    I moved out of the *******************************, a property managed by Phillip Scott *********************************************** LLC in ****************, ******* on November 30th, 2024. I received a letter from Phillip Scott *********************************************** LLC on December 13th, 2024 advising that my full $1,095 security deposit was to be refunded to my bank account. The letter is attached for your review. As of January 3rd, 2025, I have yet to receive my security deposit or receive an update from Phillip Scott *********************************************** LLC regarding the status. Florida Law requires landlords to return security deposits within 15 days of moving out. To this date, it has been 34 days and I have absolutely nothing from Phillip Scott. Calls and emails to Phillip Scott *********************************************** LLC go unanswered and not returned, with **** ***** (the Accounting Manager) voicemail full and unable to even accept voice messages. Messages left for the management at Phillip Scott have gone unanswered and not returned. The only person from the company who responds is ******, the property manager for ******************** Apartments, and she is unable to assist because she is not in the accounting department. This business should not have any standing with the BBB, let alone an A rating.

    Better Business Bureau:

    I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.

    I did receive my security deposit on January 13, 2025, however, this was 44 days after I moved out on November 30th, 2024.  This is still in violation of the Florida Law, which requires Landlords to return the security deposit within 15 days.

    I just wanted this to be noted, as this is a very unethical company and something needs to be done regarding their business practices.  They should not be able to willfully violate the law without any repercussions from the Better Business Bureau.

    This company does not deserve a rating from the Better Business Bureau and I would like my complaint to be at least visible on ************************ as a review, so people in the future can avoid using this unethical company.

    Our apartment complex was flooded during the hurricane. The floors were under sewage and salt water. The water level was past baseboard level. Cabinets are ruined and holes are in the wall. They are refusing to restore property stated they "are letting everything dry naturally and believe mold will not be an issue" I'm requesting apartment to be restored or let me break my lease, refund security deposit immediately.

    I signed the lease 2 years ago with the property Management group after one year we went on a month by month basis lease was up August 1st we let them know July 1st that we were terminating our residents it's been 10 days we still receive our security deposit and now I'm having reports against my credit made about this month's rent that's due even though we terminated our lease 35 days ago there's a middle woman her name is ****** who is our contact for this Management group because we can never seem to get anyone on the phone every time we call and now she's refusing to answer my calls or give me any information on who's in charge that I could speak with about the matter

    This company will avoid all possible was of contact. *** lived in this apartment for two years. Ive had very few maintenance request however every single one of them will go months with out being addressed or just completely dropped. Then are never in a rush to address any issue however quick to receive the rent or remind you theres a fee if you miss. My AC is out and my kids are hot. Its 87 degrees inside the apartment and every time I call maintenance they say we contacted a tech. Theyve been saying that since the last two other maintenance request a month ago since first one this round was put in.

    We are sorry that your air conditioner had issues and unfortunately this is a common issue in the ******* summer.  I have reviewed your complaint in regards to the ac outage.  You contacted maintenance on June 8th and our maintenance staff set up an appointment and had the issue resolved on June 11th.   As we all know not having AC in ******* is very difficult but we do feel our team got your issues resolved well within the time frame required.    We are going to credit your rent account $50 for any inconvenience this issue caused you.   Let us know if there is anything else we can do to assist you.

    My lease is nearing its end and i am not renewing because my apartment is poorly managed. This company has refused to respond to me, and has refused to cooperate with my new apartment complex trying to get rental history verification. They will not allow me to sign a lease with this new apartment until i get this verification.

    My apartment unit has been deemed unrentable by the health department of ****************. Phillip Scott Management and investments is the company I signed my lease with. They still seek to presue rent from me and are threatening me with eviction regardless of the fact I already vacated the unit due to inhospitable living conditions.

    I am rejecting this response because: The business has not sent any documentation, or corrected the health code violations. This businesses reviews speak for themselves. I have excessive amounts of documentation to verify my claims. I have yet to see any document support their position.

    After the code enforcement agent witnessed the health code violations we looked up our rights as tenants. Under those right granted to us by the state of *******, we had no obligation to continue to pay rent for that apartment until the health code violations were resolved. Phillip scott had no legal authority to solicit payment for a property not deemed habitable by the health department. They violated their own lease agreement and expected me to continue to uphold it.

    Apartment complex moved me into a unit with my 10 month old baby knowing about the rat infestation which has cause my child to break out as well as myself get a rash. They have come to patch holes in walls but the rats keep making more. Rat p*** throughout my stuff and my babys stuff. All food wasted

We do disagree with your statement that you were moved in with a current infestation, but do want to assist you in anyway that we can. We have been working diligently to seal up any access to the unit so that no unwanted guests enter the building. We also have a pest control company on contract to assist. We are happy to offer you a release from your lease should you feel you need to do this. We want you and your family happy and safe.

    I rent a condo unit and the owner uses this management company. My air conditioning has been out since Thursday 8/10/23, and the inside temperature of the unit is 94 degrees. I have 3 young children that live here with me, and the heat is emergency level. Despite daily efforts, I have not been able to get a technician here to fix this issue. An appointment was set and confirmed for 8/11/23 between 1pm-4pm; someone was here in the unit to grant ******* No technician ever showed up or even called to give any kind of status update. Right now it is 6:27pm on 8/13/23 and as of this moment it is still currently ********************************************************************************* the job has been assigned, no one has contacted me to say when it will actually be completed. This is absolutely ridiculous!

    To Whom It May ********** 02/08/2023, I signed a lease contract with ********************************* Management to rent a property at the Gaby Homes in ***********, **. ********************************* Management is the company managing this property on behalf of *********** Residences LLC, with ownership manager *********************. Upon the agreement of the contract that was signed by myself and *************** on 02/08/2023, it included in Section 28 a Cable Internet Addendum that provided ******** services at an agreed rate of $89 dollars a month that was to be included in rental payment. The addendum states the owner of the property agreed to provide these effective March 17th 2022. However, I was never provided the agreed upon ******** services in the contract which is a breach of contract, as these services are stated in the lease as services I would receive as a tenant. I was told that ******** was not offered on the property. However, I reached out to ******** and confirmed 200 ***************** was serviceable as well there was historical records of service on the property. In not being provided these services, this is a breach of contract on behalf of ********************************* Management and *********** Residences LLC, and I am requesting a refund of my security deposit immediately and confirmation that the lease contract is terminated immediately. I have attached my lease agreement as evidence.

    I am rejecting this response because:

    Please see attached screenshot of bill, if the business is making this claim it would have been charged and included in my rent payment, and thus it is not included. As I agreed to the addendum Section 28, it should be included with the rental charges where in fact it is not as they refuse to offer the service. 

    Phillip Scott Management does state they include ******** services on the property, but instead of honoring this agreement offered a ******** internet package in its place which is not stated anywhere in the lease contract. In fact, I spoke to *******, the owner of Phillip Scott Management and he claimed it was not on the property as ******** could not verify the address. I am unsure why the business is claiming this, as this not a factual statement from management or ******* the owner.
