Dishonest management. Left the apartment in the same condition as moved in (nothing beyond normal wear and tear) and they filed a claim against my insurance a month after I moved out, which I ended up being responsible for. If you decide to move in, my advice is not to trust the management and collect as much evidence as possible before moving out.Review from Megan S

this place is horrible, since ****** has started working as head Maintenance the work orders are actually getting done and done correctly! but I have lived in these apartments since 2018 and I have been picked around and treated like s*** I recently had to move apartments due to my apartment being completely ******. we were getting shocked turning on the shower and was told over and over again there is nothing wrong. finally when 3 out of 4 of the Conjoined apartments started having the same issue and maintenance changed and actually cared. I had a fire in my wall from my water tank and an actually electrician wasn't called for almost 2 weeks. my washer flooed my kitchen and bathroom and livingroom and I had to deal with 8 industrial fans and 2 water air sucker things for a week at 102 temp couldn't open windows or use my ac. I wasn't Offered any kind of Conference for having to endure that. Until I made a big deal about it and contacted the owning company and then was offered a week off of rent.Before that play refrigerator completely went out over the weekend and I made a Work order request, but nobody shut up till Monday. All my food went bad just went food shopping and was offered. Nothing hundreds of dollars had to go to the garbage.I have seven kids in my house and two adults, so there was a lot of food..No, that I've learned into a different apartment in the same complex. They are trying to charge me a cleaning fee after telling me not to worry about cleaning. Because they're gonna terribly apartment apart to figure out the issues. Not to mention it's not even in my lease.So glad that I've contacted lawyers to help me in the situation. Because they're legit s******* me around every which way.TAM Residential, LLC Response

*************** in *****, ***** - This place is a complete nightmare. TAM Residential taking over has taken it down hill. Putting in maintenance requests means nothing. Youre lucky if they come to look at, let alone repair anything. They tend to just mark it complete. Meanwhile you can see maintenance men just sitting in between buildings in their phone in the shade on golf carts. The office staff isnt any better. Calls. Emails. Messenger pigeons. Youre lucky to have your issues addressed. They asked us up purchase gate keys for $25. For a gate thats never worked in several years now. Ive been here 7 Years and its worked maybe 2 of those 7 years. It is unsafe here. The grass hasnt been cut in weeks. There was a dead python snake in the driveway leading up to the office. Some brave soul killed it, luckily before it had a chance to but one of the kids playing outside over here. Oh yes, theres supposedly a curfew over here. LOL ya. Right. Kids are outside all night long. This place is trash now. I hate even coming home to this mess. TAM Residential is awful at managing properties. Trash everywhere. Horrid. ***************** has with-held my deposit check in bad faith after the original was sent to an address where I no longer live. I have called multiple times, sent multiple emails, and spoken to several people over the past YEAR who said they would take care of my issue, but never follow through. Providence Uptown Apartments in ******* has become a nightmare since TAM Residential (TAM Management) took over. The place has turned into a rundown ghetto. The management team, especially ***************************** and ********, are only interested in scamming residents. They never answer phone calls or emails, and they gaslight residents by pretending to be available but never following through.They add bogus charges like amenity fees, even though all amenities have been removed. There's no security, no cleanliness, and no business center anymore. Trash and bugs are everywhere, and management ignores these serious health hazards. ***************************** and ******** just sit in their office, drinking coffee, and thinking of new ways to scam the residents.They've partnered with shady towing companies that tow cars even if they're properly registered. Registering vehicles has become a hassle, and their visitor parking policy is ridiculous, limiting visits to just eight times a month. TAM Management is simply harassing residents and overcharging for the disgusting mess they've created.TAM Residential, LLC Response

This is the worst apartment company I've had to deal with. Their property at ********* at ********* was a nightmare to live at. There were constant issues with the ** and other things breaking down. They were slow to get to maintenance requests and often would close them without doing them, which is problematic when it's for the ** in summer.When you move out they charge for rent and expenses that are after your lease expiration, even if you give 2+ months notice. They also will add hundreds of dollars for "Resident Damage Charges" even if everything was fine when you turned in your key.Then you have no one to dispute these phony charges because no one answers their phones or emails. If you go to TAM instead of the local apartment they are equally as unhelpful.TAM Residential, LLC Response

The Cottage Bay Apts have really just turned to garbage with management. We have been here for about 5 years now and I am in shock with how your Manager handles this business the last 2 years. There is no communication from management I've sent emails asking questions that go unanswered I've had a hole in my bathroom floor for 7 months now made my apartment colder all winter long. **** told since September 2023 when the manager came through took pictures herself and was assured at least a quick fix would be done it's now March 2024. I had a meeting with this manager since she seems to have an issue emailing on February 28th to discuss other issues which was just whoops I'm overworked type of excuse and to try and smooth over with FINALLY fixing this hole in my bathroom which was chewed out by rats, yes rats are now in my rented space so we move on to setting a date to get this fixed I watch and agree to March 27th to have my family out of the house to help get the work we need done. I email the morning of to let management know we are all clear they are good to work no response again. I go to the office(430pm) which is never open half of the time during business hours I can go down several times no notice as to why they are closed or when they will be in tried calling no answer. We've asked to talk to anyone else because this individual must be burning out because the last 2 years working with her has been a nightmare we've avoided reporting small fixes because it has been 7 months and lies for a hole which allows pests to enter my rented space to still be fixed to this day because now we have a notice for the 29th for a BUILDING INSPECTION not for our issue to be fixed, I've emailed, my husband emailed asked with no responses, once as to why this isn't being fixed and now I have had to reach out to a lawyer and the health department for some result since this individual has lied to me. My trust is damaged with this company because of such miscommunication.TAM Residential, LLC Response

Rented at one of their properties. ************************ in *******,**. Left on January and I havent received my deposit back after I was told that they had sent the check to the wrong address but they were going to fixed it. Its March and when I call back to the property I was told that it has a mew owner and I cant be helped. Been calling them but nothing no answer back.TAM Residential, LLC Response

Terrible place to live. I paid **** a month. Paid my rent on time every month, and now find out today that Im going to be charged more than double the amount if I dont renew my lease. To live here is going to be **** a month. I cant believe these people can get away with this. I do not recommend this apartment complex, they are shady, and have no remorse.TAM Residential, LLC Response
