      I have been attempting to contact a property manager since June 5th with no response to calls or emails. I have called and left voicemails and sent numerous emails. I have several billing disputes to resolve that are going unanswered. I want to settle the balance for the amount paid and close out the remaining balance. There was no evidence of any damage. A new tenant was also able to move in while the water is still set up in my name and I have been attempting to notify that the water will be shut off and the new tenant needs to pay the outstanding balance but my calls aren't being returned. The neglect and lack of professionalism I have experienced working with this company is unlike anything I have ever experienced as a tenant. I also cannot ever reach someone who actually works for the company. They outsource their customer service and route calls to an outside company that does not transfer me to a representative. Mark ********************** should be informed of how poorly his business is being managed.

      ******************* Properties rented me a home in an unsafe neighborhood without any prior warning whatsoever. I assumed that because I was paying an exponential amount of $2,700 every month in rent that it was a good neighborhood and they failed to inform you that my house would be shot at. This would not be the first or only crime that would happen to me on this property. The neighbors try to attack me with their dog on two separate occasions on my property resulting in police reports Maricopa County animal Control involvement and me breaking my lease legally. The property was also in absolute disrepair upon renting it. The wrong side's garage opener was installed so the garage couldn't be opened all the way resulting in all kinds of complaints from HOA because I was not able to move a large vehicle inside the garage due to the rental companies overlooking that repair that ended up coming about 6 months later after I moved into the property after several messages to the rental company. This is also the same case with the termites, and plumbing. There were so many issues that I simply gave up trying to fix them or reporting them. I was even told that the white smoke that came in my bedroom in the middle of the night was no big deal and to not call them again! Your house your issue love.And just when I thought this would be the end of the headache that I've been put through from this company after I move out, they take 2 weeks to tell me that they're withholding 655 out of my deposit. For alleged waste that is likely from the neighbors who let their dog roam all over my property so I'm not surprised to hear this however that doesn't make me responsible. Along with a stain that is no larger than less than an inch on the carpet, and a wine spill in fridge. I paid landscaping. Yet was charged A TON. I am now making a formal complaint because this feels malicious since I left the property early and it would be the only way they were able to squeeze extra funds out of me.

      This is a repeat complaint. The initial complaint was lodged June 2023. Resident was unhappy with the neighborhood they chose to live in. We negotiated a no-penalty early termination of the lease from the owner and took other precautions including gaining approval from the owner to install lights and security cameras at the property. These initiatives were not accepted by the resident as a satisfactory resolution and instead they demanded financial compensation both during the lease and now at the end of the lease. Here is some of the response we made to the first BBB complaint by this resident:

      Dear Ms. *************** you for sharing your concerns with us. We take all feedback seriously, and we appreciate the opportunity to address your concerns in a public forum such as this. We are committed to addressing any health & safety issues promptly for our residents.
      We sincerely regret you are facing considerable distress due to the recent incidents in your neighborhood. The 2 mile radius of this immediate neighborhood resides in a relatively low crime suburban area.

      We have already discussed with you the possibility of mediating an early termination of your lease with the landlord as a potential resolution. Unfortunately, lowering the rent at the property is not something the landlord is willing to consider at this time.
      While we do not influence events in the neighborhood, if there are reasonable enhancements or modifications to the property that will help you feel safer we are very open to exploring these options with the owner as well.


      We urge you to continue reporting any safety concerns to the local authorities, as they are best equipped to address criminal activity effectively. Our team is here to listen, provide support, and work towards a resolution that prioritizes your safety and overall satisfaction.

      I thought that Mark ******************** was going to be an understandable rental company. Unfortunately I greatly dismissed this upon reviewing their lease terms which allows you to not only not have a firearm, but no propane or anything short of being only a piece of furniture inside of the house. Aside from that, they did not disclose I was rented a home in a ***gang affiliated neighborhood.*** My house has been **shot at*** (I have recordings and police reports) while I had guests over, there are shootings every weekend, A few throughout the week. ************** does not come out for shootings unless there's a body. My rent is *****. That is a LOT to pay having to risk my life as a single woman who's not allegedly allowed to own firearms per the lease. (******* tenant rights will *always* win over any lease agreement in court)I feel unsafe and unvalued by the landlord. The rental company is no better for not providing any pushback to the landlord for charging that much for a house to get shot at, two teenagers have died within 2 miles of my house and I've only lived here less than 3 months. A total of 10 people have died. I even sent Mark ******************** an email showing at least THIRTY violent crimes that happened since March 8. I'll include a few here. Why would you rent me a house and not tell me this, And then tell me my only option might be to break the lease which is not financially viable after I paid 5k to move in??? I need a better solution. I'm currently on the phone with ******* attorney general bc this is insane to me, I'm getting legal help since the landlord does not care about my safety or well-being as a *single disabled woman* to any extent. So what will our solution be?

We remain committed to exploring this option further to address your concerns and provide you with a suitable solution. Unfortunately, lowering the rent at the property is not something the landlord is willing to consider at this time.
