After trying 2 different properties I have avoided living with them ever since.1st place had roaches so asked to move to the other property. They lost deposit for the first place completely said it was never paid, but we were giving access to the apartment.Then the second place Loved there a year.1. Refuse to remove window ac unit that let in water, dirt, and bugs first floor basement set up 2. When my roommate has issues paying they turned off the online rental portal for both of us. Which means I now have to pay more( just me roommate didn't get charged the extra fees) and making it worse COVID so going out to CVS or 711 not comfortable anyway and not dangerous possibly.. drop off payment had to call them to set up and pay fee.3. It's like them and my roommate against me. They never called me when we were served late payment notices. I didn't realize what was going on until I took the keys back from the first place 3 months later. The set my roommate still had. No access to portal not able to see balance online..4. they didn't finish the painting in the bathroom 5. mold issue, won't clean just caulk over it thus every month mold came back 6. tried a lease take over to my roommates cousin and they basically refused. Said he had to make 5 times the amount of rent to do the take over and start a new lease, but that I would still be breaking my lease..7. roommate moved out early, but they refused to take them off MY lease allowing then to have continued access to what was now my place. And they continued to just come over. Nothing the police could do their names on the lease the technically still stay there.8. lost deposit multiple charges for the same things. Said I owed them $4. I said keep deposit zero that out and let's call it good cuz u guys are wrong but I'm to tired of all this. They agreed but then sent the $4 owed to credit bureau no notices sent to me at all. Had to serve them a "******'s Notice to Provide Deposit Disposition" as they were past due to return my deposit per **** law. This has happened to a few other residents as well. Management became subpar when Concept took over. I'm glad I got out when I did, I hope others can do the same too.Concept Property Management, Inc. Response

I know that you worked as part of the prior management team and that the changes were different. ********************. They refuse to clean the property. When they receive a complaint, they say its because they are too busy. When they are sent pictures, they dont ever fully resolve. They sent an email stating ice melt would be left out. Weather reports for days said it would snow in Thanksgiving night. No ice melt. They did not bother to shovel *********. An old **** fell and hurt her hip. Black ice in the parking lot, ice on all walkways. Theyve been asked to engage with residents so the residents can help. They refuse. Theres an onsite office with an attached apartment. Its to have someone live there to snow shovel, put down ice melt, pick up trash, sweep. I believe theres a lady there but she doesnt do anythingConcept Property Management, Inc. Response

****, We put a lot of effort into the safety of our tenants and hire snow removal professionals who are constantly putting down salt and ice melt and keep detailed records and GPS logs of their care. With that said there are times when snow may melt washing away salt or ice melt and refreeze. For this reason we have buckets of ice melt around the property so that if a tenant feels unsafe they can further add to our efforts at any time. Living in aspen pines, its been a miserable experience. Our sink has been over flowing for 3 days now whenever the people above our apartment use their kitchen sink. We contacted concept property and still nothing . Its gotten to the point the water from the kitchen reaches the living room. *** contacted them almost 5 times and still nothing. Ive called the fire department and well contacting the health department. This is unacceptable. They dont care about their tenants . Stay away from this company.Concept Property Management, Inc. My records show that you submitted an online request for your drain clearing on 1017 and they're on 1018 Armenians technician came out and was unable to remove the clog and so we sent over a professional plumber. We always work as fast as we can to alleviate concerns and fix problems. Sorry for the concerns happen when drains get clogged due to everyday use. We always recommend using sink strainers and hair catchers to prevent these sorts of issues. I wanna give 0*After i broke my lease with them they sent out a first disposition (deposit collection) bill with all the unfair charges. I lived in that apartment for 3 years along with my wife and twin boys (4 year old). I agree We left the apartment in prettey bad shape with respect wall and kitchen. Kids drew on the walls with crayons and sharpies so they needed to paint all the wall (charge 720$-agree) and I also agree with the charges for kitchen cabinets cleaning and fixing. The most unfair of those charges were: the apartment had vinyl blind with cord which cost around ~10$ but they replaced them with fancy cordless wooden blinds and charged me 54$ per each (108 in total$) on top of that charged 60$ more. when I question this charge they said the vinyl ones were not available so they upgraded and I am responsible for that charge. When I question about the extra 60$, they said this charge was for a technician to go to he store and collect the blinds. WOW..*** technicians should be rich making 60$ per hour.The next charge most unfair charge was for carpet cleaning (carpet repairs: reverse dye on carpets/carpet cleaning and odor treatment - 295$). I question this charge, because they owed me a carpet cleaning at the time of my renewal which I scheduled at the time of my eviction; and there was nothing specified in the *** sheet of normal wear and tare of Carpets with respect Odor: So, they removed those charges, and revised the disposition bill. I kept requesting and arguing with them about the upgraded blinds charge differences and Technician charge difference: So they did send me a third disposition bill after 20 days of my argument with them with additional 622$ saying carpet needed to be replaced due to extensive tenant damge.They just used their corporate managment power on me: When I questioned: they said the current tenant who lived there for 45 days has complained of bad carpet: so thay have to replace it and charge me for that. Getting out of a lease with them is horrendous. My lease was supposed to be up in May, I gave my 60 day notice (late), mistake was made on my end by arguing with them about the 60 day notice, but once my actions were corrected I provided my notice and was told that our move our was on a certain date. Both myself and my roommate had to provide this written move out notice. My roommate called and recinded the 60 day notice and it recinded mine as well without me being notified. I am now being told my name will be on the lease until a new lease is signed and I am legally binded to this regardless of my wishes, fulfillment of the lease, or my personal 60 day notice that was submitted. The only ways out of this lease is apparently both of us moving out, or a new lease being signed by my roommate without my name on it, and if she doesn't qualify, she can choose to stay with my name on the lease without my consent. Please be mindful of move out notification as well as what the plan is after move out, because they'll contact one person and not the other and rely on good communication, take one person's word for one thing and the other person is screwed.Concept Property Management, Inc. It is true that if two roommates, which in this case was two sisters, sign a single lease together that either roomate can let us know of moving or staying which ends the agreement but there is only one agreement and not one per person in this case. Good communication on intentions is critical since there is only on agreement between the two parties. On our end we take good notes so that our team is on the same page but if one roomate tells us they are moving out we plan on the contract ending. If another say never mind we think they are staying we cancel that notice. When tenants move in together they qualify together. If they want to part ways and one person would like to stay and the other person would like to leave the staying party must re-qualify financially to stay on their own. If one person moves out it's true they are still on the lease unless a new lease is created with the staying party. In this case we were getting conflicting directions which wasn't a comfortable place for us to be as well and created some confusion. In this case we were able to remove the one sister and part ways. We appreciate the opportunity to help clear up the confusion in this whole process.
