      Im writing this review to caution anyone considering renting from Zenith Properties. After you go through the application process and get approved, they require you to pay all deposits, the first months rent, and fees before they provide the lease agreement for you to sign. Based on reviews on Better Business Bureau and Yelp, which mention violations of tenant rights and unjustly retaining deposits, we felt it was risky to commit financially without seeing the lease agreement first. We informed our leasing process director that it was crucial for us to review the lease terms in detail before making the payment, which amounted to up to $3.5k. However, they refused to share the lease agreement, claiming it was confidential to non-tenants, even though we were approved future tenants. They mentioned that their lease is standard compared to other property management companies, which did not alleviate our concerns. Despite the property being ideal for our needs, we had no choice but to decline the offer. I am very disappointed and advise anyone to carefully consider their decision before making a financial commitment with this company, as you won't be able to review the lease terms until after youve already paid.

      We moved into what we thought was a well maintained home in ******. The home with filthy inside and out and the house smelled of wet do, windows leaked., pond out by the front lawn was full of green algae, back fence is so rotted that boards kept falling off, backyard was full of weeds and floods during heavy rain because of lack of drainage, Kitchen sink disposal smelled mold and severe water damage under the kitchen sink, tile backsplash in kitchen has a huge gap from sheetrock to tile, hole in wall in the garage. The entire home had not been painted in years and years with nail holes in the walls and trim filthy as well as the walls. I could go on and on. Zenith has very poor communication. Even tho the *** takes care of the landscaping our minor child was served with a 10 day to comply for not mowing the backyard that is a swam during this time due to lack of drainage. We had to get the *** and landscaper involved in order from Zenith to say they would remove the notice from our file. I move out a year before my sister. My sister was given a 60 notice to vacate the home and was told the owner has other plans for the house. They then immediately marketed the home for rent before she moved out and has now rented the home for $300 less than what she was paying. I've been in property management and real estate for 32 years and I have never in my life have witnessed a company that continues to violate tenant rights. I have someone very close to me that works for a non-profit that deals with tenants and landlords. She just informed me that Zenith is in court all the time for unrightfully keeping deposits from tenants among other issues. I would seriously advise anyone looking to rent to stay away from Zenith. My experience was horrible.

      December 2022, Clark County experienced a windstorm with wind gusts of up to 55 mph. As a result, the double gate on the side of our rental was blown down.I submitted a maintenance request through Zenith's online portal. I was contacted by Zenith shortly thereafter and asked to be present on January the 9th for their maintenance person to inspect the damage. I reached out to Zenith to ask about this. I was told they would "look into it." I left town for a few weeks to attend to other matters. When I returned, the gate was still not fixed. We have a small, older dog who doesn't see well and it kept getting out.I inquired about the status of the gate nearly a month before the end of our lease. I asked ********************* if we were responsible for the damage to this gate, as our maintenance request had not been taken care of and it was still down. ***** informed me Zenith would never hold their tenants liable for damages that were not tenant caused, and that I, and I'm quoting from his email here, had "nothing to worry about" if the damage was not tenant caused.Fast forward two weeks after we move out, and I am shocked to see Zenith took $1,000 dollars out of our security deposit to cover the cost of fixing the gate. When I called ***** o clarify why this was the case, and to confront him about his email, he refused to talk or engage in any way over the phone. He told me I needed to submit a rebuttal to Zenith's online Security ********************* I submitted my rebuttal to the deposit review board and, predictably, my claim was denied. According to Zenith, because my neighbor's gate didn't blow down, and because the wind came from the east and my gate faced north/south, they didn't believe wind gusts were strong enough to push the gate off of it's hinges. A few days ago, I received my FINAL security deposit disposition and low and behold, the cost to fix the gate is now just under $2,000. They denied my claim a second time, offering no new proof.

      We went out to look at a property. It wasn't available anymore. ***** bothered to tell us before we drove out. The agent happily let us know, when we got there.

      I was emailed saying I can view a property on the 20th and move in on the 26th. I reached back out to them to figure out what time on the 20th and didnt here back from them so after 3 days went by I called them today to ask about the time and was told they were working on it and will give me a call back. A few hours later I was emailed saying that they moved my move in date to November 4th and will let me know when the place will be ready to view. I already gave my notice to move and have to be out by the 31st. My movers are already booked for the 29th and everything is set to be shut on the 29th. Smh talk about stressing

      Awful experience. When we first moved in they said it was ready but the fridge was missing parts and the electricity in the living room did not work. It took them 3 weeks to fix this issues and we had to remind them. They barely respond to calls. I had called them 3 times and emailed about issues and nothing. But they did find time to text me, but when I asked why I wasn't getting answers, nothing again. Their service and workers are very slow and when I had serious issues they added emojis to make it look like they care but it made it seem very unprofessional. It has taken almost 3 months to get our money back because of how unrealistic and slow they work. We left the house, which was already run down, in the same condition we got it in and still paid over $1200 in fees after fighting to get it that low. Do not tent from them.

      We signed a contract with this company in February 2021. In March I noticed a new fee of $350 for "Document Retention". I notified the Property Manager that this fee was not on the original contract that we signed. She informed me that we were notified in December 2021 about the new fees and that we had 30 days to notify them about the changes otherwise the fees would come into affect. I stated that we had not received noticed. She stated that we were mailed notice. I informed the company that i was terminating the contract at the end of April and delivered notice. In July I received my **************** payment minus another $350 Document Retention Fee. I paid $700 in fees to the company that were not on the original contract. I
