    On November 23rd of 2024 that was a problem with my basement flooding. This has been the third or fourth time the basement has flooded the landlord had the maintenance guy to come over. Try to fix the problem. But The Problem still occurred so they called star city plumber the first set of plumbers came out couldn’t solve problem. Second set of plumbers came out. put a camera a down the toilet and figure the pipes were busted on the Roanoke city water companies part of the property Roanoke city comes out they begin to work on the pipes because the pipe in the basement is not capped when Roanoke city began to do the work feces ,urine and grease flooded the basement so the landlord hiredsome guys to come out clean up the feces urine in basement in the midst of all this going on all of my valuables. Personal property was destroyed from sitting in feces for days , I made a complaint with the City Of Roanoke who said they’re not liable to pay for any of my damages. It had to be a problem that happened once before, and they was negligence in fixing problem go after my landlord so I made my landlord aware of the denial letter that the City Of Roanoke gave me.The Landlord and myself actually had a conversation at the end of January. and the First week of February and I’ve been waiting on the landlord to return my call. He hasn’t returned my call as of this day ??? what is my next step what can I do to have my personal property replace and who’s negligence for replacing my personal property from my understanding my landlord does have insurance on every property that they own. Don’t know what the problem is and why he’s not returning any of my calls so I’m just looking for help and replacing my personalproperties and finding the person who is responsible for my damages so far Roanoke city water authority say they’re not responsible and sent the denial letter. I made my landlord aware of the denial letter now I haven’t heard anything from my landlord. I need help

    Subject: RE: [EXTERNAL]: Complaint from **** ***************We require all of our tenants to have renters’ insurance coverage for their personal belongings.  The amount of coverage is at their discretion. I understand that Mrs. ******** did not have sufficient coverage to cover this incident. We are sympathetic to the tenant and will work to alleviate some of the loss, but not at the dollar amount she is suggesting. The cleanout cap she is referencing could not be seen at the time of inspection because of all the belongings that were in front of the clean out.

    Issue corrected on 4/4/2024There was a move-out at the adjacent unit and the old tenants cut the water off inadvertently.We were not aware both units were on the same meter.
