    Brigadier Homes is not honoring the warranty of a new double wide home I purchased from them and the warranty date is March 1 2023. These are the items and they are apparently denying all of them, wrongfully: 1. Shower door is coming apart; wheel came off the top track and it isn't working right.2. Hose bib is loose from the substrate and flopping around.3. Dining area floor (linoleum) has a football shape object under it that is telegraphing through the floor covering. Looks like a patch in the plywood substrate has popped loose.4. Carpet in living area is loose and has large rolls in it.5. Floor marriage joint is telegraphing through the carpet.6. The air pump for the septic system is directly under the roof drip-line and eventually that water flow is going to damage it. There should be a gutter or deflector in that area.7. Crack in drywall next to fireplace has reappeared.8. Front door deadbolt hard to work, out of whack.9. Trim at doors and openings along the marriage line are popping loose.10. Wood steps should have been painted or water sealed but were not.11. Top window of master bathroom gets foggy inside the double pane at times, depending on weather conditions. It apparently has a leak.12. One of the sprinkler heads for the septic system fails to retract after activation.13. HVAC air distribution is unbalanced leaving some areas cold and others hot, need to have the air distribution balanced.14. There should be a sub-wall beneath the house at the back side of the porch edge. As it is now the entire porch area acts as a giant open vent making the crawl space completely open to air movement, which is a problem that should not be. Has a large effect on heating bill. 15. There should be gutters or rain deflectors over the steps to prevent roof run-off onto occupants using steps.

    We have fixed the septic and the guy will be out there this week, as we have told you to fix the sprinklers.  As a homeowner you have a responsibility to maintain your pad and do regular home owner maintenance. This is the message we got from the factory after we submitted your list to them. 

     

    Good afternoon *****, I have reviewed the items that apply to the home &
    can say all of this is not going to be warranty and is going to be under
    normal wear and tear. We have gone back to this home several times for
    warranty and as a courtesy. The items such as carpet, trim and door are
    going to be a home owners maintenance items. The door lock is not working
    right due to the home settling and striker plates need adjustment.

    As a reference none of these items are listed in the home owners book as
    covered warranty items.

    I am rejecting this response because:  It does not respond to several issues I raised.  It also is non-responsive in that it tries to push poor workmanship and material issues onto me.

    It directly responds to all of the complaints. The customer is claiming they are warranty issues, but his issues are not covered by the factory warranty. This is per the factory response that was copied on the response.
