense. TTP's has cost me time and energy and now money - they are unethical and unprofessional.

We are disappointed that despite our teams' efforts explaining the Travis County market evaluations, specifically related to your condo, you still feel that your results were unfair. We reviewed all the information you provided, which was taken into account when preparing your appeals. Ultimately, your final value was determined by the Appraisal Review Board, which offered you the opportunity to pursue additional tax remedies. Additionally, we provided you with your results on September 5th and the information related to resolution options for your case on September 6th (weeks before the arbitration deadline). Members of our team communicated back and forth with you related to next steps if you wanted to proceed with your appeal through arbitration. However, we never received signed documents back from you despite sending them more than once and following up. Under the terms of your current agreement, arbitration was not part of our scope of work. After not hearing back from you for over a week, we assumed you did not want to move forward. When you finally responded the day before the deadline, you already had all the information required to move forward with us and still did not provide us with the agreement we needed to act on your behalf. As a result, we also provided the documents you would need to arbitrate on your own just in case, to help you out. Our team has made multiple attempts to connect with you about your case since then, which have been unsuccessful. On September 26th, we had an agreed-upon time scheduled with you to speak on the phone, and you asked to reschedule.     In April of this year these real estate tax "professionals" sent an email strongly urging me to send them $50 up front for tax protest services this year due to a bunch of made-up hogwash. As it turns out NOBODY is going to get a reduction in real estate taxes this year as inflation has pushed up home values so far it is beyond the cap amount. This was a calculated and deliberate SCAM to get $50 from their customers in a year when they know they are not able to EARN any fees by appealing home values. Instead of being honest service providers to their customers and sending a honest note saying, 'we're not going to bother with appeals this year', they LIED, CHEATED, and STOLE $50 from me and anyone else they were able to dupe into this SCAM. Now they refuse to refund the money standing behind their 'legally' prepared 'iron clad' contract. Well a contract entered into based on fraudulent conduct is voidable. I'm not going to stand for it. I'm going to shout about this scam from the highest walls and all social media platforms until their reputation is as tarnished as it deserves to be. I may even enlist a lawyer friend of mine to pursue class action against them. This company needs to be exposed for this deception and fraud.

Otherwise, your assessed value will continue to increase year after year until it catches up to your market value. This may be the most important year to protest your assessment in the last decade." In our email explaining the introduction of the service fee this year, we laid out the current conditions of the market and what was to be expected as the result of this year's appeal, as well as why we were proceeding with conducting appeals as we do every year. With your appeal specifically, we were able to reduce your market value by $23,436 which puts you in a better position for next year's appeal. As the email explained, the $50 dollars that you paid us is a service fee that covers the appeal preparation along with administrative cost. This also states that the service fee is non-refundable but will be credited to any performance fee resulting from a successful reduction of the assessed value. This was agreed to on 4/23/2022 when you proceeded to sign your representation documents for this year. We appreciate your feedback and time on the phone discussing your complaint. After this was discussed in our phone conversation on August 23rd, we sent you a compromise agreement for signature so that we could process your refund and end your agreement. If you could please get back to us, we can move forward with your request to process your refund. We look forward to getting this resolved.
