I was trying to get into evergreen apartments and got approved for the amount that it was at the time and the apartments changed the amount and we did not move in I gave the apartments a 450 dollar cashier check and for not moving in I requested that I get all of that money back. They are only giving me half of it. They said they sent me the check for $250 but I want all of it back and I still have not received the checkBusiness response

Ms. ******* and her co-applicant were approved at both the original price and after the price changes went into effect. Our application and leasing material do advise that pricing is subject to change at any time and pricing was promised to remain stagnant. Ms. ******* and her co-applicant visited our offices after they were advised of the price change and stated they wanted to cancel their applications due to the price change. The application paperwork also advises applicants that the application, administrative, and reservation fees are non-refundable if they cancel their move in for any reason and the reservation is only refundable if we are unable to house the applicants in the floor plan of their choice or one similar; however, as an act of good faith towards the applicants we offered to refund their reservation fee as they did not understand the pricing change. When the refund of $200 was offered to them Ms. ******* told us that was acceptable. At that time, we explained to the applicants that we are unable to refund the administrative and application fees as we had already run their screening, but we would be happy to begin the process of returning the $200 Reservation Fee. This check has been mailed to Ms. ******* and she has been aware since she canceled the application of what that amount would be and why.Initial Complaint

My mother and I are previous tenants of Care Run Station Apartments in **********, ** in 2021-2023. In 2023 my mother received open heart surgery and had to miss work, because of this she wasnt able to pay the rent. She was served with an eviction notice and we were taken to court in April 2023. We were told by the judge and apartment unit that the case was dismissed and there was no balance due. This month, April 24th 2024, it was brought to my attention that there is a collection posted on my credit statement by Beztak/*************** apartments. I have attempted to get this situation rectified, but due to the apartment complexes change in management companies they cant assist me, the court house cannot assist me. We were under the impression that this situation was behind us. I wasnt notified by anyone since our court date, that there was a balance. I need a written statement confirming that there isnt a balance due and if there is that we agree to pay it considering this is now affecting my credit and current apartment search. I have reached out to Beztak on multiple occasions and have yet to received any help. I need this resolved ASAP, by the end of May if possible.Business response

The following information was shared with the past resident on May 1, ****************************************************************************************************************************************************************** check.
This unit was vacated with a balance of $2,621 owed. Matters of eviction can be dismissed if a resident voluntarily vacates the premises in advance of any court action. This wouldn't negate the balance, but it would prevent further forcible action from taking place and would also prevent further charges from accumulating.Please also note that Beztak no longer manages the Cane Run Apartments complex.

On March 19th, 2024, Beztak reported to ******************** that me and my husband had an outstanding rent payment of $2,211 that is past due. This is completely false. Beztak has failed to furnish accurate information to Experian and/or its subsidiaries which has resulted in financial harm to me as a consumer.On April 22, 2024, I applied for a rental property and was denied and provided an adverse action notice that stated their decision was based on the information provided in my consumer report. When I reviewed a copy of the report it claimed that I owed $2,211 to Beztak/Oakland ********************** (Town Court) for past due rent, this is false.I called Town Court on April 22nd regarding this matter and my call was returned April 23rd by ****** who indicated her records show that I owe a balance of $61.11, which is also not true. ****** asked that I email proof that the $61.11 balance has been paid. On April 23rd I emailed the move out invoice which indicated that I only owed $61.11 at the time of move out along with a copy of the check from my bank proving payment was made. As of April 30th, 2024, Beztak has not responded to me or Experian to timely resolve this issue which is causing me financial harm, emotional distress, and reputational damage. All documentation needed to resolve this matter was provided to Beztak via email on April 23rd (receipt of payment, demand letter explaining circumstances, move-out invoice.)Business response

Town ****************** team is working to try and resolve the concern with the false credit reporting, for the past resident. The account balance at time of move out (6/30/2023) was $61.11. Payment of $61.11 was not received until middle of September 2023 (check dated 9/8/2023). The amount of $61.11 had already been written off, but not reported. We do not report anything under $100. The account balance was corrected, even though the payment of $61.11 was received several months later. The past resident account was left with a $0.00 balance after the final $61.11 was paid in September. Our executive management team is working with Experian and ***** to try and find out why the wrong information would have been reported via the past resident's Appfolio account, as it doesn't even match our rental amount information.Customer response

I live in one of these apartments, unfortunately. I was contacting you to let you know of a problem that I don't know where else to turn. Our apartment complex has not had hot water in 5 days with no notice of when it's coming back on. I cannot take a shower, run my dishwasher, wash my pots and pans, or clean in general with my floor mop. We pay over $1,000 a month to live here and we can't have guaranteed hot water. This apartment complex is the epitome of my worst nightmare. The previous property manager made a huge stink about having my cat box in the closet, yet she didn't care to replace all the burnt out lightbulbs in the front. This lack of light caused a lady to lose her life. An ambulance was leaving the parking lot when she approached the vehicle. The ambulance didn't see her due to lack of light, the property manager's fault, and she quietly had the bulbs changed overnight and swore up and down that the lights were already there. I implore you to please check out this apartment complex, there are so many red flags but I can't afford to move at the time as I'm disabled in the process of getting disability. Please be advised that the property manager was made aware of the lack of hot water on Saturday evening. Every resident was notified of a plan of action on Sunday, and we had a vendor out (Neptune Plumbing) to take a look same day. Monday, 3/18 we received a quote from the vendor to replace the burners on the hot water heater tank to resolve, and that was immediately approved and expedited to be scheduled. From there the property manager has been in communication with the residents affected in that building to let them know exactly what the plan of action thus far has been, as well as when the repair will be done. This is a very large commercial (1 of 3) hot water heater, and supplies must be ordered as needed by the vendor, they are not withheld in stock. The vendor has let us know the parts will be in within 5-7 business days, and we expect to have the repair completed by next Wednesday at the latest.
in regard to accidental death on property involving resident who was struck by an ambulance. The lighting was/is not the issue at all. The resident was running up to the vehicle while it was already headed out of the property, and unfortunately she was struck as she run up alongside it. The exterior lighting works well, and we just had a full audit of the lighting systems done by ******.

I was a tenant at Chatham Village Apartments in ******** **** from 2019 - 2023. I had the absolute worst experience! Multiple management changes, no one ever knows what is going on and everyone lies! Straight to your face! The amount of roaches in my apartment was too much for me! I am not that person. I turned in my keys/moved out 07/18/2023, without breaking my lease. They were provided my forwarding address. In February 2024, I received a letter from a collection agency in the amount of $72.60 (per Chatham Village as the creditor). No explanation of what the charges are for, etc. The collection agency told me that I did not provide a forwarding address that's why I was sent to collections. I verified with the rental office that was incorrect. They told me that a move-out letter was sent to me on 08/10/2023 - never received. That is the (1) one and only time I was supposedly tried to be reached. There is no proof that the letter was sent to me. I did not receive that letter. To sum up, I moved out and get sent to collections month later for $72.60!! My credit is being attacked. I have no problem paying the debt, if it truly is my debt. I do have a problem with this affecting my credit though.Business response

The property manager and assistant manager both confirmed after conversations with the previous resident that the final statement of deposit was mailed and received at the provided forwarding address. The charges in question are reflective of the prorated monthly Water/Sewer charges (last 18 days prorate 7/1-7/18) that are billed in arrears and owed by every resident after move out. This information has consistently been provided; please let me know if there are further questions or further documentation is needed. Since the account lies with the collection agency, if it is disputed through the agency, on site management will provide, again, any necessary documents through the collection agency portal in order to keep everything documented.

I MOVED IN BEDFORD CASTE ON MARCH 1ST,2023. WHEN I MOVED IN THE APARTMENT I SAW ***** REMAINS IN THE CABINETS,UNDER THE BATHROOM SINK CABINET, AND AROURD THE BASE BOARD OF MY CLOSETS. I TOLD THE LEASING OFFICE ABOUT MY FINDINGS AND THEY STATED; THAT THEY HAD CLOSED THE GARBAGE SHUTS BECAUSE IT WAS INFESTED WITH BUG. I NEVER MOVED IN WITH FURNITURE I BOUGHT EVERYTHING BRAND NEW AND ONCE EVERYTHING GOT SETTLED IN I START SEEING ROACHES CRAWL OUT OF MY HEATING VENTS,FROM UNDER THE LIVING ROOM CARPET,OUT OF MY AIRCONDITIONER, AND FROOM UNDER MY CABINET WHERE THE DISHWASHER WAS PLACED. I TOLD THE LEASING OFFICE WHAT WAS HAPPENING AND THEY SAID IT MUST BE COMING FROM THE ***** SHUTS. THE WHOLE APARMENT COMMUNITY HAS TWO LARGE DUMPSTERS TO USE, ONE IS ALWAYS FULL AND RIGHT IN FRONT OF MY BALCONY AND THE OTHER IS ACROSS THE PARKING LOT. AS, TIME WENT ALONG ROACHES STARTED CRAWLING OUT OF MY FURNITURE, APPLIANCES, AND MY TV'S. NOW THAT IT'S GETTING COLD I SEE SAWDUST RESIDUE UNDER MY CABINETS AND THEN I SAW THE ****** NOW I HAVE MICE AND ITS ALL COMING FROM THE ***** SHUT AND DUMPSTER BECAUSE MY APARTMENT IS THE FIRST APARTMENT NEXT TO THE SECOND FLOOR DOOR AND RIGHT NEXT TO THE WHOLE APARTMENTS ***** SHUTS AND THE APARTMENT DUMPSTER IS IN FRONT OF MY BALCONY. THE ELEVATORS ARE ALWAYS DOWN OR HAVE TEANENTS TRAPPED INSIDE UNTIL THE **** DEPARTMENT LETS THEM OUT AND THE CERTIFICATION TO HAVE THE ELEVATOR OPERATIONAL IS EXPIRED AND THE ELDERLY THAT LEAVES FOR APPOINTMENTS HAD TO RECENTLY SLEEP IN THERE CAR ALL WEEKEND BECAUSE THE ELEVATOR IS CONSTANTLY BREAKING DOWN AND THE BUILDING HAS SEVEN FLOORS. Residents unit is actively being treated for pest issue. We are also treating surrounding neighbors, and have inspected surrounding areas to ensure housekeeping or trash is not an issue that is attracting unwanted pests.
Pest control advised that we need to seal holes behind her bath vanity, and we are slated to resolve that work order on Monday 11/20.
To date, we have only seen one (dead) ***** in her kitchen cabinet, we do not see an infestation--and an infestation has not been noted by the vendor treating.

It has been over 45 days for my deposit. ******* stated that he was mailing my check to my new address, and I still have not received it. It's been almost a whole year since my apartment had water damaged. I'm still waiting for them to replace the carpet on the stairway and repair the ceiling. Now I'm having a problem with being charged for security systems that has not been installed and insurance that no one can opt out of regardless if you have renters insurance or not. They said that they schedule my apartment to have the ceiling repaired but it's been a year how long does it take? Also I asked to have my apartment spayed for r??? just to find out they don't have a company to spay my apartment and don't know when they will hire a company. I remt an apartment at **** village apartments, owned by Beztak. This month, I've noticed charges on my rent that I have no idea what they are. I called Park Village but no answer. I have continuously tried reaching out to ********** Village staff with absolutely no success in getting in contact with anyone via email or through maintenance request! I have children along with myself who have been getting sick from growing black mold in the unit due to the properties negligence in fixing the leak from the laundry room that is coming into my unit causing black mold and water forming a puddle on the floor! When it is raining my unit floods with water and although I put in work orders every other week the property will close the orders without coming out to even look at the issue and never resolves the problem. Management and staff has changed continuously throughout the year I have rented with this property and still no one stays available in office to assist tenants. ********** Village is in violation of sections 12,15 18, and 42 of the lease agreement and has failed to show any effort in resolving any issues! Followed by the black mold the hallway light had been out for nearly two week, which is extremely dangerous to tenants safety! As well as an extreme ***** issue in the unit! When redirected through ********** Villages phone system agents will claim they will handle issues or notify management but that never seems to help! ********** Village management is currently under investigation with the other property they own called Willow ***** Apartments! It is evident they are slum lords and do not care about the safety and living conditions of their tenants! Due to these underlying conditions and the health of my children and myself being at risk, I have filed a complaint with the state in hopes of the property being fined or shut down as well as firing all current staff and management!
