      I just started renting from concord management because they took over from we rent houses concord management came to my house to management of my windows my doors everything in my house but they never came and did no work they came and did this last year but no one has came out to nothing it was a shooting in my neighborhood yesterday I called them and told them that I need windows cuz I have bullet holes in them they haven't came yet but Love to let you know rent due SMFH

      Predatory practices against ********** families. Exploiting families with fees by only providing unsecured parking which tenants must pay for. Fees for regular maintenance $35 to change light builds, $30 for the bulb. No print out of what the $199 package options include nor any other package to choose from. $199 monthly package the only option offered if tenant need internet. Internet router is blocked by hard wall case thus preventing a seamless connection. **** staff! Harassed to fill out paperwork that isnt available until weeks later. Supervisors that cover managers egregious behaviors. Will go thru your trash to find ownership if garbage bag isnt in compactor. However, will not notify tenants when they remove tenants belongs from on site storage and change locks. Even, when storage has several items with tenants name and address. Refusing to acknowledge wrong doing solely because previous management failed to properly record and/or bill tenant when giving ownership of unit, leaving tenant helpless with a folder or ownership and keep to previous unit that they utilized for almost 2 years. Section 8 tenants forced to pay market rent that is $500 more a month than the advertised rent. Impossible to save to even move from apartment with such predatory practices.

      Just recieved letter for charges for move out. Days letter recieved email saying its in collections and if I dont send payment I will be reported to my credit. On 01/31/25 employee of concord rents call and starts yelling at me on phone when and cutting me off and not hearing me when I was telling worker I just received letter and had not had a chance to go over charges to dispute which are trying to charge for painting ceiling which was not damage have pictures in email that was sent and nothing in break down shows ceiling damages or damages to tile and grout everything thing say acceptable with these charges and also nothing in lease said water bill was two months behind paid water bill every month with rent but now trying to charge three months not two months worth of water bill fees. Concord needs to teach employees when talking to customer you dont tell or be rude or talk over people when they are talking. Dont take kindly to threats over phone or getting calls from people yelling at me and threatening me over phone that Im lucky I didnt get a more nastier email about a payment that I havent even was able to pay yet.

      And I am disputing charges but another hand one of your employees calls my phone and yelling and me is unacceptable and unprofessional. One thing I noticed is in response there no apology for the unprofessional behavior and your employee treating a former resident poorly, which is not right. Is this how the company try to get people to pay charges by having an employee call and yelling and be rude to people.

      Avoid Concord rents at all costs. This management company will not help you, they will not approve you nor deny you. I have excellent credit and there was no reason for them to not give me that apartment. They also kept my $300 deposit. Terrible management company. They are crooks.

      Concorde rents is not liable for anything. Tenants go a week or more with no AC. They keep every single security deposit. There is no alternative phone numbers to reach management other than a property manager who works part time. Notes are left on doors constantly and many times on the wrong door. They demand to know how much you make, your bank accounts, child support, annuities, pensions et al. There is no hint of security, no guard, no gate, no cameras. You're not allowed to have a plant on your porch which technically is not yours but a "common area", one that never gets cleaned by staff. You're not allowed a chair outside either. Theft is rampant on their property and police and emergency personnel are there constantly.

      Thank You for your feedback as customer service is our top priority here at ********************** Apartments. It is unfortunate that you have experienced a negative impact from **********************. I would like to respond to your comments based on my knowledge of the items mentioned. In regard to the ** and residents going weeks without **, we respond to all ** work orders within 24 hours. If we are not able to repair the **, we always strive to provide a window ** until we can get the repair done. I have been a fulltime Manager since March of 2023, and I have had many personal interactions with you and have always been available to you. If ever anyone cannot reach us by phone, please leave a message or send an email. There is not a part-time Manager here and I have been fully staffed with office personnel since I have been employed here. In fact, you and I never had anything other than positive interactions with one another. Any charges that are incurred at the time of move out are processed by the ***************** following the Lease Agreement that you signed. It is unfair to say that Concord keeps every single deposit as that would be unknown to you and untrue. As stated in your lease agreement, when you break a lease early there are Liquidated Damages charged. Residents are offered two options regarding the early termination of a lease and would be charged based on the choice made. Residents do have the right to dispute charges by contacting Concord Management. This is an income restricted property, and we have requirements that must be fulfilled by Law. These requirements do include all income and or expected income. This information is required to be verified to ensure that each resident meets the income guidelines for *********** as provide by HUD. As stated in your Resident Handbook, all residents are responsible for their own safety and security. We do have an onsite Courtesy Officer who has made his contact information available to all residents for open communication with any issues any residents may have. We no longer allow anything other than one potted plant and a welcome mat on the entry way. All residents may bring a chair outside when they want to enjoy sitting outside and we only ask that it is taken back inside. This is not considered a common area, porch or patio, but an entry way. When entryways have items left out it becomes a fire hazard, much the same as blocking windows with furniture. Just before you vacated your apartment home, the entire property was power washed and cleaned, but yes all residents must assist in keeping the area clean. To my knowledge since I have been employed at this property, we have not any issues with theft or the need for police or emergency personnel to be at the property. Any issues that may arise, once brought to our attention, are immediately discussed with law enforcement. Again, I would like to thank you for your feedback and would just like to reiterate that I have never had any negative interactions with you and am very disappointed that you feel we did not meet your expectations. I will take your feedback and use it constructively for all future residents. Your longtime residency was greatly appreciated.

      If it wasn't that I had to pick a star for review I would've picked no stars. Concordrents employees are unprofessional, considerate and lie just to get people in a unit, we are only a number to them. If it weren't for the fact that I desperately needed to find a place to live and knowing what I know now I would never have chosen to live at concordrents properties.. Starting from the beginning process to after finally moving into a unit has been very stressful, uneasy, uncomfortable and disappointing. The communication is poor, management is poor, maintenance is poor and on top of that some poor choices in tenants. I have yet to get a response from an email to schedule and an appointment to speak to someone in the office, its been over 2 weeks now. This is not home nor does it feel like it a home. I will never deal with concoredrents again and recommend anyone not too as well.

      Leasing Office and Community Director has issued numerous notices to unit ****** and, per the City Noise Ordinance and the hours **************** is reporting, is not considered a violation. We can offer a transfer on site to a 3rd floor or a townhome when one becomes available.

      I live at ************************. On Friday August 23rd maintenance came to do a apartment inspection. I was not home at the time but my roommate explained to them that we had been having issues with the thermostat so they tried to reset it but in that process they broke it! Mind you now my apartment is without **! He reassured him that it would be fixed and replaced before the end of the day this happened at 11am. Around 4pm I called the office. Emailed the property manager **** and *****. **** responded later and explained she was out of the office and itll get taken care of next week! I called the emergency line too! Now here I am on day 3 WITH NO ** IN MY APARTMENT!!! The lack of urgency and concern is mind boggling! Ive been a tenant for 7 years the fact that no one reached out to me to let me know the situation or status is disrespectful! Every one on Friday went home to their comfortable ** filled houses while Im sitting in my $1800 a month apartment hot uncomfortable and miserable! How is this even a thing? Who should be held accountable for this egregious error? How is this humane?! Its Florida in the summer!! Its not an option to be without. I had to go buy fans so at least my son wouldnt suffer. This is highly unprofessional and Im beyond livid! Not to mention prior to this on August 15th I put a work order in for the ** because it was leaking in the laundry room. It took them 5 days to respond to that and that was AFTER I reached out to the property manager! Im a very upset tenant and this issue im having needs to be addressed IMMEDIATELY! If it was a part issue I should of been contacted the building should be providing fans for my inconvenience. Im using any and every platform possible to get the attention of the right one to make sure this issue gets rectified! While Im here making your tenants pay for cable is ridiculous! You go up every year and now on top of the increase I have to pay an extra $90 a month! I wont be signing again here!

      The A/C issue was remedied on 8/27/24 and the resident was contacted that day by the Community Director to confirm all services were met. Thank you for letting us know your position and we sincerely apologize for any inconvenience this may have caused you.Concord is always striving to provide our residents with an enjoyable housing experience; while ensuring we offer superior services at a reduced price. By partnering with Spectrum on this technology package, we are able to offer a comprehensive service at a better value than retail customers could otherwise obtain on your own through Spectrum. In order to obtain this pricing, we are contracting for the same level of service with Spectrum across all of the apartment homes at the community and we therefore dont have the ability to adjust what is included in the service. While the technology package is inclusive of a premium level of internet and video, the flat monthly rate we are offering is a $89 optional fee. With that said, we have tried to select the package that would accommodate the vast majority of our residents needs. To ensure you were made aware of all the services provided in the technology package, we have included an itemized list below: Personal Wi-Fi network with 4-level security and speeds up to 500 Mbps, which far exceeds the typical speed of 100 or 200 Mbps.       In the month of June I put in a maintenance request for a/c I was without a/c for approximately a week and half before maintenance came out and patched it up. It worked for 2 weeks and went out again in July. So here we are in August a month later still no A/c. This has caused my child to have frequent noise bleeds. They inserted a portable a/c that doesnt cover the living room. This situation is so disgusting. Im so angry at management because theres no care from them.

      Waterford East staff agrees with the residents concern regarding the amount of time it took to repair the air conditioning system. The staff at ************** informed the household that the repair that needed to occur had a part that was on order that took an excessive amount of time to arrive at the community for the vendor to install. During the time that the air conditioner in the residents apartment home was not properly working our staff did install a portable air conditioner unit in the window. When it continued to take an unacceptable amount of time for the parts to arrive for the repair, the staff then offered additional portables for the residents apartment home. The resident did request that the staff install one more, which was completed by the Waterford East staff. Upon the arrival of the part the air conditioner was repaired and is currently in working order. Waterford staff would encourage any of our residents to reach out to our staff at ************************* or our office number ************ if there are any further issues involving their apartment home.

      I have lived at the Villages on Millenia Blvd for 21 years. I have the same ***** appliances and carpet since 2001. I had to call Code Enforcement for the mold in the kitchen and closet. There is probably mold underneath the carpet as well, which will be checked.The kitchen floor is caving in. Underneath the kitchen sink is caving in as well. I told them over two years ago that the ***** dish washer has been leaking to no avail. So I have not been able to use the dishwasher. Now the bathroom floor is leaking water from the wall which has not been addressed. I am not claiming no water damage on my renters insurance. Since it was due to their neglect on the apartment. The code enforcement officer stated that they are not replacing the appliances and replacing the carpet because they probably want you to move. I know have to get tested for Mold exposure. I understand that they call people like me Lifer's. If you live here for a long time. They will not fix or replace anything in the apartment. They only do it once you move out. I understand from people that moved out, that they were sent a bill for ever item that was replaced. I am not understanding given the fact that all of this is a tax right off. They also received funding from the government for these properties.

      My daughter and her boyfriend initially applied for an apartment at ****** at **** in *******, **. They got to the point of the process where they paid the $300 hold fee. However, they were never officially "approved". They lost their part-time jobs, and couldn't produce the pay stubs and other documentation required. Again - they were never approved - and then after almost a month of them not being able to produce the correct employment documentation, they asked to get the $300 hold fee back. After repeated emails - Concord Rents is refusing to give back the hold fee. Even though it states this on their information ---"Our application process has two phases. The first phase is to provide basic information so we may perform background screening upon payment of your application fee(s). Upon successful background screening, you will be prompted to pay a holding fee, which will secure your reservation for future occupancy and enable you to complete phase two of the application process to verify you meet the eligibility requirements. If your application is ineligible, your holding fee will be refunded."
