      Ybarra was contracted to do a bathroom remodel and to open up a wall in another area of the house. They subcontracted this job out, unbeknown to me. The subs were very good and stayed on the job very regularly. Their work was very good. Ybarra demanded I pay up for the second part of the cost, and even sent out an assistant project manager to collect a payment. I used a credit card for both payments 1 & 2. The original project manager never came back to check on the progress of the work. The job is nearly completed, however, my sub manager came to me today to say he could not finish until he was paid. Ybarra has not sent him any payment for his materials and labor costs. I tried calling them, but no one answers their phones. Now I am very worried . . . .. This is unacceptable that they don't pay their subs for 3 weeks and can't be reached. Are they a scam?

      ****** completely damaged our hardwood floors, used our Dyson vacuum to clean up THEIR mess, and left hardened polyurethane on our kitchen countertops and down the slate stairwell of the front door! They sent over a manager that was rude and completely inconsiderate and would not listen at all to our grievances. They screwed up 100% of the flooring and left grooves from the sander all over the floors. To top it off, they do NOT want to accept responsibility and want to try and fix it. I would never let them in our house again. I would recommend never letting them in your house.

      On 12/05/22, Ybarra Professional Builders License #************ of Mountlake Terrace, WA began a master bathroom remodeling project at my residence. The project as I was told by the owner Tom would take 3 weeks and be completed on 12/25/22 as indicated on the contract. I have paid the business 3 of 4 payments thus far totaling $28,710. It has been 3 months now and till today the project has not been completed. There has been poor communication and numerous mistakes made throughout the build. I have reached out several times with the business and not happy with their untimely responses and effort to complete my project. My living space is left at a mess and my patience has worn thin. I need my project finished promptly.

       I am rejecting this response because:
      The project will not be completed in 3-4 days as responded.  There are substantial amount of work left.  I.E. shower doors need install, base boards, countertops, plumbing,  fixtures and the list goes on.

      I entered into a contract with Ybarra Professional Builders on Feb 13, 2023 which included my 10% down payment of $2446. The project was to paint most of the house interior, remove/texture/paint popcorn ceiling, replace a stair railing, reno a half bathroom, and install new trim, baseboards, and interior doors. The poor communication, workmanship, and quality issues I have experienced by this company is staggering. Issues include: No licensed general contractor has been on site to supervise any of the work being done. Wrong type and/or style doors installed without my approval. Doors hung improperly, not closing, hardware installed incorrectly. Door frames installed off center or high off floor. Nails punched through door frame. Doors not installed at all. Trim misaligned and not straight. Popcorn not entirely removed from ceiling. Huge number of dried paint drips, splatters, and pooling on painted surfaces. Walls not patched prior to painting. Paint damage to multiple items including wood floor, front door, trim, and window dressing. Multiple work crew no-shows (including today - 3/20/23). Free-handed/poorly cut drywall. I’ve now paid this company $11,007. Ybarra has created a litany of new problems for me and has failed to deliver quality workmanship in virtually every aspect of the project. Their communication has been consistently poor. I am attempting to address these issues in good faith, but I am having trouble getting responses from the more senior members of the company. I’m told I’ll get a callback “later today” or “in five minutes,” but they never follow through. A Customer Relationship Manager reached out to me, asking to schedule an onsite meeting with me. I replied with times that worked for me, but I have not yet heard back. I have been unable to reach him via phone or email. I would like Ybarra to: Correct poor quality work. Complete remaining work. Compensate me for replacement of damaged items.

      We discussed the issues and agreed on a path forward. However, I have not heard from the company since that conversation. I was told work may begin on 4/25/2023, but I have not heard anything further on that. I need better communication from the company, since this was one of the primary reasons the project got so off track to begin with.

      I submitted a request through angi.com for flooring from 3 companies. Portland Flooring Company LLC, New Leaf Renovations, and ****'s Floor N More. I get a call 30 minutes later from Ybarra Builders. I decide to not use them because of the aggressiveness and rudeness of their tele****eter. They call me again 30 minutes later. I tell them to never call me again. They call me again 30 minutes after that. I tell them again to not call me again. This goes on once or twice a day for over a week. They have been calling me for 3 weeks claiming every time that it was the first time. They also texted me after one of the interactions without an opt out and referencing the call in which I stated to never call me again. I know this is violating the law and I'm confident that it isn't just me that is getting these calls from them. The calls began on 01/23/23 and the last one was 11:29am today 02/16/23. On Monday 02/14/23 alone, they called me 4 times. This needs to stop.

      I hired this company to do a patio, which included pavers, artificial turf, fencing and built-in planters. I met with ***** and *** who were the salesman and I assumed the managers. They were very accommodating and I felt completely comfortable that they understood what I was looking for. Quick sketches were done to make sure we were all on the same page. They started to do the project and it was clear that they were trying to take short cuts at every turn in order to save money. If I was not there every day, my patio would not have come out looking anything like we had discussed. The worst part was that they play the blame game and blame everyone but themselves for what was going on. They also did not finish the top of the planter wall, so I have a completely unfinished planter and all they said was it won’t matter because the plants will grow over it and no one will be able to see. I explained that’s not the point I paid for what I wanted and I should be getting what I paid! They were also supposed to do fencing behind my wall, as well as around my HVAC unit which they never did but charged me for it! They did not do anything to grade it flat so the patio is on a slant! This is not a large job, and yet they were not capable of doing it correctly. I also had always planned on putting a fountain in and they were aware of this and knew that they had to run the power under the pavers so that the fountain could be plugged in. Although they said I didn’t need the fountain just the location I made sure to have the fountain here so there would be no question about where it was going. On the day that they were done I went outside and realized they had not run any power to the fountain. And then they began to blame me that I should’ve noticed this prior and let them know. I didn’t know I was the general manager on the job. I have called and emailed several times with my issues and looking for a refund for what they charge me, but never did. I have not heard back.

       I am rejecting this response because:
      The dead palm tree was not even in the complaint!  The dead palm tree occurred after the original complaint.  I had a landscaper come over to look at the tree to find out what the problem was and why it looked so bad and the response was that the roots must have been severed when it was moved from its original location and re-planted.  Once again, just add that to the already horrible job that was done by Ybarra.  Now I have to spend money to replace that too!

Total cost $33,792 We contend that we were mislead in order to inflate cost . Painter(sub contractor) said that proposed actions would damage. When questioned project manager refused to acknowledge and said they would paint shed(9x12) not included in original contract. existing siding. He painted house1700sq' (including shed) and repaired siding 5 22x12 sheets on chimney Certified letters were to both Oregon and California offices(attached). We received no response!

      I contracted with Ybarra construction to replace my roof on 6/09/22 , "completed" on 7/12/22. there were many delays in work, there was no one supervising construction, workers were drinking beer and smoking pot on the jobsite, and leaving bottles in my yard. I am a 75 year old woman who is living alone so I had no way to climb a ladder and check my own roof but the flashing around the chimney did not look to me (from the ground) like it was correctly installed so I called a professional roof inspector who said materials were not all as contracted (new), the entire roof installation was inferior and not as contracted, also there was construction litter and nails all over my yard and landscaping had been destroyed. He videoed many problems that would result in leaking and dry rot. He recommended I withold the final payment and discuss with CCB board of my state. I sent a letter of intent to file to the contractor on 7/25/22. I was advised by the CCB that I did not have to allow the same contractor to fix the problems. I began to seek out a more ethical contractor, as I had grave misgivings about the integrity of Ybarra. Ybarra sent me a letter offering to talk with me. I left messages but have not heard from them. They have also refused to speak with the new contractor, who states that essentially the roof will need to be redone to be correctly installed as there are so many problems including reusing old materials and cutting corners on materials and workmanship. I paid 18,900 dollars of the cost and now will need to pay that again and more to get the roof correctly installed, in other words I wasted my money and was taken advantage of. Misogyny, age; I do not know why this was done. I do know, I had to take out a mortgage to pay for terribly substandard work and I am on a fixed income so I cannot afford to repeat the payment.

      Work was completed at customer home with a glowing completion form.  There was no mention of complaints from workers, etc.  It was not until final check was stopped that we learned of an issue with the customer and project.  We reached out to customer via phone call, email, certified mail and in person to address concerns and remedy any issue she had.  We have spoken with her newly appointed contractor on via phone.  We were never notified of any issues with the project until after work was completed and we were not given an opportunity to make any repairs as customer has continuously ignored all methods of communication.  We are still willing to resolve the issue amicably. The inspector that did the inspection stated repairs needed to be done and her new contractor states that the entire roof needs to be redone.

       I am rejecting this response because:

      1.   Work was not completed with a "glowing response" from me on their completion form. I did indeed fill out such a form, and many items were left blank on the form because I did not have the ability at 75 years of age to climb a ladder and do my own inspection, so I could not make an assessment.
      2.  The workers all spoke spanish except for one worker. I did ask him about how work was to be completed but I never saw him after that initial discussion. I admit I was intimidated by workers playing loud music, drinking on the job at lunch breaks and smoking marijuana (I know the smell). One woman alone does not usually safely confront multiple male workers who may have been chemically affected and do not speak the language to communicate effectively.  There was NEVER a supervisor who contacted me re working progress, delays (and there were delays), or who came to inspect worker progress and quality of workmanship or behavior of workers.
      3. I did state to the contractors representative that the flashing around the chimney that I could see from the ground did not look adequate and there was tear off, nails, shingles, and trash left around my property, additionally dry rot was still visible when they had contracted to replace any damage to roof and fascia. I withheld  my final check despite a  promise  to have someone come and look at the roof and clean up around my property "later" if I just signed and filled out the approval form.  A young man came out and climbed up on the roof and said the chimney flashing was fine,  he replaced a board with dry rot that I could see from the ground and said there were NO other problems that needed addressing, so I wrote the final check. there was still a promise to come and "clean up" the debris left all over my yard but I had doubts because many promises had been made and I had no ability to inspect the roof . I called an independent inspector at my own cost; his report is included in my complaint. the inspector said they did not complete the job as contracted, the work is shoddy and new materials were not used as contracted, he said, "you must immediately stop payment on your final check, do it while I am here". So I did so.  The yard debris was never cleaned up: I am still picking it up months later, even after filling one garbage can with it since work was "completed". 
      4.  The claim that I have "continuously ignored all methods of communication" Is FALSE. I was contacted via certified mail AFTER I sent a notice of intent  to fie a complaint with the Oregon CCB to Ybarra via certified mail. I called Ybarra several times to talk to someone about these concerns, and wasI  passed on to several people who could not address them, I also sent them a copy of the inspectors report. I called and spoke to the person whose number I received via certified mail, I also called him a second time and left a message but my call was never returned. I  have NEVER been contacted in person by anyone regarding these problems. I was advised by the Oregon CCB that I did not have to allow Ybarra to fix the issue but could have any contractor of my choice do so. I did inform Ybarra that I had no trust in their company at this point and would hire someone else to fix these problems. Since I am not able to personally assess any issues on my own roof and have limited construction insight, I explained to Ybarra that I would designate my new contractor to do so for me.
      5. Ybarra did speak to my newly appointed contractor by phone one time but has since ignored/refused all calls from him. My contractor has been in contact with the roof inspector and has discussed at length what and why he recommended for repairs, I suspect that Ybarra has had no such contact with him. If indeed they are 'willing to amicably resolve these issues' (may I say make it right?), one would think that as honest and honorable business practice they would want to know all that was wrong and not just minimally do some cosmetic patchwork, but rather make sure  the customer ends up with the new roof they agreed to give them. I feel that as a reasonably intelligent senior woman who lives alone I need to assert my (and indeed  the rights of all women, seniors, and disabled)  right to be given honest quality work for my investment rather than have my social limitations taken advantage of. 
      6. Though an attic inspection was not done initially, I am willing to have that done as well to ascertain and ensure I have a well constructed and watertight roof replacement. I suspect that there may be even more problems if plywood sheeting was not appropriately replaced as per contract. For these reason I still request a refund of my payments since the work contracted was not done as per contract and will need to be redone to be watertight.

      Our completion form allows for clients to indicate any issues or problems our office was not made aware of any of the things she claims our workers were doing until after the job was completed. She did hire a new contractor who said the entire roof needed to be replaced completely as where the inspector she hired mentioned in the video that only repairs are needed. So if in fact the inspector is correct that all is needed is repair work then the best solution is not to redo the entire roof but to do the repairs the inspector mentioned in the video she provided. We have spoken to the new contractor a few times and reiterated what the inspector mentioned in the video however he was adamant the roof needed to be replaced. We feel that route would be counter productive since the repairs would be faster than to replace the entire roof since that is what the inspector she hired said is all that is needed.

      I hired them to remodel my primary bathroom. I was told it would be done in within a 4 week period, and would be done beautifully and correctly (up to all standards). I was given the amount of materials to order, and asked to have all products on site prior to demolition. The crew showed up after several walk throughs and clear explanations and expectations, on April 8. They "completed the work" 6 weeks later after several delays, lack materials, and many misgivings on the work being done. I was reassured by the project manager that it would all be great once done. When the crew left, even though I had seen the work being done, I was horrified by the results. There was literally a 3 page list of items that needed to be addressed. The shower leaked, the toilet leaked, the sink leaked, there were chipped tiles, mis laid tiles, terrible grout lines, inconsistent grout color, and then all the grout started chipping away. There were several loose floor tiles, and many places that the grout hadn't even been spread. The crew rarely cleaned up after themselves, and only laid down floor covering after I asked them to. They left an outlet undone in the closet, spray texture mess everywhere. It is now July 1st. The tile work has improved, but the grout is still inconsistent in color and thickness, and it's noticeable. The valve that leaked under the sink was pushed back into the drywall where it continued to leak. They cut a hole to monitor and allow to dry. Last night I looked, and they drywalled around the valve, and it is still embedded into the wall. Today I was told it will be fine once they spray texture on it. It is still embedded in the wall. At this point, 10 weeks in without the use of the primary bathroom, I am %100 dissatisfied with the business, it's representation and the work and expense done. They promised professionals, and I'm willing to bet the workers are not licensed and bonded, and they sure aren't trained in their designated field.

      We completed the bathroom project for our client. We addressed the leak issues and re grouted twice, also had a different tile guy come in to re do some of the work she was un happy with. We also did some additional work free of charge like painting the secondary bathroom and also reinstalling the glass shower door. We feel we have addressed all of her concerns that were raised. We would like to assure that workers are licensed and bonded.

       I am rejecting this response because:
      The bathroom does not look like a 'kitchen and bath specialist' did the work. The tile is not done well. The tiles/grout they had to replace was not because I was unhappy (though I definitely was).  It was due to the fact it was not laid right, and the tiles were actually loose, chipped, and/or sticking out. The grout is also smeared into the surface of the floor tiles, and I can't clean it out. There are more chipped tiles in the shower, the whole job looks awful.  The tub is scratched, the hot water is backwards on one of the shower heads, and there are so many inconsistent grout lines and tile spacing, and there are chunks of grout in places where they were just trying to finish up. They also changed the slope on one of the niches so that it doesn't hold anything without it sliding off.  In the end, I was told I should be happy I have a functioning bathroom.  Are you kidding me?  This 4 week project took 12 weeks to "complete" and in my opinion, looks worse than the functional bathroom they replaced. They forgot to finish up some of the initial issues as well.  I do not have a functional outlet in my closet, and there is damage to the door going into the bathroom from where they forced too big of an item upon removal. They never did replace the recirculation pump under the sink.  The heated towel rack is upside down.

      They did not do the additional work for free, it was part of the original estimate.

       I am not being unreasonable in my expectations that I should have ended up with a beautiful bathroom.  That is exactly what they promised.  I regret everything about hiring this company.

      This is my second complaint, as the first one was not concluded satisfactorily, and there are more problems with the job they did. The grout all around the bathroom is chipped and cracked in several places. Some of the tiles under the shower door have now cracked, and I've found several more broken tiles that they hid from view. At least 3 of the floor tiles that they have replaced are now loose again. One of the first things I asked them to do was save the recirculation pump under the sink, as it takes hot water forever to get to my bathroom. They didn't know what to do with it so they threw it away. I asked them multiple times while they were here to address this and they never did. I still don't have a functional outlet in my closet. The shower does not drain properly, so water is collecting and sitting, degrading the poorly done grout. The webbing underneath the shower floor tiles is coming up along the edges.

      I want a reputable business to come repair this at their expense.

      We can send our crew out to fix the grout mentioned in the complaint, our crew is licensed and bonded. She did purchase the tiles we needed a additional 2 boxes which caused a long delay to get some tiles were chipped so we worked with what we were provided. If she can provide us her availability we can schedule our crew to regrout the portions she mentioned in the complaint as well as the plumbing she referenced. We look forward to hearing back to have that scheduled as soon as possible.

       I am rejecting this response because:

      These are further issues I raised when they originally completed the project, and they initially denied me more work. What I want is from someone from the actual company (not just the project manager they hired for the day) but someone from the actual company with credentials and skin in the game to come and look at the completed work and tell me to my face this was a job well done. Then I want them to walk me through how they are going to fix the numerous issues I have, including re installing a recirculation pump and all the cosmetic issues (discolored/uneven grout, chipped tiles), as well as the structural problems (floor tiles loose, shower tiles cracking, waterproof membrane failing/showing through the tiles, non working outlet). You claim to be a local company, but I am fairly certain you do not have a personal representative in the state of Oregon, which is why this is being answered by CA BBB. I was promised a job well done, and now I hate walking in that room/using it every single day. I show pictures of this bathroom to friends embarking on remodel projects so they can see who not to hire and how to look for ****** work. 

      If someone with the company's name can come and tell me they can make this better, then by all means, I will give you multiple dates and work with you on timelines. I was incredibly flexible, until the crew started lying to me and getting defensive. I am a single woman, which I guess makes me a bit of a target, but I know good work when I see it, and this is not it.

      Paid Home Advisor $350 for landscaping referrals. Ybarra Professional Builders called me shorty after. I booked them and Home Advisor credited my money back because I did so. The landscaping company that showed up is not the one I hired. They subcontracted out to a yard cutting company that consists of two people with a pickup and trailer. That company is S & S Landscaping. I can’t find a website or any info on them. This is a $100k job. They had a semi back onto my asphalt driveway that now needs repair. The semi trailer slips and breaks my pasture fence. I board horses. They have no equipment to off load the semi. I was told this job would be done the end of April when I booked on 23 Mar. They’re still here. I was told they could get it done and they would send double crews, I asked When if my price would reflect a reduction because there’s only two. Still promised double crews. Only 2 show. They are renting every rinky sink piece of machinery from Home Depot. They show up and leave whenever they want. I voice my complaints. I was told it doesn’t matter if it’s another company. The job will get done. That’s all I should be worried about. I have pics if you need them. I feel like it’s false advertisement…like a bait and switch.

      Ybarra Professional Builders is not a supplier.  When we order large quantities of material, we must order from a supplier who then coordinates shipment for us.  Unfortunately, the third party delivery company was not prepared and did in fact cause damage to the homeowners property.  This caused delays and damage that was paid out of Ybarra Professional Builders pocket, naturally.  With labor shortages, we have partnered with other companies to provide both labor and material for some projects.  We have had some communication difficulties with the homeowner, but we are committed to completing the project and ensuring the quality of the work performed.  Again, we will ensure that the expenses that were incurred on behalf of the delivery service are not passed along to the homeowner and all repairs needed will be addressed and we are not in control of any fees that Home Advisor may charge for their services.

      The damage and the delayed timeline is wearing, but not the main issue. The issue lies in the elusiveness of Ybarra’s business practices. Ybarra Professional Builders leads consumers to believe they are hiring a large, reputable company when, in fact, it is a fallacy.

      Ybarra’s response did not address the omission of hiring out unknown subcontractors. The company led me to believe I was hiring their large, well-trained employees. I would not have hired this very small, ill-equipped landscaping company. I was unable to find any information on this company, S&S Landscaping (the signage on their truck and T-shirt’s). I was, however, able to pull up Los Amigos Landscape & Gardening Service by searching them out using the phone number on the side of their truck. The few pictures on their website reinforces my belief that their usual scope of work does not include the massive artificial turf installation job they undertook in my backyard. The pictures that are posted on their page reaffirms that I would not have hired this team of two. These two have had to continually rent or purchase equipment for the job and use materials found on my property (i.e. fence post and lumber pile, old plywood). Without a doubt, I would never have hired S&S (Los Amigos) to landscape my backyard.

      By withholding this business practice from any discussions leading up to the signing of the contract, Ybarra misled me. Had Ybarra been forthcoming with this information, I would’ve been able to make an educated decision. Truth be told, I would’ve looked elsewhere for a more reputable, honest company.

      Ybarra Professional Builders is a general contractor who came out to give a bid on a very large artificial turf project.  Artificial turf is something that we have provided to many customers in the past and we are confident in our abilities to provide and install.  Because of the massive size of this project, there were no companies in the state of Oregon that could even supply the amount of turf needed for such a project, but again, we are confident in our abilities to provide our customers with quality work.  However, due to a labor shortage, we hired a small crew to assist us with some of the work for this project.  They were not and are not the only crew working on this project.  We are within our rights as a general to subcontract work to assist in hitting deadlines.  The concerns with the project are based on what our workers are wearing and the fact that equipment had to be rented.  Not the quality of work. Please see attached photos of the work that has been completed to date.  We stand by our performance and the work of our crew and the assisted subs.
