  Our home started being built in 2014. Completed in 2017. We bought it in 2022. Had a home inspection. Now we found that the awning/roof that leads up to our side entrance of our house is pulling away from the exterior. We had a contractor come out and look- the awning was not attached to wood- it was attached to DRY WALL for an exterior roof? The roof also has 2 layer dry wall as the "ceiling", not plywood. Attempted to call the business and they said builder warranty does not transfer to second owner. Then after leaving voicemails and more calls with no response I called with my caller ID blocked and they answered, and they told me even though they offer 10 year structure warranty now, this build was likely completed back when they offered 6 year warranty, so they are not responsible for fixing this issue. However, our home insurance will not pay for repair because this was built incorrectly and not up to code. So now we have to pay thousands of dollars to repair something because builder did not do it correctly at time of build. Our community has 113 homes so we now wonder if more of the homes were built this way and could potentially have the same issue.

  When the home was built Manor Homes Washington, Inc. we supplied a 1-year warranty with a 6-year structural warranty through RWC warranty.  The home was built to code at that time, or we would have never gotten the Certificate of Occupancy. The home is well out of any sort of warranty we will not offer to repair the roof, as a home buyer it is their responsibility to do the due diligence.  There was a problem with the home inspection they should have addressed with the homeowner they were purchasing from not try to come back to the builder 7 years later.
