      Ive been having several issues with the office staff at ***********************************. Theyve been violating the 7 days notice by adding attorney fees on my account on the actual 7th day before the closing of the business hours. The first office representative took my check November 20th and didnt apply it to my account. Its November 21st and I called the office this morning and spoke with the same person and she stated she would apply my payment to my account. I got off work at 4pm and I still have a balance on my account. The office staff violates the 7-day notice by adding fees and when I do pay my rent the office doesnt apply the payment to my account. And I have proof of my calling the office several times today about my payment. Im in Apt 334, and Ive had to explain the law to the office manager who didnt even know what the 7-day notice actually stated. Ive documented everything and I will go to court with my documentation. This is absolutely ridiculous and my payment shouldve been applied to my account without any delays especially since its the full payment.

      I lived at ***** apartments for 2 years never been late on rent I call the office 6 times no one ever answered the phone. I get hit with a lease violation for insurance when my insurance never expired I call to get him no one can help was sent a link. I cant believe they dont send any notice but charge you money. This place is a joke

      We appreciate your feedback! In reviewing your file, we advised you to upload your insurance 3 times - 2/1 when your renewal offer was sent, on 5/31 and 6/27. We have record that you contacted the office on 5/31 in reference to the *** fee and was advised by ***** that you would be required to upload your insurance via the ePremium link that ***** provided to you.You contacted the office again on 6/27/24 and spoke to ***** letting her know that you have insurance and requested the *** fee to be removed. ***** stated to you that you are required to upload your insurance to the ePremium link and provided it to you. ***** advised you that we are not able to remove the *** fee as the site incurred the cost of your force placed insurance. We have record that you have now uploaded your insurance and are current in our systems. Thanks!

      I have lived in enclave apartments a subsidy of Western wealth communities since 2001 I have been continuously overcharged if I don't pay attention for $50 lease violation and double utilities I have resolved this matter more than once with the manager however the managers continuously change month to month and there is no recourse or responsibility there is no accountability I continue to ask for my money to be redistributed back to me however I get you already paid the bill and it's too late I continue to pay my bills because I don't want to be turned over to collection agencies or kicked out of my apartment however I am tired of continuously having to pay $50 lease violations for not having renters insurance which I have sent to them **************************************************************************************************************************************************************************** management I feel like somebody is overcharging there are multiple complaints that have been filed with a better Business bureau and I believe that this property should be investigated for embezzlement

      Yesterday I received a call from the resident on apartment 308 questioning the amount of $50 (Lease Violation Fee) for missing renter's insurance. He was charged for a second time in a row, and he was very frustrated about this situation. This was the very first time that I talked to this resident, it seems that he was sending emails about this issue to the former manager who left in December 2023. So, I took action, and asked him for the proof of insurance, he sent me the proper documentation. His insurance was never canceled, what happened is that he never uploaded his policy to the ePremium Interface, he said that he always emailed the policy to the manager and that was it from his side, the manager used to upload it for him. I uploaded the policy to the ePremium Interface, the system is showing he is covered, and I removed the $50 charges for both months.

      This is the worst company. My daughter lives in a studio apartment in the the best part of town and in her lease it says the most she will pay with fees and utilities $1300. Every month is goes up more and more and it is not even a one bedroom! She also pays for a parking spot that she cant use because the same person keeps parking in it even after she got her towed. When she called the management they said there was nothing they could do. This person was also caught shooting up in her car. The other night my daughter came home late from work and the same woman was in her designated parking spot that she pays for so my daughter had to park in a back spot far from her building. This only open spot is also located next to a hole in fence that no one will repair so homeless people are walking through onto the property and breaking into cars. Well the next morning after parking in this spot my daughters car was broken into and smashed window. The apartment complex said they couldnt do anything about it because they dont know this person! You dont know who is on your property?! Everyone one who signs a lease is required to give their license plate info! Not to mention they are in violation of the lease! The rent just keeps going up and they said due to utilities fees well the apartment electricity is prorated at $75 and I highly doubt in a 500 square foot space she is using $300 dollars in utilities. I know she is being ripped off because this is the #1 complaint from anyone who rents from them. By that point. You are stuck! They should be ashamed of taking advantage of a hard working young girl in college who pays their rent on time! But they wont hesitate to charge late fees and send an eviction notice after two days

      This company is a "slumlord", in the common parlance. They buy apartment communities and extract as much money as they can out of the properties as possible while spending minimally on basic expenses like maintenance and staffing. They also frequently charge exorbitant move-out charges with the knowledge that most residents do not have the resources to take them to court. They operate in states that have little protections for tenants' rights and depend on *** oversight and enforcement of the laws that do exist in these places. It's unfortunate, but this business model is becoming more common as it is profitable for companies like this one.

      We're sorry to see your 1-star review. We looked over your account and we have no written notice to vacate from you. Our Assistant Manager has also tried to contact you to see if you have a copy and you have not responded to any emails or calls from him. Your unit had to get painted due to stains on the walls, the carpet was cleaned but smell did not come out, so the carpet got replaced, and also the tub in bathroom had to be resurfaced due to the scratches and dirt stains not coming off after housekeeping. All charges are valid so we won't be able to remove any. We have the move-out photos as back-up of the charges.

      I'm going to start at the beginning. Upon my arrival with boxes in hand, opened the door the downstairs bathroom toliet was running over with water and waste! I called emergency maintenance because they make sure you don't move in until they are closed. We were up mopping and cleaning until 1:00am when the FIRST plumber showed up and cut a hole in the wall at the back of the toilet to snake it. When that didn't work he left! Called emergency maintenance again! Second plumber shows up at 3:00 am and finally stopped the running. I have put in maintenance requests only to check online that they marked "completed" and has not completed anything. Dog f**** EVERYWHERE!!! They do not clean up dog f**** but you are required to pay a "common area maintenance fee" You are charged for covered/ reserved parking when there is none. You are charged for "Valet Trash" rather you use the service or not no option. Neighbors argue and fight EVERY WEEKEND! Police are called everyday due to shootings. Shooting in the middle of the night and early morning. This place is the worst!!! They will always have an excuse but no remedy! STAY AWAY FROM HERE ESPECIALLY IF YOU HAVE CHILDREN.

      Absolutely do not rent anything with this company!!!!!! They are TERRIBLE! No customer service, no communication, close early everyday cannot get corporate number or anyone to respond. Cars being broken into security smoking marijuana on the job smh worst people Ive ever given my money to!!

      As a former tenant, and employee, I can confirm Western Wealth Communities is indeed, not "people first" as their motto proclaims. My living experience was terrible, during the 3 years as a resident I received about 200+ water shut off notifications. Shut offs 2-3 times a week for 8 hours at a time is unacceptable, leaving me and **** other tenants without access to drinking water, a running toilet / shower. Upon moving in, 3 of my major appliances were broken and took weeks to fix. The apartment was infested with roaches, and management was obviously well aware of it, as once I became an employee I learned many things I wish I hadn't. I originally applied for the leasing job, because I received a $300 renewal increase, and knew in property management you get a discount on rent as an employee. I did what I needed to survive, and have a roof over my head, but after 2 years of working for them, I had enough. It became blatantly obvious they are money motivated, and care more about the leased / occupancy % than the community itself, and the residents who pay their hard earned money to live here. Not only was I sexually harassed by multiple maintenance techs, but my manager as well. I expressed verbally, and IN WRITING my safety concerns especially living on site, and it was not taken seriously at all, nor did my head honcho boss report it. I took matters into my own hands eventually and secretly took the master key to my apartment in fear of my safety. I should NOT have to deal with that, as a tenant nor employee. I finally left after the deadly shooting that happened right outside the front office. Despite multiple lease breaks / lawsuits WWC refused to hire security for the complex. I could write a book about this place, but I'm running out of characters.

      Please see our responses to the items mentioned in this review that wasn't accurately portrayed of the community. Water shut offs There are times that we do have to shut the water off to make plumbing repairs. We always notify residents prior to shut offs however there are times where an emergency (pipe breaks) a shut off does occur and we have minimal time to notify residents. I have reached out to *********************** with *********************** Law in reference to the complaints I receive and was advised that we are not in violation as we are maintaining the community and water shut offs are required to perform repairs as needed. Work order requests I researched work requests that this former employee/resident submitted, and all were completed within 24 72 hours. ( I can provide you work requests documenting this if needed)***** infestation We utilize ***** Pest Elimination to schedule pest inspections and cleanout treatments in the buildings that we were receiving reports of roaches. The inspections and cleanout procedures are ongoing and are successful. This resident/former employee never reported a ***** issue in their unit, nor did I receive complaints from neighboring units. I inspected their unit after they vacated and there were no pest or ***** activity observed. Rent increase I researched this resident/former employee's account, and it reflects that she moved in 4/3/21 at the rate of $950. They were given a renewal offer at the rate of $1,095 which is a $145 increase (not $300) It appears that they were hired as Leasing at renewal and transferred to a larger unit at the rate of $1,390 receiving a 20% discount bringing her rent down to $1,112. Sexual Harassment Claims This former employee never reported to me that she was sexually harassed by Maintenance Techs. The statement including the Manager was sexually harassing her is erroneous. The former employee came to the manager when she first came to ***** stating that they desire to live at another WWCo community as they have been approached by residents that make her uncomfortable. I questioned them on what comments were made to them and they were not clear and just stated that when they walk their dog residents talk to them or follow them to their car making them feel uncomfortable. I stated to the former employee that I understood and would help them in any way I could as I dont want them to feel uncomfortable as ***** is their home too. I made calls to other sister sites to assist them to relocate and there were no openings for employee units at other sites. I stated to the former employee that as soon as an opening came available, they could transfer to another site. Deadly Shooting The deadly shooting they are speaking of was an isolated incident where 2 nonresidents pulled into the parking area and 1 person shot at another. The victim was treated and released the same night at a local hospital. No one was killed.Security Patrol ***** has had Courtesy Patrol since acquisition. I recently switched to ******************* Services as I felt the previous courtesy patrol was not providing the service we need. Blue Steel is doing a great job and I have received positive feedback from residents.

      I have lived at an apartment run by this company for almost a year now and I have had consistent water outages, horrible customer service, and unexplainable charges on my bill. There have been, on average, one water shut off per six days since I moved in. Additionally, there are NAILS sticking out of my floor which I have injured myself on multiple times. Finally, I was promised a washer and dryer upon move in, but it has been broken since my signing and no maintenance has been performed.

      We have researched ******'s file and do recall speaking with her about a month ago regarding her washer and dryer.We have just ordered several washer dryer units to be delivered next week and will begin installing them as soon as they are here. She will get a new washer dryer as soon as they arrive. We have credited her $50.00 each month for not having a working washer and dryer.As far as any work requests she has submitted other than the washer and dryer she has submitted 2.8/17 - for a spraying shower head. Work request was completed 8/17.12/6 - Nails sticking out of carpet. Work request was completed on 12/7.Water shuts off do occur as we have to shut off the water in order to preform maintenance when a plumbing issue arises, or we need to install an appliance that is connected to a water line. We schedule these repairs to complete in one day, so we are not shutting water down several times a week. We recently had an underground hot water pipe break the beginning of this week and the repair took all day as Alliance had to dig down several feet to find the leak. We always email residents as soon as possible in the event of an emergency and always email days in advance if we have a scheduled repair. I understand her frustration however I believe we have responded to her work requests in a timely manner and have accommodated her for not having a washer and dryer until we get a new one installed which should be next week when the machines come in.       This is more a matter of principle than anything. **************** is a decent place and overall I am satisfied. One thing I won't tolerate is being enrolled in an automatic billing arrangement without my permission. They have a Rent plus addendum in the lease(3rd party credit service)that I did not sign and was not presented electronically by the landlord. The addendum states verbatim that the above is required to be enrolled automatically. Also, states participation is optional in the addendum. They then start adding the bill for a third party credit service to the disclosed utility addendum. Nothing but a rip headache and argument.
