    BBB files indicate this business has a pattern of complaints concerning payment made for boot removal, but removal denied.  Customers allege there are more than one boot placed on vehicle, causing property damage.  Customers allege being charged different amounts for the same service.  On May 19, 2022, BBB submitted a written request to the business asking them to address the pattern of complaints.  As of June 15 2022, BBB has not received a response to the pattern or 17 unanswered complaints currently on file.

      This company booted my car on June 10th while visiting family at an apartment complex in Greensboro, NC. When the agent came out to remove the lock, I handed him my credit card to take the $180 payment. The agent then said the card was declined. I then gave him my debit card and the payment was taken. The credit card payment ended up posting a few days later. I have contacted the company numerous times to resolve this double charge but every time I am sent to a voicemail. I left a voicemail and sent an email. I will update if I receive a response back. It should not be this hard to get ahold of someone to resolve this issue.

       I am rejecting this response because LMS clearly took money out of both my credit and debit card as shown in the attached pictures. The refund should be handled on there end. Not the banks.

      Lms parking just be booting people cars at their discretion. Then give a lame excuse for why. You can register and do what you supposed to do and they still come up with something. They really extorting people. They are never wrong. They just want your money and that's not right. They registration dont change. I registered 5/12/2022 and it still say 4/30/2022 as my original registration. They customer service is terrible. They don't never had a solution it's just want money.

      Vehicles are wheel locked or towed if they park in violation of the community's posted parking rules where they are located. To avoid being wheel locked or towed adherence to the community's rules would be required.

      Today March 30, 2022, LMS parking put a boot on my car, demanded $160 to remove the boot. The attendant would not give me his name or ID. He said I was not to park there even though I have parked there for the last 14 months to go to a salon. The spot was not marked, no signs were present. I even checked before I got out. This is the ******* ***** on Sir Tyler Dr Wilmington NC. I have evidentiary proof with pictures. After I gave the attendant the money,he demanded my driver's license or he wouldn't remove the boot. He is not a police officer, so he has no right to do that. He would not listen to reason and told me I wasn't listening. He later pointed to a small 12x12 sign showing the new parking rules that faces the street, but not the parking lot,. Nothing is labeled or not signage is on parking spaces curbs or anything. parking lot. Please I am seeking the $160.00 reimbursement along with removing my driver licenses information from their database. Desired Settlement: Refund

A valid photo ID is required for all credit and debit card transactions to ensure the card holder is authorizing the transaction.        I am rejecting this response because:

      Signage is not adequate.  There is no distinction in parking lot for different parking spots.    A small small sign in the driveway grass looks like a garage sale sign.  This is entrapment. They are not looking at the sight and what it really requires.  I guess I could court with my pictures.

      on 3/29/2022 LMS towing company showed up to my apartment complex and issued boots on cars with a parking sticker specifically for our apartment building. I had to pay 140 dollars to get the boot off my car and when asking who called to do this he stated the courthouse. I called the courthouse and they had no idea what i was talking about and stated they are in several violations for even issuing a boot without a prior notice. Called the store and the guy gave me a completely different reason and stated there are signs everywhere saying they tow in this lot and for how much. There are no such signs and ONLY a sign overgrown by brush stating a 60 fee to remove a boot. I was charged double that and he simply said it wasn’t his sign so oh well. Other cars without a sticker weren’t issued a boot but those of us with a sticker were. Have been parking here for over 4 months and have had zero issues and have never been issued a no parking notice at all.

Vehicles parked in violation of posted parking rules are subject to immediate wheel locked at the vehicle owners' expense. LMS Parking does not enforce on the behalf of any "Courthouse" but on the behalf of the private property ownership or management of the community and/or parking area.       03/27/2022 **** ********* ******* ***** ********** ***** *****  This incident occurred on the ********* ******* property. This is now the second time a boot has been placed on my car and resulted in a loss of money on my half when I’m a resident of this community. In this particular incident a boot was placed on a vehicle that was registered under a temp plate. The original plates came in and when they did we called LMS twice and left two voicemails updating the plates. Upon the discovery of the boot we called the company and the guy said there was no proof we called and he could see the voicemails. When we called back to find out the fees the gentleman stated it would be $80.00 to remove the boot in cash or $90 on the card because we were residents. We said okay we would return the call! The next day when we called to get the boot removed the guy stated we were now being charged $100.00 because of a return fee, he sent someone out to remove the boot and we weren’t there. We asked him when and he stated last night, upon asking if it was a recorded line and he said yes we asked him to go back and listen to the recording, he told us no and to remove the boot it would be $100.00. We had to DoorDash all through the night to get that extra money to have boot removed from a car I own where I pay rent. This company is not accredited, they’re rated “F” by the BBB, they are in multiple ordinance violations and have no licenses to operate out of certain counties. They have no corporate offices and are not in compliance with multiple county ordinances, they’re staff acts as if they’re the police and make people feel unsafe especially with the possession of their personal property. Local authorities are even investigating this fraudulent company! Horrendous customer service! There have been multiple complaints I’m sure submitted by other residents, in addition to the fact that they keep residents personal information in their cell phones?!

      To prevent being wheel locked a parking permit issued to you must be displayed at all times. In the event the vehicle information has changed LMS Parking and your Leasing Office must be notified to prevent being wheel locked. If an agent is called out to the vehicle and payment is not ready to be made a return trip charge will be added to the wheel lock fine. That information is notated on the window slip left on wheel locked vehicles. LMS Parking does has a corporate office and an office in every city we operate in. LMS Parking chooses not to pay the BBB to be accredited. LMS Parking manages and enforces parking rules and regulations in strict accordance with local municipality ordinances. These ordinances are dictated by the municipality not the county and can be found by going to your local town/city's website. LMS Parking has authorization to manage and enforce in all municipalities of North Carolina.

      This company booted my vehicle (in a sketchy location with unclear signs and or instructions) and in the process damaged my wheel and tire. My tire also was flat when I got the boot off.       LMS Parking Management enforces parking regulations in accordance with local and state ordinances. Signage is located at every entrance to the parking areas as required. Wheel locks are made of silicone rubber and cannot cause damage or puncture a tire as there are no sharp edges. In addition, photos of every wheel locked vehicle are taken at the time the wheel lock is applied.

      Hello,

      The part of the wheel lock that comes in contact with the rim of the vehicle is rubber. Unless the wheel lock was tampered with it cannot cause damage to the vehicle parked in violation. To avoid being wheel locked adherence to all posted signs would be required.

      LMS is a parking services company. I paid for parking via their app and they still put a boot on my car. I called the number on the note that was left on my windshield and I asked for an immediate removal to which they replied that it would take 20-30 minutes. Since I was in a rush, and I had PAID for parking, and felt it was absurd that I had walked out to a boot on my car in the first place, I asked for an Uber reimbursement/gift card to pay for the trip back to my house. They denied this request. I then asked for a supervisor's number and the guy on the phone told me to call a number on the back of the note card that was left on my car. I called this number and made the same request. I even sent him my receipts from where I paid for parking and he still denied my Uber reimbursement/gift card to get back to my house and said it would be 20-30 minutes to get someone to remove the boot. At this point, someone else walked by and overheard our conversation and said that they had experienced the same deal with this company 20 minutes earlier with LMS claiming that this person had entered their own license plate number incorrectly. I would like a refund on the parking that I paid which was $2.95. If possible, I would also like an extra reimbursement for the company not delivering the promised service of not booting my car. Thank you.

      LMS Parking does not have any control over third party pay to park applications such as Park Mobile. Our enforcement runs off of the information provided to us through their service within the communities that utilize third party parking applications. If Park Mobile's information was incorrect causing a vehicle to be wheel locked no reimbursement would be issued by LMS Parking. We do suggest pursuing anything further with the pay to park application company. Our average response time is 45 minutes, within the requirements of local ordinances. We are happy to hear our agents were able to assist you in a timely manner.

      On February 24, 2022 I used the LMS Parking Service on **** Street in Boone, NC. I requested one hour of parking but was charged for 10 hours. I was parked in space 33 for less than one hour. I have spoken with a gentleman in the Boone office three times now and he says that he does not thave the ability to give me a refund for the overcharge. He has forwarded me to someone in Charlotte, NC. I have left several voicemails and sent an email on March 7, 2022 but have not received a response.

      As we can see how 1 hour could have been typed in as 10 when initially submitting your parking request we would be unable to assist you after the fact. For a pay to park transaction to be submitted an agreement to our Terms and Conditions and No Refund Policy must be agreed to. 

      "By checking the box above you are agreeing to our Terms and Conditions and No Refund policy stating that once paid, parking fees for use of the MY PARK QR/LMS Pay2Park service are non-refundable."

      This company is running an extortion scam. We called the local police in Boone and they stated they were aware of this company and it's on going issues. They booted my vehicle even though we paid through an existing app the company worked with. They stated they no longer use that app service. We offered to pay their new payment but they refused and exptorted the $140.00 boot removal. The officer and local Sargeant noted that the company and their signage was not in compliance with local ordinance. They have an ongoing investigation with the actions and lack there of with LMS.

      You can not visit your family or friends here, they have a fraudulent company putting boots on your car for visitors waiting to take your money. The company is called LMS PARKING. They don’t have permits to work in Mecklenburg county they work out of Boone. They are not the police. You can’t take care of your loss loved ones, personal things because they will put a boot on your car for only parking for a few minutes to rip you off, they don’t work out of company cars, threaten to hold your car hostage if you don’t pay them, there are NO SIGNS OUTSIDE STATING YOU CANNOT PARK, this wasn’t an overnight parking, they are crooks and liars. We are employed by the city of Charlotte in the transportation department so we know who works out of the county because we’re the ones who provide the no parking signs
