    ***** a terrible company. I wouldnt recommend Pan-American properties to my worst enemy. Ive been living in a unit in ********** for the year, and let me tell you, YOU ARE ON YOUR OWN. I attempted to contact my property manager numerous times over the year regarding issues with my fans, doors, ventilation, upkeep of the egress walkways in the back of the premises, and door framing. It took until November to get ahold of them. (I have been there since January, lmao) Upon logging into the tenant web access portal, I have tried contacting management because now they are charging me for rent once I will have vacated the property. Also noted in the middle of the page, is the phone number to call to reach the property manager. I would like to talk to my manager but she either just ignores me or maybe there isnt one. I called the number on the page and it put me on hold for 12 minutes and then to my surprise it was only a MAINTENANCE NUMBER!!! After asking if they knew the number for management, they told me they didnt know that information and hung up on me! To add insult to injury, I looked up the physical address of their office and they are only by appointment only. The lady that spoke with me at the door kept interrupting me and barely let me get the name out of who my property manager is. She told me my property manager would get back to me later that day. Its been 5 days now since and no response. Stay away.

    After careful review of the tenant's maintenance requests and communication, we can confirm that all concerns were addressed in a timely manner. Upon reviewing our most recent interaction with the tenant, it was clear that they did not agree with the lease agreements requirement to submit a 30-day notice prior to vacating. Unfortunately, the tenant was held responsible for the full 30-day notice as outlined in the lease. We believe this misunderstanding may have led to the false accusations.

    This company is a joke. I moved in June 1st 2023 and been having issues ever since. The first incident was upon moving in I had the gas company to come out to light my pilot, the water heater and the furnace the gas company red flag my water heater saying in need to be replaced I was told to put in a maintenance ticket to have it replaced they came out and just lit it for 10 months I was inhaling fumes could have died I called the gas company to check if I had a leak to my surprise they red flag my water heater again and told me why I been sick and what save me was I kept my windows and ceiling fans on. I emailed the company and put in a maintenance ticket and left an emergency voicemail was told the next morning that they will investigate why my water heater was not changed out. For 5 days I went without hot water refused to pay rent until they compensate me they didnt replace my water heater until I got housing protection involved and code enforcement so I got harassed and was charged late charges and renter insurance when I have they refused to take the charges off. Also I complained about tenants parking in front of my garage took pictures and gave them the address of who it was what they did was take my email and picture and sent it to the whole complex now they all know my name and address and unit number and I know theres because of all the replies I was getting they dont care about there tenants and put them in ***** way. They do not keep theses units clean over here at all maggots roaches dog p*** all on the grounds refused to replace burned up trash cans thats been like that since I moved in. I a lot of violations in my unit waiting for them to be fixed but I get a threatening email of eviction and a lock out of my account instead of doing the right thing. I hired a lawyer for my sickness that I occurred and the long time illness on my health and in the meantime going to fight the eviction as well. Do not rent from this company bad people.

    We further investigated this and our findings were that, tenant placed a work order 05/30/23 regarding the water heater and ticket. After our team took the work order and called we corrected the address needing service. That same day we sent our vendor afterhours to check the ticket provided. Please note the ticket provided indicates that the gas was never shut off in the unit.Once our vendor arrived after hours they Inspected the water heater, Vacuum/ cleaned all air vents and indicated there was no hazard in the conditions of the water heater at that time. We have not received a work order from the tenant for the water heater since May 2023. The latest work order received was March 2024. Tenant called Thursday after hours. We responded to schedule appointment Friday and did not receive a response from tenant. We followed up Monday and scheduled with tenants soonest available. Pan American credited tenant for this process. Please note if there was indeed a hazard with the water heater *********** would have locked the meters. Meters were never locked.

    TERRIBLE!!! DON'T!This property management is a JOKE. I moved into Oak Manor in ************** are honestly just terrible. Some of the people that live here are just awful people. I had one neighbor who was constantly harassing myself & another neighbor of mine. She would bang on doors, yell at my other neighbor from outside, the entire property could hear her. Mind you, this neighbor also constantly had domestic problems in her home that ********* bf have broken their front window multiple times. Sheriffs are constantly breaking up their fights. And as far as I can see - she's still on the property. This management does NOT care about you or your safety. The person she was harassing was also our on-site MANAGER; they did little to nothing to protect their own employee!I have police reports from when she harassed me. Not to mention, I found out my next door neighbor has voice recordings of conversations from INSIDE MY HOME. Not only is this illegal, she DISTRIBUTED it to someone i have a restraining order against. (See what i mean? Some people here are just awful. who does this???) These are TWO illegal offenses, which a police report has been filed. I let Pan American Properties know, & literally did nothing. I asked if my ********** can break our lease due to valid safety concerns - & they said no LOL I provided information that my neighbor has broken a ********** literally don't care. This property management is shameful. they don't care about you, your safety, or that of your family. They want money. And as long as that's coming in, everything else goes in the backburner. If i could give a negative review, I would. These are terrible people. RUN!!!

    So I lived in their ******* units in ********** for TWO months. In those two months I was bombarded with cigaret smoke and weed constantly! Even though I clearly signed a no smoking lease. The management company stated that they have the right to enforce it or not!!? Now, I have a 2 1/2 year old and a 11 month old...needless to say, this literally isn't what I signed up for! So after battling for a month, they finally released me of my lease when I threatened legal action. A week before I was due to move out, they cut my hot water off....In my opinion, they are a nasty company that will receive their just do.

    This company is terrible! We have been without a working a/c for 3 weeks and have called, emailed, submitted multiple maintenance requests and they continue to say they are waiting to hear from their vendor. Its so hot in the apartment we are feeling nauseous and having migraines daily, and our dogs are panting all day. This is a huge health hazard. The place itself had leaks and incorrect wiring when we moved in back in April and now this issue with the a/c that theyre refuse to take seriously. The tub also has cracks in it now and there is moldy tiles in the bathroom, again they do not care.They also do not care to enforce noise rules in the complex. Exterior lighting has been out for weeks, theres roaches outside and coming into our apartment, never again. We will be seeking legal advice at this point as we have given them numerous chances.

    They do not deserve a star. Shouldn't be in business.Pan American Properties Management does not hold themselves accountable to the violation of renters contract. We had signed 12 months lease back in March 2023, as of today June 6, 2023 we have been charged an extra $150 indicating a "month to month" lease contract in which we did not agree to sign. We have been calling the leasing office and spoke with 2-3 individuals who stated that they will help ** clarify the issue, yet here we are. Accountability and responsibility starts from top of the leadership down. Don't rent here. They don't deserve your business. Will follow up with HUD and legal counsel as well.

    This is my first and last time I'll be renting from this company they never did help me about my rent keep calling never no response and when they did still didn't help i have things that need to be fix and end up with the same problem that I called about please whatever you do don't rent from this company.

    MY experience with this company has been pure h*** There is no other way to put it. They appointed a property manager that goes around harassing tenants to the point they fear for their safety and privacy. And when I tried every way to respectfully reach an amicable solution or even just trying to get it looked into I was met with more retaliation than I have ever heard or could even imagine. No one at this company is willing to email back or call back or even speak with most tenants. We have tried every avenue to get this resolved. We had hired a lawyer to look over all our evidence and had never seen such a harassment case of this magnitude. Not to mention all the deceitful lies that management tells to any one and every one. Says they are above law enforcement and does not care what they have to say. The fact that this company would let a person who conducts herself so aggressively, represent their property management company, Pan American properties. The treatment we and other tenants have received has violated so many tenants rights that fair housing will now be getting involved.
