      I am filing this complaint against Southwood Realty, the management company for Reflection Pointe Apartments in *********, **, where I lived until November 2024. Despite multiple follow-ups, I have not received my security deposit refund. I was told the check was re-sent over 30 days ago, but it has still not arrived. The delay, combined with a lack of communication and accountability, is unacceptable.Throughout my lease, the property was poorly managed. Trash was frequently left around the dumpsters rather than placed inside them, creating an ongoing sanitation issue. While Southwood Realty regularly emailed residents about the problem, no enforcement ever followed. Pet waste and general litter were often present across the property, making the grounds unsafe and unsanitary.Over two years, there were at least five different property managers, resulting in inconsistent communication and oversight. A more serious issue was the monthly charge I incurred for not having renters insurancedespite having provided proof of insurance at move-in. I provided this documentation again after move-out, yet I have still not been told how much I was overcharged or when I will be reimbursed.I have maintained a record of emails and photos that support these claims and show consistent breaches of the lease agreement. I am requesting a full refund of my deposit and reimbursement of the incorrect charges. I also hope this complaint helps hold Southwood Realty accountable for better management practices at Reflection Pointe, *********.

      We have reviewed this account and have no record of any disputes or reports of a missing security deposit.  In review of the account we did see where the insurance was charged and never credited back.  There were some damages to the unit that was assessed against the security deposit.  We have attached the revised Statement of Deposit reflecting the charges and the refund that is being processed and mailed to the address provided on this complaint.

      I want Hudson Wood to be held accountable and Provide accurate information. I lived in apartment 1993E from 3/2022 until 3/2024. In May 2022, the apartment above mines water line bursted, water was in the ceiling and walls, I was promised carpet would be changed, then in August, September 2022, the main water pipe bursted under my apartment. They took over a week to come, my entire apartment floor was soaked. To find the water line came back in September 2022 and busted out 4 walls , leaving installation, water line and mole exposed from Aug/Sept2022 until 3//2024. Every other 2weeks Jasmine from apartment would call and state someone will be coming, I trusted them. I could hear my neighbors use their restroom. I always paid my rent. I didn't know what else to do, im not from here, so I just stayed. Now they are charging me 2095, because I moved out almost a month early and to paint wall and carpet.I went to the office on 2/2024, they said it would be a fee for me to move, knowing they destroyed my apartment and never fixed ****** this business is affecting housing for my kids in I, due collection for housing on my report. I just want Hudson to be honest as a business, no one should live like this for 1400 a month. If the charges Hudson is saying is correct and charging me a fee, due landlord negligence, I want Hudson to show their work log for my apartment from 3/2022 until 3/2024. Hudson never fixed their damages they made in 2022 until I moved out in 3/2024, when they moved another tenant right in. Please Help, due this inaccurate information on my credit, I am unable to get approved housing for my family.

       We have reviewed this account previously and provided the documentation on the charges.  The lease performance fee was $986.26 the remaining amount is for damages to the unit.  We have attached the photos of the move out inspection that was taken at the time of the move out validating the charges.

      :I am rejecting this response because: Its the fact that I was promised for over year, that due to the extensive water damage, that my entire carpet would be changed and the holes that Hudson tore out  would be fixed. Its hard and uncomfortable to live like this. As soon as you walk into my apartment, there was a big hole in the wall with installation being exposed. My closet fell due to moisture on one side, my kids closet had moisture and the main line was exposed there. I did not leave beer cans on counter on in bag in kitchen. I take full responsibility for not carrying everything out of the apartment. I am not responsible for carpet and wall, when this was damaged and Hudson never came to fix it. I should not be held responsible for any rent for leaving a month early. The Law States that Hudson has to upheld there apartment. I paid almost 1400 a month, it's not fair to live in that manner.

      Several attempts were made by our on site maintenance staff and the subcontractors to make repairs however due to items being in the way of needed repairs or small children being in the unit they were not successful.  We do acknowledge that they should have been much more persistent with getting these scheduled and completed therefore we have waived the lease performance fees and adjusted the balance due accordingly.  We have notified ********* of the change in amount owed.  Ms. ***** and contact them to arrange payment of the remaining balance.

      In January 2025, I applied for two different apartments and was denied. I was not understanding why and one company was nice enough to point out that it steams from an eviction in 2018 in ********, **. At this point, I am baffled because I was never evicted nor have I ever heard anything about this. I called ************************ where I was residing and they said they dont have any information on me. I then called the property management company that they are currently under and they dont have anything on me either. They suggested that I call Southwood Realty since at the time, thats who was managing ********. This was already my next step. I called them and originally ***** said they dont have anything under my name and gave me a collection agency number. I called them and they dont have anything under my name as well. While on the phone with them, ***** calls me back and said on May 18th, I moved out. They filed for eviction on August 15, 2018 but it was not processed because they received full payment on August 22, 2018 and now my balance is zero. I asked for a print out of what she pulled up and a letter sent to my email saying I have a zero balance so I can show a property manager and get a place as that is my only hold up. She said she couldnt do it. ************************ and ************************* as well as the collection agency said there is no reason why this information cant be sent to my email from Southwood Realty. I also want to know why was an eviction filed three months after I had moved out?? Thats not legal and I knew nothing of this until last month. ************************ said they have never operated as such and would not have filed an eviction three months after I had moved out and its Southwood Realty doing. They were actually shocked to hear that. ***** said maybe I did not turn the key in but I did! I want a member from ** to respond and not customer service or the front desk. I will also like the requested information emailed to me. Thank you.

      We have reviewed this account and resident moved into the unit 4-27-23 signing a 12 month lease agreement.  They notified the office they were vacating on 10-30-23 leaving 6 months on their contract.  per the lease agreement that was signed I refer them to read Section "29-Default" of that lease where it explains the termination policy and penalties.  This account has been submitted to our collection agency I have attached the Statement of Deposit which provides their contact information.

The manager ( ********) she said I understand and she never said that I was going to be punished because I am a Jew. And she never said that I was going to be charged.       While we understand your need to return to assist your family that does not negate the terms of the lease.  None of our records indicate anything about this agreement with a staff member.  If  you have something in writing or a lease termination form that is used in such cases we would be happy to review the account further.  We are regulated by Fair Housing guidelines and the lease performance fees charged to this account is the standard amount charged when a lease has 6 months remaining on that contract.  Again we are happy to review the account if there is something in writing to attest to the agreement that no lease performance fees would be charged otherwise we consider this matter closed.

      That documentation was provided in our response to the original complaint.  It is still showing as uploaded from our view.  We have spoken with the site staff and reviewed the file on property there is nothing to indicate that no lease performance fees would be assessed for breaking the lease early.

      Bad business! Extra fees with no explanation to them . Proof of email to property manager on site . Seems like they are making money under the table and tenants get penalized for it . More than well to contact me and go over this on the phone .

      I currently live at Southwood Realtys ************ location and the Property Manager is in violation of fair housing laws. I received a letter on my door on Monday, December 9, 2024 telling me that a late fee had been added to my rent and that I must pay what I owe along with the late fee within 3 days of the date of the letter then my lease will be terminated and I need to move. I sent an email to the property manager on Tuesday, December 10 asking if I could pay what I owe along with the late fee on the following Thursday since 3 days is not enough time. The property manager said no. Thats when I informed her about all the Spanish speaking residents that she has done the exact same thing that I am asking except I just paid to bury my mother. I have never been late with my rent, as a matter of fact I pay early! Ive noticed that all of her evictions/move outs are black or white tenants. Ive already reached out to the ***** about her.

      In review of Ms. ******** complaint and researching the property this is the standard notice that is sent when someone has not paid their rent which is due on the 1st and past due on the 5th.  At that point the eviction process begins the resident can pay the total balance owed and the process will be cancelled depending on when they make that payment and at what stage the eviction proceeding is.  We follow this same time line for all our residents who fail to pay their rent by the 5th.  We do not feel that we are violating the fair housing guidelines as we treat all tenants equally.

      In the last 6 months I have made countless complaints to the management team at southwood realty and the management team at river falls apartments in regards to sexual harassment from a maintenance man as well as ongoing harassment from the neigbor next door. The sexual harassment took place In my apartment unit as well as next to the pool on 2 separate occasions, as well as me finding evidence of them going in my apartment without notifying me (the front office confiscated my evidenxe and would not return it to me) and the maintenance worker (**** *****) continues to work at the property. The ongoing harassment from my neighbor consists of vandalizing my vehicle on 5 occasions as well as the door to my unit. The front office continues to tell me they have done all they can do and will not take the matter seriously. The management team of the office and the corporate office refuse to speak to me over the phone or in email as of 12/06/2024. My safety and privacy have been completely disregarded from this company and the continue to charge me full price of rent.

      We have reviewed Ms. *********************** account and previous customer service calls to our corporate office.  We have addressed many issues recently with regard to her complaints.     We have offered to allow Ms. ****** to vacate her apartment without any penalty given her displeasure with the property and surrounding neighbors.  This however is the first we have heard of a harassment claim we take this matter very serious and regret that it was not brought to our attention previously.  We  have removed this associate from this property so there should be no further issues.  We are still willing to allow Ms. ********************** to vacate the unit without any penalty if she feels that she would feel more comfortable or happier residing somewhere else.  We just ask that she give the office staff a notice of her intent to vacate.

      I am rejecting this response because:

      I told 4 members of management about the sexual harassment beginning in July. Starting with community manager ******* then a week later she no longer worked here. I told ******** ******* and savana **** as well as regional ***** which is why I was told to contact the office directly over the last few months to maneuver around having **** ***** performing maintenance tasks on my unit. Including ******** herself entering my unit when I had a maintenance request and making me feel very uncomfortable while she stood at the door with her arms crossed making forced conversation as the maintenance man caulked my tub (incorrectly the first time) 

      This is the first time anything has been done about the maintenance man issue.

      My vehicle continues to be vandalized by the next door neighbor in 206 and I continue to have to pay to have my car cleaned and for the surveillance service I have installed on my unit. 

      I have expressed that not only can I not afford to up and move out of the blue (moving is something that takes time to plan and i have been very happy living here until these issues have risen in the last 6 months) but I should not have to compromise my living situation that I have worked So hard to afford for myself, by myself, when I am not the person committing the crimes in the community.

      I am requesting a refund for the past 6 months of rent as I have had to endure emotional and mental stress from the management team and community around me for this length of time. 

      I have had to alter my lifestyle. Staying up late and losing sleep to try to catch the neighbor splashing condiments on my car (which is still happening as of 12/10) installing and paying camera systems and stressing out over every motion that is caught. Having to take time off of my full time job to cope with the stress of leaving my apartment, vehicle and dog while the neighbor gets to stay here with no repercussions to their actions.

      I am rejecting this response because:

      I have been dealing with these issues for 6 months. It has taken your company 6 months to address the issues. I am requesting 6 months of rent to be refunded. That would be a total of $7800 with the added security deposit that would make $8100. 

      The issues continue to occur with the next door neighbor and $2440 will not suffice for moving costs as well as time taken off of work to move/find a new home, and will absolutely not make up for the quality of life I am having to give up because of your lack of accountability. $2440 is a disrespectful amount to offer when I have endured the harassment and vandalism on a regular basis for 6 months. Mind you all, that part of the harassment was from a team member and the management team knew about it and did nothing but make me feel like a bad person and borderline mentally unstable from being in the mindset these issues have put me in. 

      I appreciate the time you are taking Now to address the issues but I am being more than fair in my request since I have lived in your community since may 2022.

      I am writing to file a complaint against Southwood Realty regarding the improper handling of my security deposit of $300. I requested that this deposit be transferred to one of their other properties, but they have refused to do so without a valid explanation.I believe this refusal is unjustified, and I am demanding that they transfer my funds immediately. Their actions are unacceptable and warrant your attention.Thank you for your assistance in this matter.

      My former apartment complex, Brittany Place Apartments owned by Southwood Realty, did not assist with the processing of my moving out documents and charged me for $3,000 in back rent. My lease was set to be up on May 14, 2024. I reached out to Southwood Realty via email on March 31, 2024 to notify them I would be moving out on May 24, 2024. On April 2, Southwood Realty sent me an online document called a "Notice to Vacate" which I completed that day, and I then replied to the email to let them know I had completed the document and asked if I needed to complete anything else. I never received a reply. In early May, I received a voicemail from Southwood Realty asking if I wanted to extend my lease. I replied to the same email chain and state I would be moving out May 24 and had already completed the necessary document and again asked if anything else needed to be done. I again did not receive a reply, but also did not renew my lease. I moved out on May 24, 2024 and when I went to turn my keys in, no one was in the office due to the time of day so I mailed my keys back. I then received a letter on September 9 that stated I had been sent to collections for $3,000 for rent that I had not paid. When I reached out to Southwood Realty, they stated that I didn't complete the form to move out and therefore charged me rent. However, I asked multiple times if everything was in order and the leasing company never responded. They also never attempted to contact me via email to let me know of these charges. We had used email as a main form of communication several times before. I should not be responsible for rent after I moved out when I notified them several times I was moving, filled out their form, and asked if I needed to do anything additional. The failure to follow through is on their end.

      We have reviewed the account and unfortunately a signed notice to vacate was never submitted.  Please see attached copy of the notice to vacate that was sent to the resident but was not completed or signed.  The property has spoken with Ms. ***** with regards to this account and it was explained to her at that time that without the signed notice to vacate and keys being returned there is no way to know that you are vacating or have vacated.  In this case neither was received.

      I lived in woodwind apartments from dec 2019 to end of Nov 2020. In Nov 2020 I received a notification that my lease would be up in dec 14 2020 and they wouldn't be able to renew it. I found a place and moved the end of Nov. Now they have sent this to the creditor and charging me for half dec rent and a whole month of January also kept my deposit for carpet and other things I have no idea because it's coded and the credit doesn't know the codes. they said I was supposed to send a 30day notice when in my lease it said either party would have to send a 30day notice if you look at the screenshot I sent on section of lease and rent number 1 said this. so that being said I didn't feel I would had send anything to them because they already sent one and I and them knew I would be moving. Since this time woodwind got sold out so I call the southwood the people that owned this while I lived there and spoke with a lady and asked if I could receive a copy of that notice and she refused said my file was closed. Also the credit company they sold my information to doesn't have all the paper work either and me and the credit place needs this paper to show I shouldn't have been charged. This isnt right to charge me for something I wasn't even in a long with all the other charges none know what they are for. I just want this off my credit it's stoping me from being able to by a home.

Credited ask if I could get a copy and I tried to call yesterday and see if they could give me a copy and lady refused. If the company woodwinds/southwood would just email me the copy of that notice I wouldnt have came to bbb.

      This account was not sold to a collection agency as we do not sell off accounts.  We do defer accounts that are more then 90 days past due to a third party collection agency to pursue collection of the outstanding debt.  In this case the account was sent to ****************** on 2-9-2021.  The bottom of the Statement of Deposit that ****************** has attached clearly states that the balance must be paid within ********************************************* writing within 30 days.  This is the 1st we have heard from ****************** with regard to the outstanding debt.  

      I have pulled all the information we still have on the account and there is no such notice of non-renewal.  The reason for vacating given is condition of the apartment and that was given on 12-1-2020 according to our digital records.  With the sell of the property all hard files were transferred with the property.  If there is anything that ****************** has that shows she was indeed living somewhere else during this time in question we would be happy to revisit the matter.  So perhaps a lease for the unit she moved to or utility bills in her name at the different location.  

      Given the delay in the dispute there is not much more we can do on our end but will be happy to assist if she can provide us with something to dispute our data.

      I am rejecting this response because:
      I just spoken with her yesterday and she never said one time there wasn't such a notice. And when I called the apartment yesterday to try to get a copy that lady y'all moved all the computer information but y'all left lots of boxes with alot of unlabeled leases paperwork etc. I never received any notice on 12/1/2020. I received the notice about not renewing in November. I really feel that this company is only trying to not give me the paper because they are now seeing I wasn't in the wrong. 1st why would they have me something on the 1st saying my lease wouldn't be renewed if my lease is over on the 14th that would have only gave me 13 days to find somewhere to live. I did get power and water turned on in my name at the new location that I moved to so Ill see if I can get a copy of that and send
