    Poor customer service and lack of customer support. ***********, mishandling customer payment. Irresponsible, negligence with customer money and payment. Unresponsive to escalation requests. Do not trust this company to take care of your payment. Keep all of your records when sending payment by mail. The customer care team doesn't care when you have problem and need their help. Deceptive business practices is the worst part than bad reputation of the ************************** when you have to deal with their wrong doing and unpleasant attitude. Stay away from this company is the best decision you can make.

    I refinanced and was railroaded into AmWest's business by a mortgage broker who helped find my original lender. Even after all the closing costs were negotiated and signed, AmWest representatives have come back twice for more *and more* money to "finish funding" the refinance. Has anyone investigated if this is a legitimate business? They are continually asking for more and more money as if this were a scam.

    The principal reduction is required. On a borrower-paid transaction, the lender credit of $5,005.36 can cover all of the closing costs, except for the broker's origination fee of $3,230.63. Therefore, the remaining lender credit of $424.12 will be applied to a PR. The required total funds to close this file is $3,697.50. The new loan of $356,000.00 does not cover your payoff of $356,466.87. the borrower will need to deposit $466.87 to cover the shortage. The brokers origination fee of $3,230.63 cannot be paid by the $5,005.36 lender credit. Borrower will need to deposit $3,230.63. In escrow the borrower made 2 deposits of $3,361.50 plus $116.56 total $3,478.06 in escrow. Shortage of $219.44.

    They leaked my information and now I have frauds alerts.One of their loaner officer from ******** used his own gmail address sent out sensitive information, which my ss#, home address, date of birth, cell phone numbers. This company has their employees did the job that I think it's very shady. For instance, they sent sensitive documents without encrypted code. They use gmail to send information back and forth with clients. I do not feel comfortable with this fact. They did not use their own business's email to communicate with their clients. I got the alert with Vietnamese name, has gmail and yahoo email address using my social security to open credit card twice in July, 2024. This company base in **********, Vietnamese employees run documents. So, be careful and think twice when you have business with this company. I did not satisfied with their employees.

    STAY AWAY. I'm a real estate professional. I only share that fact to let you know I work with a LOT of lenders. Here's what you need to know about AmWest. Their customer service is the worst I ever worked with. My latest issue (one of many) that pushed me to write this review is they are holding up a closing on a property of mine. Here's what happened. I was considering them as a lender on six (6) properties. I was required to spend $725 on each appraisal. I did the first two with them. BIG MISTAKE. On the second property my title rep says, "Have you looked at the fees they are charging?" I said, "Yeah. What do you think?" My title reps says, "They are the highest I've ever seen!" I decided to take the rest of my properties to a new lender. No bid deal. It's business. They can charge what they want. I can decide if I want to pay their high fees. That's America! God Bless 'Em! Here's where the issue comes in. The new lender I'm working with whose fees are incredibly less and whose customer service is incredibly better was willing to accept the appraisal I had already paid for. There's just one catch. In order for my new lender to accept the appraisal AmWest has to sign an appraisal transfer letter. Seems like that would be easy to do. Especially since I'm a customer of ********************** with two of my properties under their lending arm. If AmWest had integrity it shouldn't matter that I am a customer. They should do the right thing because it's the right thing. This is the email I got back from AmWest after multiple repeated attempts to get this appraisal transferred. "Hello. Unfortunately there is nothing that can be done any further on our side since the loans are all canceled." Now I'm here with a real estate deal sitting at the closing table for weeks now because AmWest has given me the middle finger. I would highly encourage you to consider other options. You deserve better. There are so many better options available than AmWest. Best of Luck! Sincerely, *****.

    Horrible business. After not adjusting the escrow account on our mortgage (and without notifying us that they werent going to adjust the escrow) they increased our mortgage by 64% ($800 more per month). When I called in to try and figure out what happened and why our escrow account was negative, they told me I should have called in if I wanted the escrow adjusted. Its federal law ********* that the escrow account is adjusted by the lender automatically every year! When I asked why we werent alerted when our account went negative, they told me I should have gotten in touch with my loan officer to discuss a readjustment to the escrow calculation. Why would I call in to make sure you do your job??I asked again why it wasnt adjusted (I had to call twice to get any answers). They (rudely) told me it was due to Covid that there was no adjustment. While ********* did pass a lender letter saying the principle and interest of a home loan should remain the same during 2021-2022, it also said the escrow SHOULD still be adjusted to avoid deficits (see LL-2022-07) and should a shortage occur, it should be spread over 60 months. When I asked why the shortage couldnt be spread over 5 years as stated by this act, the associate LAUGHED at me and said they could only do up to 24 months. Even when I got in touch with a supervisor, they were extremely rude and unhelpful. No one seemed to know what the actual laws around lending are and I guess their company policy is higher than federal law.Never use them. Communication is awful and their customer service is abysmal.
