Absolutely god awful company. They over-charged us for cleaning at *********************** and are not willing to work with us to avoid having bills sent to collections. Do not rent from them under any circumstances, because they will steal money from you when you decide to move out from one of their apartments. The new buildings they built are not worth the price, as they are rapidly deteriorating and are not built to last. Their "luxury" apartments are just overpriced apartments.Peak Living Response

Horrible place. The manager ******** I think is an evil person. I'm physically disabled and peak living forced me to park 1/8 mile away and walk in the snow risking life. Staples in the floor with pictures. The manager faked a bunch of charges, I left the place cleaner then when I moved in. She fraud scammed me out of my deposit like I told her she was gonna do. Stole my money and claimed that a months rent was ***** bucks market value. Worst company I've ever rented from. Nothing was true they broke lease after 3 weeks of renting. Changing everything that gave me incentive to rent. Don't rent from them. You will get screwed over by the old obese manager that 2 faced.Peak Living Response

Per the lease, your notice to vacate must be a minimum of 60 days, and when you turned in your notice the 60 days extended past the end of your lease, thus you were charged the 1 month rate listed on the renewal offer sent to you before your lease ended. That 1 month rate was $3906. If you would like to submit proof of the condition of the apartment when you moved in and when you moved out, please email that documentation to our ********************* at ********************************** so that they can review it for you. My husband and I have lived here since October 2023, The original management Wasatch Property, moved us into a place that had holes in the bathroom floor the apartment was dirty, and there were multiple issues. On or about April 2024 without notice, Wasatch sold the property to Peak Living, day of the transfer all tenants received a notice on the door. The floor was repaired almost immediately, and I appreciate that. However, the lack of communication and transparency has been appalling. Due to my husband's cancer treatments, we asked Wasatch for closer parking to our apartment it was approved all required documentation was turned in to *******, When Peak Living took over two months later our car was tagged to be towed with no communication. An orange tag was placed on the top of the back window of our car. When questioning the tow truck driver he stated he was sorry that Peak Living gave him a stall number that did not correspond with the orange tag. This created mass confusion and argument. The leasing agent in the office was rude and did not know what she was doing. She told me to move to any open covered stall, which in my opinion would create a mess with other tenants if I took their parking. I was then assigned another stall next to my original, as of 7/1/2024 a tenant was moving in on another floor and they gave them our parking without warning us. Again this has created stress on both my husband and me. We have been paying for parking for 9 months. All the office staff does is say that is the assignment of stalls according to *******. When ******* was contacted they stated that parking was assigned to me for special accommodations. There are so many other issues here that it is mind-blowing. This has been a back-and-forth issue and frankly has taken a toll on my mental health. The stress and anxiety living here have been extremely bad. I requested the termination of my contract in good faith it was denied. I need help to get out of here, any advice?Review from Tanisha W

This is a poor **** management company! This company manages ********* on the Green! ! Expects luxury rent prices for hood apartments. No one pays close to the same price. Units are dated ! They tease current residents with upgraded units but their for new tenants, but give us a hard time to switch . Switch and baitPeak Living Response

********* on the Green/Peak Living does value all our residents and our unwillingness to negotiate doesnt stem from the lack of care, but from rules and regulations that surround the housing industry that require we treat everyone equally. Several factors go into determining what we will offer for rent increases, and none of them are based on who the resident is, how long they have been with us, or how good or bad they have been as a resident. We determine what the *** increase on rent will be and everyone during the same period will receive the same offers. Negotiating with one household to lower rent or offer a discount on optional rentable items means that we must negotiate with everyone who asks and then it may seem as though one person is receiving different treatment than another. We cannot upgrade your current apartment home without a change in your rental rate. However, upon renewal if your appliances are older and need replacing or if your carpet is worn then there would potentially be an opportunity to offer one of those options upon renewal. About transfers, unfortunately, prices fluctuate, and we cant guarantee rates or what unit types will be available when your lease expires in December. Again, we value your residency and hope that we helped clear up any misunderstandings.Review from Pam D

I believe peak cares is a racist company! As I was reading the other reviews, I noticed someone said this company had falsely claimed money being owed to them and that is what happened to me and my mother. The ledger shows I paid for 2 months and the eviction includes those months. Me and my mom had to go to court several times because each judge they gave us didn't want to grant ********** because of the invalid dates. An attorney at the courthouse wants me and my mother to file a motion against the case because of the dates being invalid. The attorney mentioned the judge who ruled the eviction wasn't supposed to, so now a motion has to be done. Corporate and the on-site team is retaliating against us for speaking to an attorney about this case. ************** who is the new on-site manager told me once we come up with the late payments, we would be able to stay and that we would be placed on probation. So a week later, we came up with more than enough money & also wanted to pay for months in advanced but then she tells us we cant renew. **** cares emails my mom and tells us something completely different than what the on-site manager says. We were paying late fees and wanted to pay months in advance, so park cares lost out on extra months. Before any court date, maintenance tried to illegally evict us! This apartment complex have breached their legal obligations, such as maintaining a safe living environment and not providing necessary repairs. They allowed us to live here for months with a broken boiler room machine/central air. The air conditioner was only broke during the HOTTEST time of summer. Maintenance here doesn't know how to do maintenance work! We had to be woken up from loud noises from the boiler room which still hasn't been REPAIRED TILL THIS DAY. This is negligence and we will be talking to a lawyer today. They had to give me an air conditioner that goes in the window because they gave up trying to fix it after I already suffered for months.Peak Living Response

When contacting Peak Cares, we do not have any visual communication with residents. It is all conducted over the phone or via email and as race is a protected class, it is not listed in the system so the ********************* would not know your race when you contact them.
From previous communications with the *********************, we understand that you have either already vacated or will be vacating your apartment home shortly.

I live at Lake Ridge managed by Peak Living, and I feel compelled to warn potential renters about their unethical and fraudulent practices. My daughter and I have been residents for some time, and because I had overpaid the rent last month (management didnt fix the payment site to show the accurate balance), so the amount due was hundreds higher than the amount I was told verbally by management. The ledger was inaccurate and caused my Flex rent payment to fail. Instead of fixing this, the entire week of April 1-5, management ignored my calls, emails, and visits to the office, blowing me off, locking the office while clearly on personal calls, etc. Then charged me a $150 fee for late rent when it was the inaccurate ledger than caused the payment to fail, they knew this, and fraudulently fined me instead of fixing the ledger. I called corporate to have the ledger fixed. The corporate Peak Living refused to answer my calls or call me back within the 72 hour time frame quoted. They sent me an email stating they just dont want to call me back because I sounded upset on the voicemail and basically its their policy not to talk on the phone to upset residents. I asked for a copy of this policy and haven't heard back since. I am appalled at this customer service alone, as I have never once gotten away with not calling someone back to get working in customer service. The incompetence, lack of response to real issues is appalling. Today, the manager on duty accused me of moving an outdoor chair in front of other residents and my four-year-old daughter. I said I didnt move a chair, she called me a liar and refused to tattle on whomever accused me of this. Not sure why she believes someone else but not me. Horrendously unprofessional, disrespectful, hurtful, her name is ***************************. Its like they are trying to displace me from my home about things I didnt do and avoid fixing the actual things that matter, like an accurate account balance!Peak Living Response

Ms. ******** Horse, first we do sincerely apologize for any inappropriate behavior that *** have been exhibited by the onsite team at Lake Ridge and your concern regarding their behavior has been forwarded to the Regional Manager to address internally.
The Peak Cares team has repeatedly sent you a copy of your ledger requesting you let them know what you believe to be incorrect on your account, dating as far back as 4/5/2024, only to be met with demands of a call. No member of the Peak Living team should be subject to disrespectful behavior. We are not trying to avoid addressing your concern, rather we are trying to fix it, but we are unable to do so until you provide the requested information.
Section 27. NO WAIVER states, Owner's representatives (including management personnel, employees, and agents) have no authority to waive, amend,or terminate this Agreement or any part of it, unless in writing, and no authority to make promises, representations, or agreements that impose security duties or other obligations on Owner or Owner's representatives unless in writing.

I have lived in the **************************** in ******* for 10 plus years now. When I first moved in prePeak Living it was great. Security patrolling at nights. Maintenance work done right away and done correctly. Dog waste cleaned up regularly by staff. Trash cans emptied in a timely manner. Concerns and complaints addressed immediately. Now that Peak Living owns or manages the property we have no security. We are charged pest control that never happens. Trashes on property are always full. Maintenance staff turnover is crazy, so work orders are delayed for WEEKS. Work orders are completed at the lowest possible cost so if something is still functioning even if not correctly you have to just work with it because they will not replace it. Staff is rude and not willing to help whatsoever. This place is a nightmare. Slum lord is the only way to describe this **************************** Bottom line is more important than tenant safety and comfort.Peak Living Response

My Family and i have had a similar experience to **************** Not only was the management team at Peak Living has resorting to dishonest tactics, including falsifying money owed to make me appear delinquent in an attempt to unlawfully displace me from my home. They refuse to address maintenance issues such as smoke blowing into my apartment through the ventilation system from my neighbors apartment. They are retaliating against us for complaining about this situation by falsifying and adjusting their documents to have us evicted. they have also slandered us to my neighbor and other apartment complexes making it difficult for us to move anywhere else.To Quote ****** J " It has become clear the management deliberately delays repairs and upgrades in order to force tenants out and subsequently increase rent prices. This prioritization of profit over the well-being of tenants is unacceptable. I have also learned through personal connections within the staff that families are being evicted in large numbers, adding to the distress and uncertainty faced by many residents. This raises serious concerns about the treatment of tenants and the lack of compassion shown by Peak Living. If they are willing to engage in such deceitful and exploitative practices with me, I can only imagine the impact on other vulnerable individuals and families who have been affected by their actions."This is so true and is the same thing that my family has experienced living at Springwood apartments in ****************. Personnel in the management office are unfriendly and the atmosphere in the office is very hostile. employees at the complex have bragged about the manager evicting the most people out of all the managers they have worked with. she is heartless and difficult to work with in resolving issues. which reflects negatively on the whole organization.Peak Living Response

Regarding rental rates and increases, Springwood is a Low-Income Housing Tax-Credit (LIHTC) property, also known as Section 42,and as such the rents are set by the State and/or ****************** Peak Living, and thus Springwood, has no say in the rent rate at all nor how often it changes. We understand that people are struggling, especially lately, but to keep their certification with the state to stay open, Springwood must follow their rules, which unfortunately include increasing rental rates.

My name is ****************** and in *************************************** for apartments I stayed at that they managed called ******************** in ******* ******** due to me getting behind on rent. I had a lot of personal and financial issues during this time. But in 2020 I paid the amount that I owed 06/10/2020 I've reached out to the business, there management team that was in charge at the time. I've called the courthouse. I've called their attorney (*************************) Who was the most unprofessional and rudest person I've ever spoke to in my life. I called him at the direction from the courthouse for months and was unable to get ahold of him and he never returned my voicemail. I finally get ahold of him, and he vary reluctantly says he will fix the issue but never took down any of my information. So later in the afternoon I call again to check in and he basically says that because I called him twice in a day that he will not file the certificate of satisfied judgement. I paid the amount owed YEARS ago and yet there are still so many issues that are outside of what I can control. I want the job finished and the certificate of satisfied judgement FILED! I'm going to speak to my own attorney and seek legal action because this is RIDICULOUS.Peak Living Response
