Horrible!, I don't know how these people sleep at night. Forced flood I didn't have and need it as my house is built on stilts and the previous company didn't want floor insurance but after talking to them like 6 times I wasn't getting anywhere, I did get my insurance for $601, they tried to force one at $3850. Then they lied about the effective day and charged me $1007 for a few months since refinancing even tho one of the employees I spoke with told me I had till January 6 to get coverage. A nightmare is right. My grandparents had this house paid off in 1967. My parents financed and refinanced again and again. left me with an $******+ loan. I stopped paying 7 yrs ago. They would not put the house in my name and I couldnt get any help. I hadnt heard from them in 7 yrs. They decided to call me on Christmas Eve. I emailed them about 6 mths ago and got no response. I cant get any help STILL. Now they are telling me my account is in default and they were getting ready to foreclose yet over heard nothing from them for 7 years??? Apparently they filed for something in 2019. I have not been informed of anything in years. They are ridiculous for giving my parents an ****** loan on a ****** house and NEVER HAD IT APPRAISED!! Im told the insurance and taxes are included in the loan yet Ive paid the taxes every year out of my pocket. They have me so confused. This entire experience has been ridiculous. Why isnt there a ZERO STAR. These people are the WORST. My mortgage got sold to them like the rest of us and got **** I hate these people. I lowered my insurance by 300/year, my taxes stayed the same, my interest rate stayed the same, my loan amount stayed the same... HOW THE **** DID MY PAYMENT GO UP $70 a month? I have no escrow shortage, I paid $800 into my escrow out of my own pocket 5 months ago to cover a shortage since the paid my old insurance early before I switched. We need to start a class action lawsuit against them. I called and they told me the computer "dont make errors." Im sorry but my IQ is over 150 and I can do simple math. Not to mention that I did mortgages for 10 years until the bust of 2008. They rip people off. I am going to refinance JUST TO GET AWAY FROM THEM and eat the bullet of a few thousand dollars.Review from Lora M

Make sure your mortgage company isnt going to sell your loan to this company. SPS is absolutely terrible. My loan got sold to them and it has been a nightmare. They somehow used my ex husbands address to send a letter with my NEW home address on it, and Ive been hiding from my ex for two years. He now knows exactly where I live. Then, I made an additional payment on December 2nd to be applied to my principal. I called them to confirm this. They said they applied it. A day or two later Im getting calls that I havent paid my mortgage for December. I called them to back and the idiot applied BOTH payments to the principal instead of one to my loan amount. They told me they fixed it. Today, December 19th, I got another call saying they hadnt received my mortgage payment for December. I went off and said they needed to get their act together. The customer service agent said I wasnt allowed to speak that way and I said I dont care, you need to fix your mistake. I spoke with a manager and she said she fixed it as both payments were still applied to the principal. I said I better not get a late fee for your error. We will see. They wont send email confirmations of anything theyve done. I cant wait to refinance and leave ***. This is the first house *** bought and this has been a nightmare.Review from Diane G

My bank account was hacked. I couldn't make the mortgage payment on time because of it. They refused to waive the late fee because they said there were 2 late fees waived earlier in the year, and it's their policy not to waive more than 2 late fees. I asked to speak with a supervisor. I had to change all of my banking info. I waited and waited and ended up hanging up. I ended up paying the late fee. They are really an awful company.Review from andre H

The level of incompetence in SPS's hardship review is of the highest degree. 8 months of providing documents and explanations for some small investments I have on my tax returns. It is not complicated for anyone who is remotely familiar with anything related to a persons finances, which I am assuming would be the associates they hire to help people with financial hardship reviews. Same questions, different associates and the four supervisors to whom I have elevated my issues are just as incompetent. Apparently, to be promoted to a supervisor you must excel at ignorance at the lower levels.Review from Ramona H

THIS IS AN ************** HORRIBLE TO DEAL WITH. This company bought my mortgage. We had absolutely no say. We can't refinance as the rates are not comparable with what we have now and it would be more expensive. This company does not respond to customer inquiries timely. Everytime there is anything to do with changing insurance and providing documents, the company does not respond. They put in place their own insurance policy which is EXPENSIVE and even though documents are provided by the insurance company, Select Portfolio Servicing does not accept proof of insurance and place charges for their insurance agent and price and placement. Numerous calls and letters have been submitted to this company and the issues remain in place. I am being charged for two insurance policies. One that I personally pay for as the Select Portfolio Servicing does not acknowledge and one that Select Portfolio put into to place. This company has refused to reimburse me for the money that they say they had to spend on insurance when I am paying for the insurance and have provided the documents requested and the payment information. This company has several different addresses and numbers and the Select Portfolio consistently bounces clients around. They have several different customer service telephone numbers. You call one and talk to an agent and then you are referred to another agent at a different number which refers the client to another number and different person. You can spend up to an hour being bounced around from number to number and place to place without any resolution. Reading further, apparently this company might be sold which means clients will have to deal with that now. THE RATING I GIVE THIS COMPANY IS A VERY NEGATIVE STAR.Review from Jennifer B

ABSOLUTELY HORRIBLE!!!! I did a refi with Rocket Mortgage in October 2024 to get away from ***. The payoff check was sent on 11/04/2024 but was sent back because they said it wasn't the right amount. Took them almost 2 weeks to figure out they weren't getting what they wanted so now I have to make another payment to them while also making a mortgage payment to Rocket Mortgage. I almost had my house go on the auction block because they didn't make the property tax payment from my escrow account either. Still considering a lawsuit. They are a predatory lender and hope they are investigated or better yet shut down permanently. If your mortgage is sold to them got to another lender as soon as possible!!!!Review from David M

I wouldnt wish this mortgage servicing company on my worst enemy. They literally cant get anything right. I pay into an escrow account that is supposed to pay my taxes and insurance. Neither of these bills have been paid. Now they have over $25,000 of my money sitting in account tagged to pay these bills but neither has been paid. I requested the money be distributed to me so that I could make the payments. Original request was submitted on Aug. 28. Its now Oct. 8 and they are telling me that they wont have an update until Oct. 28. Meanwhile my insurance has expired and my tax bill now includes late fees
