Ryan Homes, **************** These homes are build entirely too fast. The warranty manager does not follow up on repairs or they provide the homeowner with excuses to justify their errors. The quality of their homes does not match the cost. The walls are lumpy and the wall seams are crooked. They send out guys to complete warranty request, but they only do patchy work. They basically put a bandage on a pig but at the end of the day, its still a pig. I have purchased several new homes and have never had these type of issues. I fault myself for not doing my due diligence and conducting more research on this builder. I have communicated with people from different states that have the same issues. Its all about money and how fast they can get a house built for the least amount of money ignoring the quality of work thats being done. Parts of my house was missing insulation and they basically played with the same wall 3 times to fix the framing and the issue is still there. The only positive comment I can provide regarding this builder is that they have nice layouts, but the quality of work is trash. I would think that they would take more pride in providing decent houses to their customers being that its their name thats on the line. They are focused on number number of homes they can get done the fastest and cheap way, providing low quality work and cheap items on the inside. Im so disappointed in this purchase. I dont feel like I received a $500k quality home. They dont even offer any type of inconvenience compensation. The only thing they provide is excuse. They are very good at that. I feel like when we sell this house we will end up being liable for the errors made by the builder. Im still trying to figure out, how this house passed inspection. They man or woman must have been blind. I will NEVER use this builder in the future or recommend any of my friends and family to this builder.Review from Megan S

WORST HOMEBUYING EXPERIENCE EVER. I was connected with NVR lending in ********** to buy a new construction townhome. At first the communication with NVR lending was good, fast forward 6 months to three days before closing and I still don't have final approval, clear communication or even the courtesy of a phone call. The lender requested that I LIE on my lending application and fed me verbatim the words to say so that underwriting would "approve" my *** loan. When I gave pushback against this, my lender advised that they would still keep my down payment and basically bullied me into staying in the contract under false pretenses.Constant back and fourth requests for documents already provided, being ghosted, changing the closing date 3x, lack of proper communication and deceptive lending practices. Horrible experience with NVR - someone there falsified my loan file - I did not find out until we were well into the process. I had to sell my home in order to purchase this one. 1 hour prior to closing with NVR - they called and canceled. I literally had no home... this was extremely stressful for my children and myself... They relly need to be held accountable. Now, they are calling trying to get me to close with them... I've been reaching out to lawyers because this company is a scam. I brought my home 6/28/2021 and have had over 17 HVAC tickets. The day I moved in my AC was not working. I had no AC for 4 days and it was hot! Every other month I'm putting in a new ticket for no AC or no Heat. I have missed so much work taking off waiting for someone to repair. Ryan home has really given me anxiety. I have asked several times for a new system, but they kept sending someone to Band-Aid the issue. Now my heat is out again after they just fix my AC 4 months ago (I had no AC for 2 weeks temperature over 100 in the home) Now I think my warranty is up because they are not responding to me. I will be seeking legal advice because this is insane a new home and the hvac go out more than 4 times a year. They were just getting me through each season and ghost me once the warranty is over. DO NOT USE them. I have miss work, stayed in hotels because too hot or too cold to stay in my home. I never ever been this stress! There are so many other things, but HVAC is very expensive, and I feel like they left me hanging to have to buy a new unit and they should have replaced the unit.Review from Alexa P.

This has been the absolute worst home buying/building experience from start to finish. If I could give zero stars, I would. From the quality of work, to the lack of remedying 1 year warranty ticket items, this company is predatory and cheap when it comes to home building. Our floor is coming up even after 'fixing', our driveway is deteriorating, our bedroom doors that we paid EXTRA for are crooked/cut, and our shower was not properly sealed (resulting in dry-rotted wood and mold). I would not recommend Ryan Homes to anyone, but especially first time home buyers. The warranty team (****, ****** ****, and ***** Stoianows) in ******, ** are also one of the worst customer service teams I have encountered. It is also VERY difficult to reach anyone regarding concerns once your home is completed. I have spent numerous hours looking up addresses/numbers to remedy situations that still remain a year later with no solution.Review from Charles K

Carpet they install is cheap! Paint is cheap! Yard is nothing but rocks because they remove the topsoil then sell it. Flooring keeps coming up. They sent a guy out here who did not speak English and was nothing but rude. He replaced the plank and now it is coming up again a year later, but we are outside of the warranty so they will not do anything about it. Meanwhile, if theres another plank coming up Our lights in the guest bathroom flicker. Fuse in our bedroom blows if you plug in more than three things. Their customer service is horrible when they do send someone out to your house to work on something. They have an attitude. I would never build with them again!Review from AMY M

If I could give this company a negative number, I would. Horrible communication. They don't listen to the customer and then try and force them to do things that are unethical. They bate and switch many of the items for home building and finishes. Mortgage company is included in this. My clients lost their job and they are pushing the buyers to close on the home even thought they won't be able to pay the mortgage due to lost job. This is fraud. They take 3 weeks to answer any questions or address issues.Review from Marc F

Military Buyer Beware! Its 13 September 2024 and me and my family of 5 are close to the 17 September settlement-date for one of the large condo (not townhouse!) end units. However, NVR Mortgage ******************* of Ryan Homeshas not yet obtained the Veterans Affairs condo approval for the unit, due to NVR Mortgage requesting a VA condo approval on 3 SEP, without requesting for a specific rush-approval. Therefore, the ** had provided them with the standard 1-3 weeks decision timeframe that the Ryan Homes builder did not take into consideration when proposing the 17 September close date, as a late September or early October settlement date would have been more appropriateNote that, if we dont get a decision from the VA today, then there is a high likelihood that we would need to push back the settlement date AGAIN, since it was first pushed back to 17 September from the original closing date of 5 September, which Im going to safely assume was again due to a lack of communication between the Ryan Homes builder and NVR Mortgage. (I will also file an official complaint with the ******************************, as their VA ******************** constantly fails to pick up phone calls during their regular business hours, whenever I tried inquiring about the ** condo approval.)1-Star for now, but if Ryan Homes and NVR Mortgage find a way for me to Settle on 17 September, then I will consider posting a follow-up review that might be worth up to 3-Stars to give them an average 2-Stars out of 5. Based on having to beg my housing office to keep me and my family of 5 housed; having to change the service dates of the movers and the cleaners; having to change my leave dates; and the resulting loss of productivity in a military position that affects our national securityall due to the ******************** between multiple partiesI would give all parties involved a 0-Star rating, if possible. Hi (insert Warrant Manager's name), so you sat in my kitchen last year and blatantly lied to my face. You told me that you would make a note in my file, that if Rite Rug came out for a 2nd time to fix the same issue that was pointed out BEFORE we closed in November of 2022, that it would be covered under a warranty beyond one year, since the issue is with the leveling done before the tile wasinstalled. GO BACK AND READ YOUR OWN NOTES.There are clear hollow spots still below the tile, which you can hear with a simple tapping on the tile, that have been there since DAY ONE, **** the project Manager can attest to that.But I was told,in November of 2022, that WE NEEDED TO CLOSE, and that this would be ******** we acted in GOOD FAITH, and paid Ryan Homes $400K+, and have now had to deal with this kitchen issue for almost 2 years now, and now, after YOU told me it would be resolved, if the latest attempt by Rite Rug didn't resolve the problem, that you would send out someone else to fix.I have a home for LESS than 2 years and I need to now repair my kitchen floor? I owned a home in ******** for 20 years and guess what? the grout line and tiles NEVER ********** addition, I have 2 more cracked tiles in the foyer that I will need to replace. But I understand that the tiles are my responsibility, but the fact that the subfloor BELOW the tiles was NEVER installed properly, thats the reason I am having problems, due to Ryan Homes shoddy workmanship and now you're going to bail on responsibility?This is just a horrible experience we have had in less than 2 years owning this home.
