      Nothing but issues with my apartment at The Landing of **********. Start off with a broken oven that took over 2 months to fix. After 2 months I decide to call the office and just so happens to get the piece in that day to fix it and was at my door in 10 minutes. 2nd issue. My water has been smelling like the worse case of rotten boiled eggs. I call and call about it and all the tell me is to drain my hot water heater. This was going on for over 3 months. Still not fixed. 3rd issue and last straw. Ceiling started falling down all over my furniture due to leaking patio above me. Called about it and they sent maintenance out, and he pretty much shrugged his shoulders and told me to call corporate. 3 weeks later nothing has been fixed, now I have mold on my ceiling. Called them to tell them I had to move out because I have water everywhere, mold growing and my kids cant sleep in there. When I say I was going to turn my keys in, thats when they want to rush and fix it. I tell them Im getting out my contract and they say I cant and had to move to another unit. I payed for this unit, not another and thats nowhere in my contract. Very unhappy with this and will be getting my lawyers involved.

      I rented with the Azul apartments in ******. Which is managed my Sunridge group. It was a classic apartment 569sqft which isnt the apartment I wanted but the miscommunication for the staff and management and the excuses I ended up wit h that unit. All through the year I had issues with my ** I requested to have it fix 4 times already. In June it was coming to the time to renew my lease. My ** started leaking in the bathroom tile the whole area around the toilet is dripping. I request for them to look at it. maintenance came cut a big hole in my bathroom ceiling and put a plastic over it left it like that it didnt not get fixed. Again I went to office to let know and agent put in another request. They came left my bathroom a mess and didnt cover the area properly. The current state of my bathroom ceiling is water is dripping from the open hole and from the ** vent. The worse part you dont know what kind of water is dripping on you while using it. The only left is for it tear down from being soaked inside. They increased my rent to $1300 and expected me to pay it. I said transfer me to a different unit and they refused and gave me the runaround about the units and I submitted my application and paystub as they requested. To this day nothing is fixed and I havent got a different unit. Email Sunridge management group and they did nothing about it. I was out of town and they put 3 days notice on my door demanding the key by 9th if I dont the pay rent. But yet still they havent fix my bathroom or transfer me to a new unit . My light bill is $300 for the month of June because I have constantly turn off my ** before I leave because my apartment will flood. The apartment smells like weed all the time and I dont smoke. This is the kind of service I receive twice with the apartment and this group.

      After signing the lease it has came to my attention that the complex (Dominion at *********************) has an excessive ***** problem. Im not sure if anyone knows but living with roaches can cause E. Coli and Salmonella which is a health risk and health violation. Legal actions can and will be filed if I come up sick since it looks like the company has known about this for months. Also,As much money as tenants pay, the carpet on each floor should not be filthy. The complex is a total disaster. Please get new management.

      Was a vendor doing repaints in the apartments at Villas at ********** in ***********, *******. Stopped paying me after all my invoices were turned in. January through April. Still haven't paid the last $9,000. If your a vendor, wouldn't recommend working for them. Other vendors working for them were not getting paid on time either.

      ************************* apartment complex I have waited for months for dishwasher to be fixed I spend $1500 plus a month Many items needed repair immediately upon move in : water leak in wall , light fixture, vent off ceiling, sink drain not draining Now for last 8 weeks, dishwasher not working . Replaced and still does not work It is interesting that this company does not put much in writing ********************** is suboptimal.Leasing agent regularly loses the maintenance requests.

      If I could give this company a negative ten I would. Turn and runaway from this company unless you want to be stressed out for an entire week as they string you along while asking for more and more documentation for your lease application. I don't know what to say other than this has to be the most unprofessional property management company ever. I was told yesterday everything was good to go on my lease application then told today they needed something else.The property in ******** ***** will fail I'm sure because they are in the wrong Community for this type of nonsense. I'm ********************************************** out for a week. The girls at the main office are snooty and incorporative.

      SunRidge Management and Harbor Hill would like to apologize for the unpleasant interaction that ****** experienced while applying to our community. ****** applied to Harbor Hill on January 27th, ****. From January 27th to February 2nd, our leasing team communicated to ****** that to get her approved; she would need to provide proper documentation that we could use to verify her income. The Leasing Consultant at Harbor Hill constantly communicated with ****** and explained what part of the process he was working on to ensure a smooth application process. Once the consultant was ready to verify income, he discovered that ******'s documentation did not have pay dates. ******* reached out to ****** and tried to get the required documentation in so she could get approved. The property manager spoke to ****** and informed her that the documents she provided would not be accepted. When applying, all applicants must get approved under the same rental criteria. We ask for the same documentation from everyone to comply with all fair housing regulations. ****** was made aware of the forms we accept and chose to cancel her application instead. If ****** brings in the required documentation and we can verify that she meets our income and community requirements, we would love to make her a resident.

      My grandmother lives there currently and I am out of town. I am constantly calling to reach the front desk throughout core business hours and it is extremely difficult reaching someone. A normal business should respond and be available. If they are short staffed, they should not constantly go ** in rent every year with low quality amenities and this is for elderly community. This is totally taking advantage and if you have low staff or no staff to answer calls, lower the rent and have ********************** workers and better equipment. My family members have actually fixed stuff in my grandmother's apartment themselves because of long delays. The truth must truly be told. This community deserves better.

This is a smaller, 77 ************** that just has a community manager in the office. Many times if a phone call is not answered, the manager is currently assisting a resident or out on the community checking on things. This community has always had a small staff due to it being a smaller community. You are more than welcome to email the manager of ********************* using ************************************** and they will respond as quickly as possible. If there are any maintenance requests needed for your grandmother's home, please reach out via email so that those can be entered and maintenance can get that taken care of for her. We apologize for the frustration but will do everything we can to make sure our residents love calling ************************* home.

      I live in one of the apartments that the bullet went through my bedroom, wall, my bedroom door and then into the tub. They refused to fix my bedroom door and put some awful c*** in it. I said theyll come back and paint it and its gonna leave this huge *****, the same thing with the sheet rock they are going to have a company come and fix the tub The s*** out in the parking lot happened on a Friday night. I reached out to corporate that ****************** man who is not nice no I never said Im sorry at that time and you know whats going to happen with the damages are always going to remind me of the bullet that came through my wall my door in my bed and everybody keeps saying oh we could have been anywhere yeah but it happened to me my anxieties up I dont rest Im a mess. Im a nervous wreck.And my daughter was supposed to get a $200 referral check and when you go in the office theyre not nice theyre very ugly and they keep saying its coming. Its coming well its been coming forever its never going to come.Then you have the head maintenance guy out there saying dont worry were gonna give you a new door were going to fix everything and then he said hes going to come up well he never came up today a week after the shooting and to look at how the repairs are going to be he lied Shocker there it said with all the money we all pay here not to get good service and they get treated so badly and talk to liquor so low.

      We apologize for the delay in response to this review through the BBB, but were in contact with ************ at the site level and at our corporate office throughout her concern. The damaged doors and sheetrock repairs have been made, and they were completed by 12/8/23. The only thing that still needs to get taken care of in her unit is her tub repair. We have reached out to her several times in regards to signing an authorization form for the tub repair company to complete their work but to-date she has yet to come by the office to complete it. We have placed the form in an envelope last week and had maintenance put it at her door with an enclosed note to sign and return to the office ASAP. Hopefully she will return it soon so that we can get that completed for her. Her daughter's referral is being processed as well and she should receive that soon. The *** over the community has spoken with ************ multiple times after the incident occured with the stray bullet and each conversation was noted to be pleasant. We are very sorry if she felt that anybody treated rudely or badly and have only tried to ensure repairs are made as requested. We know a rent discount was requested after the incident but we are unable to offer that since the incident was not caused by or a result of our staff or management company. ************ is more than welcome to follow up with our corporate office if there is anything else she needs to discuss or if we can be of any assistance. If she has any questions regarding the notice that needs to be signed for the tub repair, she can direct those to the community leasing office.

      I had a horrible experience with renting an apartment from the Sunridge Management company in *********, ********* called **************************. Corporate Representative ******************************* and the Property Manager for **************************, *********************************** were extremely difficult to work with. I dealt with parking issues, leaks in my apartment, inaccurate invoices, unprofessionalism and poor communication. Charging residents for corporate utility invoices in unacceptable and illegal. I will never rent from this company again!!! Horrible experience.

      ****************** it was explained to you by the Area Vice President, for Lofts of Municipal how the billing worked and the way it was billed in the rears. You were asked twice for you to confirm which utilities that you pay LUS directly, for you to gain the knowledge that you only pay your electricity to LUS. You do not pay LUS for your water, sewer, and trash. You pay ************************** for those fees, as you have since you moved in. The system billed you both rent and utilities (water, sewer, trash, and pest control) through 9/30/23. The charges on 10/3/23 are the move-out damage/cleaning charges from when we completed your Final Account Statement. If youre stating you vacated 9/29, and youd like us to reflect that date as your final date of responsible, please advise as there will be additional charges for terminating your lease prior to your lease-end date of 9/30.
