Date of Tranaction in May 2022. I paid a total of $70 dollars for application fee which company states to text and call thier the agents they hiring to show properties. MY daughter ******* and I stated this to customer service and Housing Coordinator ************************************** the Agent ******** never returns calls or text of will she will do a showing. This went on for over 7 weeks. When I attempt to choose another appartment that Smart Asset have an different under did it's stated I don't qualify for that one. Unfortunately the appartments that are cheeper that I will have a higher chance of getting approve for the Agent that do not return calls or text. I have call and request a manager to return my daughter and mines to get my money back for lack of service by thier agent. Manage has that return called to resolve matter. The answet my daughter and I received is that agents gets alot of calls. Company refuse to reach out to give my money back. I do not want to do any nusy with them. My daughter also requested to have manager reach out to thier agent over property to respond to client and that never happy. ***** try to get my money, I'm an elder on a low income and I want to find another company to rent from. My daughter has complaining to company as well, per daughter they advise also to give agent more time and it's bee over 7 weeks. I like my $70 refunded to get apartment thru another management company. My daughter was under impression that extra would be taken to get mom into appartment and not have to keep getting round around and that is why she sent a thank email prior to *******, weeks letter still no progress. I paid application fee for my application and co applicant ***** that totals $70 dollars. Because it was stated application fee had to be made for each adult looking to live in property.Initial Complaint

When I first moved into this property it was privately owned by a father/son duo and it was managed greatly. Shortly after the father passed away and the son sold the building which was the absolute beginning of the end. Smart asset began managing the property and living drug addicts and prostitutes in which cause MANY problems as you could imagine ! The unit I lived in was damaged in a fire in October 2021 and they moved us into another one of their rentals but we were promised by *****, one of the top guys at the company, that we would be able to live back in after remodeling. We spent weeks trying to get ahold of him and everytime we called he was conveniently in a meeting. He finally reached back out to tell us they had sold the building to a notorious slumlord named barrada property and that we could not move back in because the new owner wanted everyone out for a remodel but today a neighbor phoned me to tell me someone was moving in so they lied 100% about everything. They didn't even tell the new tenant they had sold the building or that we still had property at the unit. Then lied and said they had been trying to get in touch with us but my call records say otherwise.Initial Complaint

This company refuses to fix maintenance issues and lies on rental listings about what amenities are available in units to get people to rent. My rental listing said in unit coin laundry in basement and when we viewed the house they told us it was available in the basement. When we moved in we realized it was broken and we have been in at least 10 maintenance requests for it to be fixed over the course of the 7 months weve lived in and they always ignore the requests and delete them out of their system. Im at a loss of what to do since they wont fix this issue as we honestly feel tricked into signing a lease on this place because we wouldnt hVe signed if we had known there was not actually laundry available in the basement. The company also sends random maintenance crews over to do work on the outside of the house in the early mornings without ANY notice to the people living in the house (infringing on our right to enjoy our quiet living space). They also took off our units screen door, again without notice, and refuse to put it back on AND refuse to put new locks on the unit even though the locks are so old no keys work so we cant lock the majority of our doors. They have also stated they dont buy new locks they just recycle old ones throughout all their units. HORRIBLE rental company and I feel as if they should give more notice on construction and that they need to stop lying on rental listings/in viewings in order to trick people into signing leases with them.Business response

Tell us why here..There was an error in the advertising for the coin laundry in the basement. There used to be coin laundry but the owner will not pay for new machines as they are both broken. I have called ******** on March 31st and April 12th and left a voice mail to discuss this and her other concerns. I also sent an e-mail on 4/12/2022 with not reply or call back. I am happy to discuss a solution that would satisfy her. Attached is a list of service request she has submitted and completed.Initial Complaint

My windows were broken into and items were taken from my home. I called Smart Asset for a work order to fix the windows on 1/24. That did not happen. I followed up on 2/9 about an update: no answer. I followed up again 2/18: no update or answer.On 2/25 I called SAR regarding my windows again, the employee ********* answered and stated "I can check the work order and put another ticket in". I asked to speak to a supervisor, and she stated "she was in a meeting all day and could not respond". I asked her if I don't get a resolution to my issues, I am going to call the ***************** and file a tenant complaint and the BBB. ********* stated "you can call whoever you want to call, does not mean we are going to fix anything". Smart Asset Realty has been the most unprofessional management company I have ever done business with. I was stuck in a house with no electricity and no heat for weeks. It had to be escalated to the ***************** before it was even fixed. It took 3 weeks to fix. I asked for a refund regarding my November rent. I did not receive a credit until Februrary 1st. Their agents do not follow up, follow through, and are always sweeping items under the rug. They do not complete tasks fully and when a task is done, it is not done correctly nor professionally. I have even spoken with **** the owner, and he is just as unprofessional as his agents. This business needs to be shut down. I told her I was contacting the BBBCustomer response

Smart Asset Realty rent me a unit, where my daughter and I resided for 1 year and 9 months. In the contract I signed there was not capsule where it stated I was responsible for paying water and sewage. Never the less every 2 months management will **** me $40 for the utility. In addition other units had more people living in them and they owned a washer and dryer. I had none. And I still had the pay that sum that management requested without personal meters. Over the months water and sewage kept on getting more expensive. February 2021, management billed me for $150 for 2 months. I decided to look for another place to live. On March I spoke to the manager of the building (*****************) I was living in (***************************************************************) and expressed my desire to evacuate the unit. He said he was going to take care of the outrages **** because it must be a misunderstanding. Nothing happened. And I still owe $100. April came by and ***************** and I spoke again. I told him I found a place and I was going to move. If there was any inconvenience because my lease was due on October and I wanted to be out by July. He said no inconvenience, but your apartment is subject to showings. I said no problem with a 24 hr notice. On May I served him with a written noticed. July 22nd I gave him the keys to the unit. And left it clean, move in ready condition. I had also payed for the whole month, left before. He said my refund will be mailed to my new address and I've received nothing. I called management and spoke to ********************* (Friday October 8) where she said there was no reason why they will not give me my deposit. She stated they where going to deduct the $100 I owed for water. I said it was fine. Since then she refuses to return my calls. Today I spoke to a lady that told me I owe them. A months rent, water,etc.$ ******. my deposit was 745. Please help. I also have documents from the fire fighters saying the unit was not to be rented. I have attached the leases documents that *************** and was given a copy of. They state that she is responsible for all utilites at the property which would include water. This can be found in section 1.6 page 1 of the lease. Her lease dates were 10/01/2020-09/30/2021. She did break her lease and move out early. We attempted to work with her and even though she broke her lease, she left the apartment in good condition, so we refunded $607.17 to her from her security deposit. the only charges we retained was for the past due water **** balance and $100 towards Julys rent. In the screenshots of the texts between Ms. **** and *****, you can see that ***** was responding to her and keeping her updated on getting her the deposit back. ***** did not refuse to contact her at any point. She was made aware the despot was sent and how much it would be for. Ms. **** agreed to pay the water portion and stated "it was fair" and she knew the amount refunded would be $607.17. And she was okay with that. She has since cashed her refund check.
As far as any issue with carbon monoxide or city hall... we are not aware of any issues nor are their open work orders for repair or city violations for this building. So we are unclear what she is referring to.

Two months ago on July 12th Smart Asset with out any notice came to our duplex my wife and i live in with out 1 year old child to demo our porch and stairs. We rent our home through Smart Asset and we were never informed abut the work they were going to do. This is also our ONLY exit out of upper apartment. I have had to rebuild stairs so my wife and I can get out. They never pulled permits for the new construction. This has bean an ongoing problem that needs fixing. We have bean withholding rent from them legally and now they are dying to evic us. My wife and I have documented eveything you would need. Still till this date of 09/16/2021 my wife and I would still not have a way out of our palace if it wasn't for us building a way out. Please contact me and help us.Initial Complaint

Paid security deposit 3 1/3 and a half wks before moving in. called me the night before to ask me can I hold off as they had to do construction in the bathroom in actuality they've known about needing to do the construction before renting to me then they took the first month's rent and I was advised by the energy company that the house was hazardous due to a gas leak that was not repaired from May of 2021 and a cracked water heater. They have already took in my money security and first month so they established for me and my dog and my daughter to live at a one-bedroom apartment while they fixed my house I paid for however the one bedroom apartment bathroom sink is inoperable and all of my property is at the house I paid for I am at an inconvenience & if I break the lease I will have to wait 30 days to get my money back I don't have any more money to move and because the house wasn't ready the house I was moving from filing an eviction new home was not ready.Business response

we are a 3rd party management company and can't spend money without owner approval so sometime we are handcuffed that way. On this one we have done everything to make it right. We moved her into a unit for free (6 weeks) and are refunding her security deposit.
