On April4, 2023, I requested maintenance to a water leak in the kitchen and a door frame above the bedroom. Pictures included. On May 23, 2023 smart asset realty contacted me via text message about a separate water pressure issue. I had stated that that particular issue had seemed to correct itself but that the kitchen is still leaking when it rains. On June 13, 2023 my Request for maintenance to the water leak was denied. On June 16 , 2023 the ceiling between the kitchen and living room fell through leaving a big hole in the ceiling and insulation all over the floor. My minor children were home at this time. I contacted smart asset reality immediately. They opened a new maintenance report claiming to have fixed the water leak but no maintenance was done. They offered no assistance in resolving the issue even after telling them I could not stay in my home with my children with the ceiling falling. It is now Monday June 19, 2023. No one has contacted me about the damage or have come out to assess or fix the damage.Business response

Yet to receive a solution to any work order, I submit to them. First six months of me renting this house, smart a** that refused to fix my washing machine. Because of their faulty furnace, I had no heat in the house during the winter, and was forced to spend my own money to stay at a hotel for a night. Dont have hot water.Initial Complaint

This company is scamming for application fees. They don't let you know right away if you have the place. The listing I applied to has been up for over a month with 116 contacts. No one is qualified yet? Right they purposely leaving it vacant to collect fees. Does not take this long to get a answer . They ignore you as well.Initial Complaint

I moved in my apartment in October of 2022. I contacted them about my heat in which they control and informed them that its blowing out air and I was told to fix the issue myself. I informed them of the mice issue Im having and the loud noise and was told last week that as of February 2 they would no longer be managing the building. For the past few days I have been calling and wasn't able to get a hold of anyone. Today February 3rd I got a hold of someone and was told they still have management of the building. I don't know if its because of the complaints I have that I was lied to or if someone else does in fact have a new management over the building. At this point, I would either like to transfer to another property or I'd like my security deposit back so I can find somewhere else to live. No one has got in touch with me about any of the issues and concerns I have and that's not professional.Initial Complaint

Myself and other tenants residing at ************************************ ******** have sewer issues over the last few months.My situation this latest time was a few weeks ago and has not been resolved.I have sewer issue that my toilet,tub and bathroom floor overflows on the floor.I did indeed put many maintenance requests to Smart Asset.Having no resolution to this matter I contacted my city's building inspector.My building inspector has communicated with Smart Asset and has told them numerous times to fix my issue or move me to a different unit.There is no unit at this building.I understand Smart Asset is repairing the lateral line however that a 3 week project.Smart Asset was informed to fix my issue by the building inspector.I did receive a message from Smart Asset that the plumbing contractor will be fixing the situation a couple days ago.They we're cutting the cement slab and a plumbing employee did look at my bathroom.That plumbing employee told me he needed to contact Smart Asset and would knock on my door shortly.No plumbing employee never did and I contacted the building inspector again.While talking to the building inspector she was receiving a call from Smart Asset.I have not received a call back from the inspector or Smart Asset.What kind of management company is this.Smart Asset took over after my previous landlord sold this property around 8 months ago.Smart Asset has quite a few horrible reviews.My issue and I know there has to be others is nonsense-neglect on maintenance problems.My work order request were submitted Nov 18 2022.Now it is Dec 3 2022.Initial Complaint

As of 8/12/2022 Smart Asset realty took over our apartment property and we told them we have an entire list of things that need to be fixed including mold and other health concerning things and they are not willing to fix anything they only want to change the locks and take the keys.Initial Complaint

This eyllen ********* ************************ upper unit just wanna complain that they don't fix s*** when I need them fix something they give me excuses and said it's on me like hot water heat and also fixing garage and etc and the owner of this property is a slum lord and the company of smart asset as well I need something done about this thanks so much have great day
