1 starI have had nearly 10 years of frustrating experiences with Seabreeze Management. Communication has consistently been poor, with basic questions often going unanswered despite multiple follow-ups. In one instance, the company was unable to provide a clear response after multiple attempts and eventually had to involve the ***s attorney to reply on their behalf, unnecessarily costing the association additional funds. Even with this, several questions remain unanswered.Delays in maintenance and repairs are frequent, sometimes taking several months to resolve. During an upcoming repair, my home will be inaccessible for days, which will force me to pay for hotel costs out of pocket. I still dont have the dates of this repair, even though the initial work order was submitted nearly 4 months ago. Seabreeze was unable to provide any evidence as to why this repair (costing the *** over $8,000) was needed until three months AFTER the work was already approved. I would NOT recommend Seabreeze based on the consistent unpleasant and unprofessional experiences.Review fromWilliam H

5 starsIf youre looking for a management company that actually cares and doesnt make you chase them down for answers, Seabreeze is it. And if youre REALLY lucky, youll get **** ******** as your community manager!**** is an absolute gem. Hes responsive, proactive, and somehow manages to keep everything running smoothly without ever making it feel stressful. He communicates clearly, follows through on what he says h*** do, and brings such a calm, capable energy to every interaction. It makes a huge difference knowing someone like **** is in your cornerespecially in an industry where thats not always the norm.Cant recommend **** (and the Seabreeze team) enough. 1 starSeabreeze Management (Arrow Station HOA in Montclair) has no respect for other people’s time and money. I was told I missed a fire sprinkler test even though I was never given an appointment. I was also told that there was only one make-up day…today 01/13/25 between 8:30-11:30 am. At 2:30 pm, after taking a full day off from work and waiting all day, and after emailing and leaving a message for the Community Manager with no response, I finally spoke to the Senior Asst Manager. She said they received the message this weekend that the company was canceling sprinkler testing, but their office is closed so they didn’t get the message until this morning. Not only that, but she said she knew a community fire panel caught on fire a few days ago that would have to be repaired prior to the company coming. Despite this, no one emailed or called me to tell me the appointment was canceled. An email first thing this morning would’ve allowed me to still go into work today. I took a day off from work to be here for this appointment and I was told if I didn’t make the appointment today I would be in violation and would have to pay for my own testing out of pocket. I, like I’m sure everyone else, has a life and has responsibilities. I have a full-time job. I’m a first responder who works in Los Angeles. While I could be in Los Angeles right now helping with the fire evacuations, I instead have been waiting in my condo all day for an appointment that was already canceled and I wasn’t notified. That is extremely rude, unprofessional, and incompetent of Seabreeze Management to not let me and everyone else who was waiting know first thing this morning when your employees came in the office. And then I was told that the appointment would be rescheduled some time in February. I did my part, I missed work, to be available for this appointment. My time is valuable too. And not having appointments available on the weekend when people are home, is very inconsiderate and unacceptable.Review fromShirin A

1 starWorst Property Management Company Avoid at All Costs:Seabreeze Management deserves zero stars, if that were possible. Their management of our condominium is appalling and overpriced, delivering shockingly poor service.Non-Responsive Communication:They never answer the phone and only respond by emaileven during emergencies. If youre facing an urgent issue, youre forced to communicate via email, which is unacceptable for an expensive management service.Inaccessible and Unreliable On-Site Manager:The on-site full time manager is rarely available in the building, with no clear or reliable schedule. Even on days when hes supposed to be on-site, hes often unavailable, with his door closed. Its clear his priorities are elsewhere, as he spends more time selling or renting units than managing the property.Negligent and Unprofessional Conduct:My 88-year-old tenant needed assistance with a simple interior door, and the onsite manager, entered my unit without permission, broke the door and the frame, and then refused to take responsibility. This was not a genuine emergency-as he claims, yet he didnt bother to spend a few seconds calling me before or after the incident. Any competent manager should be able to unlock a simple interior door without causing damage, and this lack of basic skill highlights the companys failure to hire qualified ************ summary, Seabreeze Management offers the worst property management experience imaginable: theyre unresponsive, unprofessional, and fail to meet the most basic expectations for competent management. Giving them even one star is generous, but its the minimum Yelp allows. Save yourself the frustration and look elsewhere.Review fromSarah B

1 starLiterally the worst SEABREEZE MANAGEMENT. Such a waste of money. Live in a very expensive area and they don't do anything without a ton of emails arguing about a problem, even when presented with photos of said issues. Blame everyone else, incompetent employees who don't give a ****. Notices about notices about notices. Absolute incompetence top to bottom in my experience. 1 starSeabreeze has been sending late statements to our HOA and changing PO Boxes and account numbers without sufficient notification to the members. December 1st, 2023, we made our normal electronic payment. In January, our statement came 1/4/2024 showing a missed payment for December and added late fees and a higher amount due in January. I quickly called customer service, they made me go back to my bank to get the trace numbers for the payment. I sent the adjusted amount and supplied the trace numbers. Seabreeze said they received the payment and then rejected it due to a bad account number. We have NOT received our funds as of today (2/15/25). Calls and emails, including emails to the management of the company have all lead to the dead end that they want us to repay the money that they received and lost. I've told them that they need to find my money and either apply it or return it to me. Our bank has been helpful, but today we received a letter that Seabreeze wouldn't work with them. At this time, we are trying to set up a conference call with both groups. If the customer service or accounting group at ********************** had any sense, this should have been an easy fix. As it is, I'm stuck with a group of incompetents who don't care about their members. Worst customer service ever. Too bad I have to leave at least one star.Review fromLinda T

1 starWe have had several issues with them. They hang up on you when you have a legitimate complaint. Their customer service is not good at ******************** of people should be in customer service to make the home owners feel like they actually care. So far we have had our lights out for 3 days on our floor and the emergency lights have burnt out as well. We are all older in our building as it is ADA ********* and the hallways are completely black.Our elevator has broken 3 times and this is a new building. Once with me in it and the fire **** had to come to get us out.Mostly their customer service is poor at best. Competely dissatisfied with them. I know property management companies that I work with that are so much better.
