This company is so horrible its disgusting how they treat customers. We had an escrow shortage that was paid off in full back in June and our mortgage payments still haven't been updated. We keep getting the run around stating that its being sent to the escalations team to update and will update in 3 days ( same story every time we call) Nothing still isn't updated. Every time we call its something different. Do not put your trust in this company. Now when we call they claim that our insurance is going up and we owe more escrow by doing another analysis, we did not ask for another analysis, it was not needed. Just fix my balance, its so simple and they are making this harder than what it is. First, our insurance was paid in full in May prior to paying off the escrow shortage, so why is it increasing now in addition to having more escrow added. They just try to get more money, the accounting is incorrect and employees incompetent. Do they not have notations or memos of what's going on? My husband and I are sick of fighting with this company. We spoke with ******* agent number ***** and *********** agent id *****, along with a host of other advocates who still have not resolved our issue with updating our mortgage payment. Lakeview did an unauthorized withdrawal on July 15 for the amount of my mortgage. I called and they customer service rep said they would return my money electronically, which i should have received today. That didn't happen, so I called again and the customer service rep said i was given the wrong information and they would have to send a paper check to me for the amount they took out and it would take 2 - 3 days, so I would have to wait until next week. I'm a 1st time home buyer and this is not the experience I expected, not to mention i have to find a way cover the bills that will come due while I wait for a refund. I hate having to give them 1 start to write a review on this despicable company that purports to be a loan servicer, yet clearly states they pass the loan servicing on to other servicers. During 2019 and 2020, they consistently misapplied payments between the two loans we had which they were supposed to be servicing, and then they charged a surprise $20,000 fee for nefarious "charges" that we had to pay at closing and have deducted from funds we were to receive. During Covid, we had a three month forbearance which was ultimately paid off at the sale of one of our houses (July 2020), but they still reported it to the credit bureaus as no payments being made. Lakeview Loancare didn't pay insurance on our home in 2021 and I ended up paying State Farm to keep the policy in force. Then Lakeview "said" they sent a check (in the wrong amount), then "said" they'd send another check "overnight" to pay the policy, yet State Farm never EVER received it and I was still continually charged the escrow. Lakeview Loancare took every opportunity to systematically destroy our credit by also misapplying loan payments to the wrong loans and placing some payments into SUSPENSE accounts while posting others wherever they wanted to post them. The extra $500 payments I have made monthly to reduce my principal has barely made a dent in the loan amount, yet I can't seem to get through to Lakeview Loancare to get anything in writing about where every cent went! RUN AWAY FROM THIS COMPANY!!!! Lakeview Loancare is run by a bunch of idiots who have no idea about generally accepted accounting principles and will RUIN your finances AND your CREDIT!Lakeview Loan Servicing, LLC

Thank you for a response. It's too bad you don't respond sooner, like when someone is trying to get into their account and can't. There are ways that your IT department can detect these events. I can't get into my Lakeview Loancare app NOW, not even to LOOK at my account! I'd like to see the amortization schedule, the escrow account, etc. I've been paying $500 more each month for the past 2 years and can't see where it was posted or see any real progress in the balance dropping. For all I know, all that extra money could be sitting in a SUSPENSE account. The app says my Social Security number is wrong. It is NOT. It says my User name is wrong. It is NOT. I've never had such a messed up mortgage servicer in my life. This isn't the first time I've had trouble getting into your site, either. I have always wondered why LL would lock a customer out of their account? I don't even owe you money, and I STILL can't get into my account to review it. You'll probably tell me I can call Customer Service. Honestly, I'd rather not spend 2 hours - or more on hold and still not get any answers. I work 8 to 5 each day and don't want to be on hold for 2 hours on a Saturday. I really would like to see you find the mistakes. I'm not saying we never paid a single late payment, because we did. But the very first payment that you all said was late was actually paid to the originating mortgage lender just before they sold it to Lakeview. Then, we suffered a couple of other setbacks, but Lakeview didn't care. I lost my job after having Whooping Cough and Diphtheria and burned through my leave with the State of Texas. The house we bought there in Houston turned out to be a Harvey House (meaning it had sustained heavy water damage during Hurricane Harvey and the Seller had lied to us). We spent in excess of $30,000 in repairs to just unload it for what we originally paid for it. It only got worse with Lakeview. You all were equally horrible and heartless during Covid. When we were struggling to repair the house, Lakeview "offered" us a forbearance - in the form of extending our loan with your Company for another TEN years. No thanks!, we said. Then, when we were finally getting out from under the loan with Lakeview, you leveled us with another surprise - a HUGE penalty that came out of the closing proceeds. And, as if all this wasn't enough, your company seemed to go out of its way to screw up our credit by not fixing the mistakes you'd made back then and along the way by misallocating payments. I spent weeks trying to get someone from Lakeview Loancare to answer questions about what happened to my insurance payment that should have been paid. I finally paid the premium myself, rather than have my insurance canceled and have Lakeview Loancare institute a "single interest policy" - not altogether coincidentally by a Company Lakeview is connected with. I've managed to finally get my credit score back into the 700s, no thanks to Lakeview Loancare. I wasn't surprised at all when I started reading about the experiences others have had with Lakeview Loancare, which is why I added my experiences, too. Your Company's leadership needs to take a long, hard look at your internal processes and listen to those of us who are telling you how horrendously we've been treated. And get rid of some of your awful staff who have screwed so many people over. All the people that reviewed Lakeview Loancare can't be wrong! Today is July 8, 2022. I have been trying to contact customer service to discuss my loan and am being sent to the automated response which tells me to call back during non-peak hours. I have tried to call in the morning, afternoon, and night. I have even tried the refinance line to have them transfer me internally and no success. Are they going out of business? I have autodraft setup and I received a notice that my account as past due and had incurred a late charge. I looked at my bank statement, and the autodraft had paid the monthly amount on the 1st of the month as normal. I called Loancare/Lakeview, and the system had applied my payment in error to a "Suspense/Other" instead of my principal/interest. This is after months of successful payments. Upon further investigation, there was a 1 cent discrepancy between the amount due and the autodraft. Did my amount due change by 1 cent with no notification? Was the original autodraft incorrect? Why did the system not apply it to the correct accounts even if it was 1 cent off? Is this a scam to incur late charges against customers in an attempt to make their accounts more profitable or make them quit their loan out of frustration?Lakeview Loan Servicing, LLC

I have been trying to get the payoff to sell my deceased moms house. First I git told they didn't receive my ************** paper but I had the tix. Number that confirmed they did. Then they said my name had not been added to the account. They received the paperwork on May 31st 2022. This is now June 24th 2022 with a selling closing on July 1st. I received a "payoff" via email but was blank.. And my Attorney has been denied the payoff. This company is so full of shit!! They need to be disbarred and be made to close there doors. Now they are saying a RUSH order has be stated to put my name on my moms account. And cant guarantee when I will get this payoff. If I loose this sell I will be suing!! I hate this company and there sub company ********* are not any better keeping you in hold more than you are talking to a rep. All I want is a freaking payoff to sell my high mortage mothers house. Avoid at all costs or it will cost you more in the long run!!! Their app and website are terrible. I've tried to make payments through the app but always glitched so I would have to pay online (why have the app?) I had an issue with my checking account being hacked. I tried to put my new information on the website but it wouldn't take. I called to give that information and make a payment. I made a second payment but then got a statement saying I didn't pay for a month. I attempted several times and had to call the company again to give my new account information and she said it would take a couple of days to process. They claim as insufficient funds when I know my account had the money. They have put me as not paying, incurring fees and late payments, turning me into a debt collection and affecting my credit score. I called yet again to handle the situation. Their lack of competence to ensure my payments were going through correctly has now lead me going to another bank to get a new loan. I will NEVER deal with them again! Worst mortgage company ever. JP Morgan Chase sold our loan to them, so we decided to refinance through them in January 2022. It is now 3 days from July and we still have not closed the loan! We have had weeks without contact; 5 loan processors due to "layoffs," nothing you give the first processor gets to the one replacing them so you must resend everything FIVE TIMES. The last loan processor ******, is a supervisor and she called meat home to tell me if I didn't come up with a road agreement with all neighbor's signatures that my loan would not go through and blamed the VA as the hold up. I contacted the VA and they said they would take with only the veteran's signature. I explained this to ****** she said they wont approve it. I asked, "so you are saying the VA is lying?" she said "Yes. I do not trust the VA. They killed my father-in-law. They are awful." When I contacted my loan originator, ****** called back and stated I had to pay a 30 day rate lock, which they had previously covered because they were the delay. When I questioned this, she told me I needed a $1600 termite treatment from an inspection in APRIL, first we heard about needing it, and gave us a 10 day deadline to get done or they would no longer consider our loan application. They also REFUSED to give me contact info for the closing lawyer, we pay for in closing costs, to do the road agreement! Talk about untrained, nefarious, vengeful, deceitful and unprofessional. Our experience has been a nightmare causing me blood pressure, vertigo and heart issues! I do NOT recommend Lakeview Loans, Community Loans, or Loancare LLC.Lakeview Loan Servicing, LLC

I can PROVE a period of 3 weeks and another period of ************************************************************* that time either. Processors changed, no one notified us, I had to track down persons to find out what was going on (nothing). Yet now ****** is treating us like we were the hold up, when we have been ready to close since MAY 2020. I have had to track down a survey to prove easement and ROW, that should have been done by Lakeview. Your processors don't even know that Road agreements or any legal work to be drawn up is done by the settlement lawyers to protect the ****** We are not suppose to retain an attorney outside process to draw these up! Why else am I paying them for if not to protect my interests in this transaction? Now ****** has requested a new water test, and new credit reports run?? What?? No no no. We did what we were suppose to do in a timely manner. In fact searching 60 books, with 600+ pages each, going page by page in Register of Deeds records for this survey was going above and beyond what we are responsible for in this process. Who is paying me for my time? The work I have done? I do not feel we should pay for the rare lock when clearly the hold up is not us, not the VA, but your incompetent and rude employees like *********************** and the 4 loan processors before her. I want all this bs she is requesting waived, as the expiration dates are not from water testing lab, terminix, or VA. I want a closing date ASAP and this loan funded immediately. Lakeview LoanCare is adept, in delaying information requests to facilitate loan payoffs. Why? Clearly the corrupt corporation seeks to retain loans and continue to collect interest as long as possible. I, along w/ my real estate agent, and Title Company representative spent hours, in conference calls w/ several different Lakeview LoanCare employees and escalation supervisors.
