    Real Property *** is in violation of a majority of Virginia's ***************. The property manager ********************* is completely unresponsive and ignores emails and inquiries from tenants.Twice, I have received mystery invoices on the portal and been ignored by **** when I ask for an explanation or proof of invoice/policy changes that would justify the invoice. **** is unresponsive over email, has blocked my phone number when trying to call, and will not provide alternative people to communicate with for any questions.There are no HOA meetings or ways for HOA members to communicate with one another. We are charged monthly for the **** fees" but completely unable to get any response from the company. This company is predatory and relies on the helplessness of their members in order to not provide any help or services.I suspect these mystery charges are either mistakes on their end or likely just lining the pockets of the property managers.

    Response to BBB Complaint ID #********

    In replying to Ms. ********* ********* regarding frustrations with her *********************** (HOA) and communication issues with the property management company, she has directed her ********* to the incorrect entity and in an incorrect manner.  This condo association is run by a ***** of ********* therefore this ********* should be expunged.

    ******************** has been in communication with the property manager that communicates with the ***** of ********* several times since April.  This owner is upset that her tenants have failed to pay water ******** on time and that her dues are increasing.  Again, these are matters handled directly by the *****.  Any names mentioned in Ms.********* ********* that are then used on any public forum or published on the BBB website in any manner will result legal implications.

    Real Property *** responded saying that my complaint was about my own tenants not paying a water bill and the *** fees being raised. This is untrue.

    My complaint is that Real Property *** sent me no prior information about the water company that is used by the property as well as no notice for raising the ***************. My main complaint is that the property manager that I am supposed to work with is completely unresponsive unless I involve a 3rd party like the BBB.

     

    My request for a resolution would be to have a different method of getting information for the *** that is not ********************* and for them to properly communicate all changes within the ***.

     

    Additionally, the *** does not have a way for property owners to communicate with each other and does not have their bylaws posted anywhere. Additionally, they do not send out notice or explanation when there are charges in the portal, including changes to the *** fees. They are unresponsive and impossible to get in touch with short of 3rd party intervention.

    As stated in the previous response to this complaint, the complainant's concerns are incorrectly directed at Real Property.  The complainant needs to direct any and all future issues regarding her Association (and/or the Association's practices) up directly with her ******************

    my rent is $1700/month, it is supposed to include everything but electricity, I moved in june 2022, internet has yet to work, but the main issue is since summer started my ac unit has not worked and its less than a year old, they keep calling the same company who clearly can not fix it. they wont give me a portable unit, they wont give me credit on my rent, they wont pay my electric bill which is much higher than usual b/c the unit isnt working but trying to so it runs all the time trying and that runs my electric bill up. ***** is not helpful at all and very rude and nasty. i want something done about this

    I applied for a property through this management company and was approved. They told me, via email, that if I wanted the apartment I would have to pay the deposit within 24 hours or they would move onto the next applicant. I paid the deposit but wasn't able to get the lease notarized in time and they had said I would receive my deposit back minus a $350 processing fee. This was over a month ago and I still have not received this money. I've tried calling multiple times. During one of these conversations I was told that the check was in the office and just needed to be sent out but never received it. On a different occasion, a different employee told me that the check had not been written/processed yet. Then I was told that it was sent out on the 12th of April but it still has not arrived. I really need this money to be returned to me to pay for a deposit on a new apartment and speaking to them on the phone doesn't clarify when I'll be getting it because, as you can see, they have been lying to me.

    On March 16th 2023 I applied and was approved for a rental property through Real Property. I had to pay a deposit of $1490 within 24 hours ( I paid within minutes of the approval) or the property would go to someone else. I decided against the property because the rent was a bit high. After 30 days of emails, phone calls and messages I have NOT received my hard earned money. They have my address and there is no reason I should have to wait this long. If rent is not paid in time, there is a penalty. There should be a penalty when your deposit is not paid back to you, in a timely fashion. I have asked for legal advice as well. Just waiting to hear back.

    We were tenants of ******************************************************************************, for which Real Property *** was the property management. We had numerous is***s with this company during our nearly 2 year tenancy, which included charging us over $200 for normal wear and tear breakage of an old refrigerator part and losing our move-in inspection form, in which we had noted many is***s with the unit at move-in. But this complaint is specifically in regards to non-payment of our full security deposit - which is in the amount of $2000. The move-out date specified in our signed lease was July 11th 2022, and the lease agreement was considered fulfilled July 19th 2022. We received a partial security deposit refund of $440.17 in the mail September 13th (it was postmarked September 9th). Whether our required move-out date or lease fulfillment date is considered the start of the 45 day deadline to return the security deposit is irrelevant because September 13th was well past 45 days for either date. We wrote an email to them asking for the full refund of our security deposit entitled to us by ******** state law. We didnt hear back from them until September 22nd, when over email they acknowledged their mistake and agreed to pay the full amount. It is now October 17th, and we still have not received our refund from them. We are reserving the right to *** them in court, but we also want to have the BBB to help resolve this matter and have this complaint on file for Real Property ***. Thank you!
