First American Home Warranty Is AWESOME NAME ! But It's literally AWEFUL SERVICE /COVERAGES.! Here's the story of mine: Since September 2024, I received the ads from the First American Home Warranty, and I started to purchased the insurance with purpose to protect all appliance's of my home. The First American Home Warranty has the quoted to me, premium is $86.16/month and $125 fee for every time called for services. and must be 30 days waiting period!I had beginning paid premium on October 2024 to April 2025. The total I have paid nearly to $ ******. Then my refrigerator does not has enough cooling and ice maker, It's does not making ice..The first time I called for service on April *******. I prepaid for $125 for service fee called. Then the First American Home Warranty has sent AURORA contractor came and denial my claim with reason my refrigerator is set outside of hall-way. But I take a photo sent to First American Home Warranty that It's sitting under Balcony in porch of my house .with the maximum cold cover weather resistant in the winter *******'s sat there has over six years is nothing wrong as their denial. I tell First American Home Warranty, If there's denial my service must be pay back the service called fee for me . But they said no refunds.I would like to post this story for all of us /customers/ consumers please read my post story to take an judgments and aware to purchases for the home warranty!Since I got a denial from FIRST AMERICAN HOME WARANTY,. I must say we are very pleased with customer service, We were given options for service dates on our Refrigerator and updated several times before appointment.After service company determined it could not be repaired , within 2 days we received a email with a comparable replacement model. We ask First American if we could get a cash approval to purchase a different brand and it was taken care of quickly. Thanks again!First American Home Warranty

I contacted First American Home Warranty (First American) on July 22, 2024, when my heat pump system was no longer providing air conditioning. I had purchased Optional Coverage as part of my warranty which covered Central Air Conditioning Refrigeration System (includes heat pump). This Option stated that Coverage for diagnosis, access, repair, or replacement of any heat pump is limited up to $1,500. I submitted a service request and paid the required fee of $85 on July 23. South Placer Plumbing (SP) technicians, assigned by First American, did not arrive until July 31. Two more technicians were sent out over the next week. SP said that they would contact me on Aug. 6 to discuss how to proceed with the repairs. I never heard back from SP and, after numerous calls to and from First Americans Customer Support, on Aug. 26 was told that the recommended repairs had been approved. I had now been without air conditioning in consistently 100+ degree weather for five weeks after the initial request.The repair proposal from First American on Aug. 29 would cover an air handler part for $471.31. My out-of-pocket portion would be $3,459.00 for refrigerant, drain, and electrical lines; sheet metal to fabricate parts that were not available; testing requirements; and disposal. Independent contractor assessments all agreed that, with a 20-year-old out of compliance with California refrigerant regulations, a new air handler was needed. They also found malfunctions in the compressor unit. First Americans proposal did not address these issues. I believe that First American sought to minimize any repairs that needed to be made, refused to cover costs that were included in my contract, and responded slowly to a repair that needed to be made timely in the extreme heat. I will never do business with them again and believe that their failure to honor the warranty contract and their poor customer service should be considered when one is looking for home warranty policies.First American Home Warranty

We would like to apologize for any inconvenience the consumer may have experienced during the handling of their claim. According to our records the consumer placed a claim on July 23, 2024, for their air conditioning unit not working properly. First American dispatched independent contractor, South Placer Heating and Air who reported a failure to the evaporative coil however repair parts were unable to be located therefore the air handling unit was recommended for replacement. Due to the air handling unit replacement, there are non-covered costs of $3,459.00 that are not covered by the home warranty contract which include modifications,disposal/haul away, permits, and Title 24 HERS sealing and testing.
As of September 14, 2024,the consumer did not accept the non-covered costs and had become unresponsive therefore a cash payment in lieu of the air handler replacement was processed in the amount of $471.31 based on First Americans negotiated rates with its suppliers, which may be less than retail. The consumer accepted the cash payment check, with the payment clearing on October 1, 2024. The consumer can refer to their home warranty contract under Limits of Liability number Seven, Ten,and Fifteen which state:
Company is not responsible for the following: any corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to permits, haul away fees, construction,carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by existing equipment or installing different equipment except where noted in the Central Air Conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets,countertops, tile, paint, wall or floor coverings or the like.
Company will determine, at its sole discretion, whether a covered system or appliance will be repaired or replaced. When replacing any appliance, Company will not pay for any failures that do not contribute to the appliances primary function including, without limitation, TVs or radios built into the kitchen refrigerator. Company will replace with equipment of similar features, efficiency and capacity but is not responsible for matching brand,dimensions or color. Company may install a smaller capacity unit, including but not limited to water heaters and furnaces, if the projected output of the replacement unit is similar to, or greater than, the replaced existing ************ reserves the right to replace with a rebuilt component or part or repair systems and appliances with nonoriginal manufacturers parts. When coverage has been confirmed and a replacement is needed, Company is not responsible for matching any features of an existing item that do not contribute to the primary function of that item.
You and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Companys negotiated rates with its suppliers, which may be less than retail. If you accept cash payment, you are required to repair the Item or provide a new replacement and send proof of repair or replacement to Company. No cumplen con lo que dicen, tengo dos semanas esperando que vaya un tcnico a que me arreglen mi aire, soy una persona que paga mes con mes la prestacin de este servicio, no soy una persona que molesta si acaso una vez por ao, necesito me resuelvan me cambian la fecha diario siempre me dicen que van a casa y no lo hacen ahora llame y me dicen que hasta el 29 tengo un nio de 5 aitos y no puedo ests sin aire a estas alturas de la temporadaFirst American Home Warranty

I have had First American for 4 years, and every single time I need something repaired, they send qualified people and get the job done in a timely manner. I would recommend them over the warranty company I used to have!First American Home Warranty

A ****************. If I could leave 0 stars, I would. As new homeowners, warranty was included with our first year and we continued to renew as we figured it would be a good thing to have just in case. I WAS WRONG BECAUSE THEY BRING NOTHING BUT HEADACHES. The last 2 issues Ive had, theyve had to come twice because their shotty work is never done correctly the first time. They literally rig whatever they can to make something work instead of actually fixing it. Last week I made a call because my master bathtub is leaking into my laundry room. Technician comes and says overflow gasket is missing, he replaces and leaves within 15 minutes. Told us that the water damage was NOT covered and we had to hire a remediation company. We hired a company who ripped out my entire laundry room ceiling, then we test the master bathtub again, still heavily leaking water (we have video proof.) ************ again and let them know, they send tech back out 3 days later. Tech is in my house for 5 minutes, watches the video we have of the leak, and says oh Im not even sure how we can get up there to access the pipes. Well have to cut the pipes, thats gonna be tough. Complaining a lot. Never even steps foot into my master bathroom. Says h*** have to come back in the next few days. Leaves, I get an email saying my appointment was cancelled(??) then another email 10 minutes later saying my claim is being denied for missing parts after remediation. Called to dispute and even though tech never even stepped foot upstairs, they get to keep my $95 and also refused to reinburse to get it fixed elsewhere. WHAT A SCAM. I will NEVER support this business again and RUN FAR FAR AWAY WHEN OFFERED THIS PRODUCT. ********.First American Home Warranty

According to our records, the consumer placed a claim on April 15, 2025, for a water leak noting that water was coming through the ceiling in their laundry room presumably coming from the master bathroom. First ***************** (First Plumbing) was dispatched and reported the presence of mold near the consumers bathtub. Under the provisions of the consumers home warranty contract, under Limits of Liability Eight, we do not provide service when hazardous or toxic materials are present, and therefore, First Plumbing notified the consumer, they would need to have the mold remediated prior to them completing diagnosis. On April 22, 2025, First Plumbing reported that upon returning to the consumers home, they found the tub gasket was missing. Under the provisions of the consumers home warranty contract, under Limits of Liability Number Two, we are not responsible for repairs required as the result of missing parts. As such, we denied coverage for the installation of a new tub gasket.
Regarding the water damage to the consumers ceiling, it would be considered secondary damage from the water leak which is expressly identified in the consumers home warranty contract as not covered. The consumer may refer to Limits of Liability Number Four.Review fromVictoria R

Terrible company. My a/c has broken down several times over the past year and I've had to not only pay a $100 service fee each time they come out, but they always take at least 48 hours to get someone out to my home. We live in ***** people; it's a constant heatwave. Normally, the tech will take 5 minutes to assess the unit, day there's not much to do; then we have to pay someone local to fix the problem. This last time, we had to pay $1000 to a local company to fix a motor bracket, replace the thermostat and some wire issue and all this company would "reimburse" us is $135! Cancelling the second my contract is over and finding someone who is not running a total scam job!First American Home Warranty

I am new to having a home warranty. I purchased a home in another state. My *********** agent recommended ****. I was skeptical at first as I have had bad experiences with warranty companies. So far I am please with the service. The **** unit in the home is 19 years old and still functioning. Thus my main reason for the coverage. My package included a Tune up check. Just had to pay the service fee. All checked out ok and the fee was less than a usual service call. In addition, included with the package was coverage to rekey the locks on the home. **** did not have an agent in the area. Was told to have a contractor give a written estimate for the work and submit it for approval. The cost for the 6 locks was $264. It was approved, but I had to pay this out of pocket up front, but will be receiving a check for reimbursement. Again, paying the service fee of $95 was less than the cost of the service. Thus far, after only 1 month, I am completely satisfied with First American Home Warranty. The representative that I have been working with has been very informative and pleasant to work with and very prompt in responding to requests and or help. Based on my experience so far I would recommend this compay.First American Home Warranty

Contacting them to discuss a problem with service is a nightmare. No email @ and calling is a nightmare. Service in ******* was contracted from a San Diego service org. Spent over three weeks without a working refrigerator. The $$$ spent for coverage and service call is simply not worth the frustration and lack of response. They promised call back and never did. Service person broke fridge on first call and took over 2 weeks to get them back after they scheduled an appointment and never showed. A nightmare.First American Home Warranty

Our records indicate the consumer placed a claim on March *******, for their refrigerator not making ice and Proper appliance Repair (Proper Appliance) was dispatched. On April 4, 2025, as the consumer indicated repairs had not been completed, they were offered up to $75.00 for the purchase or rental of a small refrigerator while awaiting service, and we contacted Proper Appliance requesting an update. On April 7, 2025, the consumer provided a receipt for the purchase on a small refrigerator, and on April 14, 2025, a reimbursement check in the amount of $75.00 was mailed to them. On April 15, 2025, **************** reported the job was completed when they replaced the air damper and repaired the ice maker. Its pretty simple, I signed up and paid my monthly fees to First American Home Warranty with the assurance theyd be there when I needed them, and they werent. My AC stopped working and when I called them, they sent out a subpar company (probably because it cost them little to no money), as opposed to a reputable company. That company really didnt know what they were doing and unprofessional (gentleman took a chunk of sheetrock out of my wall and didnt even tell me). That 3rd party ************** was ********Then First American said theyd cover the repairs, but oh, it would cost me $4,000 out of pocket (when I asked them what they were contributing, they didnt know). After delays I finally took a cash out for half of what I was expected to pay. I immediately stopped doing business with First American. The most painful part of this entire experience, for all of us trying to raise a family and living pay check to paycheck, when researching the company, I found their CEO, ******* D. *********, made $7.8 million dollars last year alone. My advice is to not do business with this company.First American Home Warranty

First American Home Warranty (First American) has reviewed the consumer's claim. First American's records indicate on March 26, 2025, the consumer placed a claim on their air conditioning. First American dispatched the claim to independent contractor ******* who diagnosed the evaporative coil and the condenser coil leaking refrigerant and stated the air conditioning system would need to be replaced. The contractor indicated the system replacement would require code upgrades, modifications, permits, and inspections. First American reviewed the required items and found them to be in line with a full system replacement. Per the consumer's warranty contract First American covers the first $500.00 of those fees and the remaining are non-covered costs for the consumer. The consumer may refer to their warranty contract section Limits of Liability 7 which states: "Company is not responsible for the following: any corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to permits and haul away fees (unless included in your plan selection), construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by covered repairs or replacements except where noted in the central air conditioning section of this ***************** will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like". The consumer was notified of the non-covered costs and opted not to pay them. The consumer was advised their other option was take a cash in lieu of the system replacement. All cash in lieu are based on First American's negotiated rates with our suppliers and contractors. The consumer may refer to their warranty contract section Limits of Liability 15 which states: "You and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Companys negotiated rates with its suppliers, which may be less than retail. If you accept cash payment, you are required to repair the Item or provide a new replacement and send proof of repair or replacement to Company. The Item will not be covered under this or future Contracts until such proof is provided". The consumer opted to take the cash in lieu of the replacement and the cash payments were mailed to the consumer on April 8, 2025. First American considers this claim closed.
