    Hello, my name is ************************* and I have been a resident of ************************** apartments for almost 7yrs. During covid I had problems paying my rent for a 2 month period in which I signed a contract for mid-monthly payments to repay back my debt. Come 10/23 I'm still making mid monthly payments, even though I have been paying my rent on time since after covid, so I asked my manager ****** what I was repaying as I knew I had been making payment for 3yrs by this time. I was told to get a ledger go over it and if I found any issues to come back and talk to her as she said she didn't have time to help me with this problem. After going over the ledger and taking it to my father's financial advisor there were obvious mistakes and charges that made no sense. I then tried to talk to my manager 4 times, including emails and going to her office, she never responded so I started emailing and calling resident relations, emailing as well, still nothing. After 3 month of trying to resolve this issue I contacted an attorney, who then went over my case and agreed the ledger was way off. She tried to contact *** and also no response. She sent certified letters and finally I got a call from my manager, she was willing to set up a meeting with her and *******, who used to work here and is a close friend of ******, but only if I agreed to not bring an attorney. I wasn't contacted by anyone from HNN, only *******. My attorney advised me to attend the meeting to see what they had to say but to have someone either come with me or be on the phone as an advocate during this meeting. In the meeting ******* went over all of my documentation, my receipts and agreed as well something was off. I was told I would get a call within a wk so this would be fixed. I was called a wk later by my manager who said I owed all the money they alleged I owed. My attorney has my case ready to go, I'm waiting to speak to someone from HNN so as to try to remedy this situation.Thank you for your time

    HNN corporate falsely advertising for leasing contracts. Company falsely advertised income limitations as well as income qualifications. Corporate takes more than 3 weeks to distribute security deposit holding refunds all while not responding to any calls or email communications. I had to call corporate and advise that I will be lawyering up due to no refund. Only then was I given a call back to tell me that a check was written to the wrong address. How can the address be wrong if it was given during the application process. Rude staff, and discriminatory practices.

    We have been stalked and harassment from another tenant in the building. We have messaged management repeatedly about the situation and they are either busy at the time or don't respond back. There is also a 12yr that has been harassed from the tenant when we leave she come and bangs on the door knowing we are gone management has seen it live on there security cameras and they do nothing. We have went and filed a production order and anti stalking order. And the management company is NOT TALKING THIS AS SERIOUS AS THEY SHOULD

    I moved in in January 20th 2024.Then I paid the deposit amount asked of $700. In February 5th I proceeded my payment through your portal *********** and the money had never taken from my bank account. So I came down to the office on 2/7/2024 to explain that the money has not taken from y account and the clerk told me that I owed a late fee for insufficient funds, for what I shower him my balance of my bank and proof that I had enough to cover the rent and anyway I said its ok to pay the late fee.Then I went to the bank and my bank told me that is not anything wrong with my bank account but the payment portal issue.So on February 5th I did partial payment from my girlfriend account for $2000 and paid the difference with my account due that the zelle didnt allowed me to make a bigger transfer to my girlfriend and as was the 5th I needed to pay the rent. So I processed the difference for around $679 difference. Money was not withdraw from account again and I received again a non insufficient funds notice and late payment with the notification that I needed to pay the rent with a money order or cashiers check for the rest of the lease. Then I went to the office and ***** the manager, refused at all to hear my situation and deny me to pay my rent through the portal.For that reason Im summiting under your consideration to please ask the manager of ************** to remove the ban y to use the portal to pay my rent for the mltiple inconveniences this being to me and also because was not my fault that the payment portal didnt communicate with my bank. For my side I can say that I open an account with a different bank to avoid that issue.I would really appreciate your support in this matter.     Thank you for reaching out regarding this matter. To provide some further insight on this situation and clarify some details provided in the report. As stated in the report, this household moved in on 01/20/2024. The first NSF this household received was on 02/07/2024, with the second shortly following on 02/21/2024. Both of these NSFs were due to account issues with the bank on file. The third NSF was processed on 03/09/2024 and was due to insufficient funds. During this process, the household received the corresponding notices per the company's policy for NSFs. We understand that moving can be a difficult process this household was able to remain paying by any method up until their third NSF. In addition to receiving a notice for each NSF, our Community Manager also personally had a conversation with the household, where they explained our company's NSF policy after three instances, as well as clarifying questions or concerns.

    I and my two children moved into an HNN property ************ ************************************************************************, on 06/08/2015. While residing on the property, we had several different managers and assistant managers. At least 5 different ones. No employee knew what the other previous employee had left off at. This was extremely frustrating to say the least. Before, I moved in on 06/08/2015. I had an assistant manager walk through the apartment to view damages from the previous tenants. She took several notes, so many, she had to use extra paper instead of using the Move-In Move-Out form. All the carpet and vinyl should have been replaced prior to my moved in. All the flooring was filthy and damaged. It was absolutely disgusting, At that point, I had no other option, but to live there. We even found Cheeto Puffs stuck in the heaters. I had to move from The District apartments over vandalism, drug usage, theft, animal f**** and much much more. I wasn't going to have my family live in an unsanitary and unsafe environment. We moved out the middle of September 2018, but I didn't turned in the keys until the 29th or 30th, so I could clean the apartment. I even spent extra time, cleaning cabinet doors in the kitchen. I made sure this Apartment was spotless, so I would get my security deposit back. When I turned in the key to my surprise the new manager whom had only been working approximately a month. told me I owed $691.66, I had no idea why. I was new to section 8 and figured it could have something to do with that. So, I gave her that money that same day 09/30/2018. I also paid my rent in advance so I had a credit of $670.68. I didn't know what to do. Call me ignorant, but I just needed to get out of that environment. A week or so after I moved out a collection company called me. ************************* ******************************************************************* stating I owed $382.31 to the District apartments. I had no idea what was going on. I only paid the money, due to the fact, I have excellent credit and figured it was fluke and I would get this money back, along with my deposit $400.00 the $691.66 and my credit of $670.68. for a grand total of $1795.13. I just figured the manager was new and didn't quite know what she was doing, but would figure it out. As a responsible tenant, I gave the my new address on 09/30/2018, so HNN could send my refund check. I never received not one document from HNN. I'm a disabled single mother on SSDI and section 8 to help with housing assistance. I needed that money back and it never came. Every time I went into the office the manager was either gone or busy, This was out of control. During this time, I still never receive my refund nor a Move-Out Statement. Months went by and I never receive not one letter from HNN nor The District. I was reading up on some information on the Landlord Tenant Laws and found out the company HNN only had 21 days to make sure I received a Move-Out Statement. Then send my refund shortly after. None of this took place. They broke the law and took advantage of a low income family. *** knew what they were doing. I started emailing HNN on 08/29/2023 to figure out what happened. I explained I never received any information from HNN years before. They sent me nothing. An employee of HNN in the collections department asked if I wanted the Move-In/Move-Out report. I told her indeed, absolutely I wanted it. I received the packet on 09/08/2023. This is the very first time HNN had sent anything to me regarding my moved out. I was floored when I received it. HNN sent the Move Out Statement. I couldn't believe this company HNN defrauded me out of all my money. They sent me a list of charges for damages which were done by the previous residents. HNN falsely charged me for: 1, Drip pans. in which I had replaced ***** 2. For all the carpeting and vinyl to be replaced. Carpet $1430.94 Viny $344.19 3. They charged me a cleaning fee of ******. I cleaned that apartment spotless. This comes to a total of $1795.13 I did have to pay for W/S, plus may washer and dryer rental as well as a service fee. Which is okay, On 09/01/2018 it was a total of $97.68. The actually charged me twice for 10/01/2018 the first charge was $49.12 on that same day I was charged again for an extra $50.09. I suppose they were feeling a little guilty for defrauding me and gave me a credit of $465.07 for carpet replacement and a credit for the vinyl of $111.88. The whole amount owed back to me is: 1. Apartment deposit $400.00 2. Drip Pans $***** 3. Charging me extra for W/S of $50.09 on 10/01/2018 4. Cleaning $****** 5. Carpet Replacement $1430.94 - credit of $465.07 total that needs to be refunded $965.87 6. Vinyl Replacement $344.19 - credit of $111.88 total that needs to be refunded $232.31 7. On 09/01/2018 the charged me $75.00 stating housing not effective. From what I see, that's a Grand Total of : $1943.27 owed back to me!! In the Move-In/Move-Out packet. I received from HNN a letter dated 10/17/2018 in which I never seen before 09/08/2023, regarding the collection agency and the amount of $382.31 to be paid. I also received a copy of the Move-In/Move-Out Inspection Form that was filled out apparently by the manager. It has her signature, but its not dated. On the form the manager on the Move-Out side She said, Replace carpet, Replace Vinyl in the Living Room and Kitchen. Its also stated Replace Drip Pans, that they were dirty which is impossible, because I replaced them. It also stated a bathroom was dirty. that's ironic considering, I cleaned the entire apartment. Why would I clean everything else and leave a dirty bathroom. Yeah, Not true at all. The manager also has a bunch of scribbles on the form with different amounts, that were scribbled over it. This is on the Move-In/Move-Out Form. In the package that was sent to me also had an Invoice from *********** P.O Box 18 ************ **. *****, no phone number on the invoice within the packet. This was Dated on 10/31/2023. I'm not sure if this is a bid for work or actual worked completed, because the amount of the invoice totals $4,603.20. It looks like a bid to me, because the Terms and Project were left blank. As you can see though.. The work if it was done on 10/31/2018 which is past the 21 day allotted time frame, in which I needed to receive my Move-Out information from HNN. I also received an invoice for *********************** ******************************************************* phone number of ************ this invoice is dated 11/12/2018, Cleaning fee of ******. If you notice the dated it is actually after another contractor was in and completed their job. so, of course HNN has to pay this ***************** to clean up the other contractor. Last, but not least, I also received the Move Out Statement from the ********************* This form is dated 11/28/2018. Which is the completion of reported fake damages against me. Now, if I technically moved out on 09-30-2018, why is the main finalized form for damages not completed until 11/28/2018? This is 2 months past the date I was supposed to received this information. This form was not completed during the 21 days allotted time. These damage amounts must made up. There's nothing better then stealing from poor people, I guess. HNN, must enjoy taking from low income individuals. My assumption and this is only my opinion, but HNN must think of all low income individuals are ignorant and uneducated. People who live paycheck to paycheck, who move into these low income properties are grateful to have a place for their families live. Then the rug is pulled out from under them by HNN, when they try to move. They make it almost impossible for families to leave. Its profit over people!! I'm sure that's why they go through so many managers. No one wants to work for this corrupt company. This company is a scam, they really should be put on your red flagged watch list. They're forcing people of limited incomes to come up with several thousands of dollars to pay for fraudulent claims. This is horrible. *** puts ex-low income tenants in a situation, where it might make it almost impossible for them to find another apartment due to HNN putting then into Collections within a week or so. HNN should not get away with causing this situation to happen. I was lucky, because I have a line of credit through my bank, to give them this fraudulently collected large sum of money, The last e-mail, I received was from *********************** Collections and Move-Out Manager at HNN dated 09/21/2023. She stated the Statue of Limitations has tolled on this matter. No action is required per the state law. Is it though? I never received any information/documentation at anytime over the years. They knew exactly where I lived with my new address and failed to give me my documents , so I could have fought this criminal association years ago. Is it a renters duty to contact a company for breaking the law? You would think there wouldn't be a limitation, do to fraud. HNN preys on the poor. Its just sickening!!!! I do have all my evidence in hand, whenever you need it.

    I am rejecting this response because:

    I have had several emails back and forth from the collections department without success.

    They are saying my claim will no longer be valid, do to statue of limitations, which is strange since, I just received all the move out information until the end of August of this year 2023 from my 2018 move out.

    I had to contact your collections department to retrieve this information. Since,  I never received it years ago. It was HNN's responsibility to make sure I received the move out inspection information within 21 days, not 5 years!! 

    HNN scammed me out of almost ******* in fraudulent charges. 

    As, you can see from the documents from which I sent to the BBB as proof of the fraudulent charges. 

     Your company needs to stop taking advantage of low income individuals/families.

    I have reached out to the ********************** several times with no success after 08/21/2023.

    An email was sent to me on 08/21/2023 from *********************** collections manager, stating the status of limitations has tolled on this matter. No action is required per the state law. This is absolutely NOT true, **** lied so *** doesn't have to pay the money's owed.

    **** needs to read up on the state laws, before she makes these false statements/claims. 

    I wrote a email to the Washington State ************************* I was referred to speak with an attorney from the Northwest Justice Project. Do to this being a matter for the landlord tenant act. 

    On 10/12/23  I spoke with an a  attorney from the ***************************** who stated, I have 6 years for this matter to be resolved, do to the fact, I just received my move out statements, after 5 years and I had to request them.

     The attorney suggested I should **** *** if you don't comply, which seems like *** isn't or doesn't want to comply. 

    I don't want to have go to court, I just want *** to take responsibility for these fraudulent charges and return my money. That's all I want, no more no less. *** has all my emails and documents to prove my case, is legitimate. 

    *** is taking advantage of low income families. This is extremely sad. I hope no one else has to go through all the stress and pain, I've had to go through. 

    I don't want to receive the same response from *** to tell me to contact the *** collections department. This is the second time, they've sent this response.

    I inquired about. 3bedroom that recently opened up in my building. I called directly to the front office and spoke to a gentlemen, ********, who told me that since this would be a unit transfer I WOULD NOT need to complete an application for the available unit and told me to send an email directly to the manager and they will start the processes for me. Which I did as soon as I was done with the call. I emailed the manager. We had a slight renaming balance on our account which I took care of directly with a money order the following week. The manger said they would review it once it was applied. Online the unit I was inquiring about was still on the market. Until today 10/30 it was no longer on the website as available. I went into the office today to find out why my money order still hasnt been applied to my account and after several emails to the manager and assistant manager requesting the next stage in our lease transfer, no one bothered to answer any of my Emails. I sent in the money order directly a week and half ago. But my account money still hasnt been applied. I did exactly as I was told to do by an associate and through email as I was directed to do so. This morning a separate associate tells me I had to submit an application. I inquired about this unit 3 weeks ago and did everything as I was told to do, but an applicant took the unit just a few days ago. When I been emailing for the last two weeks on how we can get the processes going. The manager and associates do not respond to calls nor emails when left. Everyone is not giving the correct information either. The lack of effort this takes is little and yet we feel we were completely ignored and not given the time nor information correctly. Because of the lack of effort on the properties end, we lost a great unit right next to us. I inquired and started the process first as I was told to do so and yet someone else was given it. Its horrible service by this property.

    I live near an hnn managed property called the Seasons, located in ******, **., on ***************. In addition to the large apartment complex, there are ground floor businesses - Dollar Tree, ******** grocery store & 5 or so eateries, a ****** shop & a questionable beauty shop. The walkways to the business's entrance; parking lot; trash receptacles, etc. are beyond filthy! It is a *************** issue with ever present dog p*** on the walkways (watch your step!); the constant overflow of refuse spilling out of trash receptacles; trash outside of bins because they full; walkways spilled with all kinds of sticky, gooey???; broken bottles; trash bags dumped in parking lot; abandoned, illegally parked vehicles; etc. It's pure unadulterated blight attracting crime - druggies; transients; drug dealers; gang bangers; sideshow cars screeching; multiple shooting ************* shots fired frequently; etc.hnn's neglect to properly maintain this property is a huge contributing factor to the further decline of this neighborhood. It is unsafe to walk there in the ******************* I've spoken to who lives here wouldn't even think of walking at night. Be a good neighbor hnn by doing regular ************************ Don't just reap the profits & benefits, ignoring the people who live & shop there. Even low income people deserve a clean & safe neighborhood.

    may 26th 2023 my kia ******* was stolen from *******.I recieved a rental from enterprise office staff knew my car had been stolen in daylight around 10:30 as in front of the office. I have a reserved parking spot. i have a handicap placard. i parked in a marked handicap spot with my placard in the window ., this space is wider easier to get in and out of . i was unloading my groceries. came back to park my rental in my revered spot car was gone they had changed the handicap spot to a reserved spot my rental car was towed this was a 3 day hoilday cost me 580. pluse wages of 110 .00 dollars im on a fix income now im behind on my rent . as of today8/9/23 they have decided to redo the parking lot the space will be returned to handicap as i was told on 8/8/23 im not the only one who uses that spot to load and unload belongings in fact 3 other people had use it before me same day . they have broken 3 laws . the spot has been painted over it is a revered spot for an employe i have live here for 8 yrs. i was the first to move in that spot was my parking spot was told by Jr. that they couldn't do that it was showing favoritism it has not had a sign post for over3 yrs. employe told me that the post was there for 2 weeks which is a lie.they have all paperwork towing bill,wages lost,and handicap laws i have tried to call no answer i have gone in to the office only to be told manager wasnt in 4 times then told on 8/8/23 i need to contact corporate. which i have .

    I live in *********************** in *******, **. Ive had a continuous problem with my upstairs neighbor smoking weed in his unit and its coming directly into my unit but it seems nobody cares where I live. *** tried speaking to him, called security at least 100 times over the last few years (from the last managers advice), and have reported this information to the office many times to no avail. I have 3 kids and 1 has asthma as do I and nothing has ever been done about this as its still happening. Anytime I call the office and ask them to come to my apartment right now because they are doing it, they never come to have proof and my building is right next to the office. Where is the accountability? In my lease agreement it specifically says these things must be investigated and the person could be evicted if founded, but they arent doing anything. The cops wont do anything since its private property and now the managers say oh well he says hes not doing it The lack of accountability is disappointing.

    I have lived in ************* for years! still on 6/2023 they do not answer phones nor reply to emails. you have to make an appointment to pay rent which they don't answer and stare at you through the window. I have been waiting on a water heater for almost a year. it took them almost 8 weeks to fix my washer. there are squatters everywhere walking out with doors and washer machines. I called emergency maintenance and "security" because some teens broke big windows (multiple) on a Saturday ** 1 of the bldg. never ever received a a call back! I myself had to clean up glass so kids wouldn't hurt themselves total of about 8 windows. The garbage is unbelievable bags on every corner. there's a chop shop on 1 side of the bldg. ** Sept 2022 a neighbor was evicted and the office gave the movers the keys to my unit! they entered my unit while I was getting out of the shower. if I had been at work (I called out) my home would have been accidentally emptied. I wrote HNN emails phone calls and still no apology from anyone. not to mention they have placed 5 different units eviction paperwork on my door. this is only a tad bit between the constant shootings (atleast 1 or 2x a month) a non working security gate camera system thar never works. the rent is being raised again just raised 323 a month now another 250 a month is terrible

    I am rejecting this response because: after everything that was said in my complaint you must of didn't understand! I have dozens of phone calls unanswered, emails not replied to and the employees stare at you DURING BUSINESS HOURS! THE DOORS ARE LOCKED. I don't pay online! and I haven't received a statement since last September. SAVE the "thank you for choosing *************".
