We were completely betrayed, misled, and taken advantage of by Vacation Village Resorts. My now ex-husband and I were staying at ******************* where we were approached to tour the new addition and receive free breakfast the next day. We agreed as we thought it would be a perfect opportunity to ask some questions about upgrading our existing ownership. After being shuttled back to the sales room after breakfast, we met a saleswoman who gave us a tour and discussed an upgrade to our existing ownership. We ended up being there for hoursand I mean HOURS. Yet the whole time that we thought we were just upgrading, it turned out we were being sold a whole new timeshare. We were absolutely lied to and deceived. To this day I still get frustrated and overwhelmed knowing that a company can take advantage of people like that. They never disclosed to us that if we passed that our children would be obligated to the debt. To make matters worse, the annual maintenance fees have escalated over time and are now exceeding $1,000 per year, which was never disclosed to us upfront. I see many other people leaving their reviews and expressing how they were also taken advantage of. Vacation Village Resorts needs to be put to rest as their practices are predatory and wrong.Review from James R

I had such a bad experience with Vacation Village Resorts, and I am at my wits end with these people. These workers had the audacity to manipulate us into upgrading and misled us with their persuasive words. The thing that angers me the most is that they did this to my husband via phone call to which I was not present for. Yet they upgraded us both. We have not even used this upgrade since owning it because nothing is ever available. And because I was not present for the upgrade, I was not told about the time we are legally allowed to cancel. Vacation Village didnt actually provide us with a physical contract until a week after we signed their contract. This prevented us from knowing we had a 5 day cancellation window. We paid in full for this membership and its useless. The workers keep important information to themselves and purposely send our contract way passed the time allowed to cancel. ***** this company and do not do business with these thieves. My husband and I were on vacation in ***** and offered free tickets to a show and a free 2 night stay in return for attending the presentation. We agreed with no intention of signing. We were told we could travel anywhere in the world for a week for $299. At the end of the presentation, the finance guy continually lowered the down payment and loan cost to try to get us to sign. We were about to agree, but my husband had a bad feeling so we told them we would like to leave and not sign. The sales guy came back into the finance office to try to get us to change our mind and called his boss who was extremely rude when we would not change our mind. We were told to talk with the customer relations manager who went through everything again trying to get us to sign. We then had to fill out an incident report about why we changed our mind. What was supposed to be a 2-3 hour presentation turned into 6-7 hours. We also heard from a friend who advised us not to sign. She has one that it is extremely hard to navigate and she is trying to sell for cheap.Review from Gaby S

Our initial interaction with Vacation Village staff took place at the entrance of the ******************** in *********. They were actively seeking individuals willing to attend a presentation in return for a complimentary three-night vacation. We consented to participate in the presentation scheduled at the *************** on Sunday, April 2, 2023. Despite our lack of interest, they urged us to sit down and review the prices, claiming they were only available for a limited time. We were then introduced to another representative, who presented various printouts detailing prices and room sizes. After declining their offers three times, a woman approached us, inquiring, What seems to be the problem? as if our hesitation was unreasonable. She joined us and began lowering the prices to entice us further. At one point, she even reduced the maintenance fee and assured us that it would remain fixed if we signed the contract that day. Our experience with Vacation Villages has been nothing but a series of hoops to jump through, all while paying extra for benefits they said we would automatically receive as timeshare owners. They misrepresented the value of the real estate deed, claiming it would appreciate when we own nothing of value, resulting in zero resale potential. Ultimately, it appears that all Vacation Villages and El Dorado Resorts offered were a web of misinformation and deceit, designed to ensnare us in a scheme to take our money. We cannot understand how they allow their salespeople to blatantly lie about what they are selling. From the promises of traveling worldwide for $299 to the dream Hawaii vacation we were promised, this cannot stand, and we have demanded the termination of our contract.Review from Deborah S

I won a "raffle" at the Daytona Beach Food Truck event on November 9th. The advertised raffle was for a $50 Publix GC. Publix signs were all over the kiosk where my friend and I registered. When I received the call that I won the "raffle" i was pleasantly surprised until i was informed that I needed to go into the 90 min presentation for a time share and was asked for a $129 deposit that would be returned to me upon attending the time share presentation. I was ok with this and attended the presentation. I told the sales person **** that I had to be somewhere by 3 PM and he said no problem. I was told multiple times during this presentation that I would be able to use the timeshare with no limitations on weeks, they also suggested that I can earn income from renting out the weeks I dont use. I wound up signing the contract. I got home and started reading the financing docs, they wanted to charge me 16K in interest for a 15K loan. Then I start reading the actual contract that has over 50 pages and the print is so tiny, you need a magnifying glass to read. The contract specifically states that what i purchased was for use *******. when in the presentation, the salesperson kept saying, yeah the contract will say this or that but you can use it unlimited. The $250 GC was a ruse, they instead gave me a $200 GC (not for Publix) and the deposit I made was added to a GC instead of being refunded to my CC. When I asked why the bait and switch, they apologized and I was provided with a "bonus" stay, for the "inconvenience". Today, I submitted my cancellation request via email and will be sending via **** as well. The contract states I have 10 days to cancel. I hope they don't give me the run around to return my deposit. Its unfortunate that ********** sells continue to be such a deceitful business. If you are not vigilant, they will rip you off so hard and Its a shame. We went to one of their timeshare presentations and we did not buy one thankfully but we were still granted a 3 day 2 night stay that they said was for their resort..... ******** now that we want to use it they are giving us the run around and informed us that the voucher isn't even for their resort..their voucher they promised of a free stay isn't even valid. The voucher mentioned only states their refundable deposit which they never tell you about of course and the fact you have to pay taxes and resort fees if any not anything about the other stuff mentioned...When trying to call them and ask about it i was met with a rude guy named ***** who claimed he was the manager (lie) they tell you about how its not for their resort like promised and all upcharges and fees they now have..their rates that they provided over the phone using their "voucher" were actually more than when we looked up staying ourselves on a 3rd party site. It's a scam and a way to trick ppl into coming to listen to their scam..Don't waste your time on the promised goods because they aren't worth it. They don't hold up to their end of the bargain and they dont explain everything as a way to trick you...they never mentioned to us that the voucher wasnt fpr their resprt and that they also want to charge you 100$ which sure it's refundable..... on a gift card that you have to get from them which *****. Why not refund it to our form of payment. And don't tell us it's for your resort and that we would only have to pay the taxes and resort fee when in reality it's not for your resort and you want to charge 100$ upcharge if we want to use your resort $100 rush/holiday fee for booking in November and then the 100$ refundable and then taxes and the resort fees ontop of that.... that's a scam....We were promised a free stay and instead they are trying to charge us more than what the stay at the resort would actually be. FAKE. ****. SCUMMY. DONT GO TO THEIR PRESENTATIONS. DONT USE THEIR RESORTS.Review from Anthony B

I have been a member with Vacation Village for many years and have traveled to their properties frequently. Their properies are fairly well maintained. Unfortunately, they are not very trustworthy. **** (their operator) invited us for an "owner update" to register for added benefits for which you are charged $75 to attend. **** promised to provide a $200 gift card for our time. **** then transferred us briefly to ***** to set an appointment. Notably, we have been perfect in our maintenance payments over more than ten years. We were informed that we couldn't get added owner benefits unless we registered in person at the Vacation Village in *********. My wife and I explained that I could only leave work for a 60 min. appointment and we were assured that this time period would be sufficient to sign up, BECAUSE WE WOULD NOT HAVE TO ATTEND A PRESENTATION TO SIGN UP. ***** set up the appointment, which we attended promptly at the hour provided to us. We arrived and indicated that we were present for our 60-min. registration owner update. The attendant left us and got a manager, who indicated that 60 min. was too short a time for an owner update. I explained what we hade been told, and asked to speak with a manager to assist us with registering, because I only had 60 min. for the registration meeting. Instead, they just left us standing in the hall for 15 min. and said that their manager would call us. That never occurred, so I went back into the office and asked them to please have their manager call us. After 45 min., the manager from Florida Headquarters ******* ****** (sp?) called us and condescendingly indicated that we had been misinformed by Vacation Village about the meeting time and that they wouldn't honor their promised benefits, despite the fact that I had missed work to attend. She said that she made an exception to refund the money we paid as courtesy for meeting that they refused to provide. Waste of time and money. We have received the communication from the Consumer named above and thank them for taking the time to share their experience. We regret that the Consumer was confused in any way with the information provided to them on 9/22/2024 and their visit with us on 9/24/2024. As already confirmed, a refund was already granted to the Consumer for the $75.00 deposit,as a courtesy. We feel it is important to point out that the terms and conditions of the promotion that Consumer elected to participate in were properly disclosed to Consumer verbally prior to payment of the deposit.Additionally, disclosure of the terms and conditions to receive the gift of a $200 **** Gift Card was provided to Consumer in writing. We regret that Consumer was not able to attend and complete the owner update meeting and did not meet the eligibility requirements to receive d $200 **** Gift Card.

My experience with Vacation Village began in February 2024, I tried to arrange a trip to ******* for my moms 70th birthday. I tried booking a trip using my other timeshare with Holiday Inn, but they informed me that they had no availability at ***********. Instead, they directed me to Vacation Village at Parkway through ***, where I ended up paying around $250 for the reservationa fee I had not been informed about beforehand. To add to the frustration, I had to attend yet another timeshare presentation. I was shown the various room options available through the timeshare. I was informed that during my stay at Vacation Village, I would have access to two separate rooms each time, and if I did not use the second room, I could rent it out to offset the costs. After about 3 to 3.5 hours into the presentation, I spoke with three different sales representatives and a manager as well. Throughout the presentation, the sales approach was highly pressured and relentless, with a focus on pushing the "benefits" of making further investments. They spent a lot of time explaining how I could maximize the value of my points by booking *** units with fewer points, which they claimed would allow for more vacations each year. I was convinced by their offer and benefits and decided to buy the timeshare. Before making this decision though, I asked the salespeople how I could get out of the Holiday Inn contract, and they told me to just stop paying them. A little earlier this year, we were visiting the United States from Canada. On February 13, 2024, my partner and I, while on vacation in Orlando, were approached by a sales agent representing Vacation Village, who offered us free Disney World tickets in exchange for attending a timeshare presentation. Despite our initial reluctance and time constraints, we were assured that the presentation would be brief and beneficial, especially highlighting opportunities for new immigrants like us to generate income with minimal effort. In addition to the misleading and coercive sales tactics employed, the closing of our contract was alarmingly rushed and lacked transparency. We were not given the appropriate time to review the documents we were signing, nor were we permitted to ask questions about the terms we were agreeing to. During this hurried process, we were coached by this Vacation Village employee to not mention that we were told the timeshare was an investment from which we could generate income. This critical piece of information was presented as a key selling point during our initial conversation, yet we were instructed to omit this detail during the formal closing process. Furthermore, we were never shown or informed about our rescission rights or provided with the Public Offering Statement, which are fundamental rights and pieces of information for any timeshare purchaser. This lack of disclosure and the deliberate omission of crucial information severely impacted on our ability to make an informed decision, leading us to agree under false pretenses to a contract we would not have otherwise signed. Upon returning home and conducting further research, we realized the extent of the misinformation provided, including undisclosed escalating maintenance fees and the false assurance of the property's resale value and demand.
