      I was contacted by Opendoor and was made an offer of ******* dollars for my home, which is what the market value is. Seems fair so I went along with their scheme while remaining highly suspicious. I sent them the video walk through and they came back with another offer of a thousand dollars higher. They then wanted a walk through but after reading through many reviews, all of which are highly negative, I canceled my appointment. Based off what I'm reading I think it is heavily required that a criminal investigation be brought upon them. They seem to be in direct violation of the Deceptive Buseness Practice act and should face penalties. A ******* of ********* should not be aloud to stand.

      Opendoor has twice baited me into going through a home-selling cycle that includes an artificially high initial offer, rounds of conversations and video walk-throughs of my home, an actual in-home visit from an Opendoor employee, only for the final offer to come back literally a hundred thousand dollars lower in value. It is intentionally misleading to market a high cash offer to someone then bait-and-switch at the last moment with a revised 'final offer' more than 20% lower than the initial estimate. Highly deceptive and a huge waste of time.

      On August 30th, I signed a contract with Opendoor for the cash sale of my house located at *************************************************************************. They offered me $422,000 for the sale of my home. After fees, charges, commissions, repair fees, and paying off my home the net proceeds were $185,000 approximately. We closed on October 2nd and the numbers were totally different than the contract I had signed at the tune of about $20,000 less. I have issues with the fact that they charged me $23,000 for repairs and was very clandestine about the specifics of what this money would be used for. It was stated that the ** systems was driving the large amount deducted for repairs. My house needed a few repairs but not enough to justify $23,000. My ** system was working fine.On 10-18-23 Opendoor listed my house on Zillow. I looked at the pictures to see what repairs they had done. They have not replaced the ** system. The only apparent repairs are painting the inside of the house, replacing the floor in the laundry room, and possibly replacing carpet in a few of the upstairs bedrooms. They also have not replaced the roof. I believe they cheated me out of money that they knew they would not use for repairs just to get out of paying the $422,000 that they agreed to pay for my home.Opendoor allowed me to stay in the house 3 days after close but made me sign an addendum saying that if I stayed beyond 5pm on Thurs Oct 5th they would charge me $750 per day for everyday I stayed in the home. That is very outrageous, unfair, and punitive. My mortgage was only $1,384 per month so why would they charge me more in two days than my mortgage? Opendoor has fraudulent business practices. They did not give me the amount that was agreed upon, and came up with a bunch of extra fee's and charges to eat away at my net proceeds. They deducted $23,000 from the sales price of my home for repairs that they did not do. I would like get a refund of unused repair money & an apology from them.

      The Final Alta Statement you supplied was helpful in understanding the context in which your concerns needed further support. Our team took a detailed look at the 08/27/23 signed Purchase Agreement and it was concluded that all known factors that affected the net total align with the document you provided. Other totals referenced in the Purchase Agreement and Final Alta alike include credits issued to the buyer "in lieu of repairs". The buyer is not obligated contractually or legally to perform specific repairs based upon what is provided as a credit prior to close.

      One of the many benefits of selling to Opendoor is the convenience and flexibility for sellers to relieve some of the traditional pressures of listing their homes.       I am writing to formally file a complaint against Opendoor regarding their unfair offer practices in the sale of my home. I believe that Opendoor has engaged in deceptive practices that resulted in an offer significantly below the true value of my property, despite providing them with information on local property comparables (comps).Here are the specific details of my complaint:Misleading Offer: Opendoor provided me with a preliminary price based on the information I provided, including local comps. However, their final offer was 100k-150k less than the estimated value, which was misleading and inconsistent with the information provided.Wasted Time: I invested time and effort preparing to meet with Opendoor, believing that they intended to provide a fair offer based on our discussions. Their apparent lack of transparency wasted my valuable time and resources.Concern for Others: I am concerned that Opendoor's practices may not be isolated to my case. Their actions appear to target sellers with the intention of offering substantially less than the market value of their homes, potentially harming others in the community.Request for Resolution: I am filing this complaint to document my experience and express my concern about Opendoor's practices. I urge the BBB to investigate this matter to ensure fairness for all potential sellers.

      Our preliminary offers are an estimation of what we may be willing to pay interested customers, sight unseen, for their properties. Once we verify a property in person, then are we able to provide a final offer.

      It was not our intent to mislead you with our preliminary offer. We take multiple factors into consideration when making final offers to our customers. These factors have the potential to affect the final offer amount in comparison to the preliminary offer, either positively or negatively. These factors include, but are not limited to, the real estate market at the time of the offer, the condition of a property, and/or the criteria we hold when reselling a home.

      We rented a home from them for 1 year during transition from selling our home to buying a new home...worse decision ever...the home had many structural issues including cracked floor joists..which made entire dining room sway when walking..they took forever to respond to maintenance calls and when they do its mostly illegals that doesn't speak any english..not an issue untill you try to explain what the issues are.. nothing is ever fixed but patched in the cheapest way possible...last maintenance person was a 20 year old.kid...they knocked on the door and him and I guess his girlfriend was actively making out on my front porch when I opened the door...now at move out they are trying to falsely go against their own lease by charging us for many things that were present at move in. Since one of the residents in the home is an attorney thank God as they knew to take detailed video of our move in as well as move out..we got every single thing on video contradicting their obvious claims to keep a **** deposit....we will be filing a lawsuit as soon as tuesday as we have the burden of proof with detailed video.stay far away from them!!!!!!!

      We purchased out home through Opendoor with a close date of June 15th, 2023 for $300,000. During our purchase negotiations we ran into some issues that needed repaired. We have email threads showing our communication regarding the issue and where we asked for certain things that did not get handled properly during the negotiated repairs. At one point they had a vendor out who excavated the foundation to repair a water line when we were still trying to determine what needed done, all of which was done while under contract. Fast forward to today, my husband stepped on a soft spot in our floor, pulled back the flooring in that area to find they left the hole in the foundation where they repaired the water line and instead of filling the hole ans repairing the foundation, they covered the hole with flooring material. We have attached the pictures of the issue. I can also provide any and all emails, if necessary, that were sent from us and our realtor regarding the issues where Opendoor states the repairs were completed. Our experience with Opendoor has been an absolute disaster and would like to be compensated for our issue we now have to fix due to their negligence.

      Opendoor uses a bait & switch tactic. They have been bugging me to buy my property for the past year. Sending email notifications with offers I assume the offers are based on real estate research. But they are not. The offers are unrealistic. Stay away from this company. They are a waste of your time.

      Opendoor sends offers that are unreal. They apparently are not based of any real estate data research. They are fake offer values.

      Opendoor does not do any research on properties they make offers on. The offers are unreal. The company doesnt appear to have anyone that justifies the offers made. I want other sellers to know this before getting involved with Opendoor.

      The house next door to me was painted a bright white. Including the trim. The *** was not notified and the house is an eye-soar. The horrible decisions about how the house is being fixed up (or not, as is the case next door) are bad enough to affect the resale value of all the houses close by.

      Open Door was aware of many, many, issues with the home they were selling and did not disclose any of them to potential buyer. Structural damage as well as MOLD made these a saftey and health concern that was ignored by Open Door and their agents. They also ignored all requests to extend the due diligence period so that proper quotes to make the home safe were secured. They also kept all of my dd fee and did not reimburse the inspection costs. All of these points are unethical and unsafe.

      Re: Sanitary System Re-pipe: **************************************. ***********, **. ***** I purchased the property at **************************************. ***********, **. ***** on April 21, 2023, only to find some serious plumbing issues that I didnt know about.Beginning May 05, 2023, at approximately 11:00 p.m. three of the four bathrooms in the home flooded. My family experienced extensive damage which resulted in ** not being able to use any of the bathrooms (including the sinks and showers) leading to today.I contacted a licensed and insured plumber. His diagnosis revealed the repair of multiple leaks (domestic lines under the foundation) More specifically, Sanitary System Re-pipe, due to the severity of the existing system damages a complete re-pipe is necessary to be completed.The estimate totaled $91,895.00.Due to the extensive estimated cost, I contacted my insurance company to file a claim. During the conservation, I was informed this property had three claims over the last two years and one major claim regarding water damage as identified below:CLAIM: 23093000285794DATE 02/17/2021 ACTION Freezing water and subsequent water damage PAYMENT$85,944.00 The seller failed to disclose the condition of the plumbing when the seller had a duty to do so before I closed on the property, the sellers disclosures stated, No on the questions regarding flood and/or water damage. ***** Property Code Section ***** requires that a seller of the improved residential property provide the prospective buyer with a sellers disclosure which includes questions about flooding, water penetration, and any previously-filed insurance claims relating to water damage. This was never disclosed. I have asked to show proof of what was fixed with the claim listed above. I would appreciate it if someone would contact me to mitigate a resolution. ************************************** ***************************** **************

      As you may be aware, Opendoor did not own the property at the time that the insurance claim was filed nor was the claim active during our ownership. Additionally, to our knowledge, all related damages from that claim were remediated. Opendoor completed the disclosure to the best of their ability as there was no awareness of connecting defects or malfunctions.

      Additionally, the buyer's inspection report highlighted evidence of water damage and water intrusion at the property. The opportunity to discuss and/or negotiate repairs was given. All parities agreed to Opendoor providing a credit in lieu of any repairs.
