      I was moving to ************* and found a rental house online. Paid 2k to private landlord. Turns out was a scam and this scam was well known to the company Opendoor who had listed the house for sale. They did nothing to protect anyone. After I had to prove who I was and I paid they still had police kick me off property

      this property is notorious for these scams. The sheriff, neighbors, as well as hand written signs displayed warnings on the door, you are liable to protect the public. You need to take action to do so and are grossly liable for my expenses.

      I purchased home from opendoor and it had a pool heater but the pool heater was stolen sometime between home inspection and closing. This has been reported to their agent but there is no communication from them. There was also leak in the front of the house right after move in as there were rains. The company doesnt take care of the house and did some kind of patch work to fix the previous issues.it is sad to move into house and see pool equipment in missing

      Hello!I recently went through an appraisal process with opendoor for my home. Their Initial offer was ******* which would have then had repair costs and a 6% service fee subtracted. Once they had completed their assessment. They revised their initial offer from ******* to *******. They also assessed 21,027$ in repair costs which was not itemized and not explained, and then the 6% service fee which resulted in a final net take-home of 180,343, a 27% reduction from their teaser offer. I think this was aa bait and switch marketing scheme and ultimately just resulted in a waste of time for everyone involved.

      This fraud is a complete bait and switch scam. They made a reasonable estimate of my homes value on their initial offer. They were then late for our video call to do the video walk through.They were also late for their in person inspection despite having a 4 hour window to arrive.Then their final offer came back and their baseline appraisal for the house came back $20k lower than their initial estimate, which is all automated, then they wanted to take $30k off for repairs without specifying repairs.The repairs are arguable but to say hat their automated system dropped the price of my house by $20k Im 3 days is a joke.It was a BAIT AND SWITCH.They wasted half a day off work, treated me poorly, and engaged in illegal business practices.I want a call from the *** to apologize for wasting my time and to explain why he thinks this is an ethical business.

      I am contacting BBB for assistance with a *********** breach of contract and my request for full reimbursement of incurred expenses as a result.A contract was executed with Opendoor on 2/7/24 for the purchase of the house at ************************* The Option period ended 5:00PM on 2/14/24.Multiple inspections for the home ($1,020.31), plumbing ($399), pool ($125), and sprinkler ($86.59) were completed on 2/10/24. Each inspector could not complete the job due to the water being off.On 2/14/2024, I signed an amendment initiated by my realtor, extending the Option period through 5:00 PM on 2/21/2024. On 2/16/24 the Opendoor agent confirmed that the water was on. On 2/19/24, the inspectors returned to the property to find all the valves were turned off. On 2/20/24, my agent initiated another extension of the Option period. When the amendment was sent to the Opendoor agent, he refused to sign, unless we struck out the paragraph that stated the reason for the extension was due to the water being turned off. At this point, I lost all trust in this company, and no longer wanted to do business with them. I immediately contacted my realtor and let him know that I wanted to terminate the contract. Per contract, it states that the seller should have all utilities on for inspections. The water remained off during the entirety of both Option Periods.Had Opendoor disclosed the issues and timeline, we could have negotiated a new Option Period, and I would not have incurred expenditures for services not performed. The reimbursement of inspection fees was initiated 3/5/24 and will be separate from the ******* money release.

      We did confirm that your ******* money deposit for ******************************************************************* will be released, based on the terms of the purchase agreement, once a Release of ******* Money is signed. A revised copy, releasing only the ******* money, was sent to your Agent. Once received by Opendoor, the release will be initiated.

      Property at **********************************************************; was *************** early September,2023,by Opendoor.com.Prior to sale, undersigned contacted local representative of Opendoor offering company opportunity to participate in sharing costs of new retaining wall as most likely home, foundation had been damaged by extreme soil loss plus so much effort was being put forth to bring home back to standards. Railroad tie wall had been in place since home construction **** and was literally in shreds. Opendoor representative had no interest in participation.Apparently after home inspection, workers were brought in to remove/ replace foundation soil and debris underneath home; in doing so debris was tossed against fence, ******* same.No No effort was made to replace fence section to original standing position. Meanwhile,next door (4107Blossom Trl.)) 92 year old occupant notified by letter from city Code Compliance Officer to replace fence, obviously with no regard, concern or understanding as to why or how fence was not in upright position; apparently uninterested unless misled as to why fence section was not in proper alignment.

In response to your contact with Opendoor in August, a land survey showed that the wall in question is outside of the *********************************************************** property line. Therefore at that time, Opendoor advised that no action could be taken to repair/replace the wall. The alleged repairs, that you mentioned took place on the neighboring property, was after the August exchange.
      As you are aware, Opendoor is no longer the owner of the neighboring property. While acknowledging your request for assistance, Opendoor previously communicated, again before alleged repairs were made, that compensation could not be offered toward a new wall. Since the home is now sold, we are unable to make any other decision on this matter.

      I was contacted by Opendoor and was made an offer of ******* dollars for my home, which is what the market value is. Seems fair so I went along with their scheme while remaining highly suspicious. I sent them the video walk through and they came back with another offer of a thousand dollars higher. They then wanted a walk through but after reading through many reviews, all of which are highly negative, I canceled my appointment. Based off what I'm reading I think it is heavily required that a criminal investigation be brought upon them. They seem to be in direct violation of the Deceptive Buseness Practice act and should face penalties. A ******* of ********* should not be aloud to stand.

      Opendoor has twice baited me into going through a home-selling cycle that includes an artificially high initial offer, rounds of conversations and video walk-throughs of my home, an actual in-home visit from an Opendoor employee, only for the final offer to come back literally a hundred thousand dollars lower in value. It is intentionally misleading to market a high cash offer to someone then bait-and-switch at the last moment with a revised 'final offer' more than 20% lower than the initial estimate. Highly deceptive and a huge waste of time.
