I was a resident of Urban Place Apartments from 2019 - 2022, and BlackHawk Realty Management took over the previous property management company in Fall 2021. Ever since then, the whole complex has gone to **** (for lack of a better word). No one answers phone calls during regular office hours and the door to the leasing office would always be locked even though the staff was inside. Amarilys Rivera is the current property manager - and she is the absolute worst. She does not respond to emails or calls - no matter how urgent. Water shut off notices are printed out and posted on the door - and they forget to post them on all buildings btw! So imagine my surprise when I wake up one morning, ready to get to work and I have no water. Their excuse - it was posted near the mailbox! Instead of updating the 30 year old AC Units, they spent money on adding an asphalt top coat which was peeling away a week later. The apartments are old, there is mold in the units and the appliances break down frequently. I've had far too many issues with my AC not working during peak Florida summers. Also, I've had the AC unit leak into the carpet in my room, and they didn't even get the carpet fixed - so I had to duct tape it down coz it started pulling up. Stay away from Urban Place Apartments and this Property Management Company.
