1 starOn the morning of April 7, 2025 I stopped to get information on an apartment. I noted the young man that I was looking for a two bedroom but would consider a two bedroom apartment. He indicated that he could show me a two bedroom and a one bedroom apartment and asked for my ID. I provided him my ID, he placed in a desk cabinet and checked with a female coworker who went was in a side office. He came back and was polite but told me he could only show me a one bedroom apartment, even if he had stated they had other units available for viewing before. I left and called the apartments about 15 minutes later, I inquired that I wanted to see a two bedroom or similar apartment today, they told me to come on over, yet he was the same young man who had just told me that I could only see a one bedroom apartment. I am an older disabled veteran, age 62, I don't understand why I was denied the opportunity when I was there in person, provided my information and ID. However later without them knowing its me on the phone invited me to go see a 2 or more bedroom unit. I have never experienced anything like this, what was the cause of rejecting me when in person to view a 2 bedroom or larger apartment? I just found out they have a "F" rating with the BBB, something is definitely wrong with this apartment complex in regards to treatment of older person, some who can have disability.Review fromChanel C

1 starThis place scam me for the last of my money the leasing agent lied and said that they work with people with bad credit after I had advisor that I had bad credit. She stated that all they would need was an additional deposit so me believing that they work with people good credit I put down $500 of my deposit fee and she guaranteed me the apartment then the next day she gives me a call and tells me that was denied and that they were only gonna send me 250 of my deposit check then she started stating that they dont work with people with bad credit after I had told her before signing or paying anything that I had bad credit and she said it was OK that they work with people with bad credit. This office lied and took me for ***** and took my money away. 1 starIf you see TAM Residential RUN! Their properties have multiple issues that will tales years to address. No one answers, calls or emails. They are not concerned about any of their residents. They have truly given me the worst experience I have ever received. They overcharge and do not provide what they charge for. Many thefts and drugs on their properties. I am due for a refund for a rent overpayment in October. ****** who used to work in the office tried to do the refund, but two weeks later still nothing. I spoke with a member from corporate, still nothing. I've even called the corporate myself, but no answer or response. Why is it so hard to get a call returned or a phone answer?TAM Residential, LLC

2 starsHi, Ive called multiple times for my lease. Prior to us being approved for the apartment, I had to call multiple times to reach out about my application process. I went over to the ************* apartments to sign the lease, they told me that they will send over the welcome letter with further instructions and never sent over. I called again today, no answer. More times then most Ive been sent to voice message. I dont want to think this is a red flag thats foreshadowing my experience before moving in but it is feeling that way. 1 starI live in building 4 at ************ There is 65 apartments in that building And free 12 parking spots right next to the building No carports been available for over a year nor the business is doing anything to provide more parking spots Good luck finding a parking spot close to you Or a available parking spot through the entire complex after 11 pm So many other problems like billing, package room, dog f**** all over the place, broken gate or elevator often, maintenance, different management every few months Overall it's just bad and very stressful I didn't want to post a bad review but yesterday I had to wait for over 50 minutes before a car drove off and I took his spot all the way at the end of the complex Its not luxury It's inconvenient I will be adding photos later on everything I mentioned And a proof of all their ridiculous overcharges and fees every monthReview fromMichelle N

1 starI moved out over 10 months ago and have still not received my full security deposit after leaving and no one at *** will reach out to me even though the current ******************* Company supervisor has made multiple attempts to reach out and assist me. There is no direct number to speak to a live agent and when living in the apartments, I could not get anyone from *** to address any and all my concerns while living there and in trying to get my full refund of my security property that was approved by the on-site management staff upon inspection. 1 starI lived in a TAM Residential apartment for 6 months. During those 6 months, I quickly realized that the management/corporation was purposefully seeking to scam its tenants through additional fees and changes in rules and policies. I am convinced that the company has an arrangement set up with "Jetty" whom I had to pay $740 for an insurance plan that did nothing. This money was never seen again and was not used to fix the supposed "damages" left to the apartment. TAM Residential purposefully waited to submit any claims to Jetty 4-6 months after I moved out. Jetty conveniently has a policy that no claims could be made 90 days after I moved out (or some timeline similar to that). Therefore, the fee for the supposed damages (which I have still not seen proof of) was put back on me. I am the cleanest person that I know, and heavily documented (with pictures) the damages that were already in the apartment before I moved in. 8-9 months after I moved out, TAM Residential reached out to ask me to pay the fee. They asked me to "view a copy of your Moveout Statement and Photos in the portal" (although my account/login has unsurprisingly already been deactivated). Most concerning, is the cap they place for income on tenants. Upon move-in, I had to sign a document proving that I did not make MORE than a certain amount... yes, you heard that correctly. The corporation is trying to lock renters into a system that they will never be able to get out of. They are targeting people who make between $45,000-80,000 (at least in my area). The income CAP was not per resident, it was per UNIT. If there were 2+ people living in a unit, the combined income could not exceed the CAP. I bet they think these people will not be able to afford legal action against them. It's honestly a very clever scheme; evil, but clever.Put plainly, TAM Residential, LLC is a prime example of corporate greed and corruption. 1 starthe place i rented from used to be better before it was sold to a company. we had an agreement on a last month rent payment, but now they are trying to charge me more for that month. don't trust these people. I got charged for cleaning the apartment i left after spending an entire day cleaning it. so don't worry about cleaning your place they will charge you regardless. If i could give negative stars i would, dishonest, untrustful people. I would never recommend people to rent from this company.Review fromKevn N

Management is deceitful, dishonest and wildly unprofessional. They give the run around on basic repairs while the facilities crumble. The parking garage has 5 or 6 wheelless vehicles at any given time from theft and no security guards. The front gate has not worked in months. The swimming pool was closed the entire summer during the hottest summer on record with no accountability regarding its cleaning schedule. Filthy hallways (as soon as you open your front door) in all 20 buildings because they are sort of cleaned maybe once every 3 months. There is broken glass and pet waste in most stairwells and loose garbage that piles up around the garbage shoots every weekend that also havent worked in many many months. Be careful, the residents best interest is NOT in mind.TAM Residential, LLC
