SPS likes to add late fees every chance they get even if you have a reference number with the date you paid. So, whoever is in payables for that company is definetly slacking off. They put a late fee on my payments for 6 months. Thank God I called and talked to a very smart and helpful person. I have a 4% fixed rate with them so I'm stuck. If I could give a -1 I would. This company has had bath faith practices with regards to the mortgage for over 10 years. 26 years my family has owned this house (July, 1998) **********, **. They sold and bought my house at the foreclosure auction back on March 12, 2024. They never allowed us the chance to refinance the mortgage (since COVID-19 in 2020). They proceeded to not try to help, as much as they say "you have options", they just want the full payment or they will foreclose, THAT'S IT! Their lawyers lied and got caught in court by Judge ******-Wood in the 17th Circuit Court, ********************** on April 25, 2024. Fast forward SPS now has the title as of May 21, 2024. They are forcing me and my family into the street. I requested additional time to move and they (SPS REO ***** and their lawyers ***************************************** PLLC) have resorted to aggressive bullying tactics. I have stated to them I have no problem leaving the property, just give me an additional 14 days to the date you selected. They are trying to play hard ball for no reason. I have children I need to find a new home for, children who were born and raised in this house. All of the information presented here is true and public therefore should not be redacted. Select Portfolio Servicing are thieves and bully's that use bad faith practices to take homeowners property. I pray no one has to go through the devastation and pain that my family is going through with this company. God bless America, where the American dream is DEAD.Review from Daryl B

The initial company contact was in mail received on 7/1/24 when they claimed the payment was due. Our first payment was sent to the previous mortgage company on the same date via our bank. This payment, as well as a following payment, was confirmed over the phone by this associate of Select Portfolio Servicing *** via phone call on 7/6/2024. The associate demanded multiplied times that we install their app on our cell phone which we refused to do so, so we could monitor ************ could verify payment made on the required date. He insisted multiple times that we install their app on our cell phone. I insisted & demanded that we will not install their app on our cell phone. Next he requested access to our bank account so they could automatically take payment, which again we refused them access. My wife stated to this associate that he was harassing us for payment which he already stated he could see that the payment was posted. We tried many many times to install the app on our computer with the associate on the phone to no avail. There app did not accept our registration form online which we verified with the associate after multiply times that we put in the correct information as well as password requirements. New American funding sold our 2nd mortgage to this company which i have called and made a complaint too. The associate also wanted to know who our first mortgage was with and demanded access to our first mortgage documents which we again refused him access. This behavior is unacceptable. Complete and utter joke dealing with Select Portfolio Servicing, Inc. In modern times (2024) it should be a piece of cake to get money due to a client after an insurance inspection to them. This company plays the shell game to a tee. I can't even go into all the story lines we have heard as to why it takes so long for them to release the check due to us for and insurance claim. Repairs were made, there was a final inspection and funds were released. But you can't seem to get them to commit to when you will get even a tracking number. Or if it is shipping via *** or ****** All they can say is that they have requested it to be expedited. The biggest run around of not giving any valid information or exact information. 3-5 business days have passed, 2-3 days have passed... The phone (customer service, resolution ****** are robots...I tried hard to rattle them and got nothing but their lame song and dance. The fact is, they don't want to get your money to you, they want to sit on it as long as they possibly can. Money movement in modern times is a matter of seconds!!!!!! Not weeks. This is the worst and most incompetent company I have ever had to deal with. If you can cancel your escrow I would as they will not pay your property taxes on time or for the right amount. *** spent 8 mos trying to have them pay the correct property tax amount and they are still not paying the correct amount. My experience with Select Portfolio Servicing, Inc. (SPS) over the last seven months has been profoundly negative. SPS has persistently refused to process my loan modification request despite having all required documentation since the beginning of the year. Their handling of my case has been marred by a lack of transparency and repeated misrepresentation.Throughout this period, I have received 17 letters from SPS falsely claiming that I had failed to submit the necessary information for my loan modification. These claims are completely baseless; all requested documents were provided in a timely manner. This pattern of sending misleading communications appears to be a deliberate effort to avoid addressing my modification request.Moreover, SPSs management of my mortgage payments has been highly problematic. Payments that I have made have not been correctly applied, leading to an unjust increase in my delinquency. This mishandling of funds exacerbates the financial pressure and creates a misleading representation of my payment status.The customer service provided by SPS has been equally troubling. Instead of offering assistance, their communications have been hostile and coercive, demanding immediate payments under threat of default. This abrasive approach only adds to the stress and frustration of dealing with them.SPSs refusal to modify the loan and their consistent dissemination of false information reflect a deep-seated issue with their service quality and ethical standards. This experience has severely impacted my financial situation and credit score, causing significant personal distress. The worst company ever. They don't know what they are doing. They hold money and lie about it. They don't offer help when it's approved. This company received much money to help people with arrangements. They have always been awful to deal with. I suggest calling the banking commission don't waste your time with bbbReview from An N

I have tried to establish an escrow account on two properties with SPS since 11/23. After 10-12 calls and emails from November until this morning. SPS has managed to establish escrow on one of the accounts. The other account has yet to have an escrow analysis despite my repeated written and phone requests in the past few months. They did make payments for the property taxes and insurance companies when I submitted the documents to the SPS portal directly. But they charge a monthly interest for each escrow advance payment . I have not encountered this scenario with other lenders before and will investigate to find out whether this is a Federal Trade Commission violation. The customer representatives at SPS have all been very courteous. But they seem more interested that I download the SPS apps to make payments rather than solving the above issues. They claim to have written notes at each encounter and 'we will forward to the escrow department and ask them to escalate" but in the times I have called to follow up, the response has typically been "it does not show here that your accounts are escrowed, but did you know you can download the app? is your cell phone current so we can text you?" And then we start all over with "if my accounts are not escrowed, how is it that SPS made the property tax payments last December? and then home insurance in February? Can you please review the the written documents I submitted since November and this February? " This is a truly inept loan servicer and I am 100% in agreement with the other reviewers.
