      First, initially I was giving the cost to have a new roof installed at my home 5825 Diggers Lane Elkridge, MD 21075 of $4999.00. However, when the installers had pulled my roof off I received a text stating the price of my roof was now $7474.00, that was a 2475.00 increase, 50% increase in the cost of the initial price of the roof. I asked if I could have this in writing because I thought the contract covered the cost of some of the roof boards they were talking about. Needless to say, I did not get it in writing and they had taken my roof off. So, in essence I was held hostage to an increase of 50% in the cost of the roof. Once my roof was installed I noticed the left side of my roof was not flat, like the roof was before the installation by Allied Roofing. So, I asked the installers why was the roof up like that and they acted as if they only spoke Spanish and had no knowledge of what I was talking about and could not answer the questions. I called Allied Roofing and no one responded. Allied Roofing and Remodeling in all of their advertisement states you do not pay until you are satisfied. So, I waited until someone responded to my concerns. In good faith I made some payments on the roof However, I received a text email from Paul with Allied Roofing on Wednesday, July 12, 2023 basically informing me if I did not pay the balance of 3124.00 they were going to take legal actions against me. I informed Paul I had submitted the pictures of the roof as requested and had not heard anything from anyone from Allied Roofing. He went on to proceed to tell me that Artie had called me and I had not responded. I informed him that I sent Artie the pictures and was waiting on someone to come and look at my roof because the money was not the issue. The issue was Allied Roofing and Remodeling in their advertisement states a consumer does not pay until they are satisfied. He went on to want to berated me in a text stating that I am saying there's a problem because it is time to pay. I explained to Paul that I just want some response to my roof because I have concerns. So, Paul called me and I answered my phone he states to berate by telling me I had no intentions to pay because now that the roof is on I have some problems. He begun to get loud with me and wanted to insult me. I informed him that I was hanging up the money is not the problem the roof was the problem. He had Artie to call me and schedule a time on Friday to come out to look at my roof. They were scheduled to come between 8 am and 10 am. They were late and they looked at my roof and of course it was not the roof. They told me it was the gutter and flashing and they would fix it at cost of 1150.00. I asked why wasn't this detected at the intital inspection of my roof and when the installers came to install the roof? At this point, I am out of 7474.00 and not good service. As well as being treated in less than a humanely way. I feel as though this was a service designed to cost the customer more money and you are held hostage because you get these inflated prices when your roof has been removed from your home. It's not good business, it's like being robbed as well as bait and switch.

      We finished this roofing install on 5/1/23.  We had to replace 27 sheets of plywood on the customer's roof that were rotten.  When plywood is rotted like this, it is a result of years of water damage and a consequence of failure to properly maintain the roof.  We understand these extra charges are unexpected and can certainly emphasize but these extra charges are clearly spelled out in the contract and when we encounter rotted wood, we have to replace it.  On 5/17 we received partial payment of $4,100.00 leaving a balance of $3,374.00.  Then nothing until we received a check for $250.00 on 6/27 leaving a balance of $3,124.00 (now almost 2 months since we did the work).  At this point the customer had not even covered the original contract portion of the amount owed, let alone the extra charges.  We spoke with her on 6/27 about her outstanding balance and for the first time in almost 2 months, we hear that there is now an "issue" with the roof.  We explain to the customer that we will come out and inspect the roof and perform any service that needs to be done but we need to be paid in full at the time of the "service."  From 6/27 until 7/11 our service manager Arthur G**** tried to reach the customer to schedule a time to come out and look at the roof and never received a call back.  The customer called back one time on 7/3 and promised to send Arthur pictures of the issue but never did.  On 7/12 we texted the customer that if we did not hear back from her that the account was going to go to collections.  That prompted the customer to call us back and Arthur scheduled a meeting with the customer for a service appointment for this past Friday 7/14.  It was determined that the issue that the customer has is due to her rotten/swollen fascia boards on the left side of her house.  We gave her an estimate of $1,050.00 to replace these areas, which is our cost and includes no profit.  We have not heard back from the customer to see if that is something she wants to proceed with.

      Date & timeline. We signed a contract with the Allied Remodeling of Central Maryland on 9/15/2021. The initial date of work on our property was 11/16/2021. Dispute began on that same day. On 08/31/2022 we filed a complaint with MHIC seeking mediation. On 09/16/2022, the business filed a lawsuit to halt the mediation. On 10/26/2022, the lawsuit was stayed, pending resolution through arbitration. Amount. We have not paid any money to the business. The business has sued us for $15,495.90 plus court costs. Commitment. The contract specified replacement of the entire roof of our townhouse with *** modified rubber roofing material. The work would be compliant with *** manufacturer’s specifications, and would include a manufacturer’s warranty as well as the business’s labor warranty. Nature of the dispute & attempted resolution. On the date of first install and in the months following, we became aware of many issues (detailed in attachments). The manufacturer’s warranty is void because the business is not certified by the manufacturer, as promised. Initially, the business corrected some of our complaints, then offered us a small discount and to warranty the product themselves. The resolution was unacceptable to us because of the many problems that remained unresolved and no confidence in the business’s warranty offer. We have received opinions from two disinterested experts that the roofing system will fail within 2-5 years. We filed a complaint with MHIC seeking no-cost mediation. The business refused to mediate and retaliated by filing a lawsuit against us, forcing our hand to hire an attorney and seek dismissal, in order to pursue the arbitration as provided for in our contract. After multiple attempts to resolve the issues and complete the contract, we now believe the business to be incapable of providing the promised result, and we seek nullification of the contract and reimbursement of costs.       I had windows replaced by Allied Remodeling in 2013. The contract promised a lifetime guarantee on the glass pane. I was unhappy with the installation. The windows have a 1–2-inch gap around the entire window frame, which is clearly visible if you pull back the siding. At the time Dean told me that this was the way the windows were installed. However, I did not agree. There should be flashing to prevent water penetration. Dean provided me with a written document that indicated that Allied would fix any damage caused by water penetration to provide me with some comfort with the installation Allied did. In September 2022, my window sill showed significant rot, we had ants entering the house and mold growing on the wall board. I have been trying to get Allied to fix the water penetration since September and have them check the other windows for water penetration as they all suffer from this 1–2-inch gap around the window. I got tired of waiting for Allied and had the mold remediated from the inside of the house. Allied needs to remediate any water damage on the outside of the house. Six months should be more than enough to get this done.

      I hire Allied for a complete roof remodel. My entry gate door was damaged and the roof was not done correctly. The lining around my chimney is expose and wasn’t sealed. There was white window lining in the back on the second level that was lifted and not sealed as they did the front. Shingles are loose on the front and back. The shingles are lifting on the back and are not even. I reached out and made my complaints known and received a voicemail in return that they received my voicemail voicing my concerns. But to no avail no one came out to fix it. I also mentioned the lack of cleanliness on my front lawn when I arrived home at 3pm which I had to step over to get in my home. I voiced my concerned through text to Paul and was told I will be receiving a call from Artie. Artie was a jerk and continued to text me after I asked him not to and then continued to text from several other numbers throughout the night. I regret utilizing this company. My order was incorrect from the start even after I made it clear that I wanted a Particular color and a different color was put in. I again had to reach out to the sales rep to get it fixed. This whole process has been a complete nightmare.

      After the customer called in with concerns about the install, we sent our service tech out to her house.  Unfortunately it was not at a time when the homeowner was present.  Our service tech Alex (not Artie) reached out to the customer by text to let her know that the metal flashing was in fact done correctly and that he did not see any debris still present.   The customer responded "No you did a shitty job.  Text me again and I will see you and your company in court" and then responded aggressively with "F@ck you" (see attached text screen shots).  If the customer is willing to be reasonable and non threatening, I will gladly have Artie (our service manager) contact the customer and schedule a service day and time with her in which she can be there to go over the project.  I will have a different service tech other than Alex address any concerns the customer has.

      I reached out and made my complaints known and received a voicemail in return that they received my voicemail voicing my concerns. But to no avail no one came out to fix it. This whole process has been a complete nightmare. Another rep for this company called and sent out a guy named Gary on February 17, 2023. I made him aware and showed him all of my videos and pictures in which he agreed that there were things that wasn't done correctly. Gary stated that someone from the company would be reaching out again. As of 2/22/2023 no none has fixed my roof.

      I contracted with Allied Remodeling to perform work on my roof on November 21, 2022. The price for the work is $7,912.00. I have paid $7,712.00. On November 22, 2022 I received an email that the work was completed. On the same date I sent an email to Allied Remodeling that I was informed I'd be receiving photos of the work performed on my roof and hadn't received them (attached).On November 25, I received an email from a third party that said the email contained the photos. However, I was not able to open the photos. I tried for 3 days with my computer and with two friends' computers. However, I was not successful. On November 28, 2022 I sent an email to Allied Remodeling requesting a hard copy of the photos because I was not able to view the photos that were sent to me electronically (attached). There was no response. I then went to Allied Remodeling on the same date to ask for the photos in hard copy. I informed Allied Remodeling that the cost for me to print the photos myself was $264 dollars and that if I had to print the photos myself I would deduct $200 from the amount i was paying. I then received an email from Allied Remodeling stating that they were under no obligation to provide the photos (attached). I sent a letter to them informing them that the contrary was true because I needed proof of work completed (attached) . The letter also asked for the photos and suggested other ways I could view the photos if they couldn't be printed. I have already paid $7,712.00 to Allied Remodeling. I immediately received a response from Allied Remodeling stating that I would not have my warranty if I withheld the $200 and that they would not provide me with photos (attached). Allied Remodeling had not made any effort to resolve the matter. I continued to receive emails asking me to click a link to show I was satisfied with the work completed. However I cannot say I'm satisfied with work when I cannot see what work was done on the roof.

On more than one occassion, I have also asked if there was a way they could send me a cdrom so I could view the photos via that method if they are so averse to a customer coming into their business to view proof of work.       I initiated contact to obtain a complete roof replacement for a property that I recently acquired. On 9/1/22, Michael L******** came to the premises to take measurements in order to provide a quote for the job. I offered access to the interior of the building but he declined, stating that he had the necessary tools to complete the measurements from the exterior. I left him to complete the inspection and to take measurements and awaited a quote for the job that we discussed (complete roof replacement). I received a quote for $6100, which later was changed to $8291.00 after "further evaluation of the premises". I received notification on 9/21/2022 that the work was completed and that I should expect pictures to confirm completion. I have not received those images to date. When walking into the first-floor restroom, I looked up and could see the sky through a hole in the roof (the same day as I received the notification of completion). I immediately contacted Allied and was told by a customer service representative that the uncompleted portion of the roof was never measured or quoted because it wasn't seen. Since that conversation I have spoken with 2 owners and met with Artie G****, who returned to the premises to take measurements and evaluate the portions of the roof that were missed in the initial quote. After being told that the other portions of the roof were overlooked and therefore not quoted, my wife was told by the first owner on 9/22/2022 that Mike L******** indicated that he was refused access to the interior and therefore didn't include the measurements. Mike shared that he was unable to gain access to the backyard, and therefore couldn't obtain accurate measurements from the posterior of the dwelling either. Mike L******** never mentioned this limitation to me. Nor did he request access to the interior after discovering that he couldn't access the back yard. He never shared any obstacles that would've precluded him from rendering an accurate estimate of the roof replacement. The owner continued by stating that the contract is only for the "main house" and the "other houses attached to the main house are not included". My wife expressed that 1936 W Pratt St is one dwelling with a staggered roof (multiple levels) that should've been included in the quote and in the contract. Later, my wife spoke with another owner, Craig L**** who states that the contract specifically excludes "outbuildings" and that Mike L******** is now saying that he did in fact receive an entire "tour" of the interior premises and that the exclusion of the other levels of the roof were discussed. My wife reminded Mr. L**** that this is the opposite of the two previous conversations about Mike's measurements that had been offered earlier. We had been told that it was because he was denied access that he didn't include those measurements. Craig further stated that satellite images do not show the other 2 levels of the roof. My wife explained that this is why they dispatch a licensed professional, with the education and expertise to provide a comprehensive quote based on their professional evaluation. Otherwise, why not just have the consumer send pictures and provide a quote from there? I have obtained several quotes for the roof replacement, ALL of which included the roof in its entirety, all 3 levels. Since the contract says "roof" I never had any reason to believe that Id be receive a partial replacement, or a replacement of one area only. The company is justifying this by stating several very conflicting things: Mike L******** was denied access to the interior of the dwelling and therefore wasn't able to gain an accurate assessment of the job (in which case, they shouldn't have been able to provide a quote at all, or the quote should've specified the limitation) Mike L******** WAS able to gain access to the interior and verbally excluded the two lower levels of the roof, and I agreed. This did not happen either. Mike L******** declined the offer to access the interior of the building. The contract excludes "outbuildings". The definition of an outbuilding in real estate is the following- a structure not connected with the primary residence on a parcel of property. This may include a shed, garage, barn, cabana, pool house, or cottage. The lower levels of the roof that provide covering to the first and second floors of the dwelling do not constitute outhouses. These floors are attached to the dwelling. Summary: I was under the impression that the contract that I was a party to was for the entire roof of the dwelling (substantiated by the price, which was later updated by more than $2000.00) I feel that the contract was intentionally ambiguous and I was never offered the opportunity to agree to the "exclusion" the lower 2 levels of the roof, or add it to the scope of the job. The fact that there were parts of the roof that were excluded was never communicated to me. I believe that Allied relied on the fact that they could use blanket terms and exclusions, with their own definitions of concrete real estate terms in order to complete as much or as little as the 3-level roof as they desired. I entered the contract with the understanding that I was receiving a complete roof replacement, to include all 3 levels and areas of the one roof, and I relied on a licensed company to be transparent with me regarding any exclusions to the scope of this job. There are no "outbuildings" on the premises to this dwelling.

The roof they are referring to is a 900 square foot roof that is covered with trees and has trees going through it. The customer still owes us money and we have a pending law suit to seek this payment still owed. As outlined in the contract, the scope of the location is the MAIN HOUSE. There is no other house. The only exclusions outlined in the contract are "outbuildings". There are no outbuildings at this location. If there were limitations to the ability to access and therefore quote ALL PARTS of the roof, this was never disclosed. Appropriate practice would've been to exclude those areas on the contract.       I hired this company to replace the siding on my house. When the job was finished, I no longer had a doorbell. I use a wireless doorbell and the sending unit, which is a two piece unit, was attached to my siding prior to the job. When they removed the siding from the front of my house, they removed one piece of the doorbell but did not remove the mounting bracket that was attached to the siding. Therefore when they went to reattach the doorbell to the house, they couldn't because they had no mounting bracket. I sent the owner, project manager and salesman an email outlining the problem. I did not hear back from anyone until the Friday after the job was done. Nick said the doorbell issue would be resolved, but I have not heard from anyone as to what steps are being done to resolve it. The second issue was discovered over labor day weekend when I discovered my $100 front porch light that is less than a year old, does not work. Upon investigating that issue, I immediately discovered that the decorative bolts/nuts used prior to the siding job were no longer being used and in their place was a pair of construction/drywall screws. I stopped investigating further and have no idea as to why the light does not work even though I have checked all the breakers in my house. I want a replacement wireless doorbell (link was provided in initial email to company) and I want a refund for the front porch light as I'm quite sure the one I bought is no longer available from the Costco. The light is an LED with a dusk to dawn sensor to turn it on automatically at night.

The individual I spoke with follows what appears to be the normal conversational pattern of Allied remodeling staff in that he constantly kept interrupting me while I was speaking. It is very frustrating trying to have a conversation with someone when you are having these difficulties. I am not accepting the company's response as yet. I will wait and see if the commitments they made on the phone today actually happen.       I signed a contract with Allied Remodeling to replace an old deck in the amount of $17,367 and obtained financing with them via Time Investment. The amount that they submitted to be financed was $19,305 which was $1938 more than the contract. I have requested that they work with the financing company to correct the amount that was financed. They have stated that they will give me a check for the difference which I have stated that I did not want. My credit report shows a line of credit for $19,305 which is more than the amount of contract. I have also reached out to Time Investment for their assistance and I am waiting to hear back from them.

It is my understanding that the financing was set up for a higher amount if it happened that the customer wanted to add extras. No extras ended up being added but since the financing was finalized we had to pay back the financing company to resume the customer's principal to the $17,367 contract amount. This has already been completed, I am not sure why this complaint is coming out now. We initially offered to simply refund a check to the customer, she did not want that route so we paid the financing company direct to reduce her principal Consumer Response /* (3000, 7, 2022/09/08) */ (The consumer indicated he/she DID NOT accept the response from the business.) It was not my understanding that financing would be processed for more than what I needed. If it was the case that financing would be processed for more than what I needed why did I have to call the salesman to notify him verses someone from Allied Remodeling calling to notify me. Per the salesman, Kevin, he noted he completed the financing paperwork. In addition, I did not order any "extras" that would necessitate the need for additional financing. When I choose the material for the deck I was given a price based on my choices. Allied Remodeling has exhibit dishonest and fraudulent business practices. They resolved the matter because I notified them of the issue.

      Business Response /* (1000, 5, 2022/06/07) */ We replaced his roof 2.5 years ago. He first contacted us about 6 months ago and said that he had a slight dip in his roof. We sent our service tech out to his house who informed the customer that the dip in the plywood is a cosmetic issue and not the result of a leak or any labor related or roofing issue. Yes, we give a lifetime warranty as it relates to workmanship issues but this is not a workmanship issue. We did not install the sheet of plywood that is in question nor was the plywood bowed when we installed the roof. It is something that naturally occurred 2 years after we replaced the customer's roof. This complaint should be closed as this does not fall under any warranty guarantee. We offered to replace the sheet of plywood and the connected shingles for a fee but the customer refused. There is nothing more we can do for the customer at this point. The customer's first call into our office about this was on 12/16/21, almost 2 years after we completed his roof. And now the customer is claiming he let us know about the dip right after the install which is entirely not true. Is he suggesting we ignored his service calls for 2 years? Utterly false. This IS NOT a roof service covered by warranty. Please close this complaint. We have offered a billable service to the customer for this cosmetic issue and he has refused.       On February 23, 2022 I signed a contract with Allied Remodeling to get sliding and a deck installed. During our reviewing of plans and project design, the salesperson went through everything we should expect during the installs. He assured us that their workers were Allied Employees only. No subcontracting. He also, stated that all that was included in the place is what we would pay- no additional. We were approved for financing for both projects. This company has taken the advantage of me and my husband. They have hired workers that are not licensed. Cut corners to get a job done. We signed a contract to get sliding and a deck done. First, they had to redo sliding in the front of my house, because the workers tired to cut corners and save materials to do other projects. And when I complained about the botch job. They had to come out and fix it. When the decking was to be installed. The workers came out and complained about the job! They were upset of the extra work they had to do. Then, the project manager had to get the area inspected before the next stage. The inspector gave them a list of things to fix. Meanwhile, the crew is no show for days- leaving the decking materials on the street, and not showing up to complete the job. I got many calls from salesperson, project manager to the owners and they were all rude and unprofessional. Nevertheless, none of these folks were on task as to what the others are doing. Finally, my property was used a rest room for their employees. Poor sales, poor project management and poor company representation by the owners.

This caused additional work to be done (as well as lots of digging, root extraction, and dirt moving) none of which we are asking the customer to pay for, nor would we. However, these changes take time and we cannot proceed until the inspector comes out to approve the changes. We are literally at the mercy of Baltimore County and its inspectors. They are coming back out this morning and hopefully approve of the changes made, if not, we need to make further adjustments and wait for their approval. All of our installers are licensed and insured and to suggest otherwise is simply untrue. We are there working today and the job is doing to take how long the job takes. There is no time performance guarantee in our contract; we will work diligently until the job is done Consumer Response /* (3000, 11, 2022/05/06) */ We are seeking a reduction in the amount due because this company falsified their services, damage my roof, failed to remove materials and change product materials brought. They violated my yard with human urine. Allied damage air conditioner drain and failed to replace it. Damage to my roof. Last they billed us and never did a walk through. And now they are trying to get the finance company to charge full price for everything after leaving a mess for us to clean up. I got a text message from the owner Paul stating that all incomplete work would be addressed. I was told to call the service department and let them know of the issues at hand. I called, and still waiting for a response. The roots need to be removed and deck correction. The finance company is also trying to get some resolution to the issues. For reduction because of the incomplete work. Allied need to get with the owner for instructions. There commercials says ' no payment is is due until the job is done to the customers satification.
