      I paid $1,025 for escrow in September 2024, specifically for insurance, and even though I received a refund from my insurance provider and wanted to apply it back, this payment was never properly applied to my account. After speaking with three different representatives, all of whom promised to investigate the issue, the problem remains unresolved AS OF MARCH 2025!!!!! Im told I will receive calls that never come and assurances this problem will be resolved yet- SIX MONTHS LATER- it is not ******** is unacceptable that I have to spend so much time following up on these issues, especially when the staff fails to follow through on their commitments.

      I have a *** loan through Cardinal Financial, the loan was closed back in July of 2023. The builders are Regional Homes out of Como *** The issue is that i have confirmed with Marshall county and the State through the commissioner of Mississippi in **********, that i am in the certificated area of the water association in my county, and the provider is ***** springs utility department. The ****************** has confirmed we are in the certificated area, but will NOT provide water, or even allow us to hire a private company to tap into the water main to set a water meter. There is on going lawsuits between the state and this municipality. There have been legal summons that have been ignored from the appointed leaders of this municipality. The construction loan officer personally reached out to us after closing, stating if any changes need to be made we can let her know. Now that the appraisal was done with public water, (which it should be, but i as an individual cannot make them do), we are wanting to change the allocated funds to allow for a private water well. We are now told, and Cardinal has told the builders that we must keep the funds allocated for what's stated. So someone is not telling the truth. The true issue begins with me reaching out to cardinal over 15 times. With different answers each time, and was told a manager would reach out to me, i have never received a call back. I have also emailed over 5 times. To go along side this, i have been paying for a place i cannot live in for almost 1 year. I have been paying for my current place to rent on top of this. I can no longer make the payments for both, there has been no answers, and i'm afraid my credit will take a hit for something that is out of my control. If i take legal action against the municipality, this can take years, and would not help my current situation. I have funds available for a well in the loan. I cannot roll over to an FHA because of this so i cant sell.

      Its been 3 years they charge me insurance I haven 2 insurance for no reason I tired fix with them but no help they just ignore everything its my last try and next going hire attorney and let deal with them and is going money damage

      My name is ****** ****** and approved for a VA home loan I begin looking for a new home in *******, ** to relocate for my job. I found a home on ******************************** and the seller is ******* Homes out of ****** GA. The Lender is Cardinal Financial DBA Sebonic Financial out of ********* NC and the mortgage officer is ***** ******. ( the owner of Sebonic financial)When I began working ***** back in November 2024 he told me that my interest would be 6% and I wouldnt need any money down and I wouldnt need any money for my closing as a first time home buyer. This was all a lie. ***** has changed my interest rate and closing cost about 3 or 4 times and he hasnt been truthful about everything. When I learned of Shauns behavior immediately contacted my realtor and the closing attorney office to advise them of his behavior and asked if it was ok to work with another lender that was more transparent. Both advised that the seller would need to agree to it. Well the seller said No they would not allow me to switch lenders that I would have to use their lender or I would have to remain with *****. The ************** Homes Lender advised after sending him all documents for the current lender that I was being charged over $2700 for point on the loan which he could for free. After advising this to my realtor **** ***** she relayed this information and it was met with resistance again by the seller. Also 3 hours before closing the mortgage officer ***** stated that the underwriter needed me to write an essay stating how my degree would help my employment. Today is 1/24/2025 and it is my closing date. The lender has not cleared or approved my loan. I paid ******* in additional closing costs fee plus the $5000 ******* money that I was advised that I would not receive back if I did not close on the house.

      To Whom It May Concern,I am writing to formally express my concern regarding a recent adjustment to my monthly mortgage payment, which increased from $2,100 to $2,900. This change appears to be due to a significant increase in property taxes from $2,600 to $6,000, which I was not prepared for.I kindly request:A detailed explanation of the adjustment, including calculations for the new escrow requirement.Confirmation that the adjustment is accurate and complies with my mortgage agreement.Assistance in addressing the unusually high property tax increase, which I believe may be in error.Please find attached all relevant documents for your review.       I am filing this complaint against Cardinal Financial for misleading disclosures and overvaluation during my home purchase at ****************************************************************, in September 2023 for $365,000. At closing, I was told property taxes were around $2,000, but they turned out to be over $6,000, raising my mortgage payment to $2,497.66. The loss of Homestead Exemption was never disclosed. Cardinal also inflated the home's value. Their system lists it at $426,000, but Zillow shows $353,800$361,700. A better home next door sold for $325,000, confirming the overvaluation. Multiple hidden defects were omitted in the inspection report, forcing me to spend over $65,000 post-closing. These issues appear to violate TILA and RESPA, and I have received no adequate response from Cardinal despite multiple attempts. I am now underwater on my mortgage due to these misrepresentations. Refund

      Cardinal Financial was being used as a lender for a buyer that was supposed to close on my house 11/1/24. When offer was given for my property, my realtor asked for a pre-approval which she was given by Cardinal Financial. Well 11/1/24 came and the date was pushed out a week. 11/8/24 came and yet another week pushed out as Cardinal Financial didn't have all paperwork needed from buyer. So, another week passes on for my realtor to be told the buyer was not approved for his loan and the sale of my house was cancelled. 1.5 months of my time and money wasted waiting for the finance company that said buyer was pre-approved in the first place when in fact the buyer was NOT approved and set me back 1.5 months not able to show my house to possible other buyers.

      I tried to use cardinal Financial company in ************ as they were the 1st to pre-approve me for 150k. I had to jump through many many hoops and once I settled on a home and recieved the loan estimate everything was perfect, then all of the sudden things changed. The cash to close went from 2k to 7k then 12k then 8k then 9k then 5k was the last cash to close amount and the loan type was changed without my permission or knowledge. Each time I was a day away from being able to notify the sellers that I couldn't obtain buyer approval the cash to close would change again causing me to request an extension.This happened a total of 5 times in 4 weeks. When it was time to vacate my current rental or renew the lease for another year at a 20% increase I still hadn't closed on this property I started getting worried. I had to take an **** leave from work that had me off until Nov 30th and I couldn't obtain buyer approval while on leave, but this company decided to tell the sellers agent that we could have closed on this once I returned to work 6 weeks later... 6 weeks being homeless with 2 pets and a husband did not seem conducive to a happy or healthy life and I chose to rent a new place until later when I could use a different more reliable company. However since this agent decided to tell the sellers that I could have closed on this property the sellers decided to keep most of my ******* fee($650) for the fees they occurred by moving out of the property. I lost over a grand in this whole process paying for inspections ($540) and all cardinal had to say was I'm sorry you feel that way.They tried to do sketchy stuff to not just me but my sister and my husband's brother as well. This company practices sketchy polices and does not care about the individual they are supposed to be serving.

      I am rejecting this response because:
      I do not agree with their response. I took the only option available to me instead of being homeless and rented a property. I repeatedly asked for my loan to go back to the original term of 30 years and not the 2p they had changed it to without my knowledge or consent and was denied each time without a reason or explanation as to why. I see no way that this could have worked out once my return from leave took place without me being homeless for a month and then hoping that they wouldn't change the prices again at the time it would be scheduled to close. With the changes always happening so close to the deadlines each week every time I lack the confidence in the company to get me to the finish line. I started this whole process with an accepted offer on a home in Aug 2024 and by the 2nd week of October they still couldn't get everything taken care of to be able to close. The original closing date was set for Sept 27th. It is my belief that this company wishy washy in their practices and whether or not any personal information was told to the sellers is irrelevant, as there wad absolutely no way this loan would have worked in the time frame without me being homeless for a month or more waiting for them to get it situated once I returned to work and I believe I should be refunded the 650 dollars the sellers took from my ******* money due to them saying it could have. If it could have worked I would like to know specifically how so, what was I supposed to do between Nov 1st and whenever they decided to fully close on the location? Where should I have lived?

      We financed our mortgage through this company. Last year, they misapplied some payments and threw my entire schedule off. I paid extra money to catch up the difference (they dumped the rest into the principal) and put extra money into my escrow account to catch it all upm they have recently been delinquent on my taxes and are now telling me I owe them $6700 so my mortgage is going to go up $1100 a month. I have e.ailed countless times and asked to schedule a call with someone. They will only cold call me during the middle of the work day. They will only communicate via email. The numbers don't line up and I cannot get any real assistance. I don't know what else to do

      I am rejecting this response because: I am still waiting on a response to understand how the escrow analysis amounts to an additional $271 per month but my mortgage is going up by ~$600. Also, I never attempted to pay a partial payment in any month, all of the money for my monthly mortgage was received prior to the due date, the payments were misapplied. I will not settle this complaint until they provide an honest and accurate detailed response regarding the additional amount they're trying to charge me per month.

      Cardinal Finance is the worst Mortgage company and doesn't have any respect with the customer, I live in ******* and I have a problem with the Roof, I claimed with my insurance, and the insurance sent the check for me, to send the Cardinal Finance, I sent the check because I need to pay the roofing company, and the roofing company called me every day and asked about the check, cardinal transfer to another company and every day I contact Cardinal and waste my time and very stressful, and the roofing company contacts me, and I don't have the check claim I sent to Cardinal. If Cardinal doesn't fix this problem I need to sue the company

      I opened a small claim with the court because of Cardinal Financial; I have debts in my credit card and my score down because I used my credit more 35% and I paid fees because the roofing company charges fee when pay with credit card, and also and my credit card has interest, and I asked what is the address to send the new check, because the insurance company will be a transfer for another insurance company in November first, if the check lost again to be difficult to get another check, I didn't have any answer from Cardinal Financial.

      My husband and I had signed a mortgage back in August of 2023. Weve had numerous issues that we were told one price, and then it was incorrect. When we closed, after signing we were told we would have to pay ****** for a down payment, when our paperwork had said no down payment because of our land being built on. August 2024 we are contacted that we would have to pay fees because our construction hadnt been completed. We asked what the MAXIMUM amount would be monthly for the fees and **** ******** said no more than *****. A call was placed to homes direct August 5, and they agreed to pay the first fees due to their part in the delay and paid ***** to Cardinal so we could sign for our mortgage to increase to pay out their team for their work. We thought okay, September would also be ***** based on the information provided by Cardinal, **** ********. Today we were told our inspections passed, but for them to sign over our full mortgage wed have to pay *****. This email was sent only to my husband. When I reached out for clarification on how they arrived at this number when we had previously been told a maximum of ***** I was told heres a picture of the costs. The picture sent said all amount had been paid and listed a total of *********. No explanation other than fees and if we wanted to move we would have to pay in full prior to them signing our full mortgage to us. Ive attempted to contact for help, and each time I get different answers and additional costs to a point that I dont think I can afford to move in on a home Ive paid over ****** in costs on. Based on the previous conversation it was that I would pay ***** plus my mortgage, no additional calls, emails, correspondence, nothing since July 31 and today (October 14th, 2024) theyre saying almost ****** to move in and get my full mortgage. Theyve included in the cost fees from July??? Please help me.
