    Pattern of Complaint:

    BBB files contain a pattern of complaints from consumers that allege issues with contracts. Specifically, consumers allege the Homeowner's Advantage Program contract is unfair and, in some cases not fully explained. In addition, some consumers have alleged liens (or memorandums) have been placed against their properties.

    On July 14, 2022, BBB sent correspondence to MV Realty PBC, LCC requesting their voluntary cooperation in providing steps it will implement to eliminate the pattern of customer complaints.

    On August 10, 2022, MV Realty responded to BBB with the following:

    At the time that a consumer signs MV Realty’s Homeowner Benefit Agreement (HBA), its notaries will provide the client with a blank copy of the HBA as well as a document setting forth the following information:

    1. The timelines and expectations for when the client will receive their money;
    2. A reminder that the client has the right to rescind the HBA and an easy process to follow if they choose to do so;
    3. A confirmation that the client has agreed to allow MV Realty to file a memorandum lien of the HBA on their property;
    4. A reminder that the client has agreed  to a 40 year time period to use MV as their exclusive real estate broker for the property and the penalty for violating the HBA; and
    5. The availability of direct contact with a live person at MV’s Client Success team who can address any questions they have.

    Once a MV Realty representative signs the HBA, MV will send the client a fully executed copy of the HBA in the manner they have requested. Clients can request another copy of the HBA at any time. Clients also have direct access to the real estate agent via their cell phone who facilitated the contract signing in addition to the Client Success Team. MV has also recently added resources so that it answers more of its calls live.

    MV Realty has combined some of the ways it has recently improved its customer experience as well as some new ideas to ensure that it is making every effort to reduce BBB complaints. MV Realty looks forward to partnering with the BBB to better serve consumers.

    On November 30, 2022, BBB reviewed its most recent complaints and determined that the pattern continues.

    On November 30, 2023, BBB reviewed its most recent complaints and determined that the pattern continues.

    On July 11th 2024 BBB reviewed its most recent complaints and determined that the pattern continues.

    BBB will continue to monitor and update the company's report as needed.

      Two years ago I had a lady from MV call me and ask if I wanted $750 and all we have to do is use them when we sell our new home. I asked her all the information but she never told me that they would put a lien on our home. I would be glad to give back the $750. I want this taken care of now been waiting over two years.

      On or around July 24, 2022 my dad *********************** and MV Realty of Nevada, LLC entered into a Homeowners Benefit Program agreement. That same year I moved in with my dad as his caregiver. He was a disabled Veteran, health failing, motor skills were diminishing and early signs of dementia. In Nov 2024 my father passed away. Alongside grief and trying to navigate thru all the medical, insurance, and bills that were left behind, I am also the beneficiary to my dad's estate or property. Thinking of putting the property up for sale I spoke with a real estate company that I was thinking I'd have them be my agent. The company did a title search & informed me that they couldn't represent me in any sale of the home & that there was an memorandum attached to the property which included exclusive rights to sell. After the shock wore off and reading the lengthy 47 page agreement, I did some research online about the company MV Realty. This Homeowner Benefit Program is not a benefit to any home owner and just like my dad who was elderly with failing health and failing mental capacity, he was the perfect victim to this unconscionable scheme where they ******* homeowners out of their home equity. I also learned that Nevada as of June 15, 2023 passed senate bill 355 which makes it illegal for these types of agreements to be attached to your property. There are too many lawsuits to count against MV Realty and they are in bankruptcy in the state of *******. This Homeowner Benefit Program is a scam. With that aside my question is this, how do I get this taken off of the title to the property? Any and all information or guidance would be most appreciated. Again any information would be most appreciated.

      In 2020, I signed a homeowners benefit agreement with MV Realty PBC LLC. I did not realize that I was signing a contract with unreasonable terms. They have been sued by 6 attorney generals since December 2022 due to their unethical and unfair business practices towards homeowners. They provided $390 to me, in which they took a large property right in my home. The contract states they have 40 years of rights in being able to sell my home. AG *********************** filed a complaint and an injunctive relief against this company. I am a single mother of two and a recent law graduate. i want to sell my home and move forward in my life. Yet, I am stuck in an unreasonable and unfair contract. I need help in voiding this contract.

      Writing about the Homeowner Benefit Agreement with MV Realty that I signed in 2018. I later received paperwork to join a class action lawsuit in 2022, and I believed this meant my agreement was null and void. I also learned that MV Realty filed bankrupt, which led me to believe further that they were going out of business. I put my house on the market May 2024 and they are now writing me about the agreement. I am aware of the complaints and open lawsuits against this company and wanted to inquire about my options.

      We received a call from MV Realty on approximately 8/21 stating that they were going to corner the real estate market, and if we would allow them to come to our home to discuss it further. A lady by the name of ******* came to our residence and told us that MV REALTY would compensate us $800 if we had them as our realty, I explained to her that we didnt expect to sell as we were leaving it to our granddaughter, she stated that's fine as someday when she's ready to sell she will already have a **** estate company. The next day she came with a check for $800 and a paper to sign, I thought she was going to notarize but didn't, so I knew the paper was not valid, we never got a copy of any contract, and I called the number they called me from and never got through. The only time we received a contract was when we put our house on the market with another **** estate company, when I received a text from them telling me that I had an HBA with them and was to solely use them or pay, I mentioned to our real-estate company and they asked me if we had a lien on our home? I told her NO! She asked me for the paper I signed with MVR I told her I didn't have any, during that time I called MVR and asked them to mail me the paper I signed, I then got a whole, what appeared to be a contract notarized the day we signed, there was no notary present, but yet the paper was notarized, we ended up taking our home off the market when we saw a paper from the city of WPB stating that there was a lien on our property. To date, we are fighting this issue, we would have never signed our rights to a 40-year deal. They have filed Chapter 7 than Chapter 11.

      I received a call from the company MV Realtor based out of *******. This company preyed on mid class families to get them to sign 40 years contracts around selling their homes, but did not disclose that they would be locked into these contracts for 40 years. Thats a form of deceptive behavior and there should be a way to deal with this company.

      This company was shady in dealing with their contracts, they did not explain contract bind the person for 40 years nor explain what happened if seller will chose to cancel contract.
