When they place the trailer they placed it on the wrong lot then they moved it to the right lot the frame was bent the trailer was not leveled right my window was cracking my front door won't shut my ice maker doesn't work my dishwasher doesn't work my oven doesn't work they will not call me back they will not answer my phone calls they were supposed to send a trim guy out and the one day I said we cannot do it cuz my husband has surgery was the only day that they were willing to send him out knowing that we could not do it they will not answer phone calls they will not call us back the last time we talked to him was in January they said they would send somebody out nobody ever came out the guy also cussed my husband out and said that he didn't have to do anything and this and that and it is just been a total mess I just want my trailer fixed like it was supposed to be I paid over $100,000 for this trailer and I should not have to have these kind of issues on a brand new trailerBusiness Response

After wind damage , my insurance company sent a check for repair estimates . Because of a balance on loan Federal Investors name was on check also . I was told by insurance company to complete repairs necessary to ensure house was stable until repairs were completed . I have paid receipts for repairs to be submitted to Federal Investors . I was told they do not reimburse the customer and that will be my out of pocket. When confronted with their own insurance form that states on line #6 that they will make payments to customers after repairs, ****** the Supervisor told me she is ending the call . I requested her bosss info to contact him and she refused to give it to me . She then hung up on me.Last week she told me all reimbursements would be between the insurance company and I . A review of this account indicates that the borrower informed the Federal Investors representative about damages to her home and the pending insurance claim that would cover the damages. The borrower requested reimbursement for her already incurred out-of-pocket expenses. At that point, our representative explained that our policy is not to reimburse clients directly but to either pay contractors for repairs or apply the funds to pay down the account. According to her contract, proceeds of any insurance claim will be applied toward the replacement or repair of the property or as payment on account, at the company's option.Initial Complaint

I purchased a legacy mobile home in 2019 and I have had issues from the beginning. I have contacted legacy homes numerous times and no one has come out to even inspected the home. My defects fall under structural warranty which is 5 years!! I have had to replace the entire hall, and guest bedroom floor they were completely rotten. I also had to replace part of the main structural beam on the outside of the trailer it was rotten. Now the living room walls have 2 soft soft in them. The living room, kitchen, hall and master bath all have large soft spots in them. All the tiles on the floor have popped up. This is not right for a trailer only a few years old. My son fell through one and cut his leg. Something is majorly wrong with this trailer and its structure. Ive contacted legacy multiple times and I cant get anyone to respond.Business Response

Legacy Housing will uphold any obligation it has under it's limited one year warranty process. We recommend for the customer to reach out to their respective dealer where the home was purchased. As they have the obligation to file a warranty claim for their respective buyers. Please ensure that photos are presented when filling out the warranty claim as well as have all the information ready for the dealer to correctly submit the claim to Legacy's service department. I purchased a mobile home through *************** in **********, **. The home was delivered to my property 03/17/23. Some work was done the following week. As of 05/22/23, no one has contacted me to finish work on the home. I have called 5 times to inquire about when work would begin on the home. The first time I called, I was told the company was 3-4 weeks behind. The second time I called, I was told the company was 6-8 weeks behind. The third time I called, I was told it was still going to be two weeks before anyone would be able to come to start work on my home. The fourth time I called, I was told that workers would be at my home early in the week of 05/22/23. No one has come out to the home. Today, the 5th time I called, I am now being told that work will not begin until 06/05/23. I was from Belen that they are 3-4 weeks behind on homes that are delivered but that because my home is out of town, they needed to set up lodging for the crew. When I asked why it has been 10 weeks with no communication and no set up for lodging for the crew, I was told that they cannot begin work any sooner. I am paying mortgage on a home I am unable to live in and rent at another location. This is not sustainable for myself.Business Response

My husband and I had a leak under our house and the plumber chopped up the concrete to fix the leak, now he has not deposed of the concrete. He just left it sitting in my yard. We made several calls to the office to come and clean up our yard but nothing has been done not to mention it took several months to fix the lead and now I have to have mold remeadtion done. I expedited my purchase for my tiny home from ***************** in 2021 which Legacy Home manufacturers. I was suppose to receive my tiny home in February and did not receive it until April of 2022. The home arrived and my panels were coming off the walls, drawers missing, both doors tough to open and close, and my mirror broken. Shortly after, my AC unit went out. It took them months to come and fix these things. November 2022 my heat stopped working. It is not April and my units are still not fixed.Business Response

I purchased a tiny home from the ***************** in **********, ***** in June 26, 2020. This will now be the 3rd issue with the house that I have since purchasing it. In September of 2022, I heard water leaking. I had to take off my wall panel to discover that my ** drainage hose was not connected to the *** pipe that it was supposed to be draining out of. This means, for 2 years, the ** was draining into my wall and floor. There was black mold in the wall panels. I have treated the mold since then, but my walls and flooring need to be replaced. Along with black mold, this was draining onto my electrical outlets, which could have caused a fire. I am lucky it did not. This would have never happened had there been proper installation of my ** unit. I have contacted the outlet I have bought it from and I have contacted Legacy Housing. They are dodging my calls, ignoring my emails, and not helping whatsoever. This lady in the service department, named *****, emailed me back last week within 11 minutes of my email to her, saying that my service request was denied and that my house is "out of warranty." Well, there is no warranty. There never has been. The ***************** even said so themselves and it is in my legal papers from closing on the house. I have been trying since September of 2022 to get someone to fix my wall and flooring. No one will help me. Had my ** unit been installed properly, this would have never happened.Business Response

This would have never happened had you properly set it up. You have avoided all of my calls and emails. A mobile home belonging to Legacy Housing located at ******************************************************************* (my land) was supposed to be removed in October of 2021. *********************, the employee handling the case, did not contact me again until August of 2022 and said the home would be removed then. A team came out in an October 2022 and started the job, but left and never returned, leaving my land trashed and the mobile home still on the property. I have reached out to **************** several times begging for an update, and he refuses to give me one. I moved into my new Legacy Home in March 2022. I purchased a fireplace (a $1600) upgrade that has never worked. I have paperwork from the ***** ********** of ************ Housing Division dated 05/10/2022 indicating that they will replace the fireplace and also have an email from their service department stating that the general manager had agreed to replace it. I also have a list of items that needed repairs or correction that was sent to them from their dealer (*****************). These items include wrinkled vinyl flooring throughout the house, a kitchen cabinet door that was not constructed properly, a crack in the middle of my kitchen counter, I never received outside jar lights for my front and back porches, and I am missing a window screen for one of my windows. I also have an intermittent electrical issue in my home that has been verified by 2 of their service technicians. This company will not respond to me and has done nothing to assist me in resolving these issues. Their service department will not return repeated calls/emails, and I have asked 8 times for the general manager to call me, and he or she has not done so.Business Response

I am rejecting this response because I still currently have an electrical issue in my home. The representative from Legacy Homes that came to my home with the state told me and the state inspector that an electrician would be at my house the following week (This was in May, and your company failed to send an electrician to my home). Your company has had 2 contractors/handymen look at it and verify with me that there is indeed a problem. The last contractor that was out took pictures and sent them to ************************* (the service manager that will not respond to emails or return calls). I was told that someone would be getting back to me on this, and this too never happened.Legacy Homes has a 1-year workmanship warranty that has yet to be honored. It is not my problem is your homes are poorly constructed and I should not be dealing with wrinkled laminate flooring throughout my home, bubbled countertops, and kitchen cabinet doors that have extra material under the paint. I bought a brand-new home, and my expectations were to receive a brand-new home and that is far from what was delivered by Legacy Homes.

I am rejecting this response because your message is not clear and does make sense. I have an electrical issue that has been reported to your company numerous times and you have done nothing to rectify it. I have several areas in my home that were poorly constructed (kitchen cabinet door, wrinkled floor, etc) and to date you are not honoring the workmanship warranty that is provided with the purchase of my brand-new home. My loan should have absolutely nothing to do with the nightmare that I have been dealing with. I had a contract when I purchased this home and Legacy Homes is refusing to honor the contract.

I am rejecting this response because:I am inquiring about a response I recieved regarding this complaint. I understand that I had previously filed a complaint on this issue. The issue was not addressed by the business because the electrical issue was intermittend.
I have had an electrical problem in my new home since a week before we moved in. The electrical issue has been intermittent and this was reported to Legacy Homes on 3 several occasions.
Legacy Homes was mandated by the state on more than one occasion to correct the problem but failed to do so. I have documents if you need them that verifies this.
My home was wired incorrectly and has been a fire hazard since before we moved in. The electrical problem finally caused damage to my home and ruined my refrigerator, washing machine, and microwave.
I've attached copies of receipts of damage caused to my home/appliances.
I should not be responsible because they wired the electrical in my home incorrectly 1.5 years ago.

For over two months we have attempted to contact the service department at Legacy Housing Corporation regarding repairs for the home that we purchased from them. Only after purchasing the home and having it shipped to ** were we informed that they do not actually have a service team locally and that we would have to conduct our own repairs and bill them back to Legacy. Since finding this out we have received absolutely no response from them and it appears that they currently have no intention of honoring their warranty. Any response they provide to the contrary will be a bold faced lie. Their service department refuses to respond to us. On every email I CC the following Legacy employee emails: ****************************************************************,************************************************************,****************************************************************************************************************************************************,****************************************************************. *************************************************************** The absolutely only person to respond since submitting our warranty claim is *********************** who was of no assistance but to give us *****'s email who still refuses to respond to us regarding our claim. We have had to contact HUD, the state of Texas, and the ***************** to file complaints against Legacy. We are awaiting resolution from these agencies. All manufacturers of HUD homes must produce and honor their warranty. Not doing so is against the law. This company produces housing for low income individuals and they are preying on these poor people.Business Response
