      We signed a contract with Lennar to purchase a house in *******, ***** on 3/2/2024. We also applied mortgage loan from Lennar Mortgage. Most of fees seemed ok. However, the point was changed from 4.12% of Loan Amount ($7,730) to 4.61% of Loan Amount ($8,644) on 3/18/2024. We responded to lock the rate, point, and lender credit on 4/4/2024 (see attachment). In the morning of 5/1/2024, we were still reviewing the loan estimate with same rate and the same point (4.61%, $8,644). In the afternoon, we received another loan estimate with same rate but significantly boosted point (*****%, $10,813). We are really disappointed to this behavior of sudden increasing point and occurring origination charge even we have already requested to lock the interest rate, point an fee. It will definitely ruin the reputation of Lennar Mortgage as a reliable and trustable business.

      To Whom It May ******** I Signed a Purchase Agreement with Lennar Builder to buy house at ***************** at **************************************. I applied for a Mortgage Loan with Lennar Mortgage Lender to purchase this house. Lennar Mortgage Lender asked my Parents to write a letter to verify that I'm currently living with my parents Rent free. However, I purchased the house for myself, my Parents are Not going to live with me and my parents has Nothing related to the house, so that my Parents do Not want to get involved in my mortgage loan and they do Not want to write a verification letter for me.While I was struggling with Lennar Mortgage loan's process to find a better solution, Lennar Sale Consultant just Sold my purchased house to other buyer even without my awareness or agreement. I did Not even Sign any documents to Release the house to be re-sale on the market at all. And even after Lennar already Sold my purchase house to others. I requested for Refund my ******* Deposit Money back, but they did Not want to give back my Deposit money. Even though before both the Sale Consultant and the Loan Officer told me before that if the mortgage loan is Not approved, then I will get back my Deposit Money. In this case, they Blamed because my parents did Not submit the Rent free verification letter to them, so that they will Not Refund me my Deposit. However, I purchased the house is only for me, which has Nothing to do with my Parents. How could I force my parents to write the letter for me as they do Not want to do so ?I already requested the Sale Consultant to Refund me many times. I also wrote Complaint letter to the Lennar ************************ *************** Team, but a month passed over and I did not get any response back from Lennar. Therefore, I would like to File a Complaint against Lennar Builder and demand to either to Approve my mortgage loan, so that I can purchase the house or must to Refund my Deposit Thank you very much !

      I am rejecting this response because:  I am Appreciated the Lennar **** willing to open the case for review.  However, after the review, I still demand either Approve my Mortgage Loan, so that I can continue to buy the house.  Otherwise, please at least Refund me my $2000 ******* Deposit Money.   Plus, for those Lennar Sale Consultants and Managers that Laughed at me and Challenged me to file the Complaint, as I know one of them is the Regional Sale VP, I also Demand an Apology from them.

      Unfortunately, you didn't comply with the documentation on what the loan officer was needing about the current living arrangement. ***** ended up declining the cancellation document and the ******* Money refund was denied due to breach of contract.

      I am rejecting this response because: Your Sale Team kept saying that I did not comply with the loans document request.  That is Completely Wrong and False Claim.  As I already explained many times that the loan officer requested my Parents to write a verification letter to prove that I am living Rent Free.  However,  I purchase the house for myself, which has Nothing to do with my parents and my parents did Not want to get involve with the loan, so that they do not want to write a letter for me.   I did even willing to write a letter to State that I do not have to pay for rent, but the loan officer request that Must come from my Parents.  I was totally do Not understand Why I am buying a house for myself, but Lennar Mandated my Parents Must be involved in the loan. That does Not even make any single sense.  Plus, with my Cash down payment 25% and my monthly income is Way Over the loan monthly payment,  regardless whether I pay for rent or not, I am still Over Qualified for the loan.  Therefore, until now, I still just do Not understand Why Lennar Must pull my Parents in the loan for, which totally does Not make sense ?  If the loan officer request document directly from me that I did not provide, then you guys can claim that Idid not comply. But in this case, the loan officer requested document from my Parents, which is Out of my control and I can not force them to write a verification letter for me, then it is totally Unfair for me Not to Refund my ******* Deposit money.  Also, before, both the Sale Consultant and Loan Officer told me that if the loan is Not Approved, then I will get my Deposit money back, but end up, they did Not want to Refund me,  then Lennar Not keep their business promise.  Please re-consider the case.  Thank you very much !

      I am rejecting this response because:  Request a verification letter from my Parents is In-Appropriate and Not Legitimate.  As I already mentioned many times, my Parents have Nothing to do with the house purchase and especially has Absolutely Nothing to do with the Mortgage Loan.  I do Not understand Why Lennar Must have to pull my parents in the Loan process for what ?  I'm over 18 years old and I have my own life, my Parents has Nothing to do with my home purchase, so it is just Non-Sense and Not Reasonable to get my Parents Involvement at all.  Period !

      Per my understanding, the Road Block of my Lennar Mortgage loan was about my Living Rent Free situation.  1st of All, as I mentioned that my personal work income is Way Over Qualified for the Mortgage Loan.  Regardless of whether I have to pay Rent or I don't have to Pay Rent, it does Not matter at all since my work income is Always much more than the loan monthy payment, so I do Not understand Why that was even matter at all for my loan's application in the first place.  And even per say by Lennar Mortgage Loan Policy that I must submit some documents proof to prove that I'm living Rent Free, so there should be plently of other ways and alternations that I can prove it.   As I already mentioned that I was even willing to write a letter to Verify that I do not have to pay for Rent, or I can even go to a ************************ to Certify that I'm living Rent Free.  There are a lot of Legal ways to submit that request documents, but until now I still Do Not understand Why Lennar Loan Officer required the Letter Must come from my Parents ? Why ?  Who set that mandatory request ?  Is it ****************** Requirements ?   

      Again, my Parents have Absolutely Nothing to do and take Definitely No Role in my Mortgage Loan, so that they do Not want to get involve in the loan process at all.  If Lennar loan process must request a verification letter from my Parents, then that is an In-Appropriated request and of course I can not force my parents to do thing that they do Not want to do as that will be illegal actions.

      If Lennar still keep thinking that request a letter from my Parents is a Legal thing to do and I must submit it for whatever reason, then I guess, the next step I have to do is I'm going to file the lawsuit to US ********** of ************ then challenge in Courtroom and let the Judge to determine what is Legal or Not.

      I am rejecting this response because: As you mentioned that "The Applicant would have to communicate with their
      representative at Lennar Homes for this request."  I requested Lennar Sale Agents/Consultants to Refund me my ******* Deposit Money ***** *********** but they Did Not want to Refund me my Deposit and also Challenge me to file the Complaints to whatever they don't care.  As I attached the Contracted Document from beginning that the Lennar Sale Agent send to me this DocuSign document asked me to Terminate to Contract, but can Not get my Deposit Money back.  That is the Main Reason Why I had to file this BBB Complaint.

      About the Lennar Mortgage Loan process that you explained about.  The point that I tried to raised up is that I still do Not understand Why the Rent Free verification letter must come from my Parents ?  There are so many other Alternative ways to prove that I'm living Rent Free.  I can work with the Goverment ************************ to provide the documents for proving I"m living Rent Free.  There are a lots of way to do so, but why the Loan Officers Must only request letter from my Parents ?  Does the Government HUD set that Standard Requirement ?  Again, my Parents have Nothing to do with my Mortgage loan, they did Not want to get involved, so that they were Not willing to write the verification letter for me.  There was Nothing I can do about that and I could not just Force my parents to do it as they didn't want to.  It was Not because I did not want to submit the requested document, but it was Out of my capability to provide such request, so it is Not even my Fault at all.   Both the Lennar Sale Consultants and the Loan Officers from beginning told me that if the loan is Not Approved, then I will get my ******* Deposit Money back, but end up they did Not want to Refund me.  

      One more time, I would like to make it Crystal ***** about this Complaint is that Lennar has your own procedure and requirements for the loan process, you guys can Deny my loan.  But if my loan being Denied, then it is Fair that I must get back my ******* Deposit Money.  This is my Agreement with Lennar Sale Agents and Loan Officers from the beginning of the house purchase agreement.  But end up, they did Not want to Refund me my Deposit and I do have record that I requested and demanded for this Refund many many times by both emails and phone text, but they still did Not want to Refund it.  So that is the Main Reason Why I had to file this BBB Complaint.

      I am rejecting this response because: I already made it Clear in my previous response that even though I Disagreed with Lennar Mortgage decision to Deny my loan, but that is Not my main purpose to file this BBB dispute to Appeal that loan denial.   Again, my Main Reason to file the Complaint is that if my Mortgage Loan was Not Approved, then I request to get back my ******* Deposit Money.  Since you stated the Lennar Mortgage is Not in Charge of Refund the Deposit Money, but I already Contacted Lennar Sale Agents to Request for Refunding my Deposit Money many, many times, but the Sale Agents kept Refused to Refund my Deposit, then which Lennar Department, Which Staff members should I escalate my concern and request to ?

      i am Very Confused with your response now.

      On June 25th, 2023, when checking out of appointment at European Wax ******** Peak in ********** *******,the woman told me I was out of wax passes and they had a promo so I should buy them now because they won't run this promo again. I told her I was considering laser and didn't know if I wanted to do it at this point.She said it's okay you can use these another way but we're ending this promo. In December I was seeking laser appointments because I thought I was now low on wax passes purchased in June. My waxer actually said, I'm check for you online because they lie to customers all the time about their wax passes to upsell them. Sure enough, I not only had a full year of 12 passes from June, but I still had four more waxes from one they had sold me in February 2023 - lying to me in June that I was out. I also still had underarm wax passes and leg passes left which they also had told me I ran out of trying to sell me more - so I never booked any additional sessions thinking I had run out. This seems to be a common fraud practice to lie to the customer at a point where they have been vulnerable, stripping naked in front of waxer for service, and just wanting to discreetly leave the shop but having to check out and being upsold at the counter. I will use the passes which are already partially through, but I want refund on the full year package from June I have not touched. I was fraudulently sold under false pretenses. To flagrantly sell me a year's new pass and lie that I had run out when I was already only 3 months into a 12-month purchase is absolutely egregious. I reached out to European Wax online, the manager ******* left a message, I called her back, and she said the District manager and Regional manager refused to refund me and I could only roll it into a new service although they sold it to me under false pretenses. ******* would not give me the District or Regional Managers information to escalate this situation.

      I purchases a home from Lennar on 11/15/2023 and financed the loan through Lennar Mortgage. On 12/28/2023 Lennar Mortgage sold the loan to *********** Lennar has since attempted to extract a payment on 1/1/2024 from me for a loan they no longer own. For further clarity, upon selling the note to ********** on 12/28/2023 no payment was due to Lennar Mortgage. I contacted ********** over 10 times, in addition to consulting with my personal attorney and financial advisor, with all advising that no payment was due to Lennar Mortgage. On March 1, ****** ****** ********* Service Supervisor, *********************** and ******************************* (Business Analyst Sr ********** III, **********) exchanged emails improperly discussing my financial arrangement with ********** - more than 2 months following the sale of the loan to Chase. ****** provided me screen shots of the interaction which is attached (also something which should never occur). I ask this matter be resolved. No payment is due to Lennar Mortgage by me because no payment was due to Lennar Mortgage on 12/28/2023, the date which Lennar Mortgage sold the mortgage and therefor no longer carried any financial interest in the loan. Furthermore, Lennar Mortgage should cease engaging ********** (and other independent financial institutions) to discuss my personal financial information. This is not information Lennar Mortgage can be privvy to as of 12/28/2023 - when they sold the note. It's important the Lennar Mortgage team understands that Chase is a separate legal entity and they cannot act as if Chase is part of the same company.

      I am rejecting this response because:

      The nature of this BBB inquiry is a privacy-related compliant.  Lennar Mortgage asserts that it was proper for them to ascertain details around my Chase account on March 1, 2024.  However Lennar Mortgage agreed to sell the mortgage to ********** on 12/28/2023 and the mortgage transaction date was on 2/1/2024 according to **********.  In a mirrored BBB complaint with **********, ***** confirmed it was IMPROPER for any details on my account to be shared with any external institution except for credit bureaus on/after February 1, 2024.  More specifically - ********** apologized for them sharing account details with ********************** and confirmed it would not happen again.  Related to the nature of this complaint, in **********'s own words - Lennar Mortgage acted improperly and requested information they cannot be legally privvy to.  When presenting these details to the legal team at Lennar Mortgage, who was extremely responsive up to the point I shared the conclusion provided by *********** they provided "We have fully addressed your questions and will not be providing any further response.  We encourage you to consult with legal counsel if you believe any law was violated."  I find it odd that the Lennar Mortgage team considered this matter resolved when confronted with a differing legal position from **********.  This raise concerns around legal competence and overall professionalism.  I am not sure if I am communicating with an inexperienced paralegal or just unprofessional counsel.  I'd like to receive a call from outside the legal department if possible, as this complaint has not been addressed.

      I am rejecting this response because I have requested contact from outside of the legal department and this has not occurred. Additionally, the most recent response is not acceptable. I provided very *********** (any inquiry from Lennar around the details of my Chase account cannot occur after February 1 - which  Chase Bank has directly confirmed). Either Chase or Lennar is incorrect and Ill bet on Chase given their full privacy investigation and the named representative from the Executive Outreach team. Lennar choosing not to respond in any substantial way only validates my prior note around Lennars unprofessionalism in this matter.  Im dealing with what I assume is a paralegal with no name

      Lennar's current response, including its previous response to our previous complaint, addressed no specific issue outlined in our both complaints. In other words, absolutely, not a single issue was addressed by Lennar.  Our new complaint contained facts that took place after closing. Lennar never asked for exhibits or asked to see any other evidence outlined in an addendum. This was an evidence rich complaint with many exhibits already made available for review to Lennar. This demonstrates Lennar is being unwilling to resolve any of the issues. We strongly disagree with Lennar's response and will continue by taking other avenues available to us to see this through.

      The original closing date for a home in ********* was 1/22/2024. As the closing date approached, a loan officer apparently in charge of working with the underwriter, was sending me emails regarding additional documentation, some of which was already submitted early and then later on in the loan process. One request was that I submit the name of the escrow officer in charge of the proceeds from the sale of my ********** home. I was shocked because I was unaware that my ********** home had to be sold "before" closing. My home in ********** was put up for sale the day my deposit was submitted to Lennar. I was told by the initial loan officer that this matter could be resolved if I paid off my ********** mortgage and a small home improvement loan. I was advised that such a move could be expedited through Lennar. I agreed and was informed that the process would be completed today 1/26/2024. I was informed by the second loan officer who was oblivious to this arrangement but must have finally touched base with the original loan officer that that payoff would likely proceed subsequent to closing. There is little communication between loan officers and that is frustrating.The final email received from the loan officer working with the underwriter dealt with the erroneous fact that my 2021 federal income tax return was not filed. To that email, I attached a letter from the *** that they were not in receipt of our 2021 tax return and that I should submit either the return if not filed or a copy of the return if filed. In response to that email, I attached the *** letter to me, my response that the return was "timely" filed, and copies of a certified letter indicating that the *** received the letter in late December 2023. The loan officer requested that I submit a copy of my 2021 tax return which was submitted to the original loan officer at the beginning of the loan process. She subsequently emailed me that in fact she had the 2021 tax return. Terrible experience.

      I am rejecting this response because: Closing date on this loan was 1/22/24. I was told by the initial loan officer that there was an issue with the debt-to-income ratio approximately 1 week before closing date. I was assured that if I pay off my ********** mortgage and small Greensky loan that the debt-to-income ratio would NOT be a factor. In fact, loan officer ***************************** informed me that this could be done through Lennar and would be quicker than paying them off on my own.   In addition, there was an issue with a "non-filed" 2021 federal income tax return not being filed. That issue was "apparently" resolved when IRS correspondences was sent to another loan officer ************************ On either Jan 20 or Jan. 21 (my email thread with ***************************** available awaiting Lennar's response) ********************** completely contradicted his assertion that paying off the mortgage and ******** would resolve the dti issue. He presented me with options that created conundrums such as leasing my ********** home though it is currently on the market. I have a thread of emails from both ***************************** and *********************** throughout this clown show where documents already submitted are being asked for again, contradictions, and assurances that the closing was imminent. The last correspondence with *********************** assured me that "I will soon be happy". My wife was in ********* to do the walk through on Jan.16. Surely this new barrier could have been articulated to us before then to avoid her having to make the cross-country trip. At this point I am even questioning the dti calculation as $11,400 was the 2023 monthly family income NONE of which is taxable. That does not include internet income and deductions such as home office, home insurance deducted as a business expense, phone, etc. which when added together reduces monthly expenses. All communications between myself and Lennar loan officers are available pending Lennar's response.

      I had submitted the initial deposit of $2,000 to purchase a home in *******, ** with a mortgage application with Lennar. They didn't approve the loan as I was on a student **** (international student) and said they would return the initial deposit. I had signed a form to initiate the refund. But it has been more than 3 months and I haven't received the amount. Now I am changing my address from ******, ** to ******, **. They said they would send a $2,000 check to the Bosot address within 8 weeks. I tried to reach Lennar, the original salesperson, but no information on the refund. Never got any reply to email queries. So in the future even if they send the check to the ******, ** address I would have moved to ******, **.

      I am writing to file a complaint against Lennar Mortgage. I have requested a refund of my $10,000 ******* deposit for a property that Lennar canceled a contract on. The property address is **********************************************************************. The deposit was placed by myself ************************* and my husband *********************. We are entitled to the refund of the ******* money due to the extensive delay on the part of Lennar Mortgage. Lennar Mortgage provided us with a prequalification as well as a loan approval and then less than 30 days prior to closing, we were denied financing. We relied on the word of Lennar Mortgage that financing would be provided for this property. Lennar Mortgage should not benefit from their extensive delays which prevented us from securing other financing. Had Lennar Mortgage been diligent in their approval process, this delay would not have occurred. We did not receive our conditional approval from Lennar until 08/29/2022 which was well after the 45 day contingency period. How could we request our ******* money back if we didnt even receive approval until well past the contingency period? We had been transparent regarding my husbands employment status throughout the entire duration of the process. Lennar was notified that he had been in a severe accident and was on leave from work. This was communicated several times over the course of the months that we were dealing with Lennar. We had advised them of the lack of paystubs as he was on leave from work. We provided the contact information for the HR representative at his employer. While on leave he opened a new business and had begun investing and receiving income from this. We provided the *** for the business along with the *** for the business. Lennar advised us that they could not consider this income as he had been earning for less than two years. We are entitled to the return of our $10,000 ******* deposit due to the significant delay and assurances by Lennar Mortgage.

      Lennar has claimed that we caused the delay in processing the mortgage.  When in fact, it was negligence on their part that caused the delay.  My husband ********************* was working with Lennar in terms of his credit report.  However, they had been aware that my husband had a severe car accident and was on unpaid leave from his job.  If that was going to be an issue, then they should have notified us immediately instead of waiting almost a full year to decide that this piece of information disqualified us from the loan.  Additionally, they ran his credit every week which resulted in hard hits on his credit on 2/16/, 5/26, 6/7, 6/14 and 6/21.  With all of these hard hits on his credit report, they were essentially disqualifying us from being eligible for the loan.  When he first spoke with the credit counselor, he received verbal assurance that if his credit was not improved then we would be *********** a refund of our ******* money.  Unfortunately, this was not the case.  We feel that we are *********** a refund of our ******* money due to the extensive delays and unfair practices of Lennar Mortgage.

      I was to have a home built with Lennar this year, however that American Dream was turned into a nightmare. I was misled about the lot site for my home and then once I was sent actual pictures of where the home was being built it was completely different. I was shown a completely different picture on the lot rendering (the nice pretty painted picture). The one they reel you in and take your hard earned money with (so they can keep and never return). However, my dream house was built next to a retention pond. Not uncommon for *******, right? Wrongthe house was so close to the pond I couldnt have walked on the side of the home. And to make matters worse, there was a retention pond behind the house. The lot rendering definitely didnt show that. And lets talk about the lack of communication. From the loan officers, to the sales agent.. They were so eager and friendly and picked up the phone and responded to emails in the beginning to get me in that home. Afterwards, I was a nobody. I had so many questions. And especially after it was brought to my attention that this was not going to be my dream home. After my realtor and I made it clear that this was very deceptive, and I didnt want this home..and they needed to correct their error. I got the runaround. Why should I have to settle? ****** and when I asked to cancel my contract.. Lennar doesnt want to return my money. And its mighty funny, that I was approved with their preferred lender all the way through the process until their deceptive practices. But, all of sudden my loan was denied. Make it make sense. Maybe if there was better communication the loan officer ******* known more about my income. It guess it doesnt matter, because as the sales agent said someone else was waiting in line for that house anyway. I hope Lennar changes their business practices, because I was excited for a Lennar home.. now I will tell everyone to beware.

      I am in the process of buying a property in *******, **. Unfortunately, my dad passed away and I have to be in ***** for the rituals. My closing date coincides with my travel dates. I was advised to get a ***** of ******** so I could still close on the property. However, Lennar Mortgage declined my *** without any reason. I flew back to the US, half-way across the world, to notarize the *** just for it to be denied without any reason. I'd like for this to be resolved by:1. Honoring the ***.2. A more empathetic approach towards unfortunate circumstances. Loan # ********
